Kew Gardens & National Archives are 10 minutes walk away. Richmond is 15 minutes and Chiswick High Street is 10 minute bus ride away. Musical Museum & Water & Steam Museum are just outside the flat. Booking & Payment Procedure Bookings at Lime Tree Serviced Apartments Ealing & Windsor will be confirmed and invoice generated via email upon receipt of payment by bank transfer in GB Pounds Sterling from the client or their agent, together with written details regarding date and time of arrival and departure, lead guest name and number of guests. All payments are due in advance of arrival date or within 4 days of invoice, whichever is sooner. A deposit of £500 will be required to cover possible damages, missing item, non-payment of rent and telephone charges. You may extend your stay at any time, subject to availability. All rates quoted are in GB Pounds Sterling and are correct at the time of publication. Specific client requirements must be advised upon booking. If payment is not received in time, the booking will be cancelled and the accommodation re-sold. 2. Cancellation Policy All cancellations must be made in writing or by email. It is your responsibility to ensure that we have received your cancellation notification. The booking will be cancelled on the day of notification. No refunds will be made for non-arrivals. Cancellation will be free of charge up to 14 days prior to arrival date and full refund will be made. There will be no refund if cancellation is made within this period. Amendment of arrival date within the 14 day period may constitute a cancellation of days and are thus subject to charge. Following arrival, the same 14 days’ notice is required to reduce, extend or cancel your reservation. If the stay is for less than 28 days, extended stay is subject to availability. If, for whatever reason, your advertised accommodation is not available upon arrival, we will seek accommodation of at least similar standard at no additional charge and in full settlement of the original agreement. 3. Charges include: Utility bills (gas, water, electricity, television), Council Tax, Weekly linen and towel change, Weekly basic clean of accommodation. Telephone charges are not included and will be invoiced at cost following departure. 4. Inventory A full inventory of furniture, equipment and utensils can be provided upon request. No items must be removed from the apartment during your stay. Each apartment is fully furnished and each kitchen will have necessary appliances, crockery, cutlery and utensils. 5. Number & Names of Occupants Only those persons listed on the booking form may occupy the property, which cannot be re-let or sublet to any other group, party or individual. The number of persons permitted to occupy the apartment is limited to the maximum number advised on the booking form and cannot be more than the number of beds available. Lime Tree Apartments reserves the right to refuse accommodation to the booker and/or individual/party if there has been a breach of this condition. 6. Check-in and Check-out and Keys Check-in is after 2pm on the day of arrival. Accommodation must be vacated by 10:00am on the day of departure. Keys will be provided during the Meet & Greet service and should be left as requested upon departure. Early check-in and/or late check-out must be agreed in advance and a fee may apply. A fee of one day will apply to all late check-outs which have not been agreed. A fee of £100 will apply for all lost keys. 7. Damage to Apartment The client is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period, with all personal belongings, food and rubbish removed. If an extra deep clean is required an additional £50.00 will be charged. Except in the case of normal wear and tear the client will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, willful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported to Lime Tree Apartments without delay. The cost of the repair or replacement must be agreed with, and paid to, Lime Tree Apartments. The client undertakes that no person will endanger the policy of our insurers in respect of the apartment and its contents which might make the same void or voidable. 8. Force Majeure We regret that we cannot accept liability for any loss, damage or additional expense where the booking needs to be amended or cancelled or we are unable to perform our contractual obligations as a result of events of ‘force majeure’. In these Booking Conditions ‘force majeure’ means any event which could not have been reasonably foreseen, or the consequences could not have been reasonably avoided, by us or the suppliers of the relevant services in question, even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, industrial dispute, natural or man-made disaster, fire, damage to the building, adverse weather conditions and all similar events outside our or the relevant suppliers’ control which may affect the provision of booked accommodation. 9. Liability Whilst every effort is made to ensure that your stay is successful and enjoyable, we are not liable and cannot be held responsible for actions of neighbouring property dwellers or owners, providers of transport or any other suppliers involved in your stay. We cannot be held responsible for the loss or damage to any fixtures & fittings, goods or personal belongings at the accommodation. We are specifically not liable for events outside our reasonable control or if there has been no default or neglect by us and in no event shall we be liable for any special, indirect or consequential loss, including loss of profit. We strongly recommend that all clients obtain appropriate travel and personal insurance cover. 10. Law & Jurisdiction These conditions and terms of contract and all matters arising therefrom are subject to the law of England and Wales and in the event of dispute the client will be subject to the exclusive jurisdiction of the courts of England and Wales. 