Getting AroundThis is the countryside so transportation options are mostly limited to cars and trucks. Tractors and horses with carriages often share the road, as well as bikes. The SpaceThis place is unique in its proximity to the city of Harrisonburg, yet it seems totally in the 'country'. Guest AccessGuest will be able to explore the wooded area around the home and enjoy the large lawn area. We have plans for a Firepit/BBQ in the near future. Interaction with GuestsWe are a busy family but love people. We envision providing a place for people to relax and rest, but will not expect to be tour guides. We would love to show our guests the rest of the farm as is convenient. The NeighborhoodThe Neighborhood is a very quiet agriculture area. It is a very safe place to live and rest. Getting AroundThe Shendandoah Regional airport is approximately 20 minutes away. Intermittent Public transport is approximately 1 mile from the home.

The SpaceQuiet neighborhood close to Bridgewater College, JMU, and Eastern Mennonite University -- 20 minutes to Harrisonburg, 25 minutes to Staunton. Several restaurants are within walking distance. If you are a cyclist, this is a great spot. There are spectacular road rides starting form here, or it's a close drive to much great mountain biking. Guest AccessGuests may use the entire house. We share a bathroom. Interaction with GuestsI will most likely be present during your stay. The NeighborhoodThis is a very quiet and family friendly neighborhood with many parks nearby, including a free Par 3 Golf Course. The house is 20 minutes from Harrisonburg, 25 minutes from Staunton, 5 minutes from I-81. Getting AroundNo public transit, but on street parking is free. Other Things to NoteI have a very laid back friendly dog and an elderly cat. If you need to travel with your pet, he or she may be able to stay here with you... but we can talk about that. There is a fenced in back yard.

The SpacePlease Read The Entire Description & View All Of The Photos Prior To Booking: This listing is for the whole house. This is NOT a shared space. You get the whole house to yourself. At booking please provide a non-Airbnb email address so the paperwork can be sent in advance. One night (or more) last minutes reservations gladly accepted (including same day or even same night). The property is always ready, so if you're just passing through and need a place to spend the night, we'd love to have you stay. Please Read The Entire Description! Again, please read the entire description and we ask that you please read our profile too before booking... This was originally the stage coach stop when the stage stopped in Mt. Crawford while traveling The Valley Pike back in the days of teams of horses and dusty dirt roads. We are in the process of restoring this property to its original purpose; nightly lodging for guests traveling through the Shenandoah Valley. We currently have one downstairs side of the property set up as a one room loft/studio style apartment. There is a pillow top king size bed and then a couch (which also pulls out into a queen size bed). Currently there is a full size fridge, coffee maker, toaster and microwave available for use. We have clicked on the "Kitchen" option under Amenities, since that is defined as, "Space where guests can cook their own meals". There is no kitchen sink, no dishwasher or stove though. There is a nice porch that sits right on Main Street in Mt. Crawford with benches and rocking chairs to watch the cars cruise by and think back to the days when horse and buggy's were the mode of transportation. On Sunday a little past noon, you will possibly see a nice older Mennonite couple go by in a real horse and buggy on their way home from church. The sound and sight of the horse galloping along is worth the wait to watch them go by (and they always waive). :) The bathroom is in the process of being finished right now and will have all reclaimed old wood siding on the walls and ceilings. There is a full size bathtub/shower, a toilet and a sink. There is just one wall left without any wood on it as of now. There is a floor model A/C unit in the main room for use in the warmer months (June through September) and two small heaters in the winter months. And then the bathroom/hallway has another heater and the bathroom also has a built in heater in the ceiling as well. The rest of the house is unfinished, but as of right now we are only renting out the one room (plus the bathroom). Although you will be able to walk through the rest of the property since we do not have it blocked off currently. There is a 39" flat screen TV with Blu-Ray player to watch DVD's on (there are currently about 20 DVD's at the property for you to watch) and we'd be happy to lend you some of our DVD's if you don't want to watch any of the movie currently left there (we live just across the street). Guests will also have access to the North River from the back of the property since we own several pieces of land behind the Stage Coach Inn along the river. This is a great spot for fishing, swimming or even kayaking or tubing. We've seen lots of very large fish caught from this spot. Enter the water at your own risk whereas there is no lifeguard on duty. The bank is a little steep, but we go down to the river here all of time to swim in the summer and my neighbor loves to fish most every day of the summer (he is a college professor so he has the summer's mostly off). Pets are welcome with a paid pet fee ($50 per pet) there is a $5 charge to use a check... $50 is the cash price. Check-in is at 4 pm to 10 pm and check-out is at 11 am or earlier. Please ask in advance if you need an early or late check-in. We do charge $20 an hours for early and late check-ins. The guest booking the property is required to sign a rental contract & provide a copy of valid drivers license or passport either prior to or upon arrival. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. It always the guests' responsibility to understand where this property is located and the listing clearly states where the property. We are not responsible for guests' booking a property in an area that they didn't mean to book in or in a location that they didn't intend to book. We are also not responsible to determine how far the property is from any other location or area (including not responsible for drive time or distances to and from where the guests will be traveling). Guests acknowledge that they understand and accept where the property is located prior to booking. Please note that I (Steven) personally took every photo for every single one of our listings. Many of our properties are within walking distance of each other so the photos for one cabin will still apply to other cabins too since this is the view and scenery you'll find while hiking the roads and trails nearby. Other photos are of the local Shenandoah Valley scenery and these are the scenes you can expect to find while driving around the Shenandoah Valley. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We do not use any scented products but we cannot be responsible for what other guests right before your stay may have used. Different cabins and different houses have different scents. Those with fireplaces will have the scent of a wood burning fire. Those with wood will have the scent of wood. We cannot be responsible for determining what you will or will not be sensitive to though. This is truly impossible to determine ahead of time. And yes, this is in here because people complained about the smell of a fireplace in a cabin with a fireplace and the smell of cedar in a cabin with cedar walls. Each cabin and house will have its own unique scent. There is no smoking in the property and all butts must be extinguished and disposed of properly outside as well. There may be bugs, spiders, critters, insects, ladybugs, stink bugs, etc (any house can and does have some or all of these things at all times, no house is completely free of these things). Please let us know if this is the case though. Also, no refund will be given for mechanical, water-well or cistern, weather, Electric, appliances, cable, internet or similar issues or other circumstances. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties Guests are required to pickup after their pets. Pets are not permitted on any beds or furniture. Guests are responsible to wash their own dishes, silverware, pots and pans and run the dishwasher (if the property has one). Because of this all of these items will only be as clean as the last guests left them. There is no possible way for us to check every single thing in the kitchen between every guest. Imagine trying to check every single thing in your kitchen cabinets, while washing all linens, towels and comforters and cleaning the whole house all within 5 hours (the time between check-out and check-in). Linens may still be in the washer or dryer at check-in. We wash all linens, towels and comforters after each reservation and therefore all wash may not be done by the time you arrive for check-in. Also, while all linens, towels and comforters will be washed, we cannot guarantee perfection. We have high end washers and dryers at most properties, but even after being washed and dried it may still be possible to find hair on the linens (this is why pets are not permitted on beds or furniture). Properties are deep cleaned, but not for every reservation. If you look, you will be able to find things that are not perfect, but we cannot deep clean a property between every guests' stay (we only have 5 hours between check-in and check-out to clean the whole house and wash all linens). Interaction with GuestsWe'd ask that you really read this profile, preferably before you book... we believe it will help our guests better understand who we are and set proper expectations for your stay as well. We challenge you to find more honest listings on this site (or any site). We list the faults of our properties and have extremely detailed listings (and we ask that our guests would take a few minutes to read them). When you rent one of our properties, you get the whole house (not a shared or private room). Again, we never rent out shared spaces, you get the whole house, cabin, inn or cottage. We are not a big company. In fact, we're not a company yet. We are just a husband and wife who are trying our best to create great places for people to vacation or staying while traveling through the area. We do have a couple of cleaners now and someone who helps with check-ins, but we are in the process of hiring a reservations person, a cleaning supervisor and someone to live on site in Virginia and do maintenance for the Virginia properties. When you stay at one of our properties, know that we (Katie & I) are not even at the point of drawing a salary yet and you will be partnering with us to restore these properties. We put every last cent right back into our properties and live much more modestly than anyone else we know. Because of this, please don't book one of our properties if you intend to cancel or if you cannot stay for some reason. We count on the money from the bookings to pay our bills and mortgages and we just cannot afford to offer refunds or alter reservations once they've been made. This is our livelihood and not extra spending money like it is for most Airbnb hosts. We have four daughters and another baby on the way. Our oldest is 6, we have another who is 3, one who is 2 and our newest arrival, our 4th daughter is now one. We always wait to find out if we're having a boy or a girl. :) We came to Virginia from Texas for me (Steven) to finish my college degree and Katie was a middle school teacher until 2013. We fell into the vacation rental business accidentally when we bought the cabin next to our house to keep it from falling into disarray and had to figure out how to make the mortgage payment on it. So we started by renting out that first cabin in June of 2011 and we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. The term, "the innkeeper never sleeps" is how I would describe our lives (it is 2:43 am when I writing this). This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we (or our staff) is almost always available to help, but keep in mind that there are only two of us right now that respond to all emails and phone calls. We do have some cleaners and another employee who helps check-in guests though. And please be kind... we never get a day off (and we mean never) and the demands of what we do is nearly overwhelming. We'd also like to make sure that our guests know that Katie & I both run Fire/Rescue as volunteers in our "spare time" so there may be times when we are unavailable due to being on