The SpaceA rambling western style home nestled in a quiet peaceful setting of oaks and pines, with mountain views, deer, squirrels, foxes, raccoons, and other native animals roaming the property. Some snow in winter, but roads are cleared quickly. Situated 18 miles south of the historical gold mining town of Mariposa and 8 miles NW of Oakhurst. Lots of shopping in both little towns. Lots of activities available during all seasons of the year. Also fishing, boating, and dining, etc., at nearby Bass Lake. Guest AccessLovely garden and patio for breakfast outdoors, (weather permitting,) or indoors. Guests may use the laundry facilities. WiFi available. An RV site with hookups is also available. And then there are the summer evenings on the deck over the river which are magical. The crickets and the frogs blissfully sing to you. 360 acres of hiking through old mining country with its rivers, springs, mountains and canyons. Perfect for families. The SpaceThe Eastwood Escape is a lovely home with stunning views of the Sierras located 2 miles Northwest of Oakhurst, at 2600 ft elevation. The home is located in a park-like setting on top of a hill with over 2 acres of Manzanita, Oak and Cedar trees. Deer, rabbits, and quail are often seen crossing the property. There is ample parking for those who are traveling with a boat or RV. About Our Location The home is conveniently located only 23 miles to the South entrance of Yosemite, with the Mariposa Grove of giant Sequoias just inside the gate. Travel only 11 miles to Bass Lake where you can enjoy year-round fishing and seasonal water skiing and swimming. Sierra Meadows country club is only 4 miles away and features an 18 hole golf course open year-round. The town of Oakhurst is just 5 minutes away and has a wide variety of grocery stores, restaurants, thrift shops, movie rentals, sporting goods, etc. Chukchansi Gold Resort & Casino is a quick 15 mile drive. About The House This home has 3 bedrooms and 2 bathrooms. The master has two queen beds, flat screen TV with DVD and cable, attached bathroom, and outside access. The second room has a queen bed and a beautiful view of Deadwood mountain. The third room has a full bed, also with beautiful views from window. The large living room has panoramic views of the Sierras through the windows. This home can accommodate up to 8 guests. In the winter time enjoy snuggling up to a fire in the wood burning stove, or watch a movie on the 50” flat-screen smart TV with access to Netflix and YouTube. Central heating and air conditioning is available for your comfort. There is Wi-Fi internet access to keep the whole family entertained. Enjoy a BBQ on the enormous deck, or cook a meal in the well-equipped kitchen. The garage has been converted to a recreation room with a ping pong table. Please note: This home is located in a quiet family community. Please respect your neighbors. If you're looking for a place to party, this is not the rental for you. Pets: Pets are not allowed at this time. Traveling to Yosemite? Our house is in a great location for people wanting to travel into Yosemite but still want to be near gas stations, grocery stores, and restaurants. Taking the Hwy 41 route (which is beautiful), it is about a 35 minute drive (23 miles) to the South entrance and the Mariposa grove of giant Sequoias. From there, it is another 45 minutes (20 miles) to the center of Yosemite Valley. There is hardly any food, gas, or lodging between Oakhurst where our house is located and Yosemite Valley. What stops are available can be very expensive. From our house you can either travel up the Yosemite river canyon on Hwy 140 (Take Hwy 49 to historic Mariposa) or travel on Hwy 41 to see the "Big Trees". I suggest going one way and returning the other in order to see the most of Yosemite. The distances are about equal. Most of our guests pick our house because of its proximity to Yosemite and access to shopping and dining in Oakhurst. The SpaceThis cozy cottage is roughly 1100 sq feet, nicely furnished and nestled on 11 acres of wooded land. After a long day of fun-filled activities, drift to sleep in one of the two cozy bedrooms with freshly-cleaned comfortable bedding. The modest kitchen is equipped with everything you need to prepare a fabulous meal. Relax on the deck, which has a barbecue grill and seating to enjoy nature at its finest.   During the winter months, warm up with the wood burning stove and standard gas heating.  During the summer months, cool off with air conditioned rooms and ceiling fans.  For entertainment, we have a large flat screen TV with Apple TV, Netflix and all the premium channels. In addition, there is a Blueray DVD player with a vast collection of DVDs. High speed Wifi is available so you can stay connected to the outside world if you want. Otherwise, turn off those devices and listen to sound of the wind in the trees. Guest AccessGuests will have access to the entire house and 11 acres of wooded property. The SpaceFor a wonderful Yosemite experience, stay in this western-furnished log home. Feel at home and enjoy all the amenities of this rustic getaway.  The gourmet kitchen is equipped for all your cooking needs.  