The SpaceBeautiful location, minutes from the Pepacton Reservoir. 14 miles to charming town of Andes, 12 miles to even cuter Margaretville (where you should stock up on groceries at the local supermarket), surrounded by NYS land, plenty of hiking, fishing (you would need DEP permit to do so). There is a small pond on the property, many apple trees, easy access to amazing stream with waterfalls, great area for skiing: Plattekill, Belleayre Mtn- both 30 min away, or if you like more advance skiing Hunter Mountain is 1 h away. Property is very private, and is tucked away... There are no neighbors or houses near by. I just had brand new fireplace insert installed to keep you warm during those cold winter days. I don't have TV , internet, only landline for local calls (Andes Margaretville, emergency)- this is truly a "getaway from it all" (though there is relatively easy and quick access to the road) There are many board games in the house to keep you entertained. There is a queen bed in Master bedroom, full size bed in guest bedroom. The house is perfect for a couple or 2. House is not child-prooved so please ask about children. I am very dog friendly, as long as they are house broken and are pass chewing on furniture stage. The NeighborhoodWell appointed, minutes to Pepacton Reservoir, great hiking, biking. Getting AroundBy car. Nearest bus station in Margaretville 12 miles away or Livingston Manor, 30 min away (around 20 miles). Other Things to NoteIn a winter when there is a lot of snow on a ground, it can be challenging to get up the driveway. 4WD/AWD is best, but because driveway is long (0.25 mile) and a little steep in may still be hard to get up there during snowy conditions...You can always walk if you are adventurous:) Best to ask me about current weather conditions, or for extra fee (75$) I can hire a person to have it plowed right below your arrival. PLEASE NOTE: Starting March 1st 2016 Required by Delaware County price includes 2% Occupancy Tax.

The SpaceOur cabin is the perfect retreat from the city, in one of the most pristine areas of the Catskills, 4.5 miles from the town of Andes. It's a one-floor rustic 50s ranch, great for a family. There are three bedrooms with 3 queen-sized beds, and one bathroom with shower. We are 5 minutes away from the Pepacton Reservoir and the National Park where you can hike, fish and camp. The reservoir is now also open to canoeing, kayaking and sailing (you will find rental stores in Downsville and Arkville), and there are wonderful roads along it for biking. Roscoe, on the other side of the National Park is the mecca for fly fishing. You can also walk right outside the door and along 6 miles of dirt road with minimal traffic, or just enjoy looking out at the mountains from the deck. The area is full of things to do during all seasons, from enjoying nature to visiting local farmer's markets in the summer, antiquing in Walton and visiting it's amazing fair in August, horseback riding, swimming in mountain lakes, you name it. There's a rich wildlife to enjoy as well, including eagles, wild turkey, deer, fox, racoons, the occasional bear and the night yapping of coyotes. In the winter you can ski at both Bellayre and Plattekill, about 40 minutes away from the cabin, and the wood-burning stove will warm you up when you return from the cold. In the town of Andes you'll find a handful of very cool businesses, ranging from antiques (Kabinett & Kammer) to vintage wear (Clementine), home decoration (Tay Home) and the latest addition in locavore dining (Hasbeens & Willbees). You can also hang out and socialize at the Andes Hotel and enjoy a dinner on their terrace on a beautiful evening. We provide a wifi connection and a land line phone that you can use to receive and to make local calls, a washer and dryer and a fully equipped and well-stocked kitchen. There's also a charcoal-fired Weber kettle grill for the summer BBQ. There is no cellphone reception within a 15-mile radius of the house, so bring a computer or calling card to make calls. We also have a TV, but not cable, just a DVD player. For winter heating there's central air and a wood-burning stove. We supply the wood and instructions on how to keep the cabin toasty during cold winter nights. Guest AccessYou will find all the basics you need, including sheets and towels. There's WiFi and a small flat-screen TV hooked up to a ROKU box for movies. Interaction with GuestsIt is rare that I'm around, so most of our communication will be by email and by phone. You will have the whole cabin to yourself. Getting AroundYou will need a car to the reach the cabin and for all local transportation. Access can be tricky when there are major snow falls, but I've rarely had a problem with my front-wheel drive Jetta. Wolf Hollow Road is regularly plowed and graveled by the township.

