The SpaceThe bunkhouse @ Roses River Ranch is a very comfortable yet elegant country setting for anyone who needs to "just get away" for a short period, slow down, and relax . It comfortably accommodates four people and has all the comforts of home. Dish and Wifi are available along with a washer and dryer. The kitchen is a full kitchen w microwave, a four burner gas stove and gas oven. Coffee, tea, juice, milk and muffins are provided. Check in time is 3 o'clock and check out is noon. Wimberley and Canyon Lake are both approximately 10-18 miles away. The bunkhouse is also centrally located for visiting local wineries near Johnson City, Fredericksburg, and New Braunfels. Gruene historic district and dancehall is approximately 28 miles from the bunkhouse straight up Hiway 306 past Canyon Lake. A jaunt to Austin is 50 miles north while San Antonio is 45 miles south. You are truly in the heart of Texas with the best of the Hill County in every direction. Guest AccessUpon arrival Earl or I will greet you and briefly answer any questions you have about the place or area. We live within a mile of the bunkhouse so we are accessible if you need us for any reason. We respect your privacy so you probably won't see us unless you need us for one reason or another. We have an unfenced 3-4 foot deep pond in the front area so due to the danger of young children accidently falling in, we do not rent to children under 12. We would be devastated if anything happened to a young child while the family was staying with us. Our pet policy is also not to have pets as our guests even though we love animals. The NeighborhoodThe nearest town is Blanco which is seven miles away. It has the beautiful Blanco State Park located on the gorgeous Blanco River right in the middle of downtown. A secret about Blanco is that it usually has the cheapest gas in the area! So wait before you fill up until you go into Blanco. r

    Beckmann Lane Guest House is a unique Hill Country house located just 2 miles southeast of Blanco. The house is a private house nestled in a pecan grove in the country. We have three bedrooms, living room, dining room, two fireplaces,full kitchen with microwave,and two bathrooms. Also included are two TV's with DirecTV and a DVD. Surrounded by large pecan trees, Beckmann Lane Guest House visitors often enjoy seeing many deer and other wildlife.in the vicinity. We are very centrally located to Austin -35 miles,San Antonio 30 miles, Fredericksburg 34 miles and San Marcos 32 miles and many other Hill Country Towns. This cozy place is perfect for parties, lodging,family vacations, and getaways. This is a very private setting in the country yet only 3 miles from Blanco. There are many events in Blanco and surrounding towns. The house is centrally located in the Hill Country and is close to San Antonio, Austin, Fredericksburg, San Marcos, and many others. There are wineries, shopping, local fruit markets and many other weekly events.

We cater to the amateur astronomer. Starry Nights Bed and Breakfast is a beautiful place to observe the night sky. Just minutes from Wimberley and Blanco and the highland lakes. A tree house and swings for the kids. A nature oriented bed and breakfast with hiking trails, bird watching, astronomy and beautiful sunsets. A beautiful rustic cabin with privacy.

      The SpaceThis is a very comfortable home in the country but only 3 miles from Blanco. The home has 3 bedrooms, one king size bed, two twins, twin with a trundle, and couch in living room that makes into a full size bed. It has 2 bathrooms, two bathtubs, and a walk-in shower. Also included are two TV's with DirecTV and a dvd player. microwave, coffee maker, and a Keurig coffee maker. Surrounded by large trees Beckmann lane Guesthouse is a great place to see the Hill Country. Interaction with GuestsWe live on the property down the road from the guesthouse, so are available to any questions

      The SpaceRiver House has a welcoming living room, a large kitchen & dining area, 3 comfy bedrooms, 2 bathrooms + an enclosed and air-conditioned back porch with two twin beds where we put the kiddos. Note: We're currently renovating and improving the laundry room and back bedroom, so they're going from a little ugly to AWESOME. Gorgeous oak trees shade the yard and make for spectacular alfresco dining, with views of the river. The cool river is a few steps away--a must in the Texas heat! Swim, tube, wade, fish, float, canoe to your heart's content. Birds, trees, and stars abound. Blanco State Park is less than 1/2 mile away. BBQ and other dining opportunities are a short walk from the doorstep. We're in the process of slowly renovating the house, so the back side isn't stellar, but everything else is. And the area is lovely and peaceful--bordered by the river and semi-private streets. Come play and relax. It's like camping alongside a river. . . but with air conditioning, hot showers and soft beds! Guest AccessGuests may use most of the amenities here. Because we use the home occasionally, our belongings will be sequestered and delineated for privacy. Otherwise, guests may use supplies, appliances, etc, freely. Microwave, coffee pot, toaster oven, full stove + oven are present. Unfortunately, the washer/dryer are