The SpaceThis site is blocked until spring (April 15). However you are still free to look dream and plan. Also be sure to check out my other sites. You can eat in the "cafe" relax in the square, and then sleep (camp out) in the cute but tiny "Corn Crib". This tiniest of micro "homes" is extremely small and sleeps only one. If you would like something bigger be sure to check out my somewhat bigger "homes" below. You can not stand up in this tiny room called the "Corn Crib". It is truly a tiny room with a bed, some shelves and not much more. It is like a hard walled tent. It is not for those who have problems with small spaces. Remember Karenville is more than just off the grid. Karenville has no electric of any kind. Come see how it is done. I have been living electric free for 20 years. Guest AccessThis single "dwelling" is cozy and compact and everything a minimalist needs. Although it has no heat it is well insulated to keep you warm when it is cool and cool when it is warm. I lived in this, what I call "the Corn crib", for most of one year. I recently had a guest stay here for five weeks. She liked it so much she is now busy building her own tiny structure. This tiny micro home has lots of history and charm. Interaction with GuestsYou can have as much or as little interaction with us and other guests as you like. This tiny structure is on the edge of town :) or should I say "village" (how silly). Anyhow, there is plenty of privacy. Of course you are always welcome to join us at a campfire or sitting and chatting or anything else we might be doing. The NeighborhoodKarenville is on a one lane road and has no nearby neighbors, only cow pastures, hay fields and 9,000 acres of state forest. With Karenville having no electric the nights are dark and quiet. Check out my other sites to see more pictures and more info. Village of Karenville sites are all Electric free (total off grid) with rain/well water only. All bedding included unless otherwise noted. So be prepared for what-ever. The terrain is uneven and sometimes muddy so sturdy shoes are almost a must. Other Things to Note- if you have pets or smoke be sure to check my house rules. -This tiny building like the rest of Karenville has no electric or wifi. Also, there is no running water. However there is a primitive outside hot shower to enjoy, but no heat in the single dwellings. If you want to stay in Karenville but feel you need more room or heat then maybe you would like to stay in the "hotel", or one of the other interesting tiny "homes". To see my other listings click on my profile once or maybe twice. Then scroll down to see my other listings in Karenville. Or copy and past the following *My Cabin $90 https://www.airbnb.com/rooms/3404505 *The "Hotel" $70 https://www.airbnb.com/rooms/2272547 *A Sleeping Loft $50 w/ 2day minimum. https://www.airbnb.com/rooms/4709127 * The Cool'r Cottage $55 https://www.airbnb.com/rooms/4443492 *Tenting or Day Visit $20 https://www.airbnb.com/rooms/4404512 All taxes are included in your price. The SpaceWith 28,000 watts of solar power, heat pumps, on-demand hot water heaters, super insulation, waterless composting toilets, a comprehensive recycling program, efficient appliances, organic gardens and electric cars, the Stone Quarry House can offer a sustainable, green getaway for guests who are concerned about minimizing their carbon footprint, but also want a luxuriously comfortable retreat from the stresses of everyday life. Each of the five living spaces, the apartment, the stone cottage, the tower cottage, the tiny post and beam house, and the hillside veranda cabin suite, is free-standing and private, offering you your own home away from home in Ithaca. Guest AccessWith five acres of pond, lawn, gardens, and hillside meadow, you might enjoy the 'porch swing' down by the pond, the double hammock under the poplars, or the fieldstone patio with cushioned chairs, stone table with solar market umbrella, fire pit and Weber gas grill. Chickens patrol the property (no worries, no roosters!) to help keep the bug population down, and they lay fantastically rich eggs. You are welcome to wander the gardens, feel free to pick flowers or let us know if you'd like to exchange a little weeding for produce from the garden ; ) Interaction with GuestsWe usually greet guests when they arrive, but we are pretty informal, and we make it easy to settle in even if we aren't here to greet you. We live on the property, which is fenced and gated, so you can be confident that you will be safe and secure throughout your stay. We will give you our cell phone numbers, as well as the main house number, so we can help out or answer any question, night or day. On the rare times we are away, we have a manager living locally who will be available to assist if needed. We love the area; Buzz was born here and Nancy has lived here for 31 years, so we are happy to answer questions about the best waterfall walks, restaurants, or anything else that might be interesting to you. The NeighborhoodWe are in the Ellis Hollow neighborhood, two miles southeast of the Ithaca City Limits and close to Cornell. We are on over five acres in a quiet residential neighborhood which has grown up on a reclaimed stone quarry over the last forty years. You can enjoy a rural hike by just going 'around the block' - a 40 to 50 minute hike up the hill on Quarry Road, over Snyder Hill Road (with views of open meadows) to Genung Road (a beautiful wooded walk down the hill) and finish up with a quick walk along the sometimes fairly busy Ellis Hollow Road back to Quarry Road. Getting AroundTCAT buses stop on the corner just 300 yards from the property about once an hour. They can bring you to Cornell, downtown, the East Hill Plaza for shopping or meals, or connecting to other routes which can take you almost anywhere else in the county. Taxis are most often taken by guests when they want a direct trip to the airport or back from a night on the town.