Getting AroundIf you are driving from NY, we have found the best route is GW bridge to 4West to 17 North(Paramus) to 87 North(thruway) and then 17West direction Binghampton @ Harriman exit 16 on thruway(87). At exit 94(Roscoe) take road to Downsville and Oneonta until route 30 where you take a right directionMargaretville for +- 15 miles. After crossing bridge over reservoir, take County Hwy 1 left to Andes for 2 miles. The second road on left is Dibble road(dead end) which you take for 20 yards. First entrance opening on right( 249 on stockade fence is entrance to house. Park by Barn. PineHill Trailways bus comes to Andes from NYC thru Kingston on the way to Oneonta several times a day, but having or renting a car is best for getting around in the area. Other Things to NoteThere are lots of flowers and birds in the garden and Andes in the summer is warm during the day but cool at night so the climate is a wonderful escape from the heat and humidity of the big cities and the low lands.

The SpaceWe're making our special little cabin available for rent for weekend escapes or extended visits. It's situated on 3.5 grassy rolling acres with a picnic table up on the hill for eating outside and taking in the view. Situated high above the Pepacton Reservoir, the cabin is close to Andes (7mi) and Margaretville (3mi) for any and all supplies (decent organic foods if you hunt for them at local Freshtown & wine store). Also nearby are lots of antique shops, farmer's markets, hiking trails & swimming holes. The cabin has a full kitchen with gas range & large fridge/freezer. The bathroom has shower only. The lofted upstairs area sleeps 2 on a queen-size bed. 1 additional guests can sleep on the couch downstairs. Linens & towels included for up to 3 people. PHONE/WIFI: Please note - there is limited cell service & no WIFI, we check our email in Margaretville (3 mi) There's a bit of cell reception if you place your phone in the smaller windowsill that faces out to the closest trees. Funny I know but it works in a pinch... HEATER: There's a propane heater by the couch. PLEASE LEAVE ON "L" low setting or under 68 degrees if it gets chilly. The heater is quite consumptive so should be used as minimally as possible. Please leave on "L" setting when you leave & overnight. COFFEE: Bring your favorite beans, we provide a burr grinder and a Bodum. Bring milk/cream if that's how you take it. BBQ: We have a firepit outside for grilling - just needs charcoal (please keep everything far from the house when cooking and never leave unattended). Guest AccessYou have the whole house, but we have an area in the upstairs corner that is a work desk with some storage. We ask that you do not use that area. Interaction with GuestsWe're always reachable via email or text to answer any questions leading up to or during your stay! The NeighborhoodWe have 4 private acres to roam, but there is one vacation house in view from the porch and a few others along the private road on the hill. Getting AroundA car is definitely required, especially since we're at the top of a dirt private road well off the highway. Other Things to NotePlease note that there's limited cell reception at the cabin and no landline phone. There's wifi and good cell service in nearby Margaretville. There's no fencing on the property so please stay with your dog outside at all times either on leash or voice command (there are coyotes, hunters, and woods for wandering off)

The cabin is on a dirt road traveled only by other locals, with minimal traffic and easily accessible all year round. There is another vacation home about a 100 yards away, but it is seldom occupied. Other than that you are perfectly secluded in forested hills. Wolf Hollow leads to Route 1, also called Tremperskill, which in turn leads you either to the main town of Andes, 5 miles away, or to the Pepacton reservoir, also about 5 miles away. On the Pepacton end you can fish and canoe with if you have the permit to do so (make sure you get a permit for that area specifically as they do patrol). Further up on the other side you will find the National Park with two mountain lakes and beautiful walks. The area around Andes is very rural, dotted with small farms that will often sell you local produce in the summer. Andes has a public pool you can use in the summer, as well as tennis courts. There are horse farms nearby with trails you can follow. In the winter you can ski at either Plattekill or Bellayre, about 45 minutes away.