an emergency call. As soon as we are done with whatever emergency call we're on, we'll be happy to assist you though. When you rent one of our properties, know that your money is going to toward future renovations and improvements. Also, if you plan on cancelling at some point before your stay, please think twice before booking one of our properties. We count on the rental income to pay or mortgages and all of the other bills associated with the properties, which are extensive. Our goal this year is to hire a full time business manager to help us out. :) Also, please note that Airbnb's messaging system does not always work... and even if it is working, there are just two of us... two... answering every message and inquiry and responding to guests. We're not always on the computer and some of our properties and the areas we travel through to get to them, are in areas where some of our cell phones don't work, so we are not always available due to technological reasons and even when we are available... there are just two of us right now... Again, with that in mind, please know though that we're not a big company and we have no outside investors yet... Meaning, things are not going to be perfect (although we sincerely hope to get everything perfect in the future). We personally own every property that we rent out. Again our cabins, cottages and houses are not perfect, but they do have character, history & warmth. And we've listed them with lots of details and descriptions about what to expect. Our listings are accurate. Your staying with us helps us further the restore all of our properties to their original condition (with appropriate modern updates that are appropriate in keeping with the history of the property). We believe that we are far more honest than any of the competition when it comes to our properties' listings. You will find full descriptions of each property that list the good and the bad (again, our properties are not perfect, but that is only because we do not yet have the finances to make them perfect... they will all get there though as funds permit). Our properties are always improving though since we put every last dime back into the business to keep improving things. We say all of this, because quite a few of our past guests seem to have the impression that we're "loaded"! If you are looking to stay someplace that is unique then you'll love it here. If you are looking for perfection or prone to finding things to complain about, then this may not be a good fit for you. Our cabins, cottages and houses are real cabins, cottages and older houses. In many cases our properties are historic and require a lot of thought about how to make improvements, while maintaining the historical characteristics. There are lots of improvements we would like to make if money wasn't an issue, but the character of most of our places is difficult to find elsewhere. Katie says I'll never be satisfied and keep wanting to make improvements to our rentals (and she is most likely correct). :) As I said above, none of our properties are perfect, but we believe our service is second to none (but please keep in mind that there are only two of us). All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best. We believe in treating others as you want to be treated. And in most cases, if you cannot say anything nice, it is better to say nothing at all. Extend grace generously. That being said, we're not going to back down if we believe we are right and we'll call it as we see it. Again, we have all of our listings described in far more detail than any other Airbnb listings we've ever read. We will be super hospitable and respond to all requests that are "reasonable", but that doesn't mean that we will allow ourselves to be pushed around or taken advantage of though either. Our listings are honest and extremely detailed. Also, we cannot fix problems that we do not know exist, so please let us know if there is something we can do to make your stay more enjoyable. And please do this before you check-out. Leaving comments in a review about something we could have fixed while you were staying is extremely frustrating and disappointing and will most likely result in us leaving a negative review in response. Be fair and give us the opportunity to fix whatever is wrong. But please make sure that you read the listing before complaining. We have cleaners who are available most days during normal business hours to assist you if something isn't right if we aren't available. Again, if there is something we can do something to make your stay more enjoyable.... please let us know. :) But we ask that you be polite in asking... making demands is not the way to go about it... be nice to us and we'll gladly be nice in return. It's sad that we even have to put all of this in here and it only a small portion of guests who have unreasonable expectations, but we felt the need to include this in our profile. The house is always ready, so if you're just passing through and need a place to spend the night, we'd love to have you stay. This is an 1800's era house built on the Valley Pike (U.S. Route 11) in the little town of Mt. Crawford, which is just 5 miles south of the city of Harrisonburg. The house has 3 bedrooms and 2.5 bathrooms currently. Please Read The Entire Description Before Booking: We just bought this 3 bedroom 2 and 1/2 bath house sits on U.S. Route 11 just south of Harrisonburg in the quaint village of Mount Crawford. The 3 bedrooms are upstairs as are the two full bathrooms. The master bedroom does have an floor model A/C unit as well as a king size bed. The other two bedrooms each have queen size beds currently although one of the bedrooms is large enough that we may add another queen size bed to it at some point. One of the bedrooms upstairs and one of the bathrooms upstairs require you to walk through the other bedroom to access them (we will be changing this at some point). There is a living room in the front of the house and then a dining room and a full kitchen. The living room has a couch with a queen size pull out bed. In the kitchen there are 3 stools at the bar in the kitchen. You may have some items left in cabinets or fridge from previous guest. There are numerous plans we have to remodel the house in the coming years, but we are going to be renting it as is for now with lower rates until we make the improvements. To get to one of the upstairs bathrooms you have to walk through one of the bedrooms. There is another full bathroom upstairs in the back part of the house (there use to be two sets of stairs to access the upstairs, but now the second set of stairs only goes to the second full bathroom, which is very different to say the least). This is one of the things we'll be changing when we remodel. :) The kitchen is also a little unusual in that it has two sinks and one is set off in a corner (we'll be removing one of the sinks here shortly and making that area a breakfast nook). There is heat upstairs, but no central a/c/heat upstairs. There is central a/c and central heat downstairs though and the master bedroom currently has a floor model A/C unit which keeps it nice cool in there. The upstairs has base-board heat and one room has a small heater which keep it plenty warm. There is also a sun porch (which we will replace all of the windows in to allow a breeze come through since currently none of the windows open) and a medium size back yard for the kids to play. We own the land directly behind this house which gives you access to the North River for fishing or for tuning, canoeing or kayaking (tubes, canoes and kayaks not provided). There is a little hill you must go down to access the river and it is a little steep. The house does sit right on U.S. Route 11 in the front, but there is plenty of off street parking (for up to 5 cars). There is a fire pit available upon request. We require that all firewood be purchased upon arrival. We will have a charcoal & gas grill at the house. Charcoal and gas are not provided though. The house currently sleeps 8 in beds if you count the pull out couch. The maximum occupancy is 12, but several of those would need to be kids. This house is located in a neighborhood in the quiet little town of Mt. Crawford and quiet hours must be respected between 8 pm and 10 am. Beloved pets are welcome, but we do require a pet fee(s) of $55 for each pet. Multiple pets are welcome so those with more than one pet are welcome to stay but pet fee(s) still apply. This is a real 1800's house in a small town surrounded by farmland which was built long ago. Therefore it will not feel like new construction (since it isn't new construction), but then again, that is what gives the house its charm because it is unique and older. The Virginia countryside contains all sorts of wildlife and deer can even be seen at times walking through the yard. Because this is a real older house, there are things you should expect to find on occasion in an older real cabin such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, tiny critters and the occasional stink bug during certain times of the year. Pets are welcome at all of our properties. Many of our properties are within walking distance of each other so the photos for one cabin will still apply to other cabins too since this is the view and scenery you'll find while hiking the roads and trails nearby. Other photos are of the local Shenandoah Valley scenery and these are the scenes you can expect to find while driving around the Shenandoah Valley. Heaters must be left on in winter months to avoid frozen pipes. Failure to leave heaters on will result in guest paying for damages. Also, no refund will be given for mechanical, water-well or cistern, weather, Electric, appliances, cable, internet or similar issues or other circumstances. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties Guests are required to pickup after their pets. Pets are not permitted on any beds or furniture. Guests are responsible to wash their own dishes, silverware, pots and pans and run the dishwasher (if the property has one). Because of this all of these items will only be as clean as the last guests left them. There is no possible way for us to check every single thing in the kitchen between every guest. Imagine trying to check every single thing in your kitchen cabinets, while washing all linens, towels and comforters and cleaning the whole house all within 5 hours (the time between check-out and check-in). Linens may still be in the washer or dryer at check-in. We wash all linens, towels and comforters after each reservation and therefore all wash may not be done by the time you arrive for check-in. Also, while all linens, towels and comforters will be washed, we cannot guarantee perfection. We have high end washers and dryers at most properties, but even after being washed and dried it may still be possible to find hair on the linens (this is why pets are not permitted on beds or furniture). Properties are deep cleaned, but not for every reservation. If you look, you will be able to find things that are not perfect, but we cannot deep clean a property between every guests' stay (we only have 5 hours between check-in and check-out to clean the whole house and wash all linens). So we started by renting out that first cabin in June of 2011 and we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. The term, "the innkeeper never sleeps" is how I would describe our lives (it is 2:43 am when I writing this). This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we (or our staff) is almost always available to help, but keep in mind that there are only two of us right now that respond to all emails and phone calls. All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best. We believe in treating others as you want to be treated. And in most cases, if you cannot say anything nice, it is better to say nothing at all. Extend grace generously. That being said, we're not going to back down if we believe we are right and we'll call it as we see it. Other Things to NoteThis house is right on the road although there is plenty of off street parking and a large backyard as well. Kids are counted in the amount of people no matter the age. The charge is per person not per (URL HIDDEN) clicking on the pet(s) tab at the time of booking, you are saying that you are bringing a pet. However, there is no charge added for a pet(s) at that time. You will still need to pay the pet fee(s) in order to bring a pet(s). Please, no pets on the furniture...beds, couches, etc. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. All extra fees are the cash or check prices. Airbnb charges extra fees to pay these charges using their site and this is not something we can control. Checks are welcome but there is a $5 charge to use a check due to past problems we've had with accepting checks. Guest shall not cause or allow unreasonable loud noise or activity that might disturb the comforts of other persons renting or living in the area. Homeowner or Homeowner's Authorized Agent shall notify any Guest of any excessive noise. Noise shall be kept to a minimum at all times. Special care shall be taken to be very quiet during quiet hours. Failure to respect either quiet hours (9 p.m. To 9 a.m.) or to adhere to Homeowner's/Homeowner's Authorized Agent's request to lower the noise volume shall be cause for termination of the rental agreement. 3.All of the properties are privately owned; and the owners are not responsible for any accidents, injuries or illness that occurs while on any premises, facilities or on roads, trails or any property whatsoever. Homeowners/Homeowners Agent(s) are not responsible for any loss or damage of any kind to/of personal belongings, vehicles or valuables of the guest or any member of their party. By accepting this rental agreement it is agreed that all guests are expressly assuming the risk of any harm arising from any use of the premises by themselves or by others in their party. Party shall be defined as any person(s) who stays overnight, visits, or accesses the property in any manner, whether such person is invited by the Guest or not. 4.Guest agrees to keep the property and all furnishings in good order (same as are when they arrived). Any damage or issue with the property must be immediately reported to the Homeowner upon Guests arrival. 5.Only use appliances for their intended uses. 6.PETS are permitted only with prior approval. A pet fee of up to $89 may applied to cost of stay. Failure to disclose or obtain prior permission to bring pets may result in immediate termination of the rental agreement. This includes not disclosing the correct number of pets and/or the type of pet prior to arrival. 7.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the property for nightly or weekend rentals only, daily maid service is not included in the rental rate. Sorry we do not permit towels or linens to be taken from the cabin under any circumstances. 8.Fireplace: There is a woodstove at this time. Firewood must be purchased through owner. Burning Laws in Brief § (PHONE NUMBER HIDDEN). Regulating the burning of woods, brush, etc.; penalties. No burning until after 4:00 p.m. February 15 through April 30 of each year, if the fire is in or within 300 feet of woodland, brushland or field containing dry grass or other flammable material. Fire shall not be left unattended if within 150 feet of woodland, brushland or fields containing dry grass. No new fires set or fuel added after midnight. Law applies to campfires, warming fires, brush piles, leaves, household trash, stumps, fields of broomstraw and brush or anything capable of spreading fire. The law provides for a penalty of up to $500, plus payment of court costs and fire suppression costs if the fire escapes. 9.Water and Septic: The property is on city water and sewege. Please DO NOT flush any wipe or moist towelette of any kind even if it says flushable. No feminine products should be flushed at anytime. If it is found that feminine products or other improper material have been flushed and clog the septic system, you will be charged damages of the cost of repair. 10.Guest represents that he/she is more than 21 years old and that this entire agreement has been reviewed. 11.LEFT ITEMS: A $25.00 fee, plus shipping cost, applies to any Lost and Found items that are requested to be returned to Guests. Items found and not claimed within 30 days will be disposed of at the owner's discretion. 12.Storms: If authorities order a mandatory evacuation order during a Winter Storm Warning for central western Rockingham County, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the warning period when mandatory evacuations are in effect. Sorry we do not refund due to road conditions or power outages. 14.Emergencies: If there is an emergency, the renter will first contact the local authorities via 911 using the property phone not a cell phone. Then contact the owners. If there is a non-emergency issue, contact owners directly as soon as issue occurs. There is a phone provided at the property for your use if your cell phone doesn't work. Use property phone for all emergency calls to 911. 15.ZERO TOLERANCE: Guest and the members of his/her party shall not use or permit to be brought onto the property any illegal controlled substances, firearms, or items hazardous to persons or property. Hunters are more than welcome at the property. Hunting is permitted in the national forest only. Hunting guest are allowed to take firearms to the property and to national forest land. (National Forest land begins where either yellow forest signs are posted and/or red rings are marked around trees, Please ask owner for directions to national forest. Once you cross that boundary, you are on national forest land.) Firearms are not permitted to be discharged on property other than national forest land or within 300 yards of Homeowners property even if Guest or members of their party are on national forest land. Hunting with firearms must follow the guidelines of national forest rules and regulations. If unlawful or illegal use of firearms, illegal substances, or hazardous items is found, it will result in termination of rental agreement. Guest agrees to: Leave the premises in the same order as found; to return keys to OWNER/AGENT on departure and not to exceed the maximum number of people, cars, pets or other limits as agreed to herein. Water and lights must be turned off at departure. If more than the pre-approved number of people are found to occupy the premises, or excessive cleanup is required additional charges for linens and maid service will be levied against the GUEST. Such determination will be made at the sole discretion of the Homeowner/Homeowner's Authorized Agent. Guest agrees to the reasonable costs of collection, including attorney fees, if necessary to collect money in the event of damage to the property. Visitors of the GUEST will be the responsibility of the Guest and must follow all the same rules as the Guest. Also, no refund will be given for issues with weather, water… cistern, city or well, mechanics, appliances, heater, air conditioner, cable, internet or other such items or other such circumstances. If electricity goes out, air conditioner or heater breaks or runs incorrectly, well or cistern runs dry, appliances breaks, etc. owners will get item(s) fixed as soon as possible but no refund will be given for these instances in any case. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise or traffic due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties. Guest acknowledges that he/she and/or their party needs to use water very sparingly to not deplete well/cistern resources. No refund shall be given if well/cistern is depleted or runs dry due to overuse. Consumption of raw or undercooked eggs should be avoided, especially by young children, elderly persons, and persons with weakened immune systems or debilitating illness. We reserve the right to remodel, makes changes, alterations, improvements, redecorate and rearrange the cabin at any time. The cabin may not appear exactly like it does in the photos when you arrive for check-in due to these possible changes. Not responsible for errors on the (SENSITIVE CONTENTS HIDDEN), VRBO, (SENSITIVE CONTENTS HIDDEN) or Airbnb listing. The contract is the sole representation of the cabin and all information regarding how the cabin is described. Please read the entire contract carefully. There may be critters, spiders, ants, snakes, beetles, lady bugs, stink bugs, or animals in or around the property. We do our best to ensure the houses are free of these things, but we can not guarantee it. Please let us know if critters are found in the house. Owners are not held liable for any injury due to the animals in the barn yard. Renters agree that they are feeding or petting animals at their own risk. Animals are not to be ridden on. The SpacePlease read this entire description and view all of the photos prior to booking. All photos have descriptions (on the bottom of the photo so that you will know what the photo is of). This listing is for the whole house. This is NOT a shared space. You get the whole house to yourself. This is a vacation rental property and not a house that is lived-in. At booking please provide a non-Airbnb email address so the paperwork can be sent in advance. One night (or more) last minutes reservations gladly accepted. The house is always ready, so if you're just passing through and need a place to spend the night, we'd love to have you stay. This is a three bedroom, 2 bathroom house on Main St. in the little town of Mt. Crawford. The house was originally a log cabin (and still is beneath the siding). We plan to fully restore it over the coming years and take it back to its original look. The 3 bedrooms are all upstairs. There are two bathrooms, one on each level of the house. There is a fully stocked kitchen (everything but food). You may have some items left in cabinets or fridge from previous guest. Linens and towels are provided as well. The living room has original hard wood floors and the kitchen has been updated in the past 5 years. There is a full stove/oven, fridge/freezer, dishwasher, coffee maker, toaster & microwave. The upstairs has carpet which we will remove to expose the original hard wood floors. Since this is an old log cabin, the upstairs hard wood floors are not completely even, but once the carpet is gone, this will really add to the character of the house. :) There are two doors that less than perfect, but we are waiting to replace them until we overhaul the entire floor of the house since we'll be replacing the doors with real wood doors will be authentic to what would have been there when the house was originally built. Pets are welcome but do have a pet fee of $55 per pet per stay (if you are paying this fee via Airbnb, they do charge a service to pay by credit card). Please let us know if anyone in your group is allergic to pets or allergic to anything else in advance so that we can make proper arrangements before your stay. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We do not use any scented products but we cannot be responsible for what other guests right before your stay may have used. Different cabins and different houses have different scents. Those with fireplaces will have the scent of a wood burning fire. Those with wood will have the scent of wood. We cannot be responsible for determining what you will or will not be sensitive to though. This is truly impossible to determine ahead of time. Each cabin and house will have its own unique scent. We do not guarantee that things will be perfect. This house is a work in progress and your staying is helping us restore it back to a log cabin. There is free WiFi and full cable TV too. There is currently only two TV's in the house. One in the living room and there is one TV in the master bedroom upstairs as well. We are not responsible for Comcast outages or power outages and there will be no refund should those occur since that is out of our control. Check-in is at 4 pm or later (although not past 10 pm without prior approval and a $20 an hour fee) and check-out is at 11 am or earlier. Please ask in advance if you need an early or late check-in or a late check-out. We do charge for early and late check-ins and late check-out and they are subject to prior approval. There are things you should expect to find such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, critters, flies, ants, insects or stink bugs during certain times of the year. Every house on the planet has issues from time to time. We do treat regularly for pests, but no place is perfect and we do not guarantee perfection. The guest booking the property is required to sign a rental contract & provide a copy of valid drivers license or passport either prior to or upon arrival. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. River access is just outback and guests are welcome to access the river, but only at their own risk. They are welcome to swim or fish. The bank is steep to get down to the river. Guests agree that they will access the river and the water at their own risk. There are no lifeguards present. Heaters must be left on in winter months to avoid frozen pipes. Failure to leave heaters on will result in guest paying for damages. Also, no refund will be given for mechanical, water-well or cistern, weather, Electric, appliances, cable, internet or similar issues or other circumstances. