There are lots of bars, restaurants and retail shopping around. There is a cinema, gym and theatre within a 5 minute walking distance. Within 10 minutes, you can be in the centre of Edinburgh on Princes Street looking at beautiful Edinburgh Castle. Getting AroundThere are excellent bus links to all areas of Edinburgh. The Edinburgh Tram has recently been completed and the York Place stop is five minutes away, this gives you an excellent link to Edinburgh Airport. There are taxi ranks around the corner. The SpaceThis is a cosy sunny room on the 2nd floor of our flat. It has a great view on Holyrood Park through a large window. It has a super king size double bed and own sofa. The room has its own 50 inches TV. There could be other guests in the next room during your accommodations. Guests can use dining room & kitchen which has all the usual appliances. We will help you at our best The NeighborhoodThis is a very safe neighbourhood just behind the Scottish Parliament and Queen's palace. The beautiful Holyrood Park & Arthur Seat are a stone throw distance so there are always lots of people walking around, especially during the weekends. Getting AroundThis is a very good location for tourists as the famous attractions of Royal Mile, Holyrood Park, Arthur Seat, Queen's Gallery are all within walking distance. During the Edinburgh festival the main venues are only 20 mins walk. It also takes 20 minutes to the city centre on foot. Buses are 5 minutes from the front door - buses to/from Edinburgh city centre! The SpaceCome stay in this beautiful, light & peaceful apartment featuring incredible, uninterrupted views of Holyrood Park and Arthur's Seat. Located near the bottom of the Royal Mile, the flat is on the top floor (3rd - no lift) of a traditional tenement building. It's situated on the edge of Holyrood Park in a very quiet cul-de-sac with no through traffic. Parking is free in the street and surrounding area. It really feels as though you are in the midst of a beautiful wilderness but with access to all the thriving capital city of Edinburgh has to offer! Our guests have often commented that the flat feels like a real home, comfortable and welcoming. Perfect for a couple, family or friends sharing, the flat is compact but adaptable and can sleep up to four adults comfortably (and additionally a couple of children) . It has a master bedroom with romantic four-poster double bed and box-bedroom with single bed. The kitchen/living room also features a lovely built-in 3/4 size cabin bed with a fold-out double sofa-bed underneath. The flat has recently been redecorated to a very high standard with a new kitchen & bathroom. There's a good shower over an enamel bath and the living room/kitchen is really comfortable and cosy with two large sofas. Fully equipped with gas central heating, WiFi internet, fridge, dishwasher, washing machine, tumble dryer, iron/ironing board, hair dryer, gas hob & oven, plenty of cooking equipment & basic food cupboard items. Towels & sheets are provided at no extra charge. Virgin Media TV service is provided. You can also log-in to your Netflix account and all the free high-quality UK streaming-media services (BBC Iplayer, 4OD, etc). Good access to children's TV on these services - including on-demand. For the musically inclined there is also a piano and a small selection of sheet music. Maps, tourist leaflets, restaurant guides and local info will be available in the flat. Other homely touches include a really good library featuring top Scottish authors, books about Edinburgh and its history, natural history and quiz books. There are also board games, children's books and a toy box. The living room/kitchen is equipped with a DAB radio, a DVD player and also an iPod dock. Baby equipment such as high chair and cot can also be provided on request. Close by on Easter Road are a good selection of shops including The Manna House, an excellent Belgian baker/patisserie. It's a 5 min walk to a supermarket and shopping centre. There is also a corner shop and chinese takeaway at the top of the street and a wonderfully retro launderette nearby. The city centre is a 15-20 minute walk away and if you don't want to walk there is an excellent bus service that runs every 5mins from London Road to Princes Street. Attractions nearby include Holyrood Palace & Park, The Scottish Parliament, Dynamic Earth, Royal Mile, Museum of Childhood, Omni Centre Cinema, Princes Street, George Street, Edinburgh Castle & Old Town. Many shops, cafes, bars, galleries & museums are also within easy reach. I highly recommend climbing Arthurs Seat for incredible views of the city. You can continue over the other side to the charming village of Duddingston where a visit to the Sheep Heid Inn is a must: They serve gorgeous food, have a beautiful open air courtyard within and you can also book a game of skittles which is great fun. It's also a short bus ride on the 26 to Portobello which boasts a perfect golden beach and many nice cafes, bars and shops. An airport bus stops very close to the flat and Edinburgh Waverley train station is 20 mins walk away, or 5 mins by bus / taxi. A taxi from Edinburgh airport costs approx. £25 and a taxi from the train station costs around £8 Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book. It's also really nice to be able to read a bit about you in your profile when you submit a rental request. Getting AroundThere is free on-street car parking.