The SpaceThe house has three bedrooms -- 2 downstairs that share a full bath and 1 upstairs with its own full bath. There's a loft area with a TV/DVD that overlooks a living area. Loft area also has a sofa-bed that sleeps two. There's a newly renovated kitchen with a brand new dishwasher. House features a large deck with plenty of outdoor seating. Full basement has washer/dryer. There is a cornhole set and a croquet set for the yard. The downstairs bedrooms each have an antique vanity, a queen bed in one and an antique full size brass bed in the other. Upstairs is a queen bed with its own full bath. The upstairs bathroom is new. Floors are bamboo or carpeted. The deck is partially covered so that you can have meals and relaxing outside even if it's raining and there's nice shade all day in the summer. I have recently added room-darkening shades and curtains to all three bedrooms and the sleeping loft, so if you don't want to wake up with the sun that's now an option. The house is bathed in sunlight all day long so the shades come in handy for an afternoon nap. Meanwhile, I've covered the roof with solar panels so clean electricity is being generated all day long, winter and summer. Guest AccessGuests have the whole house. Interaction with GuestsI am always reachable in New York City and there is a caretaker who lives just a few minutes away who can help with anything that might arise. The NeighborhoodThe house sits on a hill overlooking the Pepacton reservoir. There are a few other houses on the same private road, none closer than about 200 yards. Margaretville, which is very close, has a few good restaurants and a terrific grocery store and liquor store. Peekamoose Restaurant is just a 20 minute drive on 28. It's as good as the best restaurants in NYC. Phoenicia is only about half an hour away and there are great opportunities for tubing and other water fun there. Getting AroundYou will of course need a car (all-wheel-drive or chains strongly recommended in the winter) but Margaretville is close by. The Trailways bus stops there in Margaretville so friends can easily join from the city via bus. The last stretch of road up to the house can be a little rocky, take it easy on it. (It has been resurfaced as of 11/15). Also, PLEASE DRIVE SLOWLY on Liddle Road (the last road before Upper Liddle Road). My neighbors have animals and children so, for their safety and yours, please drive slowly on Liddle Road and Upper Liddle Road. Other Things to NoteINTERNET IS VIA SATELLITE AND BANDWIDTH IS LIMITED! The speed is fine but if you use too much of it and bust my monthly limit, the speed will drop to a pretty slow rate! PLEASE MAKE SURE OF THE FOLLOWING: - You have no automatic online backups enabled. - You are not automatically downloading podcasts. - You are not syncing music libraries, photos or other online files automatically. - You do not stream movies or videos. (You can rent DVDs in town and I have a pretty good library to choose from.) - You do not stream audio. Though not as bad as video, streaming audio (including radio stations, Spotify and Pandora) can also eat up the download limit very quickly. - You do not email large files or FTP any large files. Finally, it's best not to leave computers, iPhones and iPads connected and open when not using them. That's when these pesky background downloads and uploads can get you. I know it's kind of a pain, but up on the mountain there just isn't a better option. I do, however, have a good DVD collection for the big tv. And you won't have any trouble surfing the web and checking email.