non-functioning at this point. There are books, magazines, wireless internet, board games, puzzles, usually a basketball and volleyball (volleyball nets are in the State Park and a basketball court is located a short walk away on Live Oak Street). We have a tv with Amazon Firestick (sign in with your Amazon account), and a DVD player. But if you're like us, you won't watch much tv out here. Interaction with GuestsI'm fairly hands off, but please contact me if necessary. The NeighborhoodRiver House is in a great location. The river is a big attraction during the summertime, so hop on in or bring your fishing pole! Blanco State Park hosts bird talks, night walks, and other programs. Real Ale Brewery is here in town and provides tours. You can also head out to nearby Pedernales Falls State Park, Guadalupe River State Park, Jacob's Well, Driftwood Estates Winery, Deep Eddy Vodka Distillery, or Six Flags Fiesta Texas. Or head over to the Blanco stadium on Friday nights in-season for some Panther football. Blanco offers a refuge from the crowds in Austin for SXSW or ACLfest. The City of Blanco also hosts events like the Lavendar Festival, Wild Woman Weekend, the Festival of Texas Fiddling, and Market Days. The city square is within walking distance, so you can easily visit the coffee shop, BBQ joint, or café. If you're a golfer, Vaaler golf course is only 10 minutes away. The neighbors are longtime residents and friendly Texans. There are historic homes in the neighborhood, including the small one next door, which used to be the Medic building for the Civilian Conservation Corps when they were working in Blanco State Park; and the Amenthal House, a few houses down, which belonged to President LBJ's ancestors. Getting AroundMany attractions are within walking distance from the front door of Blanco River House. Otherwise, it's a short and pretty drive to your destination. Other Things to NoteBlanco has a small-town feel, so please be respectful of our neighbors' space, and their peace and quiet. (For example, don't blare gangsta rap at 2 a.m. You get it.) *In wintertime, the HVAC unit outside the kitchen may groan & blow off steam. This is normal, and helps with its efficiency.         The SpaceLocated 5 minutes outside of Blanco, the cabin is in a perfect location for day trips to explore the surrounding hill country. Or relax and rejuvenate on the property: splash in the river or creek, curl up in the hammock, or enjoy a walk on the beautiful creek-side trails. Bird watchers will delight in the great variety of song-birds, raptors, wild turkeys and Great Blue Herons who frequent the property. Centrally located in the Texas hill country, there is easy access to surrounding towns and attractions: 30 miles to Wimberley 30 miles to Luckenbach 35 miles to Fredericksburg 50 miles to Austin, San Antonio and Enchanted Rock The 2-story cabin sleeps up to 6, with 2 bedrooms upstairs and 1 bathroom downstairs. The master bedroom is spacious and private. The 2nd bedroom is less private and open to the staircase (note that master bedroom occupants need to pass through the 2nd bedroom to access the stairs and bathroom). The cabin has stained concrete floors downstairs and is equipped with a full kitchen, stove, oven, microwave, refrigerator, coffee maker, etc. plus spacious indoor and outdoor living areas and an outdoor shower. The cabin is comfortable but not fancy - the land is the real draw and a truly magical spot for nature lovers and naturalists. Guest AccessGuests will have access to the full house except for one locked closet, plus a laundry room and outdoor pavilion with Ping-Pong table, corn-hole, and ladder ball games.         The SpaceLike mentioned earlier, the house is being renovated but that doesn't take away from the comfortable feel of the house. There is a lot of natural light and a big yard. There is no wi fi or television so its the perfect place to unplug for awhile. Also, there is no shower in the bathroom but there is a huge claw-foot tub (see photo). Guest AccessYou'll have access to the entire house and the yard. We have chickens you are welcome to say hello to and a tortoise lives on the property as well! Feel free to walk around! There is also a separate building with a washer and dryer you're welcome to use. Outside that building is a private outdoor sitting area. Interaction with GuestsWe live next door with our two boys, chickens, dog and cat so we'll be available to answer any questions while you're here! If you're interested we can leave the local Real Ale beer in your fridge along with fresh eggs for a small fee. The NeighborhoodOur neighborhood is a five minute walk from the Blanco square and a 10 minute walk to Blanco State Park. It's a quiet neighborhood about 5 blocks off Hwy 281. Our neighbors keep to themselves and the lots behind and next to the house are vacant. Getting AroundYou're welcome to borrow our bikes to get around town if you'd like...just ask! Other Things to NoteThere is not central air or heat in the house. We heat by propane heaters and a wood burning stove and cool with a wall unit. It's a well insulated house so these options work very well. The bathroom ceiling is a little low so our tall friends may need to brush their teeth in another room!