There are two bathrooms, one of which is full-sized - you’ll feel like you’re at a spa with 3 shower heads and slate tiling.  After a long day of fun-filled activities, drift to sleep in one of the two cozy bedrooms with freshly-cleaned comfortable bedding.  An additional sleeping loft has a twin bed and is a fun experience for kids but adults find it comfortable as well. During the winter months, warm up with the wood burning stove and standard gas heating.  During the summer months, cool off with air conditioned rooms and ceiling fans.  Relax on the deck, which has a barbecue grill and seating to enjoy nature at its finest.   For entertainment, we have a large flat screen TV with Apple TV, Netflix and Direct TV with all the premium channels. In addition, there is a blueray DVD player with a vast collection of DVDs. High speed Wifi is available so you can stay connected to the outside world if you want.  Otherwise, turn off those devices and listen to sound of the wind in the trees. The SpaceThe main living room has high ceilings and a wall of windows. Reclining on the couches you can look out on the forest and feel like you are camping in the woods. Each bedroom is uniquely designed with bright patterns and colors inspired by Native American Indian culture. The master bedroom is filled by a massive California King bed. It has a master bathroom and French doors opening directly onto the backyard deck. A TV is also in the room. The master bath has a shower with seats and a vanity area for getting ready for wherever your plans take you. The second bedroom has a queen size bed and the third bedroom has three twin beds. The family room sleeps two on the futon. The kitchen is fully equipped and well stocked. Guest AccessThere is a gas barbecue and two sitting areas on the property. A hammock is strung between two trees and there is a path through the back yard that you can explore. Interaction with Guests. The NeighborhoodThe area is quiet and deer are frequent visitors.         Enjoy the outdoors from inside or outside of this one level, 3000 sq. ft. beautiful home located on 5 acres, with 500+ feet of riverfront. The location is ideal. It's along a river bend with mountain views, graceful trees, a spectacular waterfall swimming pool/spa and much, much more. The challenge with this property will be leaving it! At the entry way, and around the home, are enormous granite rock outcroppings. The home even has accents, inside and out, of granite stones, a redwood paneled master bath, and oak mantels, all harvested from the property.             Just twenty minutes from the south entrance to Yosemite National Park. Our caboose is located on 5 acres in the Sierra Foothills just outside of Oakhurst, CA. With a queen sized bed and full bathroom including jacuzzi tub, you can relax in style. After a nice bath, sit out on the 300 sq. ft. deck with your favorite beverage. Barbecue and rejuvinate after a nice hike in Yosemite or just get away from the city for a while. The interior has been newly remodeled and is perfect for a romantic get away or a weekend trip with a couple of friends. Hardwood floors and kitchenette with granite counter top make it easy for you to cook in if you choose. But if you don't want to cook, there are many fine restaurants in Oakhurst or Mariposa. Don't worry about bringing a doggy bag home, we have a fridge for that as well. The caboose will sleep four comfortably. The caboose is also the ideal spot for a nice golf weekend, either at River Creek Golf Course or Sierra Meadows CC. We have the Golden Chain Theater just 10 minutes away where they put on melodramas. You can boo and hiss at the villain and clap for the hero while eating popcorn and drinking a root beer! The Sugar Pine Railroad is 15 minutes away and offers a educational train ride through the forest with old time western songs. They offer evening rides as well with dinner and music. Every place you look, from the charming stone paths and tree-shaded decks to the picturesque waterfall and flower-strewn gardens, you’ll know you’ve landed in a special place. Head through the B 'n B's private entrance into your room, tastefully decorated in European country style with the rich colors and dark woods of a country manor. The crisp white bedding on the queen-size cherry bed will tempt you, but, first, step through the French doors onto your private patio. You’ll look forward to settling into the wicker chairs, listening to the fountain and enjoying a continental breakfast of fruit, yogurt and baked goods. Meanwhile, enjoy the peace and quiet. Getting AroundAccess to our home is by a gravel road which can be easily traveled in all weather by an ordinary car. There is plenty of parking, easy turn around and no scary cliffs or turns. Be prepared for possible winter driving conditions. There is bus service to Yosemite from the town of Mariposa, located 13 miles away. Be aware that GPS service may not be reliable. Other Things to NoteWiFi is free and reliable. Although we have good cell service at our house, it may not be available in some of the mountain areas. We have a super friendly big dog and an outdoor cat.               