The SpaceThis STUDIO Apartment is at the end of a no through street, up on top of a hill being the highest point in this local area. It is a secluded area nestled amongst the tea trees and the Moonahs. Enjoy peace and quiet while sitting out on the deck taking in the amazing water views. Yet you are only a short walk to Tyrone beach and Blairgowrie shops. A short drive to a variety of golf courses, Peninsula Hot Springs, ocean beaches, Sorrento and Portsea rock pools. Swimming with the dolphins at Sorrento or visiting the wineries for lunch at Red Hill. The studio apartment features a comfortable chiropractic mattress, fresh quality linen and towels, a flat screen TV and a blue ray DVD player. There is an evaporative water cooler and two fin oil heater for your convenience. Tables and chairs are available in the studio apt or dine out on the main deck. Swing in the pod chairs on the deck in the evening with a cheese board and glass of wine or relax in the double hammock to read a good book. Guests have a private studio apartment with a well equiped small kitchenette. This includes a bar fridge, pod coffee machine, kettle, toaster, small oven, two hot plates and sink. It is suitable for preparing simple breakfasts, assembling meals and putting together wine and cheese platters. The hallway leads to a private ensuite bathroom and separate toilet and shower. Four things many of my guests love about our STUDIO APARTMENT are: •Stunning Bay Views – whether lying in bed or sitting on the deck they just love watching the marine traffic, colors of the water in the bay or sailing boats on a summer weekend. •Comfortable bed – lots of guests comment they sleep really well with the sea air and a comfortable bed. •Location – They feel secluded yet only a short walk to the bay and central everything else the Mornington Peninsula has to offer. •Cleanliness and décor – we pride our home on being clean. Guests find the casual seaside décor relaxing and easy living Two things to be aware of about the Studio Apartment are: •Internet - there is no internet at the Studio APT due to unreliable connections in the local seaside area. Most guests comment that they love the break from being on the internet and if they need have access on their phones. •Shared main balcony – We have been renting out both residences over weekends and weekdays for two years now. The feedback from guests is they really enjoyed sharing the deck and meeting new Airbnbers yet also found they had their own privacy. Please read Guest Access below for more details. Guest AccessAt our Airbnb Stunning Bay Views Rye there are two places to stay; the HOME and Studio Apartment. Both the APT and HOME have completely separate entrances and are completely separate spaces. Each has their own bathrooms and bedrooms with bay views from the bed, despite being under the one roofline. The only area they do share is a 12 x 6 metre deck, if both parties are there at the same time. The HOME has an additional private deck, 12 x 1 .5 metres upstairs. The APT has an additional private garden deck measuring 4 x 5 metres. If a couple is booked into the APT then there we only take a booking for a couple in the HOME. Sometimes you may hear guests moving around in the other residence and sometimes you don’t. It is good to be aware of it. There is separate car park for the HOME in a lock up garage and the APT car park is adjacent to their entrance via the garden deck. Please read the reviews as this has happened on most weekends for the past two years and most guests end up just passing each other as they go off to explore or sharing a glass of wine on the deck as Airbnb can be a friendly way to travel. If you have any doubts or questions please ask before you book as I am more than happy to discuss the set up with you. Meeting the guests staying in the house on my first night was also a highlight - the balance of privacy in the house and apartment but with shared balcony works perfectly. Initially we were turned off this idea, wanting privacy but once explained and once we were there, it really is not an issue. Don't be turned off if this sounds like a shared situation. It was quite ok. We only saw the other guests in the other apartment once in the morning. The NeighborhoodOur Airbnb is at the end of a no through street so there is no passing traffic. It is a quite peaceful area. Please keep this in mind for older people and children. The driveway to 2a Austin St is a shared driveway. I always walk up 2a Austin Driveway then enter the gate and up the steps to number 2 Austin Street. It is not as steep and much safer. Weekends – Min 2 night stay. Long weekends – Min 3 night stay. Easter and Cup weekend – Min 4 night stay. December/January holidays: Min 5 night stay. If you book a non public holiday weekend you can stay an extra night for $105. Close to Peninsula Hot Springs. Undercover parking. Weber/BBQ . Bed linen, Queen size bed. towels provided. You can choose your bedroom look if you prefer..... Look at photos and choose a certain 'feel' Iron and ironing board, hairdryer and clothes stand available. Complimentary port and chocolates. Complimentary juice, cereal, yogurt in fridge. Complimentary mini " nibbles" platter. Open plan living combining bedroom/living room. Bright and cheerful, snug in winter with wall heater and AC for hot summer days. Wonderful walks, historical sites, art galleries, gourmet restaurants, casual cafes, local markets. Buses nearby if required. Swim with the dolphins, the seals or just swim in the pristine bay. Go to the Yacht clubs and enjoy a glass of local wine. Or just sit in the garden, listen to the birds and read or paint. Play golf on wonderful courses, fish, visit local sports areas. Catch the ferry to historical Queenscliff, watch the dolphins swim with the ferry on the way, have local seafood and wines before going to Great Ocean Road or come here after the Great Ocean rd and choose where to go from here. Or take the coastal road to Cape Shanck, enjoy the breathtaking views to Philip Island where the penguins are. Different routes to Melbourne are the Freeway, the bay road or the coastal drive, many choices and much beauty abounds. Internet available only in the garden. The SpaceThis is a Beautiful brand new fully self-contained One bedroom beach apartment. Architect designed on eco principles, this retreat has a spacious living area with kitchen (offering stove top cooking and microwave but no oven) and separate bedroom with WIR and en-suite. This apartment has a comfortable queen size bed with quality bedding and a modern retro style living area with a queen sofa bed for which bedding will be supplied should you book for it. The private entry stairs lead to your own large deck with bbq. We offer a fresh, luxurious and relaxing beach retreat. The perfect place to do as much or as little as you like. Guest AccessShortly before your stay you will be provided with all the information you need to self check in. You can check in anytime from 3pm. You will arrive to your own private entrance up an external staircase to the decking and you can come and go as you please. There is an outdoor shower beneath the stairs which you're welcome to use and you also have access to a separate laundry area on a user pays basis. The NeighborhoodWe are in a quiet street, easy walking distance to safe bay beaches, ocean beaches, shops and restaurants, sailing club and marina and the Mornington Peninsula National Park walking track. We are also very close to a reserve and tennis courts. A perfect place for exploring the peninsula, other activities include Visiting the Hot springs, Wineries, several world-class Golf courses, Horse riding on the beach, aquatic activities such as surfing, sailing, scuba diving, snorkelling and stand up paddle boards, Strawberry farm and local markets. Getting AroundThe best way to get around is with a car however there is a bus service which runs everyday between Portsea and Frankston which departs from the end of our road. The peninsula is also a popular bike riding area. If you don't have your own there is a place which does hire out bikes just 10 minutes walk away. Walking is also a popular way to get around the local areas and we are close to great back beach walking tracks as well as being a short walk to the Blairgowrie shops and bay beach. The SpaceA coastal retreat that provides a perfect balance of modern comfort and simple living. Made from reclaimed materials and perfectly positioned in a quiet pocket, our beach house is a fabulous way to unwind and let time slow down. Decorated with a down to earth retro style, many of the pieces have been gathered from travels and local vintage stores. Our guests often remark that they feel like they are being welcomed into a warm, much loved home. You can only hear the back beach waves from our quiet neighbourhood, and the birds. Our road is a back road, and unlike much of Rye and Blairgowrie you can't hear cars from the main roads. You have a lush large landscaped front and back garden where you can unfold one of the sun lounges and read, watch the kids bounce for hours on the trampoline or just rest and enjoy the peace. BBQ always ready to go with a fantastic outdoor dining area. Help yourself to the herb garden for cooking. Walk ten minutes to discover your own special ocean beach perfect for a beach picnic. The SpaceSpend cosy Winter nights curled up on the couch in front of the gas log fire watching a variety of DVD's or just enjoy a bit of reading and relaxing. Stay cool in Summer with the split system air conditioner. All the home comforts are here for your enjoyment. Have a barbecue out in your private courtyard and soak up the sun. Location is on a corner of the main back road to Sorrento, so access is easy via William