The SpaceLocated on 135 acre organic farm about 5 miles from Ithaca, NY. We have three rooms, two share a bath, one with private bath. The room with a private bathroom is $30 more a night. If you would like this room, please let us know you would like the "Joshua Room" in your reservation request, and we will add $30 per night if the room is available. The price includes full vegetarian breakfast. Two-night minimum. Rates are higher on graduation and special weekends. The B&B is located off the road and is quiet with plenty of outside seating areas to relax. There is also a creek suitable for wading/swimming and a path to a pond on the hill. Even though there is public transportation available into Ithaca (about 4 miles) it is not frequent so a car or other means of transportation is desirable. Ithaca, Cornell University, and Ithaca College are about 10 minutes away by car. The B&B is on the Cayuga Pure Organics Farm, the major supplier of local organic dry beans and graiins in New York. Guests are welcome to walk around the farm and visit our processing and packaging facility. We bought this farm in 1976 and feel very fortunate to live in such a special peaceful and beautiful spot. Guest AccessBefore making a reservation, please note: The posted rate is for 2 person in a room. An additional person will incur an additional charge. The maximum number of guests/room is 3. If your party is larger than 3, you will need to rent an additional room. Please contact us and we will send you an offer that includes additional rooms appropriate to the number in your party. We do not accept reservations with children under 8 without prior conversation. Interaction with GuestsRates include a full breakfast and free wifi. Guests are free to walk on the farm, view the horses and visit the organic processing facility where whole grains, dry beans, and rolled oats are cleaned and packaged. I opened the B&B because I love sharing our home and meeting people from all over the world. The NeighborhoodWe are a 150 acre farm, 4 miles from downtown Ithaca and Getting AroundThere is a public bus that will take you to Ithaca that runs about 4 times a day.

