The SpaceThree bedroom house located on the Roaring Branch in beautiful Arlington, Vermont. Deck overlooking stream is the perfect setting for watching the seasons change. Sunroom is great for staying warm in the winter and cool in the summer. Lots of light throughout house with open floor plan. Large Living/dining room with wood burning fireplace. Large kitchen with stove to warm room. Electric oven and stove and washer and dryer. Two bedrooms on first floor with shared bathroom and large loft style bedroom upstairs with bathroom with shower. The house is decorated with beautiful art work (or, at least we think so!) and has the sense of country blended with urban sophistication. With skylights throughout, the space gets tons of light, and the sound of the stream makes sleeping a dream! A great space to relax and get away from it all. The house feels far away from everything, but is convenient to everything you need. Walk to Jonathan's Table, one of Arlington's best restaurants. Get donuts in the morning at the Sugar Shack. 10 miles to the intersection of 30 and 11 in Manchester. For skiing, Bromley is 17 miles away, Stratton and Magic are each about 25 miles away. Please note that while there is a TV in the house, there is no cable, therefore you must bring a computer to stream movies or TV.

The SpaceYou will have all the comforts of home here; an eat in kitchen, living room, bedroom and full bathroom. Walk across the road, and you are standing on the banks of the famous Battenkill River, known for world class fly fishing. A few miles away, you can rent tubes, kayaks and canoes to use on the river. The cottage is on a gravel road that runs along the river, and is perfectly suited for long walks, and bike rides. Many ski mountains are only 30 to 50 miles away. The bedroom has a queen size bed. Guest AccessIt will be so easy to make this cottage your home while you are here. You'll have sole access to the spacious yard, private parking and fire pit. Interaction with GuestsWe will be here to greet you when you arrive, and are available to address any needs you may have - (we live close by, on the same property) but will then leave you to enjoy your time privately. The NeighborhoodWe have lived here for 14 years, and have never taken for granted the beautiful gravel roads, mountain views, peepers in the Springtime, and watching the river change it's disposition daily. If you love the smell of fresh air... this place is for you! Getting AroundThis is a rural area and a car is necessary. Other Things to NoteCell service is not available, and the cottage does not have a house phone, but we do provide free WIFI. The cottage has Roku internet television, complete with Netflix. Heat and a window air conditioner are provided. The cottage water is supplied from a shallow well, so water conservation is appreciated. We look forward to seeing you very soon!

Limited cell service at house. Phone provided for local calls. Direct TV, Refrigerator and Cuisinart K cup coffee maker. Swim, tube or kayak in the pristine Battenkill river. Snowshoe or hike out the back door for the beautiful vista of the Battenkill valley. Ski Bromley and Stratton for downhill skiing, Viking, Wildwings and Prospect for x-country, Equinox and Mt. Anthony for Golf. Or just enjoy fall foliage! Just a short drive away is Manchester, Vt. with the Equinox Hotel, the Southern Vermont Art Center, Hildene (Mary Todd Lincoln's former home, now a museum), numerous restaurants, outlets, the Manchester Music Festival, the Vermont Horse Show in the summer-the list goes on and on. Just south is Bennington, another lovely town community with many attractions like the Bennington Monument, Bennington Museum, and the Park McCullough House. One large family or 2 families or a group of adults. First floor has large living room that leads to the tap room. Spacious dining room with Rumford fireplace, quiet den with antique fireplace, great cooking kitchen with large Wolf gas stove, breakfast eating area with gas log stove, walk in pantry, mudroom, large laundry room and main floor in law apartment with queen bed, pull out couch and full bathroom. Upstairs boasts six bedrooms and two full baths. Three acres, barn with gardens, and wooded acreage.....a great spot to sit on the front covered porch and relax after shopping in Manchester, skiing at Bromley, hiking the Green Mountains or fly fishing and tubing the Battenkill. 7 Minutes to Manchester Village and Equinox, 5 to Arlington and Hildene, 3 to Skyline Drive, 21 minutes to Bennington College, 21 minutes to Bromley, 29 minutes to Stratton and Magic. House is in Sunderland and has 4 bathrooms, one of the 4 is a half bath. The twin bed in last photo has been replaced with a Queen Bed. Home became available for short term rental in 2014.       The SpacePlease note, the price quoted is per room in the inn, per night. There is a 9% Vermont room tax that has to be collected upon check out. The room rate includes a gourmet country breakfast each morning. All the rooms are double occupancy with queen size beds. Guest AccessGuests are able to use all common areas on the first floor including the living room with a wood stove that is fired up in the winter. Interaction with GuestsThe innkeepers are willing to make any arrangements for sight seeing or dinner reservations in the area, highly recommended during peak season. We are always available for any questions that you may have. The NeighborhoodThe village of Arlington is nestled in the southwest corner of the state and is mostly a sleepy little town with a ton of history. This building is the oldest structure in town. Getting AroundThere is public transportation but most people drive here and there is ample parking available. There is traffic at times with more than one person waiting at our stop sign on occasion. No traffic lights in town! Other Things to NoteThis is a historic building with stairs and uneven floors. We do not recommend for those who have trouble walking or using stairs and children are not allowed for the same reason.