11. Termination by Lime Tree Serviced Apartments Lime Tree Serviced Apartments has the right to terminate a booking at any time on the grounds of abuse to staff or other guests or neighbours, mistreatment of the apartment or criminal activity on the part of those occupying the apartment or their guests. In such circumstances, Lime Tree Serviced Apartments is not obliged to provide or locate alternative accommodation. The period of notice and the proportion of refund are at the discretion of Lime Tree Serviced Apartments. 12. Injury or Loss Lime Tree Serviced Apartments cannot be held liable for any personal injury, loss or damage to personal effects, howsoever arising at the accommodation. Neither Lime Tree Serviced Apartments nor our representatives, can be held liable for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply. 13. Rights of Access Representatives of Lime Tree Serviced Apartments or their subcontractors have the right of access to the property at any time, with due regard to the convenience of the client, for the purpose of inspection of the property and to carry out any essential repair or maintenance work. 14. Pets We regret that no pets of any kind are permitted under any circumstances. The guest is also liable for any infringement of this rule by the visitors to the accommodation. 15. General Information All information supplied by Lime Tree Serviced Apartments is provided in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of information and Lime Tree Serviced Apartments cannot be held liable for the direct or indirect consequences of action based on this information. 16. Complaints Should you not be entirely satisfied with the service and accommodation provided by Lime Tree Serviced Apartments, please alert us at once on (PHONE NUMBER HIDDEN) or (EMAIL HIDDEN) and we will our utmost to resolve. Lime Tree Serviced Apartments cannot accept liability for complaints submitted following departure although we will endeavour to respond to all feedback as a matter of courtesy. 17. Smoking Smoking is not permitted anywhere on the property. A surcharge of £150 will be made for every infringement. 18. Usage & Nuisance Behaviour The property may under no circumstances be used for parties, playing loud music or general nuisance behaviour. Guests must have regard for the occupants of neighbouring properties. Lime Tree Serviced Apartments reserves the right to terminate the stay and contract if such behaviour has occurred. In the event of such a breach the FULL security deposit will be retained by Lime Tree Serviced Apartments and no refund will be made. 19. Security of Tenure As the apartments are used as serviced holiday accommodation they are exempt from security of tenure under the Rent Act. Lime Tree Serviced Apartments reserves the right to access the apartment at any time without prior notice if it deems necessary. 20. Interest Interest on overdue invoices shall accrue from the date when payment becomes due, from day to day, until the date of payment, at a rate of 4% above Lloyds TSB Bank PLC’s base rate in force at the time and shall accrue at such a rate after, as well as before, any judgement. 21. Acceptance of Terms and Conditions / Contract of Hire All bookings are subject to these Terms and Conditions that are deemed to have been accepted in full by the booker and all persons in the party. Payment of deposit or apartment fee also indicates acceptance of these Terms and Conditions. 22. Further Restrictions on each and every letting - Not to leave the apartment vacant or unoccupied for a period in excess of 28 consecutive days without providing us notice of intention to do so. - Not to make any alteration in or addition to the apartment nor to damage or injure it, nor to fix nails, screws, hooks or adhesive materials to any interior or exterior surface. - Not to use the apartment for any illegal or immoral purposes or for any purpose which does or may cause a nuisance or annoyance to us or any neighbouring occupiers, and in addition no pets will be allowed - Not to turn off or have turned off the main water supply to the apartment, nor to leave it unheated for a period in excess of 24 hours during the winter months or any other period of the year when there is a possibility of temperatures being sufficient as to cause damage. - Not to assign, underlet, charge, part or share possession or occupation of the apartment or any part of it. - Not to alter or install any locks on any door or window in or about the apartment or have any additional keys made for any locks. An administration charge of £50 will be made should we be called upon to gain entry into the apartment on behalf of an agreed occupier. 23. The NeighborhoodWe have the best of both worlds, a countryside feel in the city. We overlook an island bird sanctuary with Kingfishers, Grebes and Herons yet we are only 20 minutes train ride from the Southbank. We are a short walk from Kew Gardens, historic Strand on the Green, and its possible to walk to Richmond on the tow path. I love to get out on the river when I get a chance and it's possible to rent kayaks or paddle boards from Kew bridge, or I might even take you out on my fishing boat if I have the time. Getting AroundWe are five minutes walk from Kew Bridge station which goes directly to the Southbank/Waterloo, or a ten minute walk to Gunnersbury tube station or the 267 and 237 buses take you to Shepherds Bush and beyond. We are also a short distance from Richmond Park and Twickenham Stadium, making it a perfect location for rugby fans. In the studio we have a full double bed with an en-suite shower and toilet. This is a no-smoking and drug-free home and any smoking guests will be required to smoke outside. I keep my home clean and tidy, but it is a home and is lived in. I will clean your room before you arrive and after you leave. If you would like your room cleaned while you are staying, please ask.     