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties Guests are required to pickup after their pets. Pets are not permitted on any beds or furniture. Guests are responsible to wash their own dishes, silverware, pots and pans and run the dishwasher (if the property has one). Because of this all of these items will only be as clean as the last guests left them. There is no possible way for us to check every single thing in the kitchen between every guest. Imagine trying to check every single thing in your kitchen cabinets, while washing all linens, towels and comforters and cleaning the whole house all within 5 hours (the time between check-out and check-in). Linens may still be in the washer or dryer at check-in. We wash all linens, towels and comforters after each reservation and therefore all wash may not be done by the time you arrive for check-in. Also, while all linens, towels and comforters will be washed, we cannot guarantee perfection. We have high end washers and dryers at most properties, but even after being washed and dried it may still be possible to find hair on the linens (this is why pets are not permitted on beds or furniture). Properties are deep cleaned, but not for every reservation. If you look, you will be able to find things that are not perfect, but we cannot deep clean a property between every guests' stay (we only have 5 hours between check-in and check-out to clean the whole house and wash all linens). Interaction with GuestsWe'd ask that you really read this profile, preferably before you book... we believe it will help our guests better understand who we are and set proper expectations for your stay as well. We challenge you to find more honest listings on this site (or any site). We list the faults of our properties and have extremely detailed listings (and we ask that our guests would take a few minutes to read them). When you rent one of our properties, you get the whole house (not a shared or private room). Again, we never rent out shared spaces, you get the whole house, cabin, inn or cottage. We are not a big company. In fact, we're not a company yet. We are just a husband and wife who are trying our best to create great places for people to vacation or staying while traveling through the area. We do have a couple of cleaners now and someone who helps with check-ins, but we are in the process of hiring a reservations person, a cleaning supervisor and someone to live on site in Virginia and do maintenance for the Virginia properties. When you stay at one of our properties, know that we (Katie & I) are not even at the point of drawing a salary yet and you will be partnering with us to restore these properties. Our oldest is 6, we have another who is 3, one who is 2 and our newest arrival, our 4th daughter is now one. We always wait to find out if we're having a boy or a girl. :) We came to Virginia from Texas for me (Steven) to finish my college degree and Katie was a middle school teacher until 2013. We fell into the vacation rental business accidentally when we bought the cabin next to our house to keep it from falling into disarray and had to figure out how to make the mortgage payment on it. So we started by renting out that first cabin in June of 2011 and we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. The term, "the innkeeper never sleeps" is how I would describe our lives (it is 2:43 am when I writing this). This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we (or our staff) is almost always available to help, but keep in mind that there are only two of us right now that respond to all emails and phone calls. We do have some cleaners and another employee who helps check-in guests though. And please be kind... we never get a day off (and we mean never) and the demands of what we do is nearly overwhelming. We'd also like to make sure that our guests know that Katie & I both run Fire/Rescue as volunteers in our "spare time" so there may be times when we are unavailable due to being on an emergency call. As soon as we are done with whatever emergency call we're on, we'll be happy to assist you though. When you rent one of our properties, know that your money is going to toward future renovations and improvements. Also, if you plan on cancelling at some point before your stay, please think twice before booking one of our properties. We count on the rental income to pay or mortgages and all of the other bills associated with the properties, which are extensive. Your staying with us helps us further the restore all of our properties to their original condition (with appropriate modern updates that are appropriate in keeping with the history of the property). In many cases our properties are historic and require a lot of thought about how to make improvements, while maintaining the historical characteristics. There are lots of improvements we would like to make if money wasn't an issue, but the character of most of our places is difficult to find elsewhere. Katie says I'll never be satisfied and keep wanting to make improvements to our rentals (and she is most likely correct). :) As I said above, none of our properties are perfect, but we believe our service is second to none (but please keep in mind that there are only two of us). All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best. We believe in treating others as you want to be treated. And in most cases, if you cannot say anything nice, it is better to say nothing at all. Extend grace generously. That being said, we're not going to back down if we believe we are right and we'll call it as we see it. Again, we have all of our listings described in far more detail than any other Airbnb listings we've ever read. We will be super hospitable and respond to all requests that are "reasonable", but that doesn't mean that we will allow ourselves to be pushed around or taken advantage of though either. Our listings are honest and extremely detailed. Also, we cannot fix problems that we do not know exist, so please let us know if there is something we can do to make your stay more enjoyable. And please do this before you check-out. Leaving comments in a review about something we could have fixed while you were staying is extremely frustrating and disappointing and will most likely result in us leaving a negative review in response. Homeowner or Homeowner's Authorized Agent shall notify any Guest of any excessive noise. Noise shall be kept to a minimum at all times. Special care shall be taken to be very quiet during quiet hours. Failure to respect either quiet hours (9 p.m. To 9 a.m.) or to adhere to Homeowner's/Homeowner's Authorized Agent's request to lower the noise volume shall be cause for termination of the rental agreement. 3.All of the properties are privately owned; and the owners are not responsible for any accidents, injuries or illness that occurs while on any premises, facilities or on roads, trails or any property whatsoever. No burning until after 4:00 p.m. February 15 through April 30 of each year, if the fire is in or within 300 feet of woodland, brushland or field containing dry grass or other flammable material. Fire shall not be left unattended if within 150 feet of woodland, brushland or fields containing dry grass. No new fires set or fuel added after midnight. Law applies to campfires, warming fires, brush piles, leaves, household trash, stumps, fields of broomstraw and brush or anything capable of spreading fire. The law provides for a penalty of up to $500, plus payment of court costs and fire suppression costs if the fire escapes. 9.Water and Septic: The property is on city water and septic systems. Please DO NOT flush any wipe or moist towelette of any kind even if it says flushable. No feminine products should be flushed at anytime. If it is found that feminine products or other improper material have been flushed and clog the septic system, you will be charged damages of the cost of repair. 10.Guest represents that he/she is more than 21 years old and that this entire agreement has been reviewed. 11.LEFT ITEMS: A $25.00 fee, plus shipping cost, applies to any Lost and Found items that are requested to be returned to Guests. Items found and not claimed within 30 days will be disposed of at the owner's discretion. 12.Storms: If authorities order a mandatory evacuation order during a Winter Storm Warning for central western Rockingham County, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the warning period when mandatory evacuations are in effect. Sorry we do not refund due to road conditions or power outages. 14.Emergencies: If there is an emergency, the renter will first contact the local authorities via 911 using the property phone not a cell phone. Then contact the owners. If there is a non-emergency issue, contact owners directly as soon as issue occurs. There is a phone provided at the property for your use if your cell phone doesn't work. Use property phone for all emergency calls to 911. 15.ZERO TOLERANCE: Guest and the members of his/her party shall not use or permit to be brought onto the property any illegal controlled substances, firearms, or items hazardous to persons or property. Hunters are more than welcome at the property. Hunting is permitted in the national forest only. Hunting guest are allowed to take firearms to the property and to national forest land. (National Forest land begins where either yellow forest signs are posted and/or red rings are marked around trees, Please ask owner for directions to national forest. Once you cross that boundary, you are on national forest land.) Firearms are not permitted to be discharged on property other than national forest land or within 300 yards of Homeowners property even if Guest or members of their party are on national forest land. Hunting with firearms must follow the guidelines of national forest rules and regulations. If unlawful or illegal use of firearms, illegal substances, or hazardous items is found, it will result in termination of rental agreement. Guest agrees to: Leave the premises in the same order as found; to return keys to OWNER/AGENT on departure and not to exceed the maximum number of people, cars, pets or other limits as agreed to herein. Water and lights must be turned off at departure. If more than the pre-approved number of people are found to occupy the premises, or excessive cleanup is required additional charges for linens and maid service will be levied against the GUEST. Such determination will be made at the sole discretion of the Homeowner/Homeowner's Authorized Agent. Guest agrees to the reasonable costs of collection, including attorney fees, if necessary to collect money in the event of damage to the property. We reserve the right to remodel, makes changes, alterations, improvements, redecorate and rearrange the cabin at any time. The cabin may not appear exactly like it does in the photos when you arrive for check-in due to these possible changes. Please let us know if critters are found in the cabin. Owners are not held liable for any injury due to the animals in the barn yard. Renters agree that they are feeding or petting animals at their own risk. Animals are not to be ridden on. We do not use any scented products but we cannot be responsible for what other guests right before your stay may have used. Different cabins and different houses have different scents. Those with fireplaces will have the scent of a wood burning fire. Those with wood will have the scent of wood. We cannot be responsible for determining what you will or will not be sensitive to though. This is truly impossible to determine ahead of time. And yes, this is in here because people complained about the smell of a fireplace in a cabin with a fireplace and the smell of cedar in a cabin with cedar walls. Each cabin and house will have its own unique scent. Also, no refund will be given for mechanical, water-well or cistern, weather, Electric, appliances, cable, internet or similar issues or other circumstances. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties Guests are required to pickup after their pets. The NeighborhoodJust when you think you're stuck in suburbs it all fades, and you find yourself on the peaceful banks of North River. With only a couple of houses in sight, you can enjoy the convenience of town, and the tranquility of the country all at once. Getting AroundUber is available if needed, but most necessities are within a mile if walking is more your speed. Other Things to NoteWhen the weather permits our private river banks are perfect for fishing, wading, kayaking or just enjoying the view.

