The NeighborhoodBraidwood is a vibrant, community town filled with cafes, galleries, craft and antique shops. The entire town is classified by the National Trust and it is the first complete town to be listed on the NSW State Heritage Register. The town is surrounded by some of the most pristine bush and National Parks in NSW with crystal clear rivers and beautiful bush walks. Braidwood has a gorgeous river swimming hole as well as the town pool. To find out more about Braidwood, visit (URL HIDDEN) Visit Braidwood Farmers Market - usually 1st and 3rd Saturdays of the month but check the website for dates (URL HIDDEN) and Wynlen House produce stall ((URL HIDDEN) every Saturday morning in Dojo Lane. Whilst there are many very good cafes to choose from for lunch, evening dining is limited. Pay Dirt Eatery is essential Braidwood, small, quirky with delicious Asian fusion food - BYO. Happy to provide a ready-to-go dinner on arrival with prior discussion. Happy hen eggs, local bacon (from Braidwood Butchery) and Dojo Bakery bread will be in the fridge for breakfast. Yum! Getting AroundThe house is located 10.5 kms from Braidwood - tar sealed all the way. The house is on the same road as the popular wedding and function venue, Garan Vale Woolshed. Other Things to NoteThere is very limited mobile reception. If you are with Telstra you may get one bar near the garage. Alternatively walk a little way up the hill! WIFI is via satellite and can be slow; plus I have a very lite plan so not suitable for gaming online. TV has excellent reception on all free-to-air channels. No Sky. A dog normally lives in this house and despite having the world's fiercest vacuum cleaner, you will undoubtedly find the odd dog hair. If you are allergic to dogs, this is not the place for you. The house is not really suitable for young children - open plan mezzanine, wood burning stove, unfenced dams.

The SpaceThe house is 90% complete, with some finishing work still to be done. It is a passive solar design, and therefore needs no heating or cooling to maintain a comfortable temperature. Made from predominantly recycled and locally sourced materials, it is as eco-friendly as we could make it. Solar hot water, which can be boosted by a wood fire in the living room, gas stove top and electric oven, glorious sunshine through the north-facing windows, surround by a rustic rural paradise, national parks, mountain views, and peace and quiet. Guest AccessThe house is yours! Interaction with GuestsOur friends Richard and Amber are looking after the house for us while we are away, and will show you around the house, and be only a phone call away if you need anything. The NeighborhoodThe Valley contains a great mix of poeple, from 6th generation farmers, to retirees, artists like us finding there own patch of paradise, etc. Wave to everyone as they drive by and you might get a dinner invite :D Getting AroundA car is probably needed to get to and around the valley, but you could always cycle or hitch... get yourself to Braidwood, then smile on the side of the road near the hardware store as you head out of town down the Araluen road... You can use our landline, or drive up the hill towards Braidwood (10 mins but quite a drive!) and you should get reception with other carriers at the top of 'The Hill' Braidwood is about 20 mins drive away. Lots of shops, pubs, cafes etc. Dojo bakery is great, open till 1 pm most days There is a pub in the valley about 20 mins (1.9 ks) walk down the road that serves meals, and beer! There is also a cafe across the river at Wisbey's Orchard, but opening hours are more flexible... The second bedroom is a mezzanine accessed by a ladder, with a queen-sized futon mattress on the ground. Not ideal for young children, but you can always move the beds down to the 'library' if needed. We have a composting toilet! These save up to 35,000 litres of drinking water per year, use no chemicals, don't pollute groundwater, and puts nutrients directly back into the soil. It is smell-free, safe, hygienic, and you'll get that warm fuzzy feeling knowing that you are doing the environment a favour! Instructions for use provided. The house uses rain water. A four stage filtration system ensures that the water is clean and safe to drink. Please keep taps turned off and watch excess water usage. The SpaceOur new galvanised iron clad buildings reflect shearing sheds on the sheep station this property was once part of. The interior of Tree Change Cottage & our home are spacious and modern. Both were architecturally designed for comfort, aesthetic appeal and to suit this climate. The NeighborhoodWe love being surrounded by open pastural land, our bushland, native grassland & steep hill. Our distant landscape views are captivating and ever changing, yet Canberra is a comfortable commute away to enjoy ongoing events there. Our 11.5km road is sparsely populated. City life and the world are a total contrast to this environment . The neighbours we know are mainly farmers. We continue to learn about life in a rural setting. The