The Space325 square foot cabin with wood interior. Master bedroom features queen size bed, LED reading lights, large wardrobe and two windows. Small bunk room has 2 bunks with ladder, lights and electrical outlets. Living room/kitchenette has table with two chairs, microwave, larger dorm fridge, sink, and leather pull-out sofa couch with a full size mattress. Kitchenette also has plates, bowls, silverware, wine opener, knife and cutting board, large glass bowl, electric kettle, and coffee with mugs (french press, fresh coffee beans and coffee grinder). Full bathroom with tub/shower, sink and toilet. All linens, towels, shampoo, conditioner and body wash provided. Heat is provided by 4 baseboard heaters (1 in master bedroom, 2 in living room, 1 in bunk room), each controlled with their own thermostat. House trained dogs are allowed in the cabins (max of 2 dogs per cabin) as long as they do not get on the beds or the couch. No smoking indoors. Guest AccessGuests will also have access to the 140 acre former golf course, which is a great place to take a walk on the miles of concrete pathways. When the weather is warmer (typically May through October), guests will also have access to the clubhouse swimming pool and hot tub. Interaction with GuestsWe are available throughout your stay and are only a couple hundred yards away. The NeighborhoodThe six cabins are located in a very quiet RV Park, full of grass, large trees for shade, and a jungle gym for kids. The park also has a bathroom & laundry facility with two sets of coin-operated washers and dryers. Getting AroundWe are in a fairly remote part of the area so a car is highly recommended. The closest public transportation is the Yosemite Area Rapid Transit (YARTS) in Oakhurst, about 5 miles away. Other Things to NoteWe have good cell phone service here for all major carriers except T-Mobile.

              The SpaceAIR BnB FEES ARE REFUNDED ON THIS ESTATE. Luxury estate house with two fully private suites w/bathrooms and private entrances (Total 4 bed, 3 1/2 baths). There are porches all around with wonderful views and a huge deck, pool, waterfall, and jacuzzi area. The top of the property has a view all the way to Yosemite and it is almost always clear and beautiful. We encourage an advanced booking of 60 days as the estate is very popular especially during the season. Most the good holiday weekends book by April or latest May. Plus, we refund your fees when you check out, whenever possible. We have an insurance mandated interview (due to size and private aspect of the estate) prior to accepting a confirmed booking. We are NOT on the landslide side of the park! We are super close to the rockin' side of Yosemite and less than 5 miles from Oakhurst, 15 minutes from Bass Lake, 20mintues up to snow play area and the Sierra's. If you have 4 wheel drive, 1 mile north is the back road to Hwy 41 and it dumps you 1/2 mile from Narrow Gage Railroad which skirts past Oakhurst into the Park, cool, huh? It is a gorgeous drive with good dirt road but it is best with a 4 wheel drive. You'll want to see one sunrise in the park and hopefully, one sunset..WOW! You can see County Fair stuff 20 minutes North on Hwy 49 during the weekend see the park on weekdays. Traffic here is usually 3 cars in front of you at the light in Oakhurst. Our motto is 'Sit Long Talk Much'. People come, bring their children, come again with the grand children and/or a family reunion. This estate is spread out and you can socialize or relax alone in the master suite. Your porches, pool, grounds, and fully fenced if you bring pets. This place is Shangri-La! Guest AccessWe are close to Yosemite Nat'l Park/South Gate (NOT the one with the landslides!) Narrow Gage RR, Bass Lake, Open Range (ranches and cattle with real cowboys), boating, browse art galleries, golfing, snow shoe, swim, off-road, skiing (h2O+snow), horseback ride, ride the railroad, work cattle, sightsee, eat, play, and love. Interaction with GuestsWe do a run-through on the estate when you arrive, after that the place is yours. Very little interaction unless you call us or invite us to socialize. No pressure; we've had guests we introduced to family and some we never saw, it's all good. The NeighborhoodWarm in the winter and cool in the summer with wonderful local color and activities. The road you come in on belongs to Warm and Wonderful, but the estates in the distance are very private and quiet. You may (probably not) be able to hear anything from the neighbors. I request you do not disturb them or go onto their property. Don't be surprised if everyone waves at you, they are wonderful neighbors and very friendly but try not to disturb them, if possible. Getting AroundThere are hikes from the estate into the mountains, a little park where you can pan for gold, walking distance to golf, pub/restaurant, and open range. Oakhurst added the YARTS bus which is a fairly cool way to go into the park. Not expensive, everybody gets a view and they stop frequently for sight seeing ad photo ops. Other Things to NoteI am usually in the guest house BUT the guest house is totally sequestered from the main estate, has it's own gated driveway and does not have access to the main estate AT ALL! You are totally private to the main house, pool, jacuzzi, woods, grounds, porches, etc. I respect your privacy.