    Near the town of Andes, this sleepy cabin in the woods is perfect for a quiet getaway. You'll have access to all the beauty of the Catskills including hiking, fishing, and canoeing. This cabin lives on 13 private wooded acres with a peek-a-boo mountain view. Relax on the front porch or lazily daydream on the swings. Take a leisurely stroll along the quiet canopied road or hike through the woods in the backyard. At night, stare at the stars or cozy up by the fireplace. There are two bedrooms in the main cabin. Each bedrooms sleeps two people comfortably with queen/full beds and fresh sheets. The kitchen is fully-equipped with gas range. A charcoal grill is also available for your use. There is also an outbuilding with a finished third bedroom. It can be made up for either two twin beds or a combined king. Inside, there is a 3-piece bathroom with rain shower head. There is also an hot-water outdoor shower. In the backyard, try roasting some marshmallows by the firepit.         The SpaceThe Wedge is peaceful and private. Truly secluded, it is a perfect getaway. The uncluttered design aesthetic features wood paneling and hardwood floors throughout. Mid-century Danish furnishings and decor are thoughtfully arranged. The space has an open layout and is filled with natural light. Floor to ceiling windows provide panoramic views of nature in action. The living room features comfy sofas, pillows, rugs and a massage chair(!) There is a pretty good sound system compatible with your smartphone/iPad. There are stacks of board games, a fireplace lit with led candles, a flatscreen smart tv, DVD and video players with a library of disks and tapes, books and vintage magazines. Fully equipped kitchen with breakfast bar includes a stainless refrigerator with ice-maker, dishwasher, microwave, retro push button stove and oven, toaster oven, drip coffee maker, blender and fondue set (don't forget to bring cheeses). The entire house is fed with filtered spring water. The bedrooms are all very comfortable. Master Bedroom and Western Guestroom have queen-sized beds. Eastern Guestroom has two Danish twin beds. The 1/4 mile driveway is plowed and sanded during winter but still can be slippery. 4-wheel drive is highly recommended. Take a canoe out on the 25 mile long Pepacton Reservoir, catch brook trout just down the road, tour maple syrup making sugar shacks nearby, go hiking, picnic in the 100 acre meadow behind the house, pick apples and bosc pairs from one of the 12 fruit trees on the property, pick blackberries right out the back door...or just sit on the porch and do absolutely nothing. Getting AroundNice trail way is right off of the house. Minutes to town of Andes where you can stroll down historic Main street with art galleries, museums, antique galleries, and Two Old Tarts, and other great restaurants. College town, Delhi is also about 15-20 minutes away and there are health store like Good Cheap Food, or Lucky Dog in Hamden where you can find great healthy foods and local stuff. Attraction: GOLF COURSE 15 minute drive to a an 18-hole championship golf course. The SUNY Delhi golf course has been host to the NCAA women's Division I championship and is beautifully landscaped and maintained FISHING : Our area is a fly fishing mecca with native brook trout streams in every nearby vally and of course the world class Esopus, Beaverkill and Willowemoc Creeks within an hour away. Also the Pepacton Reservoir, home of the annual state record brown trout every year, is just a few miles away. Al's sporting goods rents canoes and fishing gear for a day trip on the reservoir SWIM : There's a huge deep spot in one of the rivers near the town of Delhi where a lot of people swim. There is a man-made lake in pine hill about 35 minute drive east on route 28. It's a bit of a drive, but it has a little beach and a snack stand and is near other little towns to explore...there is tubing in the esopus creek which is super fun. HORSEBACK RIDING : Hilltop Stable, Country Meadows Equine. FARM VISIT : Just down the road, you will meet 6 generation down farmers with Maple Syrup Sugar Shack house and Cattle/Dairy farm land beautifully laid in the meadow. Other Things to NoteBest way to get here from NYC : Take Hwy 17 and to Rosco through 206 Pepackton Reservoir to get here, it will be way shorter to get here than come through 28 from Thruway. You have privacy and quiet, but can walk for a coffee or a beer