The SpaceTenwood Lodge is having a WINTER SPECIAL on some rooms for January and February. Stay for 2 nights (at least one being a weekend night) and get the 3rd night free! The Master Suite with Queen sleigh bed includes a private bath with Sanijet Tub and private exit to yard. Taxes are included in room price. Sunday-Thursday nights are discounted. Full Breakfast is included. This room is ideal for two people, however, If needed, a chairbed can be brought in to accomodate an extra person. (from our listing for the whole house) After building our unique family retreat, we started sharing it with guests June 2013. We are located in rural Danby, 7 miles from Ithaca College and 9 from Cornell University. We are far from neighbors in a new architecturally designed, partially timber-framed home. We had fun celebrating Ithaca College Commencement in May with a big multi-family party -- and we had barely begun to live in our new space! Our new house was planned to link with the outdoors. Deer, rabbits and chipmunks are our frequent visitors, songbirds awake us every morning. We have several porches available as well as inside sitting areas around our home for reading, sipping a glass of wine and relaxing with a cup of coffee. We have a small pond, vegetable garden and an orchard as well as lawns, shady sitting areas and woods to explore. The Cayuga Lake Wine Trail, the Plantations Gardens at Cornell, the Hangar Theater, the Sciencenter, the Tompkins County Library and the Finger Lakes State Parks are just a few favorite activities of ours when we venture off the property. Driving around the rolling hills in our area is lovely (bicycling is great too!) We love Central NY and we love meeting people, so come visit for two or more nights. We are committed to offering a peaceful place at a more reasonable price than the local hotels. Breakfast will be served and you can share kitchen facilities and our grill for lunches and dinners. Of course Ithaca (having more restaurants per capita than NYC) is a great place to eat out also, so plan for that too! Brace yourself for a few things: 1) no TV reception- a DVD player is hooked up with a TV though. 2) currently there is limited internet-we can give you access for email and Verizon cell tower is in sight for your cell/smartphone 3) non-Verizon cell service may not work well) 4) we have LOTS of taxidermy mounts of local animal species, hubby is an avid hunter, some guests feel they are in a Natural History Museum. (smoking is not permitted within 100 ft of the house, but it is permitted in a designated area)

The SpaceThe Family Room is one of 5 rooms and suites available via airbnb for Tenwood Lodge (see our other listings by clicking on the host name). This one accommodates a family of up to 4 including young children who want to be closer to Mom and Dad (we have a pack n' play for babies available). Bathroom is shared with the Pasture Room. Older kids? Check out our other listing called the Tenwood Lodge Large Family Suite which is a combination of this room with the Pasture Room (for parents with queen bed). The Large Family Suite which shares the 2nd floor bathroom exclusively with your family is priced at a discount vs booking the 2 rooms separately. The SpaceThis is a delightful, comfortable, clean and spacious yet cozy apartment. It's on a large picturesque country lot, yet only about 4 miles from downtown Ithaca, Ithaca College, and Cornell University. The new modern kitchen has a full refrigerator, oven, stove, toaster, blender, coffee maker, dishes, and plenty of utensils and cookware. I will leave basic breakfast foods such as coffee, tea, w.w. bread, local eggs and oatmeal. No need to bring water as my well water is very good. There is also a Britta filter. The bathroom is as new and elegant as the kitchen with a full bath tub and shower. Both the kitchen and bathroom have bamboo floors. There's a queen size bed with good linens in the main bedroom two single beds in the living room. Enjoy the high speed Wifi and the multi-channeled cable TV. I can help orient you and make recommendations for things to see and do. Upper Buttermilk Falls State Park is only about 2-3 miles away. Taughannock Falls State Park (said to be the highest waterfall east of the Rockies!) is 8 miles from Ithaca, along Cayuga Lake. You may want to try the wine trails, the Farmers' Markets, a boat ride on the lake, or enjoy the abundance of very talented musicians and other high quality arts and museums. Coddington is a safe, peaceful, scenic, country road that leads straight into town. You may want to stock up on food provisions before you come out. Parking is directly in front of your door to make it easy to carry things in and out. Hope to see you! All the best, Melissa Guest AccessFeel free to enjoy the yard including the umbrella tables. Interaction with GuestsI will be attentive but non-intrusive and available for any requests like kitchen gadgets or a toothbrush and will promptly answer any questions no matter how seemingly minor. Always happy to help. The NeighborhoodVery safe and peaceful neighborhood. Getting AroundThere is no public transit, so you will likely need a car. Will need a snow worthy car in the wintertime Cabs to downtown Ithaca and the colleges are about $20-$25. Other Things to NoteThe "number of guests" that you bring includes all children, regardless of age.

