The boat can sleep one couple in its cabin, the trailer has two beds, and the screened-in porch tent has four cots. If you like you can bring your own tents (or rent some from the site, even!) and sleep even more people. If you are a group of more than six people, please make sure you notify the property of your intentions, as they want to make sure that fun is had in safety and peace. This is for safety purposes only! The sailboat is dry-docked. It literally looks like a dock by the sea. There is a set of stairs that take you from the tent platform up to the boat. The boat has a custom built roof with a screen against the wind, water and sun. It has a small cabin with a skylight, lined with a foam mattress – a super comfy place to sleep. Up on deck you can sun yourself and imagine that you are really sailing as the boat gently sways in the wind (it is slung between posts so that it can rock). The 50s-style trailer, which is right out of a film set, has a black and white checkered floor and red polka dot curtains. It can sleep one adult in a bunk over the kitchen table, and two couples on the other two pull out beds. The trailer is your indoor kitchen with a four-burner cook top, a sink (only cold water), a cooler and dishes, pots and pans. The trailer has heat and electricity so on cold rainy days you will have refuge. The tent is 12' by 12' with flaps on all sides that open up turning it into a screened-in porch. It is on a 20' x 20' deck just 10' from the stream. This part of the stream has a deep area where you can swim. The hosts have other accommodations on the same farm, so if guests need more room, simply let the hosts know. The farm can sleep up to 25 people in cabins, a yurt, an apartment, and bedrooms in the hosts' home.

The SpaceIn High Falls, with views of the Shawangunk Ridge and the Mohonk Preserve is a 850 square foot private apartment we like to call the West Wing. It has an expansive, lofted living area and one beautiful red bedroom with a private bath. It is on 30 acres with private creek access and just a 90 minute drive from the George Washington Bridge and NYC. A couple of miles up the road are a number of trailheads into the Mohonk Preserve. The historic and charming villages of High Falls and Stone Ridge are just 4 miles away and New Paltz is 11 miles, with every amenity that you might need for a great country stay! The West Wing is attached to the main house by a private 20 foot long hallway with floor to ceiling glass and views out over the lawns and gardens to the ridge beyond. The large living area includes a spiral staircase to a separate loft for guest use with a 14 foot long by 4 foot wide built-in which is great for lounging or sleeping. There is comfortable seating in the living area underneath the large hanging Moroccan lantern, in three club chairs and on the teak day bed. A flat screen TV is included with HBO, network, Netflix and Apple TV. The dining area has a glass and metal table that seats four, an under the counter refrigerator, microwave, electric tea kettle, and a coffee maker. There is no kitchen on site for guests' use. The bathroom is off the bedroom and has a separate shower and separate tub. The floors are polished concrete with radiant heat. There is AC in the living area and a ceiling fan in the bedroom. The AC does a fantastic job of keeping the whole space comfortable in summer. A large beautiful antique carpet in the living area brings the whole space together! Although we do offer one night stays, we prefer a two night minimum stay on the weekend and for some holidays three nights. But please contact us and we will be happy to see what might work!