in minutes. Free town pool, antique, gift and vintage clothing shops are all just moments away. BEDROOM 1 – "Mom n' Pop" features a Queen sized bed, beautiful vintage drapes, extra seating, dresser w/mirror and a closet. BEDROOM 2 – "Scout Room" features a twin-sized bed, vintage details, dresser w/mirror, and a closet. BEDROOM 3 – "Camp Suite" is a completely private top floor room featuring a queen sized bed, built-in dresser, extra seating area and its own separate heating and A/C. BATHROOM – This totally remodeled bathroom features a heated tile floor (controls are in the bathroom), full bathtub and shower. KITCHEN – You’ll have everything you need to make your own meals – pots and pans, coffeemaker, toaster, stove/oven, microwave with vent, fridge, silverware, mixer, etc. LAUNDRY – There is a washer and dryer in the basement for your use. The NeighborhoodAndes is one of the cutest towns in the Catskills, and it packs a lot of charm into its small size. There’s a diner, a pub (don’t miss the burger!), restaurants, a deli, fantastic antique furniture/clothing shopping, and even a free town pool in the summer (4th of July Weekend through Labor Day) During the summer there’s a farmer’s market right in town, so stock up on your eggs, meats, organic veggies and freshly made cakes and cookies during your stay. The newly remodeled general store in town also stocks eggs, meat, dairy, and even blankets from its own farm. During the ski season, you’re a short 20 minute drive to Bellayre, and 35 minutes to Plattekill. Getting AroundWe recommend a car if you want to get the most out of exploring the area, but there IS bus access (Trailways) that conveniently stops right in town as well. WINTER: Driveway is maintained and there is street parking. We are on a county maintained road which is always plowed first, so you never have to worry about poorly maintained travel roads to get to the house. We have a guide to some of our favorite areas that we’ll provide you when you book. From hiking, fine dining, shopping, to big summer events like The Delaware County fair, there’s a ton to do in the area.           Our cabin is the perfect retreat from the city, in one of the most pristine areas of the Catskills, 4.5 miles from the town of Andes. It's a one-story rustic 50s ranch surrounded by forest and is easily accessible from a dirt road. There are three bedrooms with 3 queen-sized beds, and one bathroom with shower. We are 5 minutes away from the Pepacton Reservoir and the National Park where you can hike, fish and camp. The reservoir is now also open to canoeing, kayaking and sailing (you will find rental stores in Downsville and Arkville), and there are wonderful roads along it for biking. Roscoe, on the other side of the National Park is the mecca for fly fishing. You can also walk right outside the door and along 6 miles of dirt road with minimal traffic, or just enjoy looking out at the mountains from the deck. The area is full of things to do during all seasons, from enjoying nature to visiting local farmer's markets in the summer, antiquing in Walton and visiting it's amazing fair in August, horseback riding, swimming in mountain lakes, you name it. There's a rich wildlife to enjoy as well, including eagles, wild turkey, deer, fox, racoons, the occasional bear and the night yapping of coyotes. In the winter there is skying at both Bellayre and Plattekill, about 30 minutes away from the cabin, and the wood-burning stove will warm you up when you return from the cold. In the town of Andes you'll find a handful of very cool businesses, ranging from antiques (Kabinett & Kammer) to vintage wear (Clementine), home decoration (Tay Home) and the latest addition in locavore dining (Hasbeens & Willbees). You can also hang out and socialize at the Andes Hotel and enjoy a dinner on their terrace on a beautiful evening. We provide a wifi connection and a land line phone that you can use to receive and to make local calls, a washer and dryer and a fully equipped and well-stocked kitchen. There's also a charcoal-fired Weber kettle grill for the summer BBQ. There is no cellphone reception within a 15-mile radius of the house, so bring a computer or calling card to make calls. We also have a TV, but not cable, just a DVD player. For winter heating there's central air and a wood-burning stove. We supply the wood and instructions on how to keep the cabin toasty during cold winter nights.