The SpaceDue to the big response to our room with a full bed and bunk beds we have decided to open up the top floor of our "bunkhouse" for 2-5 guests traveling as a family group. The bunkhouse is a small passive solar house built in 2003 using SIP's (structural insulated panels). The top floor has a vaulted ceiling and 2 bedrooms, the mini-master has a full size bed with memory foam mattress, the bunk room has a loft with a full size futon mattress, plus 2 bunked twins, plus a twin trundle bed. A full bath with tub is used only by this suite on the second floor. Currently the first floor of the bunkhouse is not included in this listing, although it is fine to use it as a common/sitting area. From our whole house listing: Our Unique Family Retreat is available as individual rooms (see our other listings) or as a whole house for your family or group to rent. Rental of the whole house includes 4 bedrooms, use of the kitchen, common areas (Great Room and Second Floor Loft), East Deck and BBQ Grill. Sleeps 10 in beds plus 4 more on futon and sleep sofa--possibly other mattresses on the floor to further increase capacity. After building our unique family retreat, we enjoy sharing it with guests while we put the finishing touches on and offer introductory pricing. The SpaceThis site is now blocked (closed) until spring (sometime in April). However you are still free to look, dream, and plan. If your just too excited and can't wait until then, you can contact me through this other site called; Visit Karenville https://airbnb.com/rooms/12738646? This tiny "home" resides on the edge of my tiny "village" I call Karenville. I like building (It's my weekend hobby). I built all the buildings in Karenville for my own pleasure and now yours. I transformed this tiny "home", soon to be yours for a night, from something else. It's a wonderful living space that feels like home. So I call it "Home On Wheels". It has a small sink and some counter space. The bed is very firm and is made and ready for two. However it is slightly smaller than a double size. It can sleep one person comfortably or two if you like to snuggle. I built Karenville one building at a time. There is a cafe/store, (where you can cook if you like. So bring some food.) a church, a glass house, a hotel, two outdoor showers, an interesting and cute composting toilet and so much more. Most of the buildings have an architectural look of the Victorian years. It is near to impossible to describe Karenville. All the time I hear my guests say "There is no way I will be able to explain all this" and it is true! Don't bother asking me a lot of questions, just come and experience for yourself living back in time before electric lights and running water. You will be surprised how easy and freeing it can be! I have been living this way, electric free, for over twenty years! Your to be "home" is located on the edge of Karenville and overlooks a meadow full of wild grasses and the hills and valley beyond. Guests who enjoy themselves most, book more than one night. This site, or "home" is often used as an Art Studio for everyone in the village when it is not already booked. Therefore I prefer to book it for more than one day or when everything else is already booked. Please, for your enjoyment and ours, consider booking more than one night when possible. What I hear most from my guests is, " I wish I could stay longer in this magical place". Also please be sure to check out my other sites for more information about Karenville and to see more pictures. Guest AccessYou will have the entire village to relax, use, and enjoy. This inclures the "cafe/store" where you can make coffee or cook a delicious meal, the glass house which is a warm place to go, the pavilion which is a nice relaxing place to sit, our two shower houses, and more. It is also likely there will be other guests in the village to socialize with as well. And of-course we are always in the village somewhere doing something, maybe sitting by a campfire and cooking or maybe feeding the goats and chickens. Whatever we happen to be doing you are always welcome to join us. Interaction with GuestsYou may have as much privacy as you wish or you can join us, and sometimes other guests, at a camp fire or eating or sitting and chatting or anything else we might be doing. Usually we will be around somewhere if you need anything or want to chat about Karenville, or anything else for that matter. The NeighborhoodThere are no nearby neighbors only fields and forests however when you tire of all the peace and quiet in Karenville. Ithaca is not far. Be sure to check out Karenville's other sites. At Karenville kids and pets are people too! I have tried to make my prices as reasonable and simple as possible. I have priced my "homes" and camping to include the second person. I then charge $15 for each person after the second with a maximum of four people. Yes kids and pets are people and often take up more space than adults. Please include them as another person. The SpaceThis site is now blocked (closed) until spring (sometime in April). However you are still free to look, dream, and plan. If your just too excited and can't wait until then, you can contact me through this other