The SpaceWell furnished double bedroom in four bedroom semi detached family house - Smoking is not acceptable in the house at any time but can be accommodated in the Garden. Easy access to Heathrow ( 20 minutes on Picadilly line) also central London - free use of Wifi. Use of TV with cable channels in communal lounge - use of kitchen at any time with all essentials including dishwasher, microwave, washing machine, fridge and freezer. Tea, Coffee and help your self continental breakfast supplied. For those who have to work there is a large dining table and guests are welcome to work on this. Shared bathroom with max two other people. Separate downstairs toilet also. Just a reminder that everything is cleaned on a regular basis, rooms all cleaned and linen changed before each visit and bathrooms cleaned and checked daily. There are lots of animals around and it is a home, so if you are looking for hotel level accommodation it is not for you. The price is kept low to reflect this. The house is in a safe tree lined road in family area close to all transport and main roads. Parking is not controlled. Friendly host with international outlook. Children can be accommodated and the area has good parks and child friendly areas. The house has a large kitchen area and the garden is large for London. This house is not for people who don't like animals. There are three cats that hang around the house when it is cold. Outside mostly during the summer. 12 Chicken that definitely do live outside, although are tame so can be hand fed for the fun of it. There is also an golden labrador called Tammy - that is only in the house when owner is in, She is 5 years old and very friendly, loves everyone. Pets can be accommodated but must be pre booked and must be well behaved and fit in with the other animals! There are currently two full time lodgers in the house Richard 19 who has been a family friend since he was 5 and also one other room is let to a single person. Guest AccessGuests have access to the kitchen at all times and can use the TV, the lounge and the garden whenever they wish. The Kitchen is large and open plan and guests are welcome to use the table to work on. Interaction with GuestsI live in the house but do work full time - leave in the morning around 9 and get home at a similar time. Open to chatting and happy to help with any planning of visits etc., Getting AroundThere is loads of public transport - Buses go to Richmond, Kew Gardens and other great attractions while the Underground heads into Central London and out to Heathrow.

Getting AroundThe closest stations are Boston Manor Tube (on the Piccadilly line) and Brentford Rail 9 mins walking distance. Boston Manor tube is 10 mins from LHR, around 15 mins to Knightsbridge Harrods and around 20 mins to Notting Hill or Piccadilly circus all on the Piccadilly Line. Bus stop outside the apartment takes you to Boston Manor Tube station in under 3 mins - bus 195 or E8. Other Things to NoteThere is no designated parking space with the apartment, but if parking is required this can be booked through a site called Just Park.

    The SpaceThe flat is right on the road to Twickenham Stadium. We've made the journey many times before and it beats cramming into the trains from Central London. The flat overlooks Brentford Lock and is a short walk away from Syon Park on the banks of the Thames. Guest AccessHD and internet connected TV plus free wifi in the flat. Everything you'll need will be in the kitchen and the bathroom has a washer/dryer if you need it too. Interaction with GuestsI'll be staying within reach if you have any problems - just a call away. The NeighborhoodBrenford has a good share of bars and pubs - many of which will be showing the other games. Worth checking out the all you can each Chinese - it's pretty amazing and dirt cheap. Morrisons, the supermarket, is just a short walk up the road. There's a great little food market in the town square on Sundays and a pretty incredible chocolate shop below the flat! Getting AroundBrentford station has regular trains into London Waterloo. That's the easiest and quickest route into Central London (30mins). You can walk to the station in just 5-7 mins. Or, if you want to hit the tourist spots it's worth taking one of the buses leaving from outside the flat to either Northfields or Boston Manor Underground Stations on the Piccadilly Line. That line will take you past South Kensington for the big museums, Knightsbridge for Harrods and into the West End and Leicester Square. Buses run from right outside the flat to Twickenham in the West and to Central London to the East. Check out the Transport for London website for more details on how to get about. For further afield, there's a Zipcar parked out the back available to hire for the day.     The SpaceLocated in a family house in a safe quiet residential street with no through traffic, this small but perfect room contains a single bed, desk, small chest of drawers, under bed storage and TV. The bathroom has a shower and bath. I aim to offer a friendly relaxed stay in a family home. No meals are included but guests can use the kitchen. We have wi fi. We have a cute tortoiseshell cat called Mandy who is very affectionate. As an all female house (myself and my daughter aged 20) I want to only let the room to women. Local attractions include the botanical gardens at Kew, Thames riverside walks at Kew and Richmond, the Palladian mansion Chiswick House, Hogarth's house, Osterley Manor. We have 3 bus stops within 5mins walk: E2, 65 and H91, we are 6mins walk from Brentford rail station and 10mins walk to Northfields or South Ealing tube stations (Piccadilly line) , with a bus to take you there if you like. 30mins to central London by tube or rail (Waterloo station) and 25mins to Heathrow by tube. The M4 is also conveniently located if you're driving. What I love about the neighbourhood is that you can go for a lovely walk next to the Thames and have a nice sit down at a local pub next to the water. Getting AroundOn street parking for a normal price. Kew Bridge train station right across of the apartment building. It takes 22 mins to get to Waterloo. Nearest tube stop is Gunnersbury. 12 min walk or 5 min with the bus. It is the district line that can get you in to town as well. Other Things to NoteThe key exchange will usually happen with the 24/7 concierge downstairs in the lobby. This makes check in and out very flexible.