The SpaceYour search is over! You would be extremely hard pressed to find as wonderfully situated a holiday apartment as this. It is located in a quiet cul-de-sac on the edge of the Royal Park of Holyrood. The apartment is proud to have as a near neighbour the Palace of Holyroodhouse, HM Queen Elizabeth's official residence in Scotland which is located at the foot of Edinburgh's Royal Mile. A pleasant walk of a mile takes you to Edinburgh New Town and the shopping experience of another world famous Edinburgh thoroughfare, Princes Street. Tytler Gardens Apartment is a modern, well appointed two bedroom flat. It is situated in a quiet cul-de-sac, on the ground floor of a well maintained building with a secure entry system, clean and tidy communal areas and parking (via permit). The light and airy carpeted lounge has ample seating on leather sofas, one of which is a sofa bed. The lounge also includes a dining table and chairs. A flat screen TV with Freeview is installed together with a DVD player. The modern, fully equipped kitchen includes an induction hob, double oven, fridge/freezer, washing machine and microwave together with ample good quality cookware, crockery, cutlery, glassware and bakeware. A toaster, kettle, teapot and cafetiere are also provided. Both double bedrooms are carpeted, one has a double bed and the other two singles. Sufficient storage and clothes hanging space is included in the wardrobes. The bathroom contains a bath and over bath shower with curtain. Ample bath and hand towels are provided. An iron and ironing board, clothes airer and hair dryer are supplied. Broadband is installed in the property. A welcome pack with supplies to get your holiday started is included. We can accommodate parties of up to 12 people between this apartment and its sister apartment 'Waverley Park - Royal Mile 5 mins' which is two minutes walk away in Waverley Park. The SpaceThis well-maintained top floor flat (third floor – about 60 steps to the top) is very central, 10 minutes walk from Holyrood Palace, the Scottish Parliament and the Royal Mile. 20 minutes walk from Waverley Station. Street parking is free and wifi is included. You can walk to a Sainsbury's supermarket in 5 minutes. And Edinburgh's best park is literally on your doorstep. There are two bedrooms available, but please note the core price quoted is just for the flat with one bedroom. Bedroom 1 has a comfy double bed with a brand new mattress and fresh white sheets. We have a hairdryer and hair straighteners ready to use, and a hanging rail means you can get your clothes out of that suitcase. If there are creases though, don't worry, as there's an ironing board and iron in the cupboard. There is also a cot if required. Bedroom 2 has a brand new double bed, and fresh white sheets. It's bright and cosy, and has a couple of speakers that you can plug any kind of music player into. So if there are more than two in your party please look for the extra people section on my listing. If there are just two of you but you would like to book the second room, let me know and I can make up the rooms accordingly. And, in case you are wondering, the second room will never be rented out to guests that are not in your party. So back to the facilities. We have an ever growing selection of tourist information and guide books for Edinburgh that you are free to use whilst in town. In the bathroom you'll find fresh towels, a bath with unlimited hot water and shower facility, washbasin, and toilet (naturally!). An initial supply of breakfast ingredients – milk, cereal, fruit juice, toast, jam, marmalade, and eggs – means you won't have to rush to the supermarket straightaway, and you have full use of the kitchen should you require it. There's tea and coffee and a jar of shortbread too, so just help yourself. The front room is a great chill out zone with stereo system that you can plug your iPod or laptop into. There are books a plenty on the shelves that you are free to read and take away. We have some board games if you don't feel like going out, and a yoga mat is stashed in the cupboard should you need a refreshing stretch in the morning. Finally, there are great views of the world's best city park, Holyrood Park, from here, great to savour over morning coffee or your evening meal: the dining table is right in the window. Your host has lived in Edinburgh for more than 25 years and has great insider knowledge of the city. And if you are into live music we host bands at our house just down the road. Many of our guests have come along and had a fantastic experience. You can read about it in some of the reviews. NB My dog Colin (pictured) doesn't live in the flat but he sometimes comes to 'help' with the changeovers. Guest