A port or red wine in front of the open fireplace is common in winter, as is a chilled wine on the veranda over looking the park in summer. Alfresco dining on the veranda, patio or lawn overlooking the park is a favourite nearly all year round. Be uplifted by trees, birds, wildlife (possums love the trees also!) and fresh air. A peaceful but friendly neighbourhood. No traffic noise. A few minutes to national park walks around the reservoir and Walkabout Creek. Visit the platypus there and hear bellbirds tinkle and whip birds crack. Guest AccessEntertain on the deck or 'beer garden' patio. Bifold doors open out to extend inside lounge into the deck. Relax by the fireplace with Blue-ray sound system, or play the piano in the downstairs shared (with violinist) studio. The NeighborhoodWhat a friendly street! The neighbours get together with a few bottles in whichever garden. Say hello and they'll welcome you. Excellent schools nearby. At the end of the street are creek walks and a reservoir, bush and rainforest of the D'Aguilar Ranges; drive up to Mt Nebo and Mt Glorious for spectacular views and BBQ areas. Brisbane CBD and Southbank are only 6km away, an easy 15 minute (off peak) bus ride. Airport and bus and train station pickup is available for a reasonable charge. The SpaceThis cottage is simple and basic. It is a post-war cottage in a typical Queenslander style which means that it is not perfect! It is hard to keep these types of older houses immaculate! No TV or central stereo. Peace and quiet. But it is not a morgue either! It's just a nice place. It can collect a little bit of dust but for its age it is as clean as it can be! You have the run of the house other than my bedroom and office. You can use the kitchen including all appliances in it. There will be a shelf in the fridge to put your cold food in as well. Guest AccessGrab the key and let yourself in anytime! Guests will have access to the run of the place (including the use of the kitchen and a shelf in the fridge) other than my bedroom and study. The bathroom is shared. Interaction with GuestsAs much and as little as desired. I am not at the house very often, what with work, friends and outings taking up a lot of my time. If you want to sit and chat I am more than happy to do so! I work during the week and am often away on weekends so in all likelihood I may not be here to welcome you but that is OK, just grab the key and make yourself at home! We can catch up later. Any issues just text me. The NeighborhoodI have lived in Ashgrove and its environs for a number of years. I have been in Brisbane since 1998 and I have explored a lot of SE Queensland. Getting AroundPublic transport is just around the corner. The City Glider [bus 61] runs every 10 or so minutes during peak hour and runs regularly after hours and on weekends. It goes into the city and to the Cultural Centre. Other Things to NoteBYO soap! Feel free to use the kitchen and my appliances and a shelf in the fridge. Plug your phone into my speakers and pump out some tunes!

There are three cafes within a block or two. The Bardon shops at the top of the hill have restaurants, bakeries, a bottle shop and other conveniences. Getting AroundThe 375 bus literally stops outside giving you a short commute to the city via the Bardon shops and Latrobe Terrace in Paddington, offering a plethora of cafes, restaurants, antique and boutique shops as well as a supermarket and other amenities. There is also a taxi rank right here across the street. Other Things to Notethe TV has cable internet and Netflix and Stan accounts so you can watch TV shows and movies, there is no free-to-air TV.

