Check-In/Check-Out Time: Generally, Check-In after 3 pm and Check-Out by 10 am. You must SET a check-in/check out time with me and stick to it, or let me know if it needs to be changed ahead of time. Please be considerate in following this as I need to clear time in my schedule to have the apartment ready at a certain time for both you and in many cases, the guests checking-in after you check-out.
A/C: **As of August 2016, we have a brand new and more powerful AC unit than we have in the past**, however: In the summer, the upstairs gets pretty warm. I have a standing A/C unit which helps to cool the large main bedroom of the apartment, but on those 90-100 degree days (or a day or 2 following several hot days), it is still warm upstairs even with the A/C running. I have ceiling fans and standing fans that generally work very well upstairs as well. Keep this in mind when booking! Guest AccessThe apartment is on the second floor of my home. It is a nice private place to stay when you are in the area, nothing very fancy, but comfortable. There is a separate entrance accessible through a small bit of the yard/grass. In the apartment, there is one large room with a Queen size bed and a couch that opens to a full size mattress, as well as enough room for a full size air mattress (which I can provide you), and a twin size foam (see photos - provided) if needed. There is also a small room with a desk that looks out a window. In that room, you can fit a twin size air mattress (which I can provide you). [Note: If you use all of the sleeping spaces - particularly including the twin foam by the TV stand, this will really limit the amount of walking space in the apartment and depending on your preference, the foam may need to be rolled up daily.] ***Note: If you need more space or sleeping spaces, please check out my other listing, "Guest Room w Pool" which is also in my home, but not part of the apartment. This will provide an extra Queen Bed.*** There are two small dressers with 4 drawers each for your belongings, as well as some space in a cabinet in the TV stand, and on a bookshelf for your belongings. There is also some room to hang a few things in the kitchen cabinet. The large room has a TV (no cable or channels) that you can watch DVDs on. The kitchen has a stove/oven, microwave, toaster oven, and full-size refrigerator with freezer. There is a table that easily seats 4-6. However in the warmer months, the dining table in the sunroom can be enjoyed and easily seats 8 or more. There is a full bathroom with shower/tub. All of the rooms have windows, and the view of the yard from the second floor is very pretty. The apartment has it's own thermostat, so you can set the heat at your comfort level. (See Below at Bottom of Description for Items Provided in the Apartment) The NeighborhoodI live in the TOWN of Newburgh. It is a nice, quiet neighborhood. There is a highway near me (across the street and through the woods) which you can hear a bit, especially if the windows are open. I'm used to it and it doesn't bother me, but I wanted to mention it for people who are very light sleepers.

I can provide some suggestions on places to visit or restaurants to check out if you need any. Check out my Airbnb GUIDEBOOK for the property. I've added TONS of places ranging from a 1 minute to a 1 hour drive - restaurants, family friendly areas, sightseeing, hot air balloons, skydiving, hiking, river cruises, mansions, historic sites, wineries, shops, farms, and more. Getting AroundYou need a car/bike to get to restaurants & stores. It is about an 8 minute drive to most things (24-Hr Wal-mart; Home Depot/Lowes; Kohls; Stop & Shop; Various Restaurants). There are local taxi's in the area, however, they've proven to be unreliable, so it's best if you have your own transportation. There are rental places (Enterprise and Hertz) in Newburgh (and also, accessible through Stewart airport if you are arriving from there). There is also an Enterprise car-rental location in Beacon which I believe will pick you up at the train station if you arrange it ahead of time and are renting with them. There's plenty of room in the driveway for your vehicle(s). There are also two 24-Hr gas stations on the corner of the road, and a 24-Hr diner.
For Travelers: The house is: about 1 minute from I-84, 5 minutes from NYS Thruway/I-87, and 24 minutes from Taconic State Pkwy; 15 minutes from Beacon Train Station^ Metro North Hudson Line (It is about 1h 30m ride on the train to NYC. More info at: mta [decimal] info); 8 minutes from Stewart International Airport^ (SWF); 45m - 1 H from Westchester Airport (HPN), 1h15m from Newark International Airport (EWR - in NY/NJ), and 1.5 Hrs from Albany International Airport (ALB).

Use of Pool and Yard is at your own risk. Please be responsible and careful. Keep in mind that I have another listing, so there my be other guests using the pool/yard/sunroom at times.