Guest AccessThe Cottage sits in back of the Kellam House, which is the main house and is accessed from Live Oak Street. Front door leads into a comfortable main room with kitchenette & bath. Adjoining the cottage yard is the back yard for the Main House but can be used to cut across to downtown. Interaction with GuestsYou will be welcomed by me and I will orient you to the property and surrounding area. Cottage is on property with The Kellam House, where I was born and now live. I love to share the history and to answer questions about Blanco and surrounding area. I do want this to be special for your stay. Since I live on the property I will be able to take care of any unexpected needs. Your privacy will be respected. The NeighborhoodGetting away to Blanco is great for people who need some time away from the busy city life. In the cool early mornings you can join the locals on their walk through Roland and Viola Bindseil City Park and continue through the Blanco State Park. You can enjoy some birdwatching or if you bring your fishing gear there have been some 30+ lb catfish caught in Blanco River. You can return in the evenings for (when scheduled), Arts in the Park at Bindseil Park or Stargazing and other activities in the Blanco State Park. The Blanco State Park was constructed in 1933 by the Civilian Conservation Corp (CCC) and has beautiful rock dams, tables and seats and the Clubhouse. My dad, at 18, came to Blanco with the CCCs and was the only one out of 160 boys to meet a girl, fall in love, marry and settle in Blanco to raise his family. Strolling on through downtown you will find several shops, The Pioneer Museum and the Old Blanco County Courthouse which was built in 1885. The courthouse scene for the 2nd True Grit movie was filmed in the courtroom. Market Days happens the 3rd Saturday on the Courthouse lawn but often there are other Saturdays that you see the lawn covered with tents and people selling their wares. There are 5 restaurants and a coffe house in the Downtown Historic District for delicious lunches. Returning for dinner you will enjoy live music at most of the restaurants. Please wear shoes appropriate for walking on rough terrain and possible stumps left from clearing the cedar. If you are a jogger, and just need to get those miles in, then Peyton Colony Rd is paved for that activity. Interaction with GuestsJames and I will greet you and help you get settled in to the RV. Once you are settled in, we can show you around the place and answer any questions you may have. We have two canoes for rent if you desire with drop off and pick up services to nearby rivers such as Blanco and Pedernales. We can also give you suggestions on area sites and sounds of of the hill country. Please wear closed toe shoes. Sandals are not recommended. Other Things to NoteIt is the country, so be prepared to see deer, jack rabbits scurrying, birds chirping, hummingbirds and hear the occasional friendly, welcoming sound of our two sweet dogs Ranger and Ruthie. They will be kept in the dog pen behind the house. We do provide bottled water for drinking and cooking since we live on well water which is hard and distasteful. Built in 1939, this beautiful bungalow style home is nestled in the shade of five huge pecan trees. Blanco is in the heart of the unique Texas Hill Country. Enjoy the drive into town as you pass through the rolling hills. The town was named after the white limestone on the bottom of the river. As you approach the native stone home, imagine resting with a good book or talking with a friend on the bench swing on the front porch. Entering the house, you are greeted by amber walls and the original hardwood floors. As the sun sets, the floors and walls assume a particularly lovely glow. The detail and simplicity of the trim around the windows and doorways is pleasing to the eye, and the arch between the rooms invites you to explore. The spacious sunroom at the back of the house is enclosed with windows to gaze at the glistening sun reflecting off the Blanco River.                   Nestled in the woods at the edge of the Blanco River on private property are Two Dam Guest Cottages. The cottages are just downstream from the State Park between two dams (hence the name) with wonderful views of the river and both dams. If you enjoy a little bit of country with native oaks and a river setting you will be Two Dam relaxed, Two Dam happy and Two Dam comfortable right here. Two Dam Guest Cottages are in beautiful Blanco Texas and only a short walk to the Historic Town Square. The Tree-Top Suite comes complete with a private bedroom equipped with both a king and a queen sized bed, a comfortable living space, full bath, and a fully stocked kitchen. (The rate for the upstairs suite is 200.00 for 4 guests 25 per additional guest max 6) The River Studio is an open studio concept with a king sized bed, a comfortable living space, full bath, and a functional kitchenette. (The rate for the downstairs suite is 150.00 for 2 guest 25 per additional guest max 4)