Other Things to NoteThe Hideaway is located off a well paved country road. Our driveway is gravel/dirt which you are only on for about 1 minute. Always check weather conditions before your arrival. They are due to either insurance rules and qualifications, county regulations or from past experience. _____ Occupancy The maximum occupancy of the Property is strictly limited. Standard Guests rates allow for the number of people indicated reside in the Property for the rental period. For Any additional people: Extra Guests must first be approved by Landlord. The Security Deposit is refunded within 7 days of check-out if Property is completely left in its original condition, and provided no deductions are made due to damage to the property or furnishings, dirt or other mess requiring excessive cleaning, or any other cost incurred by Landlord due to Guest’s stay. • Tax: The County requires collection and payment of an 11% (eleven percent) tax on all transient occupancies. • Payments: All payments are processed online with credit card unless other arraignments have been made. All funds must be received 7 days prior to your reservation date. • Other Fees and Fines: Guest shall pay for any damage done to the premises over and above normal wear and tear. Guest shall pay for any excessive cleaning due to abnormal use. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. Guest agrees Landlord shall deduct above fees and fines from the security deposit prior to refund, and may charge Guest’s credit card for costs above that amount. • Cancellations and Refunds: If Guest wishes to cancel a reservation, the rental rates will be refunded as follows: 100% if cancelled 30 days or more prior to the Check-in Date 50% if cancelled 8 – 29 days prior to the Check-in Date 0% if cancelled less than 7 days prior to the Check-in Date (This does not include Security deposit or cleaning fees, which will be refunded in full.) Landlord provides reusable towels, pillows, blankets, sheets; kitchen utensils, plates, cooking wear; and other common items. One-time use goods such as toilet paper, soap, dish detergent, laundry soap, and shampoos are also provided. • There is no daily housekeeping service. Linens and bath towels are included, but daily maid service and fresh linens are not provided in the rental rate. Please do not take bath towels or linens outside the home. _____ Rules, regulations, limitations • NO Smoking: All homes are Smoke Free, Neither is the use of any other tobacco products (cigars, chew, etc.) or smoking products or devices. No exceptions. Violation will cause a $200 credit card charge. • Parking: Parking is limited to guest vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. • Trash: Guest is cautioned not to leave trash outside because it attracts animals. Please deposit all trash in trash bins provided (located in Garage) • Fires Do NOT have any outdoor fires from June 1st to Late September (or first heavy rains) . Not even the smallest “campfire.” The surrounding area is very dry and fire danger is at an all-time High. • Firearms: Guns and all firearms are expressly not permitted at or in the Property. • Fireworks: Fireworks and other hazardous materials shall not be used in or around the property. • Abide by all Laws: Guest shall use the premises only in a careful and lawful manner. Guest shall use the property for legal purposes only. Other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. • Parties are NOT ALLOWED! Violation of this section will trigger a $250 credit card charge. • WiFi Guests are provided with Internet access through password-restricted WiFi. Do not provide password to non-guests. Do not download illegal content. **Do not use Bit Torrent clients or any peer-to-peer networking tools. this program will instantly upload and become active once wifi code is entered on your device. Please delete program before entering pass word or DO NOT USE this device. Bit Torrent is primarily used for illegally downloaded programs and will create an instant piracy violation = 100% loss of your security deposit Guests are responsible for violations of copyright of other access/downloading of off-limits material on the Internet. _____ Guest Responsibilities • Good Neighbors: Guests shall be good Neighbors, and behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property. Guests shall not create noise or disturbances likely to disturb or annoy the surrounding neighbors. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10 PM to 8 am. Please be courteous when using the Hot Tub after quite hours Guest will not cause or allow any undue noise, upon registration of a call or complaint of same to police department, agent or Landlord will automatically have the right to give the Guest notice to vacate without legal action. • Security: Guest must close and lock all doors when away from the property for any amount of time. • Cleanliness: Guest shall maintain the premises in a good, clean, and ready to rent condition except for average use of premises Keep the property and all furnishings in good order. Only use appliances for their intended uses. • Do not cook fish or otherwise very spicy or pungent food indoors — nothing that the next tenant would notice! (Outdoor gas grill is provided.) Guest is responsible for any pots and pans damaged during their use. ** • Power Conservation: Utilities are included in the rental price. However: Guest agrees that Air Conditioning shall not be set below 75 degrees, heat shall not be set above 78, and the fan setting shall be “Auto.” Doors and windows shall be closed when either heat or air conditioning is in operation. Temperature will be further regulated when guest leaves property for the day. (Don’t leave the house cooled to 75; 85 is cool enough to be made comfortable again as soon as you return.) We strive to provide very fair pricing on all homes, high, unnecessary utility bills cause us to have to raise our rates, which we would hate to do. • Water and Septic: The property is on an effective septic system — however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. This specifically