I will give you a letter with "how the house works" information. The internet code etc As I have 3 rooms available for guests -Sometimes I will change the room that you have booked due to other bookings but you will always get the same facilities in each of the rooms and I will notify you if it is going to happen. My rates are cheap for such a great guest house, so close to the city and a kitchen and living area separate just for guests allowing you the freedom to cook and chill out in your own space- please be respectful of this shared space with other guests. Please don't use the air conditioner relentlessly- its expensive. Be mindful so I can keep my rates down. Please always wash dry and put away your dishes and wipe bench etc in the kitchen. Interaction with GuestsWe enjoy meeting people from other places. happy to help with transport questions- provide maps and itineraries The NeighborhoodThere are parks everywhere so plenty of option to explore Australian bush and wildlife. The NeighborhoodBardon is a great inner suburb nestled in leafy green rainforest close to the the cafes and boutique shops of Paddington and Rosalie and an easy drive to the planetarium, Botanical Gardens and Mount Cootha's awesome city lookout. In the other direction, the delights of Brisbane Forest Park and the Bushwalk-festooned villages of Mount Nebo and Mount Glorious await. 5 minutes walk up the road in Bardon Central there are French, Italian, Thai, Persian restaurants and coffee shops. I love my neighbourhood, it offers the ambience of old graceful Brisbane with some magnificent old Queensland cottages. On Sunday, you can walk to a farmers market located in the park land next to the Governor's House. Getting AroundAccess to City and other places of interest: Bus 375: to Stafford via the CBD, Fortitude Valley Bus 385: Express to The Cultural Centre via the CBD Bus 61 Ashgrove City Flyer to Stone Corner via the CBD 599. Great Circle Line. Takes you in a large arc of the city including the Botanical Garden, University connections and most of the large suburban shopping centres. However, when I'm home, I do a lot of my work at home and enjoy hanging out in the neighborhood cafes. I can show you around. The SpaceLarge modern home! Plenty of Space... I have a large modern home located in the fashionable Brisbane suburb of Paddington. There are four living rooms in the home as well as a shared formal dining room and lounge area. There is also a spacious outdoor entertainment area. Plenty of space therefore for privacy and relaxing. There is also a large modern kitchen. There are two living areas available. Each area is fully furnished and includes bedroom (Queen bed),private bathroom, private living area and study. The two areas can be booked together or separately. Price is $75 per room per night. THE HOME The property was designed by myself and was built 7 years ago. There are 3 bedrooms, all with adjacent lounge rooms, study and private bathroom. With 4 lounge rooms in total, shared formal dining room and outdoor entertainment area, there is plenty of space. All rooms are fully furnished with towels and linen provided. The property is located 4km from the CBD in a quiet cul-de-sac just 50 metres from bus stops. Also just 50 metres away are several restaurants including Mundo Churrasco, The Green Mango, and Avanti. THE AREA Paddington can be considered eclectic for many reasons. When it comes to shopping there are chic fashion boutiques, a variety of second hand stores, art galleries and antique stores. There is a thriving bar and restaurant scene with dozens of establishments stretching along the length of Caxton St, Given Terrace and Latrobe Terrace which make up the main thoroughfare through the suburb. The variety of cuisine options available is truly amazing, from Brazilian, Ethiopian, French, Indian, Italian, Japanese, Modern Australian, Nepalese, Thai, Turkish and vegetarian. All tastes are catered for. Suncorp Stadium, a venue for major sporting and musical events, has its main entrance on Caxton Street. The centre of Paddington lies on Latrobe Terrace which is just 3km from Brisbane’s CBD and is well served by public buses. We're also close to plenty of bushland and parkland, including Roma St. Parklands and Mt. Cootha. The property is located just 4km from CBD with bus stops only 50 metres from house. We are at the end of a leafy cul-de-sac, peaceful and quiet despite being so close to the city. GETTING THERE AND AWAY From the airport: A Taxi will take from 30 to 40 minutes and cost approximately $45. Airtrain departs from the airport every 30 mins and costs $16 to Roma St Station in the City. From Roma St Station: Buses are frequent (every 10mins) from platform 1 in the station take the No. 385 (10mins to the stop at the home). Alternatively the No. 375 (15mins to the stop at the home) leaves from Roma St in front of the station. The SpaceWe have a large bedroom available for visitors to Brisbane. The bedroom has a king single bed, + another single bed to accommodate 2 guests if required. Our home is in Paddington, a leafy suburb close to the City. The home is a modern farmhouse design with large yard. We