    This historic old mill house sits right on the North River in the quaint little town of Mt. Crawford, Virginia, which is only 5 miles south of Harrisonburg. The house has 4 bedrooms and one bathroom, a living room, dining room and a parlor. There are 7.5 total acres with this property and it has several hundred yards of river front property. Guests are welcome to access the river for fishing, swimming, canoeing or kayaking. Check in time is 4:00 pm until 10 pm and checkout is 11 am. Early check ins, before 4, or Late check ins, after 10 pm, and late checkouts, after 11 am, require a $20 per hour fee. Please ask in advance about late check ins. No smoking in the cabin. No beer pong or Hookahs. Noise must kept to a minimum and quiet hours are 9 pm to 9 am. Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance. Because this is a real old house, there are things you should expect to find on occasion in an older real house such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, tiny critters and the occasional stink bug during certain times of the year. All pet fee(s), early/late check-in or late check-out, firewood or extra person fees are not refundable once paid. Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

    The SpaceThis suite is located in the back of our restored Victorian home. It is self contained with its own private entrance. This is a brand new renovation with hardwood floors, two skylights and a new top-of-the-line queen Serta mattress. There is a small kitchenette with a tiny fridge, microwave and some basic furnishings. The suite includes a private bath with a shower.     Please Read The Entire Description Before Booking: We just bought this 3 bedroom 2 and 1/2 bath house sits on U.S. Route 11 just south of Harrisonburg in the quaint village of Mount Crawford. The 3 bedrooms are upstairs as are the two full bathrooms. The master bedroom does have an floor model A/C unit as well as a king size bed. The other two bedrooms each have queen size beds currently although one of the bedrooms is large enough that we may add another queen size bed to it at some point. One of the bedrooms upstairs and one of the bathrooms upstairs require you to walk through the other bedroom to access them (we will be changing this at some point). There is a living room in the front of the house and then a dining room and a full kitchen. The living room has a couch with a queen size pull out bed. In the kitchen there are 4 stools at the bar in the kitchen. There are numerous plans we have to remodel the house in the coming years, but we are going to be renting it as is for now with lower rates until we make the improvements. To get to one of the upstairs bathrooms you have to walk through one of the bedrooms. There is another full bathroom upstairs in the back part of the house (there use to be two sets of stairs to access the upstairs, but now the second set of stairs only goes to the second full bathroom, which is very different to say the least). This is one of the things we'll be changing when we remodel. :) The kitchen is also a little unusual in that it has two sinks and one is set off in a corner (we'll be removing one of the sinks here shortly and making that area a breakfast nook). There is heat upstairs, but no central a/c/heat upstairs. There is central a/c and central heat downstairs though and the master bedroom currently has a floor model A/C and heater unit which keeps it nice cool/warm in there. The upstairs has base-board heat in the two other rooms and one room has a small heater which keep it plenty warm. There is also a sun porch (which we will replace all of the windows in to allow a breeze come through) and a medium size back yard for the kids to play. We own the land directly behind this house which gives you access to the North River for fishing or for tuning, canoeing or kayaking (tubes, canoes and kayaks not provided). The house does sit right on U.S. Route 11 in the front, but there is plenty of off street parking (for up to 5 cars). There is a fire pit available upon request. We require that all firewood be purchased upon arrival. We will have a charcoal & gas grill at the house. Charcoal and gas are not provided though. The house currently sleeps 8 in beds if you count the pull out couch. The maximum occupancy is 12, but several of those would need to be kids.     This historic old inn was built in the 1800's to house nightly guests traveling through the Shenandoah Valley along the old Valley Pike. Weary travelers would have gotten off the stage coach right at the front door and right up the steps to their private rooms. We've decided to return this property to its original use, but instead of renting out the property by the room, we'll rent out the entire 4 bedrooms as one unit. There is one bathroom currently. There is no kitchen, but there is a full size refrigerator, a microwave, toaster & coffee maker. This property has another loft/studio style rental space on the lower level and can be rented out as well to other guests. There is a door that is locked between the two units. It is possible to rent this entire unit, which would make it a 5 bedroom, two bathroom space. Noise must be kept to a minimum so as to not disturb the other guests staying.

