The house is a 1948 traditional weatherboard bungalow, fully insulated, plus HRV system on 1/4 acre section. Two bedrooms listed on AirBnB; 1 double (this one), 1 single (The Srinagar Room) shared bathroom. Off street parking, plus bus stop 100 yds from the house. Very good corner shop open 7.30am to 7.30pm across the street. The house is available for rental at times as well as flatting depending on my travel circumstances. (3 beds, one bath) Almost flat cycleway into town (15 mins) along the waterfront. Freeview and broadband in the house. I also have an infra-red sauna and a lovely vegie patch at the back. :-) Nelson is famous for its arts and crafts, award winning wineries and micro-breweries and only 1 hour from the entrance to Able Tasman National Park, Kahurangi National Park and 1 1/2 hrs from Rainbow Valley ski area. 1 1/2 hrs from Marlborough winery area and similar to Picton ferry to North Island. Regular long distance buses from north and south and fantastic service with Air NZ from Auckland and Wellington - at least 7 flights a day from each, plus Christchurch to Nelson airport - 15 minutes away. Great Sailing in the bay, fishing, winery tours, gourmet walking tours, pottery tours, micro-breweries, extensive mountain and off road bike tracks for the cyclist, fabulous food, 6 yoga centres, 4 Buddhist centres, friendly people. Loads of festivals happening through the summer, and the well known Nelson Saturday Market which runs all year a great place for food, veggies, arts and crafts, plus the Wednesday Farmer's Market. The SpaceThe Boulder Bank Apartment is a quiet part of undiscovered Nelson. If you are seeking a home away from home that is peaceful then this is the place for you. We live in the flat attached so are available if you need us but we generally just leave you to enjoy your privacy. The NeighborhoodPeaceful and pretty. Very quiet neighbourhood close to town. Nice view over the Boulder Bank, sunny and warm. Getting AroundBus stop right by the front door although the service is patchy. Eight minutes drive to Nelson city. New cycleway runs just below the property which runs as far as Kaiteriteri and Wakefield, perfect for cyclists. The NeighborhoodA tranquil North Eastern edge of town in the suburb of Atawhai, a 6 minute drive to the centre, a 3 min walk to the local grocery shop & fish'n'chip takeaway and waterfront. Separate sealed flat cycle track to the city (6kms - 20mins). 2 x bikes available for use on request. Great restaurants, cafes, art deco cinema & theatre in town & plenty of galleries & vineyards nearby. Getting AroundNelson airport is 15-20 mins in a taxi (we can arrange a pick-up with enough notice). Buses from Atawhai to town are hourly. We can recommend bike & car hire places. In order to enjoy the whole Nelson/Tasman area we recommend driving. We are prefectly located for day trips to beautiful beaches & places of interest. Easy access to centre of town yet far enough away to feel 'on holiday' with great views of the lagoon, haven & sea with all it's blue hues. Other Things to NoteSam is our recently adopted 2 year old house resident so no other animals are invited. He is a friendly lad on his own terms and has come from a home with a 4yr old so is used to kids. He likes his tummy rubbed but is not a lap cat, he is a polite host however.

The SpaceLight and airy home with heat pump for colder days. Full bedding including duvets and pillows for double beds included. Basic sheets and pillows can be provided for fold out couch - byo sleeping bags/blankets/extra pillows for the fold out couch. Please note that this is our family home. Great care is taken to ensure the property is left clean, tidy and that basic needs are met. The house is comfortable, 70s style, and not a luxury apartment. The outdoor area is tidy and very private, with landscaping work in the planning. You will find a flat front lawn, and a sloping lawn at the back of the house. At times we like to keep a few extra centimeters of grass growing so the honey bees have somewhere to forage, especially at the height of summer, but you should find the garden private and pleasant. Guest AccessEntire house available. Lovely views from the backyard with fruit trees - help yourself to any ripe fruit. A small veranda with outdoor table and chairs on the sea view side of the house. Interaction with GuestsWe may meet you on arrival to hand over key and answer any questions, or, if not possible, we will arrange for the key to be available for you. We will be available by phone and email but will reside elsewhere for the duration of your stay. We may come to the house but only by arrangement. Any instructions for appliances etc are available on request by phone or email. As Nelson is such a wonderful, diverse place to visit, and each visitor is different, please ask if you would like specific advice about activities of interest to you. We do not service the house during your stay. Two towels per person will be available for you. A washing machine and dishwasher are available for your use. There is no automatic clothes dryer. The NeighborhoodA quiet, friendly, safe neighborhood. The property borders with the extensive school grounds so plenty of space and facilities for children to play. 10 min walk from the sea. This is a shallow tidal area, not really suitable for swimming but great for mud fights, rock hopping and possibly fishing. Very picturesque. Getting AroundNelson bus goes past the front door every half hour. Nelson central is approx 6km. Safe bicycle track all the way into the city. Other Things to NoteBicycles may be available on request when possible. Please ask before making reservation if this is essential part of your stay. The house inside is set up well for small children, though we do not guarantee full toddler proofing. A cot with inner sprung mattress is available but bedding is not provided for the cot. This cot should be used as is - no adjustments should be made for safety reasons. If any doubt about infant sleeping arrangements, please bring your own porta-cot. We aim to provide comfort, privacy and practicality.