      The SpaceThe house is in a private setting with a blue stone terrace, perennial gardens and walking trails on the back thirty acres. Guest AccessYou have access to the whole house except two locked closets upstairs. We have a barn where you can get wood for the living room fireplace. Interaction with GuestsWe are available at check-in and are just a short phone call away. The NeighborhoodWe are 15 minutes from Manchester, VT; 25 minutes from Bromley Mountain, and 35 minutes from Stratton Mountain. In the summer, the Vermont Horse Show is 30 minutes away. We are a couple minutes from the village of Arlington where there are great restaurants at the local inns-West Mountain Inn, Arlington Inn and Hill Farm Inn. Additionally, we have wonderful swimming at the famous West Arlington Covered Bridge which is near Norman Rockwell's home. Fly-fishermen will be in heaven with the Battenkill River less than five minutes from the house. The Arlington Recreational Park is also nearby with two tennis courts, a swimming pond and a nine-hole golf course. There is also a skating rink in the winter at the Park. Getting AroundThere is public transportation available in Arlington but it is a 20-minute walk.

Getting AroundThe terciary road in front of house is used for access to farm homes in the area. i.e. very little traffic. Rt. 313, nearby, gets you to Arlington, Vt. 15 min.       The Battenkill River is in my backyard which is great for swimming, boating, fishing and watching the unique wildlife. We are in the Green Mountain National forest and walking distance to hiking and biking. Manchester Center is 20 minutes away for shopping, dining and nightlife. You’ll love my place because of the ambiance, sitting on the Deck watching the River and Mountains. My place is good for couples, solo adventurers, business travelers, and families (with kids).

      Our home is located on a beautiful country road which leads through a covered bridge straight into Manchester, Vermont. It was built in 1850, but has all the modern amenities one would want in a home. We have a nice yard, and a big open concept living/dining room with a deck. Downstairs we also have a t.v. room which has a full sized futon, and a full bathroom with laundry. We have a large eat-in kitchen which is directly off the LR/DR space. Upstairs there are three bedrooms - one with a queen size bed, one with a full sized bed and one with twin beds. We also have a loft area which can be used as a craft or office space.       Wonderful, 3Br, 2.5 bath, very well equipped historical home in the Village of Arlington. Just 8 miles from Manchester and 12miles from Bennington, this lovely property is a great place to stay if you want to enjoy the many activities southwestern Vermont offers. Known as GRAENEST TOO to us, we have furnished the house with family antiques, comfortable bedding and linens and a full equipped kitchen including a washer and dryer. The little town of Arlington has a variety of eating places to choose from including the Arlington Inn which is within walking distance. A church, the library, a 7-11 are also within walking distance. Our property looks out at the mountains and the Battenkill River, and has lovely gardens. Just across the street is the Arlington Rec Center which offers Par 3 golf, tennis, baseball, swimming, nature walk, access to the River, cross country skiing, skating and snow shoeing. Our house has three bedrooms, two with queen-sized beds and one with two twins. We have a modern full bath and another full bath with an old fashion claw foot tub. One queen bedroom is a suite with a full bath. The first floor has a huge living room with fireplace, closed in porch, cozy library with lots of books, tapes and DVD's for rainy days. We also have a good sized dining room and a large kitchen with breakfast bar and separate bar sink. Just down the road is the Shaftsbury State Park with a great beach for swimming and picnicking. The Manchester area, just a short drive north on 7A, offers tons of shopping, restaurants, the Vermont Horse show in July and early August, the Southern Vermont Art Center, Hildene (Robert Todd Lincoln's Home.) Bennington also has lots to offer with the Bennington Museum, Bennington Pottery. Williamstown is just about 45 minutes away to the south. Bromley and Stratton are also close by for skiers.