Take a leisurely stroll along the quiet canopied road or hike through the woods in the backyard. At night, stare at the stars or cozy up by the fireplace. There are two bedrooms in the main cabin. Each bedrooms sleeps two people comfortably with queen/full beds and fresh sheets. The kitchen is fully-equipped with gas range. A charcoal grill is also available for your use. There is also an outbuilding with a finished third bedroom. It can be made up for either two twin beds or a combined king. Inside, there is a 3-piece bathroom with rain shower head. There is also an hot-water outdoor shower. In the backyard, try roasting some marshmallows by the firepit. We're only about a 5 minute drive from Pepacton Reservoir where you can canoe, fish and hike. In the town of Andes, you'll find a farmer's market, antique shops and other cutesie places like that. NOTE: There is NO cell phone reception, internet or cable access at the cabin, so be prepared for a relaxing, unplugged visit. There is a landline phone available for communication needs. You can also use the TV with built-in DVD player if you need a screen fix. Unfortunately, there is no trash pick up at the cabin. Adjoins thousands of acres of the 20 mile long reservoir, on which I have a boat available to you for fishing, & is available for kayaking, canoeing, & removable keel sailboats-must register craft with DEP & have them cleaned & receive a sticker (my boat is all ready registered). OR, just settle in on the deck and watch fireflies dance under a star studded sky, or relax on the couch in front of the wood stove with a good book and beverage of choice. A calm comfortable mountain retreat to recharge & reconnect. I have a collection of games, puzzles, & a small selections of 50 or so movies. My other house is the nearest dwelling--a hundred yards away and tucked behind spruce trees. You are welcome to walk those trails, as well as the trails on my land catty corner to the cabin-walk past my barn like shed & down to my mountain stream below the hemlocks, always cool and dreamy there. You will find swimming, hiking, golf, antiquing, restaurants, live music and theatre nearby, in winter cross-country & downhill skiing. OR, just settle in on the deck, you can see for 10 miles without a building in sight. Watch fireflies dance under a star studded sky, or relax on the couch in front of the wood stove with a good book and beverage of choice. I have a collection of games, puzzles, & a small selections of 50 or so movies. There are 3 new hiking trails in Andes. The Shavertown Trail, a mile from my property—as the crow flies— is an easy ascent to a pond overlooking the reservoir and continues on from there. The put in for kayaks and canoes is a 1/4 beyond that trail head. You lookout upon the mountains of the forever wild Catskill Park with hundreds of miles of trails, yet are only 12 minutes from the delightful Village of Andes with shops, restaurants & galleries. Several lakes for swimming, kayaking, & canoing, plus a pool in the Village. Kayaks & canoes available for rental at Al’s Sporting Goods in Downsville, they will also pick you up if you take a days paddle down the East Branch of the Delaware, which exits the reservoir at that point. The Beaverkill across the way is a world class fly fishing stream, the reservoir is noted for its brown trout. The quiet winding road that runs below my properties is a wonderful walk or run, and is a favorite for cyclists--it is 14 miles from my cabin to the end of the road in Downsville and you will only pass 7 homes along the way. Two golf courses, theater & music events in the area, including West Kortright Center, Roxbury Arts Group, Franklin Stage, Open Eye Theatre, Foothills in Oneonta. Day trip to Cooperstown for the Baseball Hall of Fame, Farmers Museum & Fenimore Art Museum, Glimmer Glass Opera, and the Ommegang Brewery— that also has concerts, or go to White Lake for the Rock n Roll museum at the original Woodstock Festival site which also has concerts. Buy locally grown produce, dairy, eggs, and meat at local farmers markets or directly from the farms. A number of small breweries and distilleries have opened in the region— a brewery as well as a hard cider company are opening in the Village in the near future. 5 ski resorts in the general area as well snow tubing. Bring snowshoes & crampons for winter hiking the Catskill trails. Excellent cross country skiing on the Delhi Golf Course, as well as Palmer Hill & the Rail Trail — both in Andes. The cabin has a washer & dryer, dish washer, microwave, stove & counter top broiler, coffee grinder, blender, small food processor and all accoutrements. All linens are included. Two full bathrooms, one with a tub & shower, the other just a shower. Three bedrooms with 3 queen beds. I have an entertainment center that plays dvds and old vhs format, a surround sound system, but there is no TV reception.