The SpaceComfortably appointed with a quality king size bed and premium linen, you will find our guest room a relaxing space to spend time after a day travelling or making the most of Nelson's stunning location. The lower floor of Cedar House is for our guests sole use, including the cosy lounge, private marble shower room and separate WC. A fridge and toaster are also available together with a selection of tea's and coffee. We pride ourselves on being able to offer excellent value for money! You have a daily continental breakfast selection of cereals, fresh fruit, juices, toast and a variety of local jams. Guest AccessGuest room including private pool and deck area, private lounge, bathroom and toilet all accessed from the shared front door. Interaction with GuestsOur guests are welcome to arrive anytime between 3 and 9pm, but please let us know if these hours do not suit. We're more than happy to help with travel plans and provide recommendations on eating out and other things to do in the Nelson region. A light continental style breakfast is provided free of charge which you can eat in your own private space at a time to suit you. We live upstairs leaving you to enjoy the sole use of a small private lounge, shower room and WC. Like wise, you will have private use of the swimming pool with easy access via your bedroom door. A must on hot summer days! The NeighborhoodOur home is on a generous block of land and enjoys an unspoilt, peaceful location, only a few minutes drive from Nelson CBD. A well stocked dairy/mini market is only a few minutes walk, as is the local fish and chip take away.     Surrounded by forested hills with abundant bird life, this very private, elevated 26 hectare property is located in a tranquil setting just a short drive from Nelson's shopping and dining. An intimate hideaway for couples but also a fantastic place for large family gatherings or a friends reunion. THE SPACE Sweeping views take in the beauty of Tasman bay all the way to Separation Point on the coast of the Abel Tasman, framed perfectly by the often snow capped Western ranges and the prominent peak of Mount Arthur. Timber decks circle the house with outdoor dining, outdoor bath tub, large hammock and access to the stunning salt water swimming pool and garden setting below. An intimate hideaway for couples but also a fantastic place for large family gatherings or a friends reunion. Wonderful in summer with the pool, great in winter with the wood burner. Sensational views all year round. This nature setting is alive with bird life and at night time Glow Worm's can be found a couple of minutes walk from the house. The property has resident sheep that are friendly and can be hand fed. They love been fed bread. The home comprises of a main lounge and dining area with satellite TV and DVD player and a second downstairs lounge/children's den with TV. This has an extensive range of toys, games and a blackboard to entertain the children. INTERACTION WITH GUESTS Personal meet & greet is available for this property & on call assistance throughout the stay. OTHER THINGS TO NOTE Included in your stay are all utilities, linens & towels, use of property amenities including unlimited WiFi and pantry & sanitary basics. For longer stays a weekly refresher house cleaning service inclusive of linen and towels can be arranged at an extra charge. (please note the property must be left in a tidy condition at departure. Fully self contained apartment with everything you will need for your stay. The apartment has one master bedroom and one single. Separate shower/toilet and its own comfortable lounge. Cosy and sunny with views over the garden and Tasman Bay. Behind the apartment is a salt water swimming pool for those hot days in summer. If you are relaxing by the pool or exploring the nearby attractions this is a great base for your stay.