are in a quiet residential area accessed via a long driveway so no traffic noise. The home is 2-storey. Your bedroom has a shared bathroom (for your use and shared with our other guest bedroom). Our home has 2 other bathrooms for use by our family. The guest bedrooms (2) are on the lower level and the family bedrooms, kitchen are upstairs. We have air conditioning or ceiling fans in all bedrooms. We have a large family room with 50" TV and lots of movies. Alternatively we have a large library and reading area + upstairs verandah and downstairs porch - for dining, reading. You are welcome to dine with us or take advantage of the many restaurants and coffee shops in Paddington. A coffee shop has just commenced trading over the road. You are also welcome to use our fully equipped kitchen and laundry facilities. We are a family of 6 - 4 children aged between 10 and 16. ALERT!!! - Yes 4 Children. If you are seeking peace and solitude - this accommodation may not be for you. If you enjoy the company of 3 energetic boys and a teenage girl then keep reading. We have unlimited high speed WIFI which you are welcome to use - for free. Our home is 4km from the City - walking takes 50 minutes or there are various bus options which take between 10 and 20 minutes. If you are coming by car, there is ample street (free) parking available. The Airport is 20 minutes drive. Approx $45 Taxi fare. There are many parks nearby and walking/cycling tracks. Guest AccessYou will be able to feel at home with access to Wi-Fi (limited plan), fridge and cupboard storage, microwave (to warm up pre-made meals), toaster, kettle and drinkable water. I request that visitors do not prepare/cook hot meals while in the premises. However, I am happy for guests to use the kitchen for breakfast or to assemble cold meals or warm up pre-made meals. You will have access to the toaster, kettle, fridge, microwave. Don't worry about the dirty dishes, we'll do them for you! Your room has a ceiling fan, closet storage, private access to own toilet and bathroom and also a separate interior access to the back deck and garden. The NeighborhoodThe area where we live is well known for its hilly and leafy environment, for its quietness and for being yet located so near to the Brisbane city center, Domestic and Int'l Airports, Paddington antique shops, boutiques, cafes and restaurants, Mt Cootha Botanic Gardens and look-out, Rosalie restaurants and cinema, The Caxton Bars and Cinema Complex and the large Indooroopilly Shopping Centre. On Saturdays you can go to the fab Kelvin Grove Village farmers markets. There are a few neighbourhood restaurants to choose from a street or two away for night time dining or a greater choice in nearby Paddington. There are three supermarkets within walking distance in Ashgrove (10 mins walk). And four streets away is a bakery that makes its own bread on site and sells coffee, you may care to stroll to grab some brekky. Make sure to access the personalised Guide Book attached to this listing (you'll find it at the top of my listing on main page right hand side) as it will point you in the right direction for all the right foodie spots and amenities. Getting AroundThe nearest public bus stop is just around the corner. The City Glider (bus #61) goes into the city and to the Cultural Centre and runs every ten minutes during peak hours and runs every 15 mins after hours and on weekends. Other Things to NoteYou can walk from our place to the city in 55 mins through Paddington (where you'll find antique shops, cafés, restaurants and boutiques), followed by the Suncorp Stadium (rugby and OZ rules games) and the Ithaca public swimming pool, then Caxton (where the bars and night life takes place). It will take you 10 mins by car to the city center and 20 mins to the airport. To and from the airport is $55-$60 with a taxi. Air-train departs from Roma Street (city center) from 5am. Roma Street is 5 km from mine.

The SpaceThe very clean and self-contained studio comprises a kitchen/living room, a bedroom and a bathroom/toilet. The studio is accessed via a separate (from the main house) entrance and features timber flooring, a stainless steel kitchen, a bathroom tiled in natural stone and a small balcony. The bedroom contains a Queen sized bed and offers plenty of wardrobe space. TV (flat) and WiFi provide entertainment. Laundry is shared with the owners who live next door. A shared carport is also available. The house is a newly constructed contemporary residential house in the pleasant suburb of Bardon next to Mt Cootha. The property is close to the city, universities (UQ, QUT) and shops, cafes and restaurants in the neighbouring suburbs of Paddington and Rosalie. Bardon is well serviced by public transport. It takes about 35 minutes to get to the CBD on the bus (line 375 from Simpsons Road, 840 m walking distance). By car, it is a 7 km drive taking about 15 minutes to the city. Your hosts are Sandra and Robert. Sandra is a lawyer, with a keen interest in exercising. Robert is an academic and mining geologist. Both have travelled extensively and are happy to provide advise on what to do, where to go and how best to enjoy Brisbane.
