The SpaceNestled in 5 acres, it is quiet , yet only 5 minutes away from the Delaware River, for kayaking , tubing and rafting. The downstairs is always a fun space to hang, cool in the Summer months, quiet place to read, or play video games , perfect for familes or friends who like their own space. Getting AroundPort Jervis Other Things to NoteThe hot tub requires daily maintenance , simply test the water with the test strips and add chlorine , which is provided and your good to go in .

The SpaceThe house is a 2 level house, with a living room with beautiful cathedral ceiling and a special wood burning fireplace and wetbar. The first floor has a guest room with a queen size bed and a full size futon. The second floor has a kids room with two twin beds, and a master suite with a Queen size bed. Both floor have TV's with Netflix/Hulu/Amazon. The house has free Wifi. The kitchen is fully equipped with all amenities (microwave, dishwasher, stove, oven), large refrigerator and pantry. The basement has a washer and dryer. One full bathroom on the first floor. There is a sunroom that leads to the 1 acre backyard. The house also has a two car garage. Guest AccessGuests will have access to all above mentioned amenities. Interaction with GuestsGuests will have complete privacy. The NeighborhoodThe neighborhood is amazing. You are pretty much in a forest...quiet, serene and beautiful. Barryville is is located off the Upper Delaware River on one of the most scenic beautiful routes (Hway 97) along the prettiest river in the country. Most people visit the Upper Delaware to canoe, kayak, camp, motrocycle, fish or visit friends. There are great places to hike nearby: Ten Mile River and others. Great restaurants: Carriage House, Il Castello, Cedar Rapids. Drive up to Narrowsburg, another wonderful river town. Left anything behind? The River Market has it all. Getting AroundYes there is convenient public transportation: Take the New Jersey Transit (Train) to Port Jervis ($23) and grab a taxi to Barryville ($45). Other Things to NoteThere will be coffee, creamer, sugar, salt, pepper, ketchup, mustard. There is a small supermarket within 10 minute drive and a small general store within walking distance. Liquor stores are expensive in the area. There is a Farmers Market on Saturdays in Barryville.

SECOND FLOOR: 3 Bathrooms Guest AccessAccess to entire house with exception of our home office, basement, garage, and some locked closets for our personal storage. Interaction with GuestsWe will not be near premises during your stay so please be self sufficient. We are only a phone call/text/e-mail away and we have great neighbors/caretakers who live directly across from the home who can assist. The NeighborhoodVery quite, trendy upstate location. B.V.H. - Great sports bar down the street from us that offers food, drink, and good times. Pizza restaurants in town Il Castello. Pecks Grocery store in town. Dollar General store across from grocery. D&R Gas station down the street from us. Delaware River is right down the street from us. Many spots for hiking, fishing, rafting, canoeing, skiing and Monticello Raceway very near by. Closest larger cities are - Port Jervis, Monticello, Liberty, and Milford, PA followed by Scranton, PA. Getting AroundParking on premises. It is possible to take the train from NYC Penn Station - NJ Transit - Main Bergen Line to Port Jervis - Taxi's and rental cars are available in port.

Guest AccessYou have use of the whole house. There is some closet/hanging space in both bedrooms. Please also feel free to call me (PHONE NUMBER HIDDEN) or email (EMAIL HIDDEN) The NeighborhoodWalk to the Delaware River, there is a public access at the end of River Road. Walk to several eateries. BVH Sportsbar on the Barryville-yulan Road, Carriage House and Clancy's diner at the four corners of Barryville. I just put this site up so I will be adding to this page. Other Things to NoteHot water should be on but if not there is a grey box just inside the basement stairs - turn it on. The stove burners need to be lit with a match. There are outside lights on the wall next to the front door and light to illuminate the back garden is on the wall next to the fireplace upstairs. When using the fireplace please make sure the flue is open. Pull down the lever in the fireplace.

The Space***Now that Winter is here, many of the local restaurants are closed until April*** This 2 bedroom riverfront apartment can comfortably accommodate a family of 4. Set on over 2 private acres, it is approximately 15 minutes from the Metro North Train, and a 1 minute drive to the town of Barryville, where you can find restaurants, antique shops, grocery store, and a weekend farmers market. We are also located minutes from Canoe rentals, Zip lining, hiking, The historic (Revolutionary War) Minisink battlefield park, etc..The apartment also features a beautiful deck, small firepit (please bring your own wood), TV (no cable), Bluray/dvd player, kitchen, refrigerator (no freezer), and Wifi access. The landscape is dominated by the Delaware River, which is directly accessible for fishing, boating, swimming, or just gazing at the sunset. Bald Eagles are commonly seen from here. *A permit is needed for fishing, and daily/weekend passes are available minutes away at the local sporting shop. The location has very poor cell phone service, but a landline is available. Guest AccessThe guests will have access to apartment 1, but not the garage, or apartment 2. Interaction with GuestsOwner occupies apartment 2, and will be available for assistance, but respects your privacy. (There is no connective access between apartment 1 and 2). Getting AroundAprox. 15 minutes from the Metro North Train, 1 minute to the town of Barryville, and a 2 hour drive from NYC. Other Things to NoteThere is a small dog (Harry, the Welsh Terrier) who lives in apartment 2 with owner, but he is never off leash. However, barking might be heard from time to time. There isn't an air conditioner in the apartment, but it is rather cool at night, and we have window-box-fans available and suggest you use them. (We do have a rolling, portable air conditioner by special request).

The SpaceOriginally built by a huntsman, the Lumberland Cabin was constructed in the mid 1980s on 5 acres of pristine woodland. Today, the Lumberland is a comfortable living space with all-season amenities - electric, heat + AC, hot water, internet, and a washer/dryer. There is a single bedroom with a queen-sized bed, as well as a sleeping nook for extra guests. The main cabin room houses a well-stocked kitchen and dining table, as well as a cozy lounge area with a wood-burning stove for cold winter nights. Guest AccessYou have full access to the house and the 5 acres of land. There is a door next to the garage that houses the hot water heater and furnace. Please do not enter this building. There is another outbuilding halfway up the driveway that was formerly a woodshop. It is currently closed to guests. Interaction with GuestsI live around the corner and can be available if anything comes up. I can also offer plenty of tips for things to see and do. The NeighborhoodLumberland is a small town in Sullivan County. In fact, there is not a single traffic light in the township. It is known for it's rocky and wooded landscape. There are lots of rivers, lakes and streams. Fishing and other types of river sports are very popular here. Barryville is our closest hamlet and it has a few restaurants, a market (farmers market in the summer) and plenty of river access points. Getting AroundYou will need a car to get around, preferably 4x4 in the winter. Other Things to NoteThe driveway is long, steep and windy. Take it very slow. I have it clearly marked so you can see if you arrive at night. If it snows while you are here the driveway will be professionally plowed and salted. There is a generator on site. If the power goes out the generator will kick on. You won't be left in the dark. A limited amount of firewood available for your use. If you plan on burning a lot of wood please bring your own. Most local stores have firewood bundles for sale. See instructions in the cabin for using the fireplace. The internet isn't that fast. It's as fast as I could get it. It's adequate for checking email and streaming movies. I wouldn't rely on it for uploading large photos. Trust me, It's as important to me as it is to you. But you're in the woods now. It's pretty amazing we even have internet! There is perfect cell coverage for Verizon users. There is no service for AT&T. If you use AT&T let me know ahead of time and I can add your number to the microcell. If you use other carriers I am afraid you might not have service.