    This historic property was originally built as the Stage Coach Inn when the stage came through Mount Crawford in the 1850's. Currently we have a one bedroom studio/loft style apartment set up with a king size bed. There is also a full size fridge, toaster, coffee maker and microwave to cook with. The bathroom is fully functional right now, but it still has unfinished sheet rock walls and all of the outlets have yet to be added (this should be done by the first week of December). There is a full size bathtub/shower, a toilet and a sink. The property is currently set up to sleep 4 in beds, but the maximum occupancy is 5 (meaning at least 1 guest would have to be a small child using a pack-n-play, sleeping bag or an air mattress (not provided). There is a Floor unit/portable ac/ heater combo. There is no central a/c at this time, but it will be added at some point, but the floor unit kept the property cool enough throughout the summer without any problems. There is currently free WiFi at this property. There is a large 39 inch tv and Blu-Ray player for use now. The A/C is not added until late June at this property. The A/C unit is floor model unit and cools the bedroom/living area easily even on the hottest days. The heaters are floor units. The rest of the house/property is unfinished, but as of right now we are only renting out the one room (plus the unfinished bathroom). Although you will be able to walk through the rest of the property since we do not have it blocked off currently. Check-in time is 4:00 pm until 10 pm and checkout is 11 am. Our Historic Queen Anne House in Bridgewater is a 6 bedroom, 3 bath house that sits on 2 large lots in the town of Bridgewater, located in the Shenandoah Valley of Virginia. We just bought this house Novemb(PHONE NUMBER HIDDEN). This is the first time we will be renting out our house that we actually live in (we won't stay when guests book). At booking please provide a non-Airbnb email address so the rental agreement can be sent in advance. The home features a wrap around porch and there are 6 bedrooms. Three have king size beds, two with a queen size beds and then a full in the other very very small bedroom. Downstairs there is one bedroom with a queen size bed and the other 5 bedrooms are all upstairs. The maximum occupancy is 16 guests, but there are only 6 bedrooms and there are 6 total beds. In order to sleep the maximum number of guests permitted some of those would really need to be children or air mattresses/sleeping bags or the couches would need to be used. We provide all of the linens and towels. The house has a full kitchen with all the essentials: refrigerator, microwave, stove, and coffee maker and utensil and cookware. If something is missing (cookware, etc) from the kitchen please let us know so we can get you a replacement as soon as possible. There may be some items left in cabinets or fridge from previous guests. Indoor and/or outdoor firewood is available for purchase for a fee upon arrival. Firewood must be purchased on site and may not be brought in by guests. Fire-pit will delivered upon payment for firewood. Check-in: Between 4:00 p.m. to 10 p.m. Check-out: 11 a.m. or earlier Beloved pets are welcome but we do require a Pet Fee of at least $65 for first pet. Additional fees apply for extra pets. Please, no pets on the furniture...beds, couches, etc. Pets must be on leashes when walked in town and under voice control at all times when at the property. Please clean up after your pet both in our yard and when walking pets on the sidewalks in town as well. Pets must not be allowed to continuously bark in such a manner that they disturb any of the neighbors. Pets should only be left unattended in the fenced yard if they do not pose an escape risk and if they do not bark too much. The gates do latch, but intelligent or even lucky dogs might be able to jump up and open the latch and escape. The fence should be locked/secured by any guest(s) who are concerned about their dogs escaping. Weekends (Friday & Saturday nights or Saturday & Sunday nights) require a 2 night stay. All Holiday and JMU/Bridgewater College special event weekends require a 3 night reservations. You will get an email with specific directions on how to get to the house. Pets are welcome at all of our properties. There are two outside cats that "came" with this house and they sleep in a cat igloo on the side porch. They are rather shy and don't really interact with us, but they came with the house so will continue to feed them and put water out for them. Guests are not responsible for feeding or caring for these cats. Please be respectful of them though and do not chase them away or allow kids or pets to torment them. Also, we have 4 kids aged 6 and under that live in this house when it is not rented. Please note that some of the rooms have wallpaper which is not new... we will be removing since our youngest keeps trying to peel it off the walls. We'll be replacing the wallpaper with paint here shortly. Please do not expect perfection. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We do not use any scented products but we cannot be responsible for what other guests right before your stay may have used. Different houses have different scents. Those with fireplaces will have the scent of a wood burning fire. Those with wood will have the scent of wood. We cannot be responsible for determining what you will or will not be sensitive to though. This is truly impossible to determine ahead of time. And yes, this is in here because people complained about the smell of a fireplace in a cabin with a fireplace and the smell of cedar in a cabin with cedar walls. Each cabin and house will have its own unique scent. Again, this house is pet friendly. The bathrooms are older, but do function. One of the upstairs bedrooms has some sort of stain that we've yet to be able to get out of the tub and off the faucet handles. Likewise, the claw-foot tub downstairs is not perfect either since it is so old and does have some blemishes that we cannot remove. We plan restore the old claw-foot tub and replace the upstairs bath at some point though. Since this is an old house there are lots of little quirts you may find and we still haven't figured out how to lock the doors. The house was always left unlocked by the previous owner before we bought it though and this is a super safe little town. :) Because this is an older house, there are things you should expect to find in a really old house such as spider webs (we clean them for every guest but they do reappear quickly sometimes), ladybugs, ants, critters, flies, insects or stink bugs during certain times of the year. In all honesty, many of these can be found in every house in America... but we are just stating the obvious. There will no refund of any kind should any of these be present during your stay (please do let us know though so that we may take appropriate action should any of these be found). Rates will vary during peak and holiday seasons. The guest booking the property is required to sign a rental contract & provide a copy of valid drivers license or passport either prior to or upon arrival. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements (with pre-approval) are made for someone else to check-in in advance. We have different rates for each of our properties and our rates change multiple times a month and there are different rates for each week of the month as well. We generally do not take reservations more than 90 days out on Airbnb without prior approval... so using the instant book option on Airbnb for reservation dates more than 90 days away may result in a cancellation since Airbnb's software has been continually been deleting our rates and changing them to the standard nightly rate (which is almost always lower than what our actual rates are). If your dates are more than 90 days away please contact us to make sure the rates are correct. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. It always the guests' responsibility to understand where this property is located and the listing clearly states where the property is. We are not responsible for guests' booking a property in an area that they didn't mean to book in or in a location that they didn't intend to book. We are also not responsible to determine how far the property is from any other location or area (including not responsible for drive time or distances to and from where the guests will be traveling to and from). Guests acknowledge that they understand and accept where the property is located prior to booking. These scenery photos are not intended perceived to be the views from the actual property. The heat must be left on in winter months to avoid frozen pipes. Owners will fix or resolve problems within a reasonable amount of time. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, or any other utility work, sporting events at Bridgewater College or any other noise or vision pollution at our properties, other properties adjacent to owners properties, or other properties near owner properties. Guests are required to pickup after their pets. Pets are not permitted on any beds or furniture. There will be a minimum $50 charge should any pet(s) be found to have been on the beds or furniture. Guests are responsible to wash their own dishes, silverware, pots and pans and run the dishwasher (if the property has one). Because of this all of these items will only be as clean as the last guests left them. There is no possible way for us to check every single thing in the kitchen between every guest. Imagine trying to check every single thing in your kitchen cabinets, while washing all linens, towels and comforters and cleaning the whole house all within 5 hours (the time between check-out and check-in). Linens may still be in the washer or dryer at check-in. We wash all linens, towels and comforters after each reservation and therefore all wash may not be done by the time you arrive for check-in. Also, while all linens, towels and comforters will be washed, we cannot guarantee perfection. We have high end washers and dryers at most properties, but even after being washed and dried it may still be possible to find hair on the linens (this is why pets are not permitted on beds or furniture). Properties are deep cleaned, but not for every reservation. If you look, you will be able to find things that are not perfect, but we cannot deep clean a property between every guests' stay (we only have 5 hours between check-in and check-out to clean the whole house and wash all linens). Remember, since this is our personal home, there will be personal items left behind. We ask that guests not use or move these items. Also, please aware that we have 4 little girls ages 6, 3, 2, 1 and a new baby on the way. Therefore you may at times find crayon on the walls or other such indications that children live in this home. Our clothes will be in some of the closets and dresser drawers. We ask that these not be disturbed or moved. Guest AccessGuest are welcome to sit on the antique wagon in the side yard to take photos, but please treat this antique wagon with care and respect and do not move it from its current location. Our office is in this house and there are sections of the house that will be locked and not accessible to guests. We may at times need to access this part of the house, but we not enter using the door(s) where guests will be staying. Guests are not permitted in the storage sheds, garage, basement or other outbuildings or the private section of the house either. We always wait to find out if we're having a boy or a girl. :) We came to Virginia from Texas for me (Steven) to finish my college degree and Katie was a middle school teacher until 2013. We fell into the vacation rental business accidentally when we bought the cabin next to our house to keep it from falling into disarray and had to figure out how to make the mortgage payment on it. So we started by renting out that first cabin in June of 2011 and we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. The term, "the innkeeper never sleeps" is how I would describe our lives (it is 2:43 am when I writing this). This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we (or our staff) is almost always available to help, but keep in mind that there are only two of us right now that respond to all emails and phone calls. We do have some cleaners and another employee who helps check-in guests though. And please be kind... we never get a day off (and we mean never) and the demands of what we do is nearly overwhelming. We'd also like to make sure that our guests know that Katie & I both run Fire/Rescue as volunteers in our "spare time" so there may be times when we are unavailable due to being on an emergency call. Also, if you plan on cancelling at some point before your stay, please think twice before booking one of our properties. We