rd. A light breakfast is provided in the tariff for two days of your stay. Guest AccessGuests have their own private entrance with key available at your specified time. Interaction with GuestsThe host Sadie lives on the property in the attached house next door. Your privacy is respected but she is happy to help with any advice required. The NeighborhoodBlairgowrie is a popular Peninsula village. It has everything that you may need for your beach activities, shopping and cafe dining. Sorrento is only 5mins further up the highway with more shops, galleries, hotels and beaches. Catch the ferry over to historic Queenscliff for a great day out and perhaps see the playful dolphins. Portsea is a further 5mins drive away where you can visit the Point Nepean National Park for walks, tours or bike riding. The Peninsula has many attractions for visitors with an abundance of Wineries, Golf courses, Bike paths and the very popular Peninsula Hot Springs in Rye. All are in easy distance to Blairgowrie. Getting AroundThere is bus services available that travel locally and further afield to Frankston. Other Things to NoteBrydon House does not require a bond for short stays but Credit Card details are appreciated for identification and security. There is plenty of room for parking if you are planning to bring your boat. The yacht club at Blairgowrie is near the Village. From the apartment you can walk to the bay beach or the back beach in 20mins. The St.Johns Wood road Rock Pools in Blairgowrie are a favourite with many visitors and are a short walk from Brydon House. Take the bike path and walk/ride to Sorrento or Rye if you are feeling energetic. Brydon House is situated on a through road to Sorrento.

Sitting high in the treetops the outlook towards Port Phillip Bay creates a sense of seclusion and tranquillity. Wrapping around three sides of the house 'The Deck' is the ideal place to catch the last glimpses of the setting sun or read that book in the hammock you just didn't have time to pick up at home. A mixture of modern facilities and wonderful personality the two storey oasis is ideal for larger groups or families wanting the benefit of separate living and sleeping zones. Flexible sleeping configurations enable 8 adults to use the property in comfort or for groups with younger children a maximum of 10 is possible with the addition of a pull out sofa bed in the separate studio, an ideal place for teenagers to relax in private.     The SpaceThis immaculately presented property is an ideal family getaway, quality furnishings throughout gives you comfort for that well deserved break. Only a short walk to the 16TH back Beach and a 3 minute drive to the front beach and local shops, this lovely 3 bedroom retreat has a relaxing wooden deck ideal for some quiet time to sleep or read a book. It also has and separate paved BBQ area that are easily accessed from the kitchen and lounge for that perfect family BBQ. The kitchen is modern and well designed with a good sized modern Gas cook top and oven and dishwasher. The lounge is spacious with two separate areas to relax in. The modern, fully renovated bathroom has a shower and separate bath. Three bedrooms are supplied with queen size beds all with BIR. Bedding is supplied but you will need to bring your own sheets, pillow cases, towels and tea towels. There is a minimum stay of 2 nights throughout the year, 4 nights at Easter and 7 nights during the Christmas Holidays.

With the addition of a good sized flat and secure rear yard, all visible from the comfort of the main living areas, the kids will be entertained for hours. Located just a short stroll to one of the Peninsulas iconic beaches, ‘Tyrone Foreshore’, this property is well positioned to take advantage of everything the Mornington Peninsula has to offer. Making the most of its northerly aspect the main living areas including the kitchen and outdoor entertaining area are bathed in sunshine. For those balmy summer nights a fully equipped kitchen including all the mod cons you’d expect of a property of this stature or outdoor gas bbq are the ideal place to prepare a meal of flathead tails & salad. Comfortably sleeping one or two families there is enough room for 8 people to relax in comfort. The sleeping configurations consist of the Main Bedroom with queen bed, ensuite and walk-in robe, Second Bedroom with queen bed and robe and finally the Kids Bedroom with 2 x single bunks and robes. After returning from a day at the beach each living area has its own t.v. and dvd making it the ideal place for kids to retreat to whilst the parents relax with a glass of wine at the opposite end of the home.       