After an exciting day exploring the area, come home to prepare a delicious home-cooked meal in the fully stocked kitchen. Some notable breweries in the area are Real Ale Brewing in Blanco, which is located 5 minutes away and features a tap room and tours. Pecan Street Brewing in Johnson City is just 15 minutes away and Fredericksburg Brewery is located 30 minutes away and also serves delicious food.  If you're in the mood for some dancing, there are also some great bars nearby. Try the Albert Dance Hall, located 15 minutes down the road, the Luckenbach Dance Hall, 25 minutes away, or Max’s Roadhouse in Spring Branch. Once you've worked up an appetite, try one of the area's terrific local resturants, such as Oak Creek Café in Blanco, East Main Grill in Johnson City, the Pig Pen food truck in Albert and Pasta Bella in Fredericksburg. Though the area has endured some damage from the recent flooding, the rivers and lakes are full again after many dry years, and there is plenty to do! Take advantage of Blanco State Park, located 100 feet away from the house, where you can fish, walk, hike, swim, picnic, tube, bird watch and relax in the river. Canoe and tube rentals are available through the park. Other nearby parks and outdoor activities include Pedernales Falls State Park, Canyon Lake, Lyndon B. Johnson State Park, Guadalupe River State Park, Hamilton’s Pool Preserve, Jacob’s Well and Krause Springs. Blanco Town Square, home of the annual Lavender Festival, is a short 2 minute drive from the cottage and offers some great Hill Country shopping opportunities. If you don’t mind a bit of a drive, San Antonio and Austin are about 1 hour from the property and Marble Falls, known for the “Walkway of Lights” during the holidays as well as Lake LBJ, are just 40 minutes away. No matter how you choose to spend your time here in the Texas hill country, this wonderful Blanco vacation rental cottage will quickly become a place you want to return to year after year. The home sits under several breathtaking Live Oak trees and lies secluded at the back of the property for a calming escape surrounded by nature. With antique décor combined with the elegance of the home, an inviting atmosphere is provided to make your stay as extraordinary as possible. You will find that the home’s stunning rock exterior continues into the dining area. A six seat dining table and a two seat table sits to the left of the kitchen making room for eight people to sit comfortably and enjoy a meal. The kitchen is fully equipped and spacious, making it easy to prepare meals and gather with loved ones at the end of the day. The living room, lined with windows, provides a bright and comfy place for any guest to relax. With a sofa and two chairs, you and your family can choose to gather around the stone fireplace or watch a movie on the flat screen T.V. At the back of the house a bedroom, bathroom, and laundry area lie on the backside of the kitchen.                   Lighthouse Hill Ranch is situated in the beautiful Texas Hill Country on 2,001 acres. With this much land it is your own private park to enjoy. The ranch consists of rolling hills, incredible 50 mile views, and has one of the highest point in Blanco County. Enjoy the abundance of wildlife on the ranch from cattle, bird watching, deer, turkey, coyotes, armadillos, jackrabbits, doves and variety of other animals. Rental of any of our houses provides you access to the entire ranch (both tracts), which has numerous springs, over 4,000 feet of clear rock-bottom creek to swim and tube in (and including a unique creekside hot tub and waterfall grotto), 8 ponds to fish, a seasonal waterfall and miles of trails for riding ATVs, bike riding, hiking or riding your own horse. We have 5 houses available to rent on the property and no two houses are within a 1/2 a mile of each other. 'The Log Home' is located on Lighthouse Hill Ranch South which is a separate 361 acre tract of land located about 4 miles south of the main ranch. The home sits up on a hill where every room has a view and it is withing walking distance of McCall Creek providing you a private area to swim, float in a tube and fish. ‘The Log Home’ is a 3 bedroom with a loft and 2 ½ bath house with a full kitchen, washer/dryer, central air/heat and great fire pit to sit and enjoy the nighttime sky in the Hill Country. You only need to pack your overnight bag, we have thought of everything you will need to make your stay comfortable. The house sleeps 6-10 people. The master bedroom has king bed and ensuite bathroom, there is 1 queen bed in one bedroom, 2 twins in the 3rd bedroom and the bean bag chairs in the loft turn into queen size beds that can be laid out on the floor (linens provided).. The kitchen is furnished with coffeemaker, pots, pans, stove, refrigerator, microwave, glassware, dishes, silverware, linens, serving bowls, cooking utensils, misc. spices, knife block, toaster, etc. The living area has leather furnishings where you can put your feet up and read a good book, watch DirectTV with movie channels, or head into town and rent a DVD to watch on the television. There is no telephone but there is an internet connection in the house if you really must stay in touch with those everyday hassles! The front porch has beautiful views of the Hill Country and a fire pit with 'rocking' chairs that you can sit in an enjoy a great fire. There's plenty of wood out on the ranch - burn all you want! There is also a table and six chairs on the side porch that you can use to have a meal outside. In addition, we also have a charcoal Weber grill for outdoor cooking (charcoal provided). If you wish to bring your dog or your horse we have accommodations for them as well. Around the house is a fenced area that you can use to contain your dog, and near the Brown House on the main ranch is a paddock with a water trough & feed trough. There is also a run-in and a tack area to keep your tack and feed dry. In addition, we have four other homes on the ranch available for rental. We have a 3 bedroom/2 bath home that sleeps 8-10 ('The Grey House'), a 3 bedroom/loft with 2 baths that sleeps 10-12 ('The Green House'), a 3 bedroom with 2 baths that sleeps 10-11 ('The Brown House'), our signature home a 4 bedroom/4 bath 4 story tower that sleeps 9-15 ('The Lighthouse').