house is a beautiful 1903 Federation weatherboard which was moved from Hornsby (Sydney) and lovingly restored with an additional section added to make it a luxurious five-bedroom house with magnificent sweeping views on three sides of the Budawang Mountains and surounding countryside. Spectacular sunrises over the misty mountains just take your breath away! Brilliant night skies, dotted with shooting stars..... Timber floorboards, high ceilings, french doors that open to huge balconies which run around almost the entire house, where you can sit and watch the sea eagles soar overhead or the wombats graze nearby. The lounge is amazing! Comfortable sofas, a cosy fireplace and lots of books so you can just curl up, read a good book and savour the peace and tranquility. Lots of books for children too! It's a place to recharge the batteries and feed the soul! Features There are five bedrooms. The main bedroom has a king size bed, a fantastic view through the french doors that open to the side balcony, a walk-in wardrobe and an ensuite. Two queen-size bedrooms, beautifully presented, cosy and comfortable. A boys bedroom with 2 bunk beds, one a double and another single, so sleeps four. A girls room with 2 single bunk beds and a double bed, also sleeps four. An extensive library with a huge range of excellent books is a key feature. What better way to spend an afternoon than reading a good book amidst such divine suroundings! The kitchen is made from recycled wool-shed floor boards and boasts a bright fire-engine-red AGA stove which is just stunning! It is great for keeping the kitchen area warm in winter and also for cooking the most delicious roasts ever! The Aga stove also heats the water that goes to the water heaters in each bedroom to keep them warm and cosy in the winter months. Double-glazed windows on three sides of the loung/dining/kitchen keep the house warm in winter and cool in summer. This is a truly GREEN house - a house of the future. It is powered by the sun, made primarily from recycled timber and has a very small carbon footprint! The Surrounds Half Moon Retreat is set in 335 acres of virgin bush which has been designated as a Wild Life Refuge. It is a very special place, teaming with flora and fauna some quite unique to this area. The property has a rich history with many diggings and water races, testament to the bustling Gold Rush period of the 1800s and originally part of the range of the Walbanga/Wandandian Aboriginal tribes. Its boundaries on three sides are the Mongarlowe River, Bob's Creek and Feagan's Creek. A chain of lagoons on one boundary is home to an incredible range of wildlife, featuring a family of stately black swans with their cygnets trailing along..... You can take the most amazing bush walks or, in summer, swim in the Mongarlowe River along side the platypus! Or you can just sit and read quietly and listen to the hush of the bush! It is a place to relax and restore your energies. Half Moon Retreat is indeed a magnificent luxury bush paradise!

Yately House was built in 1881 and on a very grand scale for the region. 15 foot ceilings, 8 fire places, and a wide wrap around verandah are testament to the statement the house was built to make. Yately has three huge living areas, 5 guest bedrooms, two bathrooms, a modern kitchen, large family room (original kitchen), and large laundry. There is also a workshop in the corner of the property. I hope the workshop could be used by groups to learn to restore antique chairs, or learn a craft. Yatey is the perfect place for families to stay for weddings and get togethers. The house and gardens would provide many photo opportunities. From dilapidated to fully restored beauty: After falling into significant disrepair since the 1950's, Yateley was bought by Peter and Pauline Duggan in December 1991. It took 3 years before they could live in any of the rooms, and another decade to plant and restore the gardens. This house and the town of Braidwood will forever owe them a great debt. As an older couple, the house and garden became too much for the Duggans, and it was put on the market. I bought the house in April 2015. The garden need some TLC, and I renovated the original maids quarters, which had previously been only superficially 'spruced up'. I love that I have the opportunity to do some work on the house and garden myself. And I love for guests to feel at home in this beautiful house. While it may not have some modern details, like a pool etc, there is always somewhere beautiful to sit. The house stays incredibly cool in the summer, and fires, gas heaters and electric blankets keep everybody warm over winter. There are extensive gardens that provide sun and shade, and are great for kids to explore. Pets are welcome at Yately, but must be vaccinated and well socialised. House trained pets can sleep n the rooms with guests. The great thing about Stayz is that they let us talk on the phone when arranging bookings. So please call if you have any questions about staying at Yately House B&B. Thank you, Sonja