The SpaceLocated on classic unmade road on Blairgowrie's scenic back beach, this beautiful 70's period beach house is a true hideaway spot for the whole family. You'll feel right at home in this cosy house set on a huge ti-treed 17000 square foot block, just 4-5 mins walk to the back beach beach and the peninsula Coastal walk. 15 Mins walk to front beach and Blairgowrie shops. The house is set back from the road and has a private drive and an open front lawn. Cars can be parked there. One can use the car-port. The living details (please see notes in relation to what is supplied in the house) - The house has 4 bedrooms. Polished boards throughout, tiles wet areas. The master with queen size bed and BIR. The second bedroom with queen size bed, private access to a small bathroom - toilet and shower. This area can be closed off from the balance of the house. The Bunk room is a large room with 2 x bunk beds, (1 with double bottom mattress), the other traditional are singles. The spare - walk-through-bedroom has 1 x single bed and a TV and DVD player - a great space to set up the children. - The house has a total of 2 bathrooms and a separate toilet off the laundry. The main with bath and separate shower and the second above. . Bathrooms are quite dated but just upgraded with new instant hot water service and water pressure (this is a beach house). - The kitchen has everything you need to cook , electric oven and hot plate and barbeque on back verandah. microwave, fridge with separate freezer, cooking utensils, cutlery, crockery, etc. There is even a dishwasher. The house is a 70's period home with some wonderful furnishings to match. The main family room has a retro couchs, along with a LCD TV & DVD player. The separate eating area has the original laminex table and chairs for 6 - or a few more... The decked outdoor living area has a large outdoor setting which seats 6-8, BBQ and enormous back yard. The property is 5 minutes walk to Blairgowrie's back beach, including the famous "blow hole" rock pools, and scenic coastal walking tracks. Located a few mins drive or 15 min walk from Blairgowrie front beach shops.... there is a supermarket, cafes, liquor store and fish & chip shop. This is truly a phenomenal home away from home, and you'll find yourself utterly relaxed and recharged after just a short stay. Some Tips to avoid disappointment - Please read. 1. This is a classic 70's beach house. Some of the furnishings are from that period, and definitely has a retro feel. It has been modestly updated to have a few modern comforts - eg, washing machine, dishwasher, (no dryer,) new smallish fridge with freezer, and still has the hills hoist in the backyard. 2. There is currently no air conditioning, but each window opens wide with fly-wire on all to capture the beach breeze. Even in the peak of summer, this has not been an issue to us, given the close proximity to the ocean and constant cool sea breeze. 3. The house can sleep 10, but comfortably 6 adults in separate rooms. It is suitable for 2 x families including children. 4. Guests should provide all their own linen, towels and doonas. Each bed has matress protector, pillows and some bedding is supplied. There are a few extra doonas and bedding around. 5. Heating is by way of wood fired coonara heater, and the odd dimplex oil heater in each room. 6. The kitchen is original 70's, with laminated kitchen table and chairs to match. Whilst some of the crockery has been updated, we have retained much of the original contents of the house on purpose. This includes some of the original wallpaper in one room and in the toilet. 7. The bathrooms are dated but functional, the house is a modest easy-care old beach house for easy no-fuss living. Most of the time is usually spent on the back deck.... we and our frinds find the house quaint and absolutely enjoyable.           The SpaceOur HOME is at the end of a no through street, up on top of a hill being the highest point in this local area. It is a secluded area nestled amongst the tea trees and the Moonahs. Enjoy peace and quiet while sitting out on the deck taking in the amazing water views. Yet you are only a short walk to Tyrone beach and Blairgowrie shops. A short drive to a variety of golf courses, Peninsula Hot Springs, ocean beaches, Sorrento and Portsea rock pools. Swimming with the dolphins at Sorrento or visiting the wineries for lunch at Red Hill. The HOME has two bedrooms featuring comfortable chiropractic mattresses, fresh quality linen and towels, a flat screen TV and a blue ray DVD player. Both bedrooms are upstairs from the main area and have amazing bay views from each room. Wake up in your chiropractic bed to the bay view and if you look carefully you can see dolphins frolicking in the early morning. Adjacent to the bedroom is a bathroom with toilet and shower. In the bathroom is a two person spa with water views over the bay and views right back over Rye. The main dining area and lounge have glass sliding doors that open onto a 12 x 5 metre deck with fabulous views. The cosy lounge room has a six person dinning room table and an open fireplace where you can snuggle