count on the rental income to pay or mortgages and all of the other bills associated with the properties, which are extensive. Our goal this year is to hire a full time business manager to help us out. :) Also, please note that Airbnb's messaging system does not always work... and even if it is working, there are just two of us... two... answering every message and inquiry and responding to guests. We're not always on the computer and some of our properties and the areas we travel through to get to them, are in areas where some of our cell phones don't work, so we are not always available due to technological reasons and even when we are available... there are just two of us right now... Again, with that in mind, please know though that we're not a big company and we have no outside investors yet... Meaning, things are not going to be perfect (although we sincerely hope to get everything perfect in the future). We personally own every property that we rent out. Again our cabins, cottages and houses are not perfect, but they do have character, history & warmth. And we've listed them with lots of details and descriptions about what to expect. Our listings are accurate. Your staying with us helps us further the restore all of our properties to their original condition (with appropriate modern updates that are appropriate in keeping with the history of the property). We believe that we are far more honest than any of the competition when it comes to our properties' listings. You will find full descriptions of each property that list the good and the bad (again, our properties are not perfect, but that is only because we do not yet have the finances to make them perfect... they will all get there though as funds permit). Our properties are always improving though since we put every last dime back into the business to keep improving things. We say all of this, because quite a few of our past guests seem to have the impression that we're "loaded"! If you are looking to stay someplace that is unique then you'll love it here. If you are looking for perfection or prone to finding things to complain about, then this may not be a good fit for you. Our cabins, cottages and houses are real cabins, cottages and older houses. In many cases our properties are historic and require a lot of thought about how to make improvements, while maintaining the historical characteristics. There are lots of improvements we would like to make if money wasn't an issue, but the character of most of our places is difficult to find elsewhere. Katie says I'll never be satisfied and keep wanting to make improvements to our rentals (and she is most likely correct). :) As I said above, none of our properties are perfect, but we believe our service is second to none (but please keep in mind that there are only two of us). All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best. We believe in treating others as you want to be treated. And in most cases, if you cannot say anything nice, it is better to say nothing at all. Extend grace generously. That being said, we're not going to back down if we believe we are right and we'll call it as we see it. Again, we have all of our listings described in far more detail than any other Airbnb listings we've ever read. We will be super hospitable and respond to all requests that are "reasonable", but that doesn't mean that we will allow ourselves to be pushed around or taken advantage of though either. Our listings are honest and extremely detailed. Also, we cannot fix problems that we do not know exist, so please let us know if there is something we can do to make your stay more enjoyable. And please do this before you check-out. Leaving comments in a review about something we could have fixed while you were staying is extremely frustrating and disappointing and will most likely result in us leaving a negative review in response. Be fair and give us the opportunity to fix whatever is wrong. But please make sure that you read the listing before complaining. We have cleaners who are available most days during normal business hours to assist you if something isn't right if we aren't available. Again, if there is something we can do something to make your stay more enjoyable.... please let us know. :) But we ask that you be polite in asking... making demands is not the way to go about it... be nice to us and we'll gladly be nice in return. It's sad that we even have to put all of this in here and it only a small portion of guests who have unreasonable expectations, but we felt the need to include this in our profile. We try to check-in all of our guests personally. Please ask about late check-ins prior booking whereas they must be pre-approved. Late arrivals may be possible for a fee of $20 an hour after 10 pm. If you need us or have a problem, please do not ever hesitate to let us know. This is all we do 24/7 and we want all of our guests to have an amazing stay. The guest booking the property is required to sign a rental contract & provide a copy of valid drivers license or passport either prior to or upon arrival. The agreement states you will be responsible for damages done and that you will follow all rules. No parties, no hookahs, no under aged or excessive drinking, quiet hours after 9 om or before 9 am. We do not refund for problems with A/C or heat/heater(s), electrical or water issues, inclement weather, neighborhood work being done including roads or any noise issues, etc. Managing our properties is far harder than anything either of us has ever done and we are now at 5+ years without a single day off. Neither of us had ever heard the term, "the innkeeper never sleeps" and now we live it everyday. This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we're always available to help, but keep in mind that there are only two of us right now. And please be kind... we never get a day off and the demands of what we do is nearly overwhelming. We'd also like to make sure that our guests know that we both run Fire/Rescue as volunteers in our "spare time" so there may be times when we are unavailable due to being on an emergency call. As soon as we are done with whatever emergency call we're on, we'll be happy to assist you though. Guests are responsible to wash/clean their own dishes. pots and pans. Please wash your dishes, pots and pans on departure. Laundry takes hours to wash and dry, so you may have extra sheets or towels in the dryer when you arrive. We can't speed up the washer and dryer, so please know that something may still be in the washer or dryer when you get arrive for check-in. The NeighborhoodThis house is just one block from Bridgewater College and a couple of blocks from restaurants, shopping, the par 3 golf course, miniature golf course and the farmers market/ice skating rink. We are less than 1 minute from Bridgewater College and less than 5 minutes from Bluestone Vineyard and the Bridgewater Airport. There is a park just a few houses down the street which is perfect for younger kids. There are at least 5 town parks in Bridgewater which guests can access. The house is also less than 10 minutes from James Madison University (JMU). Getting AroundThis house is just 3 miles off I-81 and 2 miles off U.S. Route 11 in the quaint little college town of Bridgewater in the Shenandoah Valley of Virginia. It is only one block from the college. Other Things to NoteWeekends (Friday & Saturday nights or Saturday & Sunday nights) require a 2 night stay unless there is only one night available for the weekend you would like to book. All Holiday and JMU special event weekends require a 3 night reservations. Kids are counted in the amount of people no matter their age. Each person is charged for not each adult. By clicking on the pet(s) tab at the time of booking, you are saying that you are bringing a pet. However, there is no charge added for a pet(s) at that time. You will still need to pay the pet fee(s) in order to bring a pet(s). Please, no pets on the furniture...beds, couches, etc. All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid. All extra fees are the cash or check prices. Airbnb charges extra fees to pay these charges using their site and this is not something we can control. Checks are welcome but there is a $5 charge to use a check due to past problems we've had with accepting checks. Returned checks will be assessed a $50 returned check charge as well as any other applicable attorney fees or court costs required to collect the payment along with the original amount of the check that was returned.Please no pets on the furniture...beds, couches, etc. Guest who show up intoxicated/drunk or under the influence in any way or cause disturbance at the property at arrival due to noise or misconduct will be asked to leave and reservation cancelled immediately without refund. Hose or host agent at their sole discretion will determine whether a guest is causing disturbance. Guest may not check-in until he/she has paid all pet fees, extra person fees, late check-in fees, etc. Failure to adhere to these policies will terminate the reservation immediately and there will be no refund. We have different rates for each of our properties and our rates change multiple times a month and there are different rates for each week of the month as well. We do not take reservations more than 90 days out on Airbnb without prior approval... so using the instant book option on Airbnb for reservation dates more than 90 days away may result in a cancellation since Airbnb's software has been continually been deleting our rates and changing them to the standard nightly rate (which is always lower than what our actual rates are). If your dates are more than 90 days away please contact us to make sure the rates are correct. No smoking inside the house or on the porch. No pets on the beds or furniture. Quiet hours are 9 pm to 9 am every day of the week. Park only in designated areas and no driving on the grass. Do not park in front of the fire hydrant or on the sidewalk/grass which is on the other side of the house. Fires in the fire pit must not have wood added past 10 pm on weekends and not past 9 pm on week nights. Guests are not permitted in the private areas of the property, in any of the sheds, garage, chicken house or summer kitchen. Dog must be on a leash at all times unless they are in the fenced yard. All pets must be picked up after thoroughly. Parties/events are not permitted (without prior written permission) and are subject to termination of the reservation without any refund. All guests attending any party or event must park and follow all local ordinances. All guests attending any event or party must be included in the reservation and additional guest fees will apply. No excessive or under age drinking is permitted and either will result in termination of the reservation without any refund. Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. If extra guests are found to have spent the night without prior approval, the lease will be subject to termination immediately and no refund shall be given. 4.Term of the Lease: The lease begins at __4:00 p.m. On _______________________, 201 __ (the “Arrival Date”) and ends at 11 a.m. On ________________________________201 ___(the “Departure Date”). 5.Minimum Stay: This property requires a either a one to 4 night stay depending upon the season. Longer minimum stays may be required during holiday periods and weekends. If a guests ends up staying for less than 1 day, the guest will still be charged for the entire length of time that they reserved the property. There are no refunds, discounts or credits for late arrivals or for early departure. 6.Rental Rules: Guest agrees to abide by all of the terms and conditions of this rental agreement at all times and shall cause all members of the rental party and anyone else “Guest(s)” permits on the property to abide by the following rules at all times while at the property. It is the “Guest(s)” legal responsibility to inform anyone that they allow to access the property of all terms, conditions and rules regarding all/any use of the property, including use of ingress and egress to the property. 7.Access: Guest shall allow “Homeowner” or any other authorized agent of the Homeowner to access to the property for purposes of repair and inspection for any reason at any time. Homeowner and/or their agent shall exercise this right of access in a reasonable manner. Homeowner has right to access barn yard, driveways, unfinished basements, garages, and storage units without informing renter. There is no access to the upstairs or main levels of the house from the unfinished basement. Homeowner and/or their agent shall exercise this right of access in a reasonable manner. Upper Rawley Cabin has a chicken coop located on the side of the cabin which is used to provide some eggs (when the hens are laying) to the guests at our cabins. Owners or authorized owner’s agent will be allowed access the coop to feed or provide water for the chickens as needed or to make repairs or care for the chickens or the coop as needed. 