The SpaceA large double bedroom with a very comfortable bed. Beautiful period features and lots of character. The kitchen has a vintage Aga and we have wood burners going in the colder months. We are a family of artists so lots of interesting paintings and things. The house backs on to the river Ashburn a small river tributary from the Dart. It's very relaxing listening the stream along with plenty of birdsong. If you need a family room please let me know as I can provide mattresses on the floor for children. The house is located next door to a pub, however, the pub has recently closed until further notice, so we have no problems with noise. The house is usually very quiet. Just by the nature of the house I am unable to offer corporate rated 5* accommodation, but the room is lovely, light and clean and the house is full of character, with a few imperfections thrown in to the mix. I do aim to offer a 5* service, but as none of us are perfect I might not get it right all the time. Please read on to find out about times, breakfast, parking and anything else...and feel free to message me if any questions. Guest AccessThe bathroom is on the first floor-the same as the bedroom. The kitchen is available for use most of the time to heat up food. Preferably just evenings only...(please see additional notes). The top floor is for family only. The house is very old and the stairs are quite narrow. PARKING This is a bit hit and miss...sometimes if you're lucky you can park just opposite the house. It's always possible to find parking within a short walk of the house and you can pull up briefly to unload luggage. Any problems with it please ring me and I'll do what I can to help. Interaction with GuestsI work mostly from home, however if I have popped out for a while and guests need any assistance I am always contactable on my mobile. The NeighborhoodAshburton is situated on the edge of Dartmoor. It is a beautiful small town with lots of quirky shops and curios. There are beautiful walks on the doorstep and if you fancy venturing further afield Totnes is 7 miles away and Dartington only 4 miles. There are plenty of good places to eat. Riverford Farm is 4 miles away. They have a large farm shop and a superb restaurant. There is also a large number of antique and vintage shops and a growing number of art galleries. We are 4 miles from Dartington and 7 miles from Totnes. 45minutes from beautiful beaches. Getting AroundThere are buses to and from Plymouth and Exeter, Totnes and Newton Abbot...these are not very regular. Totnes and newton Abbot have train stations. If you want to see Dartmoor you will need a car, unless you are a very keen (URL HIDDEN) which case the moor is a steep 2 mile climb. Other Things to NoteThe room is available for guests from 4pm on arrival. It is really helpful if I am given an estimated time of arrival. If you want to drop off your luggage earlier this can be arranged with me with a phone call or email. I request that guests don't just turn up earlier than planned. The latest departure time is 10.30am. During school term time, on mondays, wednesdays and fridays my son who is home schooled, has his lessons which take place in the kitchen from 9.30am until 3.30pm. This means the kitchen is available from 3.30pm if you want to heat up food on those days, but not during lesson times. I serve a light breakfast on week days between 8am and 9am. On weekends I can be more flexible with breakfast times. BREAKFAST: A choice of cereal/porridge and toast, tea or coffee (I have a great selection of herb teas) OR scrambled/boiled eggs and toast and tea or coffee. Please let me know what you would like the night before. INTERNET... If you are using a phone sat nav and relying on 3/4 G please note that Dartmoor, Ashburton and anywhere which isn't a largish town doesn't have this facility. If you want to know the directions to here please fill them in before you leave and take a note of my mobile phone number if you forget. PARKING I'm sorry that I'm unable to guarantee you a parking place outside the house. However it's normally pretty easy to find parking near by. If you need to drop stuff off its fine to pull up first and unload and park after.