means no sanitary napkins, tampons, other feminine products, or baby wipes, etc. If it is found that such products have been flushed clogged the plumbing, you could be charged all fees incurred to repair. • Check Out Procedures: Individual rentals may have variations, but overall: Do not strip beds; simply make it clear which were used, if applicable. Place all damp or wet towels either in bathtub, laundry basket or on washer. Leave the home much as you found it: no food on the counters, furniture placed back in original state etc. Turn off Air Conditioning/heating before leaving. Ensure all entry doors are locked behind you has you leave and windrows closed. _____ Landlord Access and Inspections • The Landlord or management and its agents have the right to enter and inspect the premises without prior notice at any time to enforce the terms of this agreement. This includes entering to turn of air conditioning or heating if left on high while guest is away. • Guest shall also allow Landlord access to the property for purposes of repair. Landlord shall exercise this right of access in a reasonable manner and with prior communication to the Guest. • Hot Tub is maintained between each guests stay and will be treated every 2 - 3 days on extended stays or upon guests requests, typically in the morning. _____ Advisories and indemnification • Hot Tub Use at your own risk. Landlord is not responsible for injury or loss of life associated with its use. It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning use of the hot tub. Guest agrees to have a responsible adult supervising minors while they use the hot tub. Guest is hereby notified that the hot tub can be dangerous and Guest accepts fully the risks involved. Guest is further responsible to adhere to the rules posted next to the hot tub. No children under the age of 12 permitted in hot tubs at any time unless accompanied by parent who assumes all liability and risks incurred. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. The Hot tub is sanitized, refilled and chemicals replenished prior to your arrival; therefore, it may not be warm until later that evening. If you plan to use the night of arrival, increase the temperature to no more than 102° as soon as possible. Do not stand on the hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. • Grills Guest is advised that the property contains a gas grill, and will seek help from management if the proper operation of such item is not fully understood. Accidents from use of the gas grill are the responsibility of the guest, not the Landlord. • Fire extinguisher, alarms The property has a fire extinguisher installed in or near the kitchen area, the exact location of which will be indicated in your rental agreement. These fire extinguishers were fully charged at last inspection. It is the duty of the Guest to inform management immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguishers only for true emergencies. The property has fire alarms installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. The property has a carbon monoxide detector installed on the property it is believed to function properly at the time of rental. Tenant will notify management without delay if the alarm “chirps” or has a low battery condition. • Security Guest shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. Valuable items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. If items are not claimed for longer than 1 month they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. • Cable, Internet, etc. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. • Wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. • Storms: No refunds will be given in the event of rainstorm, snow or any other act of nature. Mountain roads can be curvy and steep and there is limited snow removal in the neighborhood. However, the main roads are well maintained. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. _____ Release of Responsibility and Liability, Legal Rights The Property is privately owned. The Landlord is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities, [[or from use of the spa]]. The Landlord is not responsible for the loss of personal belongings or valuables of the guest. By accepting your reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guest releases Landlord of all responsibility for any negligence/accidents or there of that could be possibly incurred during Guest’s stay, including Guest’s friends, family, or other people allowed into the home or on the premises. Guest agrees to not file any claim, action or lawsuit against Landlord, its representatives or agents, for costs or damages arising from Guest use of the property. Guest hereby acknowledges using the Property for the purpose of short-term rental in “as is” condition, at Guest’s own risk. All Guests, Guest’s friends, family, or other people allowed into the home or on the premises, shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest agrees to indemnify and save harmless the Property, its Landlord, managers, representatives. Employees, and neighbors from any and all liability, negligence on the part of either party, loss, damage, injury or death resulting from the use of the property, its fixtures, or contents. Guest agrees to be held liable for all actions of Guest, Guest’s friends, family, or other people allowed into the home or on the premises, whether they be registered or unregistered occupants, at all times, and by doing so hold harmless Landlord, its managers, representatives or employees, from any and all claims arising from their guest’s use of the property. Guests expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests and Guests if such coverage is desired. In case suit shall be brought by Landlord for failure to vacate said premises, or for the recovery of the provisions of this agreement, or for any obligation of Guest arising under this agreement, the Landlord shall be entitled to recover all of the costs in connection there-with, including but not limited to reasonable attorney fees, whether or not the action proceeds to judgment.