up with a glass of red on a cold winters evening. There is a wall mounted TV, blue ray DVD including a small selection of DVD's, music, board games and books to read. There is air conditioning and ducted heating throughout the home for your convenience. Guests have a full well equipped kitchen. This includes a fridge, dish drawer dishwasher, pod coffee machine, kettle, toaster, and oven. Four things many of my guests love about our HOME are: •Stunning Bay Views – whether lying in bed or sitting on the deck they just love watching the marine traffic, colors of the water in the bay or sailing boats on a summer weekend. •Comfortable bed – lots of guests comment they sleep really well with the sea air and a comfortable bed. •Location – They feel secluded yet only a short walk to the bay and central everything else the Mornington Peninsula has to offer. •Cleanliness and décor – we pride our home on being clean. Guests find the casual seaside décor relaxing and easy living Two things to be aware of at our HOME are: •Internet - there is no internet at the HOME due to unreliable connections. Most guests comment that they love the break from being on the internet and if they need have access on their phones. •Shared main balcony – We have been renting out both residences over weekends and weekdays for almost three years now. The feedback from guests is they really enjoyed sharing the deck and meeting new Airbnbers yet also found they had their own privacy. Please read Guest Access below for more details. Guest AccessAt our Airbnb Stunning Bay Views Rye there are two places to stay; either the HOME or the Studio Apartment. Both the APT and HOME have completely separate entrances and are completely separate spaces. Each has their own bathroom and bedroom with bay views from the bed, despite being under the one roofline. The only area they do share is a 12 x 5 metre deck, if both parties are there at the same time. The HOME has an additional private deck, 12 x 1.5 metres upstairs. The APT has an additional private garden deck measuring 4 x 5 metres. If a couple is booked into the APT then we only book a couple into the HOME. Sometimes you may hear guests moving around in the other residence and sometimes you don't. It is good to be aware of it. There is separate car park for the HOME in a lock up garage and the APT car park is adjacent to the entrance via the garden deck. Easter and Cup weekend – Min 4 night stay. December/January holidays: Min 5 night stay. If you book a non public holiday weekend you can stay an extra night for $150.           The SpaceJust minutes from either bay or surf beaches, and the Peninsula Hot Springs. The open plan kitchen/living/dining area is surrounded by glass - you feel as though you're in a tree-house with only tree tops visible in every direction. It opens onto the back deck with barbecue and outdoor setting, and out onto a private rear yard. The front lounge opens onto a front deck with comfortable lounge furniture that also overlooks trees. A modern, well-equipped kitchen with espresso machine, you'll never want to leave. All three bedrooms have comfortable beds, with a queen in the main bedroom (and ensuite bathroom). In a separate wing is the second main bedroom with queen bed and third bedroom with bunks to sleep four. A separate bathroom and modern laundry complements everything this house has to offer. The kitchen easily handles eight people, with plenty of crockery, glassware and cooking utensils (the owner was a chef in a past life and enjoys good cookware). There is a microwave, dishwasher, espresso machine and great oven and cooktop. The laundry has a washing machine and dryer. There are also little extras like a hairdryer, and linen if you need it. We generally ask that people bring their own, but we can provide linen if needed. There is also a multitude of games and puzzles to fill a rainy day. What we can and can't do We can accommodate your pets, but by arrangement only. We can provide linen, but ask that you bring your own beach towels. It is a non-smoking house. Three night minimum mid-week during low season. Sorry, no schoolies. Bond applies. Guest AccessThe entire house is open to guests. The driveway fits two vehicles for off-street parking, but the garage is unavailable. Interaction with GuestsWe are always at the end of a phone if anything is needed; but otherwise, guests stay independently at the house. The NeighborhoodThe house is close to the bay and surf beaches, local shopping, and only five minutes' drive from Peninsula Hot Springs. Getting AroundOff-street car parking for two cars at the house. Public transport to the Mornington Peninsula is also available. Other Things to NoteDuring low season, mid-week booking are three night minimum, weekends are two night minimum all year round (Friday and Saturday nights). Bond is $500 for a weekend and $1000 for a week's booking.