Feel free to wander the grounds, use the BBQ etc. We are wildlife friendly place, you will be in the Countryside. The NeighborhoodThis is a very quiet rural setting, just a few minutes off the A38, giving excellent access for commuters or those just wishing to explore Dartmoor or the South Hams. Bulland is situated in the heart of a network of Devon lanes and byways, so plenty of walking is possible. We have just two neighbours who are very peaceful and friendly. There are local attractions such as: The South Devon Railway at Buckfastleigh; River Dart County Park; Woodlands; Pennywell Farm: Go Ape Exeter; and Dartmoor National Park. Also Plenty of Local Pubs and Restaurants offering good food. Getting AroundWe are less than 5 min by car off the A38, over the hill and straight into the slopes of a valley who's stream eventually joins the river Dart. Typical Devon countryside with deep lanes covered in primroses in the early summer. A 30 min walk will take you into Ashburton, or a 50 min walk would take you through the lovely Devon lanes to the Live and Let Live Inn in Landscove. Car Travel times: Ashburton 5 min; Totnes 20 min; Plymouth 40 min; Exeter 30 min; Princetown 36 min; Bovey Tracey 15min; Newton Abbot 25 min. Other Things to NoteThe house at Bulland was built as an eco-friendly house. The water is heated in the summer time by Solar hot water panels which then store heat in a v large heat store. In the winter our wood burning stove tops up the heat store temperature for hot water in the house. We have no other form of heating and have minimised our energy requirement with the use of significant insulation! There is an electric shower available in the downstairs toilet for those few occasions in the winter for a hotter shower. We are a family so there are other people in the house sharing the gift that we've been given.

There are both indoor and outdoor games rooms including table tennis and table football. The Tithe Barn is a large and historically important part of a Grade 2 listed late-medieval farm, set within the Dartmoor countryside, but only a short walk the historic small town of Ashburton. It has been lovingly reconstructed and restored by the present owners over nearly three years, having been neglected as a partial ruin since a fire in the 1980s. The rebuild has used reclaimed local granite stone, Cornish lime mortar, local and French oak, sheep wool insulation, and reed thatch; creating a unique holiday home with the homely warm feel of natural timbers joinery and floors, along with traditional lime plasterwork. Local craftsmen were chosen to give great attention to every detail; for example, the amazing thatching details were created by the local president of the Master Thatchers’ Association. Inside you will see chunky hand-made roof trusses and doorways where joints are pegged in the traditional style. All the joinery is bespoke, and has been made on site. The cottage that has evolved is not only warm and homely to look at, but also provides modern style, comfort, and utility. The open-plan lounge, dining room, and kitchen allow the guests to enjoy time together whilst some lucky guests are doing the cooking! Chefs will be delighted with the well-equipped, quality kitchen, with granite worktops, a Britannia dual fuel range cooker, dishwasher, Brita filtered water on tap, Nespresso machine, and an unusually large fridge/freezer. At the lounge end of the room there is a large Samsung flat screen TV with Freesat satellite channels and record / catch up functions, and a DVD player. All the ground floor has under-floor heating. Here you can relax in comfortable sofas and armchairs, whilst enjoying the views across the pond and patio area. On a warm day you could open the wide bi-fold door and enjoy the combined spaces. The three en-suite double bedrooms are spacious and stylish. Two of them have super-king (6 ft) zip-and-link beds which can be arranged as two singles. The other has a king-sized (5 ft) bed. All the beds are pocket sprung for ultimate comfort, and all the bedding and towels are good quality cotton. All the bathrooms are well equipped; two have baths and all have showers with good water pressure. Historic Ashburton is a short walk away, and is the largest town within the Dartmoor National Park. Here you will find a full range of local shops including two delicatessens, an artisan baker, a health food shop, two butchers, gift shops, art studios, and numerous antique shops. There are cafes serving delicious home-made cakes, and pubs serving good meals and local beverages. Open moorland is not far away; here you can walk on hundreds of open footpaths with amazing views; you can ride out from stables, or even hire electric bikes to explore further afield. The River Dart, less than a mile from the property, offers wooded riverside walks and canoeing. The Tithe Barn lies in a countryside setting, but within easy walking distance of the small town of Ashburton, where there is a full range of shops, with a focus on good food and antiques. There are two delicatessens, two butchers, two supermarkets, an artisan bakery, an organic food shop, a vegetable shop, a local produce food market, and a wine shop. There are numerous cafes and pubs serving food and a wine bar serving tapas. There are Chinese and Indian take-aways and a fish and chips shop. The list seems endless! There are also many antique and gift shops where you can browse endlessly to find that special item to take home.