AccessYou will have access to all the flat's facilities for the duration of your stay. And you won't have to share them with any other guests. Interaction with Guests99% of the time I am available to meet guests personally, and can usually come and pick you up from the tram terminus, bus stop or train station in town to make your arrival as easy as possible. The NeighborhoodThe neighbourhood is quiet (the road is a dead end), but very close to the centre of town. Just 30 seconds walk from Holyrood Park, ten minutes from Holyrood Palace and a little bit more from the foot of the Royal Mile. There is also unrestricted parking on the street which means you won't have to pay to leave your car there. Getting AroundThe bus stop into town is a five minute walk away, and you can get buses to all parts of the city from there. And you can walk to the train station in 20 minutes. The last tram stop (York Place) is about 15 minutes walk away and is easily connected to the local buses. Best of all you can walk to many of the city's main attractions. Holyrood Park is just 30 seconds away, Holyrood Palace 10 minutes away and the foot of the Royal Mile, under 15 minutes.

Getting AroundTwo minutes from a taxi rank and a bus which will take you to Princes Street. Five minutes from a 35 bus stop which takes you up the Royal Mile and eventually to the airport although to get to and from the airport I STRONGLY recommend that you use the Airlink number 100 bus despite what the Tourist Information offices tell you. If you come by car, there is free, on-street parking about a ten minute walk away. For guests with restricted mobility, please note that there are 5 steps into the building and, as the lift goes to even numbered floors only, it is necessary to walk down one flight of stairs to get to the flat on the 5th floor. Other Things to NoteTwo minutes from a Tesco Express shop (supermarket). Many coffee shops, bars and restaurants nearby. The Royal Commonwealth Olympic size swimming pool and gym is twenty minutes walk away through the park. Fifteen minutes walk to Meadowbank Sports Centre. The well maintained accommodation has been attractively furnished with a selection of antique furniture and pictures and prints. It has been awarded a Four Star rating by the Scottish Tourist Board. The apartment is in an enviably central location with most of the major sights within a short walk. The east end of Princes Street is about a six minute walk and the Holyrood Palace end of the Royal Mile can be reached in about 5 minutes. The large south facing Large living/dining room has a dining alcove with a table and seating for up to 6 people Comfortable seating is grouped round a marble fireplace and there is CD player, television (with Freeview) and DVD Player. A phone is provided for incoming calls - local and national outgoing calls are free - and there is also wifi internet access.             The SpaceThis beautiful bright and sunny second floor flat is located in central Edinburgh within walking distance of all central attractions, 15 mins walk from waverley train station and ten minutes walk from the central bus station. It is a well looked after traditional Victorian tenement with all original features including decorated tiled fireplace and beautiful original cornicing. There is one double bedroom, living room with double sofa bed, box room with single bed, kitchen with dining area and walk-in cupboard, and bathroom with small traditional bath and shower. There is also a shared garden at the back. The flat could accommodate up to 5 people, and would be suitable for a family. The flat is equipped with a new washing machine, cooker, toaster, kettle, popcorn maker and kitchen utensils. There is an excellent WIFI connection. In the local neighbourhood there are many cafes, restaurants, cinema and theatre, and a short walk will take you to Holyrood Park, Arthurs Seat and the Scottish Parliament, as well as to Princess Street and the Royal Mile. Bus stops a few minutes walk away from the flat also lead to all part of the city. This is a very bright and comfortable flat which is a wonderful home for me during some of the year, and I hope can act as the perfect home for you during a holiday or festival break in this beautiful city! The accommodation is also within walking distance of most of the fringe and festival venues and the shopping area of Princes Street. Situated at the edge of Holyrood Park, the apartment is well located for access for walks, runs, cycling and climbing to the top of 'Arthur's Seat' the extinct volcano. The view from the top is well worth the climb and we have provided binoculars for your use. This walk has been voted the 9th best city hike in the world by 'Lonely Planet'.