The SpaceA rustic handcrafted house on 40 secluded acres in New York's scenic Hudson Valley. The Woods Retreat is located in the heart of Ulster County, and the foothills of the Catskill mountains in the High Falls/Stone Ridge/Roendale area. Close to New Paltz, Kingston, Woodstock and the Ashokan reservoir, the Woods Retreat is right across the river from Rhinebeck, Hyde Park and Poughkeepsie. This unique house was built and designed as a peaceful get-away with modern comforts, using local wood & stone and an open floor plan. We have a fully stocked kitchen with new stainless steel appliances. We make sure there are spices, an assortment of teas plus house roasted, organic, free trade coffee beans for grinding. Our digitally controlled kettle will heat your coffee or tea water to the precise temperature to ensure your morning coffee/tea is perfect and you will always find fresh light cream in the refrigerator. We have all the accoutrements you need to prepare an outstanding meal, or to simply heat something up in the microwave. There is a brand new front loading, HE washer, dryer set in the utility room. The upstairs open loft has a queen size bed and huge south facing windows. The futon couch downstairs opens to a full size bed and we have two single fold up futons, (they are the perfect size for a young child) we can bring out of storage if needed. The upstairs bathroom has a whirlpool tub and we make sure there are bath salts available for a leisurely relaxing spa bath. We have a woodstove/fireplace and in the colder months we make sure wood and kindling are always available. There is a stone patio outside with a gas grill and al fresco dining is an option on the patio in good weather or in the screened, shaded gazebo. We provide clean linens and the beds will be made upon your arrival. There is also satellite TV and internet service available. It's quiet and secluded while being a short distance [5 miles] from a major road. There are views of the Catskills and seasonal views of Mohonk Mountain. The area is known for its abundance of great restaurants, art galleries, antiquing, and hiking as well as rock climbing in the Shawangunks and many historic sites. We welcome well behaved pets for an additional $25 fee that can be paid upon your arrival. However, if your dog has behavior issues and/or can't be trusted, please leave them at home. Interaction with GuestsI will greet you upon arrival, hand over the keys and answer any questions you have about the house or area. I keep a low profile [I live 15 minutes away], but am available should you need anything. The house is a quarter of a mile off the road so you can be assured of complete privacy. There is plenty of wildlife, but no people to intrude on your peace & quiet! The NeighborhoodThe house is located on a private road, off a country lane, off a country road. While there are several other houses on the road, none are close—you can't see them and they can't see you. The nearest village of Stone Ridge has a well-equipped, lovely country market with a large organic section. There is a great wine and liquor store, a terrific library housed in a beautiful stone house and several farmers markets with locally grown fruits and vegetables. The valley, located between the Shawangunks and the foothills of the Catskills is one of exceptional beauty that attracts both visual and performing artists. Getting AroundThe house is quite secluded so a car is necessary. In winter we strongly recommend you have snow tires or an all wheel drive vehicle as the driveway is long and quite steep. We make sure that it is always plowed, but you will still need some extra traction to get up the hill. Other Things to NoteWe have a strict no-smoking policy in the house, however you may smoke outside on the patio or in the gazebo. Please be considerate and use an ash tray —Do not toss or put out cigarettes on the ground. We welcome well behaved pets for an additional $25 fee that can be paid upon your arrival. New Paltz is 25 minutes, Kingston is 30 minutes, and Woodstock is 45 minutes. From the George Washington Bridge in NYC we're exactly two hours. We're 10 minutes to the Hudson Valley Resort and its many conferences, and about 18 minutes to the Mohonk Mountain House. All driving is low-stress on country roads that are usually free of traffic. Getting AroundWhile there is regular bus service from NYC to nearby Kerhonkson or Rosendale, we are unable to pick up guests ourselves (though you are welcome to call a cab; it's a five-mile trip from Kerhonkson and a twelve-mile trip from Rosendale). Other Things to NoteThis unit is built into the Hudson Valley Seed Library's new Seedhouse. It shares a wall and a ceiling with a workspace that is occupied Monday-Friday from 8am to 5pm. Outside of these hours, the rest of the building is usually empty. The workspace is by no means loud, but this unit is probably not the best fit if you want a weekday silent meditation retreat. On the weekends, though, you'll find the building mostly silent.

Please note that the barn is a rustic space. If you are looking for a polished rental with stainless steel appliances this probably isn't the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, no internet. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that! If this sounds like your kinda place, we look forward to hearing from you! Guest AccessGuests have access to the full barn, the 7 acres and the pond, complete with canoe. The back field is shared with our neighbors horses, but guests have use of the field from 8am to 8pm daily. The horses graze and roam in the evenings. Interaction with GuestsWe are easily available by cell and email throughout your stay. We also have a local artist who lives a mile away who helps us with the property. He is available anytime to help with anything that might come up! The NeighborhoodThe area surrounding the barn is rural, but not remote. We do have neighbors, but our location is very private, and you cannot see any other houses from inside the Barn (though you can see our neighbor's horse barn) Getting AroundA car is highly recommended. Getting here by public transportation, while possible, is rather onerous. Other Things to NoteWe like to advise guests that the barn has soft water. It is perfectly safe but can have a sulphur smell. Guests are advised to bring bottled water. The barn is purposely low tech! We don't have cable, or internet. We only have VHS and records. We know this doesn't work for some folks, but for us, it makes going to the barn a real getaway. We hope you feel the same way!