8.Rental Rate and Fees: Payment is required according to the (SENSITIVE CONTENTS HIDDEN) Reservation Manager payment schedule. Last minute reservations are accepted but full payment is due at the time of booking. (exceptions may be made for same day bookings. Full payment is always due though access to the property shall be given. If the premises appear dirty or damaged upon Arrival, Guest shall inform Homeowner immediately (within 15 minutes) of arrival. 9.Cancellation Policy: Our cancellation policy is: If Guest wishes to cancel his/her reservation the deposit/payment for stay will be refunded as follows: Super Strict (No refund or credit for stay shall be given due to early departure or for failure to show up and/or checkin) No refunds for JMU Events or Holiday Bookings (No refund or credit for stay shall be given due to early departure or for failure to show up and/or check-in by 12 am on the arrival date). The property will be locked upon your arrival. The owners will meet you at the property to let you in whenever possible, so YOU must contact owners in advance to let them know when you are arriving (4 pm or later check in.) If no contact is made in advance by email and/or no call by midnight the day of arrival, then the reservation will be duly cancelled. Failure to contact owners to set up check-in time prior to arrival date or failure to show up before midnight the day of arrival without contacting owner constitutes a cancellation. Homeowners reserve the right to re-book the property for the dates guest reserved the property for if no contact has been made or if guest fails to show up by midnight the day of arrival. (Guest are permitted to arrive after mid night but must confirm the time in writing with owner prior to the arrival.) 10.Insurance: We encourage all renters to purchase traveler insurance. (SENSITIVE CONTENTS HIDDEN)/VRBO offers insurance for as little as $39 at the time of booking. You hereby acknowledge that this option has been presented to you before booking. 11.Payment: Payments must be made via the Reservation Manager payment request email or the by using the Book It Now option. Credit cards and checks are both acceptable. Checks may not be used for reservation that are less than 10 days away from the time of booking. Credit Card must be paid through the payment request email, Book It Now option or we can process payments for you by phone. For reservations more than 20 days away we may accept checks via the mail. Please make checks out to Katie Pitre Jones or Steven Robert Jones Rental Rules: 1.Smoking is NOT allowed inside the cabin or on the front or back porches. Any smoking items must be extinguished and then disposed of properly. No remnants of smoking shall be left at cabin or anywhere on the grounds or surrounding areas. Any evidence of smoking in cabin or improperly disposing of cigarettes or cigars shall be cause for immediate termination of this rental agreement. 2.People other than those in the Guest party set forth above may stay overnight in the property with the prior approval of the owners. Any other person in, on, near the property or any adjacent property is the sole responsibility of Guest. Guest shall not cause or allow unreasonable loud noise or activity that might disturb the comforts of other persons renting or living in the area. Homeowner or Homeowner's Authorized Agent shall notify any Guest of any excessive noise. Noise shall be kept to a minimum at all times. Special care shall be taken to be very quiet during quiet hours. Failure to respect either quiet hours (9 p.m. To 9 a.m.) or to adhere to Homeowner's/Homeowner's Authorized Agent's request to lower the noise volume shall be cause for termination of the rental agreement. 3.All of the properties are privately owned; and the owners are not responsible for any accidents, injuries or illness that occurs while on any premises, facilities or on roads, trails or any property whatsoever. Homeowners/Homeowners Agent(s) are not responsible for any loss or damage of any kind to/of personal belongings, vehicles or valuables of the guest or any member of their party. By accepting this rental agreement it is agreed that all guests are expressly assuming the risk of any harm arising from any use of the premises by themselves or by others in their party. Party shall be defined as any person(s) who stays overnight, visits, or accesses the property in any manner, whether such person is invited by the Guest or not. 4. Guest agrees to keep the property and all furnishings in good order (same as are when they arrived). Any damage or issue with the property must be immediately reported to the Homeowner upon Guests arrival. 5.Only use appliances for their intended uses. 6.PETS are permitted only with prior approval. A pet fee of up to $89 may applied to cost of stay. Failure to disclose or obtain prior permission to bring pets may result in immediate termination of the rental agreement. This includes not disclosing the correct number of pets and/or the type of pet prior to arrival. Sorry we do not refund if pets are not part of arrival party. 7.Parking: PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass in the car at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on any road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the property for nightly or weekend rentals only, daily maid service is not included in the rental rate. Sorry; we do not permit towels or linens to be taken from the cabin under any circumstances. 9.Fireplace: The fireplace is an insert. If you are unfamiliar with how to start a fire in the insert, please contact owner for instructions. Fireplace door must remain closed at times except when loading wood into it. Please don't put anything in the fireplace other than wood or newspaper to start the fire. Due to the risk of spreading the Emerald Ash Borer Beetle which kills trees, we do not allow any firewood to be brought to the properties for either indoor or outdoor fires. Firewood can be purchased at the cabin or prior to arrival. No wood other than wood bought from owners is allowed in fireplace. Only certain, properly seasoned, hard wood is to be used in the fireplaces, so guest may not bring their own wood. We spend a lot of money to make sure we have the proper wood to use. If you are found using wood other than that from owner, you will be charged for using fireplace and may be asked to leave. If any damage is done do to improper wood, guest will pay for all damages. Burning Laws in Brief § (PHONE NUMBER HIDDEN). Regulating the burning of woods, brush, etc.; penalties. No burning until after 4:00 p.m. February 15 through April 30 of each year, if the fire is in or within 300 feet of woodland, brushland or field containing dry grass or other flammable material. Fire shall not be left unattended if within 150 feet of woodland, brushland or fields containing dry grass. No new fires set or fuel added after midnight. Law applies to campfires, warming fires, brush piles, leaves, household trash, stumps, fields of broomstraw and brush or anything capable of spreading fire. The law provides for a penalty of up to $500, plus payment of court costs and fire suppression costs if the fire escapes. 10.Water and Septic: The cabin is on a well and septic systems. The water from the well is completely usable. Although, it may have a orange tint to it. It may also smell like iron. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Please DO NOT flush any wipe or moist towelette of any kind even if it says flushable. No feminine products should be flushed at anytime. If it is found that feminine products or other improper material have been flushed and clog the septic system, you will be charged damages of the cost of repair. 11.Guest represents that he/she is more than 21 years old and that this entire agreement has been reviewed. 12.LEFT ITEMS: A $25.00 fee, plus shipping cost, applies to any Lost and Found items that are requested to be returned to Guests. Items found and not claimed within 30 days will be disposed of at the owner's discretion. 13.Storms: In the event that the authorities order a mandatory evacuation order during a Winter Storm Warning for central western Rockingham County, Virginia, or a mandatory evacuation during a Hurricane Warning for western Rockingham County, Virginia, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning or Winter Storm Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" or "Winter Storm Warning" period where a mandatory evacuation has been ordered. 14.Mountain roads are curvy and steep. Gravel drives are rough at times; we highly recommend four wheel drive and/or chains during in case of snow. VDOT actually plows everything but the last several hundreds yards to the cabin. The cabin is almost always accessible by car, but if you do not have 4WD or chains, we have a 4WD and would be happy to drive you to the cabin on the rare occasion when there is too much snow for you to make it. Guests are more than welcome to park on other property owned by the Homeowners if they are not able to access the cabin in their vehicle. Sorry there are no refunds due to road conditions or any other weather conditions other than what is stated above. We do not refund due to power outages. 15.Emergencies: If there is an emergency, the renter will first contact the local authorities via 911 using the property phone not a cell phone. Then contact the owners. If there is a non-emergency issue, contact owners directly as soon as issue occurs. There is a phone provided at the property for your use if your cell phone doesn't work. Use property phone for all emergency calls to 911. 16.ZERO TOLERANCE: Guest and the members of his/her party shall not use or permit to be brought onto the property any illegal controlled substances, firearms, or items hazardous to persons or property. Hunters are more than welcome at the property. Hunting is permitted in the national forest only. Hunting guest are allowed to take firearms to the property and across the property to access national forest land. (National Forest land begins where either yellow forest signs are posted and/or red rings are marked around trees, (about 200 yards behind the cabin). Once you cross that boundary, you are on national forest land.) Firearms are not permitted to be discharged on property other than national forest land or within 300 yards of Homeowners property even if Guest or members of their party are on national forest land. Hunting with firearms must follow the guidelines of national forest rules and regulations. If unlawful or illegal use of firearms, illegal substances, or hazardous items is found, it will result in termination of rental agreement. 17.Guest agrees to: Leave the premises in the same order as found; to return keys to OWNER/AGENT on departure and not to exceed the maximum number of people, cars, pets or other limits as agreed to herein. Water and lights must be turned off at departure. If more than the preapproved number of people are found to occupy the premises, or excessive clean up is required additional charges for linens and maid service will be levied against the GUEST. Such determination will be made at the sole discretion of the Homeowner/Homeowner's Authorized Agent. Guest agrees to the reasonable costs of collection, including attorney fees, if necessary to collect money in the event of damage to the property. Visitors of the GUEST will be the responsibility of the Guest and must follow all the same rules as the Guest. No refunds for JMU Events or Holiday Bookings (No refund or credit for stay shall be given due to early departure or for failure to show up and/or check-in by 12 am on the arrival date). The property will be locked upon your arrival. The owners will meet you at the property to let you in whenever possible, so YOU must contact owners in advance to let them know when you are arriving (4 pm or later check in.) Please let us know if critters are found in the cabin. Owners are not held liable for any injury due to the barn yard animals. Renters agree that they are feeding or petting animals at their own risk. Animals are not to be ridden on. Owners or owner's agent is not held responsible for any noise due to water work, road work, cable work, phone work, any utility work, or any other noise or vision pollution at our properties, other properties adjacent to owner properties, or other properties near owner properties. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below (or by electronically accepting this agreement). By my signature below (or by checking the box at the time of payment and electronically accepting this agreement), I hereby agree to all of the payments, terms and conditions of this rental agreement.