site called; Visit Karenville https://airbnb.com/rooms/12738646? Guests who enjoy themselves most, book more than one night. Please, for your enjoyment and ours, consider booking more than one night when possible. What I hear most from my guests is, " I wish I could stay longer in this magical place". Karenville is a unique and glamorous "camping experience" It is very difficult to explain. The only way to truly understand what Karenville is, is to just book and come enjoy the village yourself. By booking this site, you can sleep in the "hotel" eat in the "cafe" (bring some food to cook) and relax in the "square". The "hotel" (heated in cold weather) has a double bed, a small sink and a little more. It is a bright sunny room that looks out over wide open fields, as well as the "village". Karenville is more than off the grid and only 200ft from 9,000 acres of State Forest suitable for many different outdoor activities including hiking the FLT trails or simply enjoying the old growth Forest. Also; during the school year I have the weekdays blocked out. If you would like a weekday that is connected to a weekend contact me. I may be able to unblock the days you wish. Guest AccessGet yourself free! Free of modern annoyances and conveniences, where the nights are dark and quiet. If that's what you like, or even if you don't, you will love this tiny village that Karen built. Karenville also has an interesting and nice composting outhouse that we are sure you will enjoy. Guests also enjoy Karenville's primitive hot outdoor shower. Be prepared for a back to basics adventure. We have NO electric, running water, side walks, or street lights. We also have NO tv, wifi, shopping malls, or other modern facilities. It's hard to believe I have been enjoying all this for over 20 years. Interaction with GuestsAt Karenville it is possible to have as much or as little interaction with Karen, the owner/builder of Karenville as you wish. Only let us know your wishes. However you may have unwanted goat and chicken guests occasionally, but we hope not. The NeighborhoodThe closes neighbor is almost half a mile away. Only hay fields, cow pastures, Hickory trees, and State Forest to enjoy. In winter the road is not even plowed, and in summer grass grows in the middle. Be sure to check out Karenville's other sites. At Karenville kids and pets are people too! I have tried to make my prices as reasonable and simple as possible. I have priced my "homes" and camping to include the second person for free. I then charge $15 for each person after the second with a maximum of four people. Yes kids and pets are people and often take up more space than adults. Please include them as another person. Village of Karenville sites are all Electric free (total off grid) with rain/well water only. All bedding included unless otherwise noted. Other Things to Note-if you have pets or smoke be sure to read my house rules. -The terrain at Karenville is uneven and sometimes muddy so sturdy shoes are almost a must. -Also, I have most week days blocked out for the school year. The SpaceTwo of the three bedrooms are on opposite ends of the second floor with the bathroom located off the hallway. These are separated by a large loft/den area with futon and desk. The Pasture Room has a Queen bed and horse theme. The Family Room has maple furniture from both sides' grandfather, including bunked twin beds and a full size bed--this room was expected to be good for couples with smaller children, but also works well for teens to have some separation from parents. The third bedroom, theTurret Room, is up on our Mezzanine level and has an awesome 360 degree view of the property as well as the ensuite half-bath. Guest AccessGuests of this suite will have the sole use of the second floor loft with desk, futon/sofa, and a reading chair. Interaction with GuestsDepending on the weekend we will likely be working around the property most of the day after breakfast. We will try to give you as much space and solitude as you require, be careful getting us talking, we like to talk a lot! The NeighborhoodWe have wonderful views of our end of the valley, across the cornfield is a nice wooded ridge. Native wildlife are seen frequently. Getting AroundA car is necessary to get to Tenwood Lodge and to fully appreciate the area. Mass transit is very limited although there is bus service from downtown Ithaca to NYC and other cities across the state. Other Things to NoteIthaca is a lovely area with changeable unpredictable weather, bring a variety of clothing options and layers!

The SpaceSince June 2013, Tenwood Lodge has been creating special memories and friends! We can rent your group the whole 4 BR house via this listing or one or more people can rent one or more rooms (see our other listings beginning at $85/night) by looking for our OTHER LISTINGS via Kim's host profile. This listing is for the entire 4 BR house and includes state and local taxes. For 2 more bedrooms, see our Tenwood Lodge plus Bunkhouse listing. Located in the town of Danby, a quick 7 miles south of Ithaca College and 9 miles west of Cornell University, we are far from neighbors in our new architecturally designed partially timber framed home. We began having fun at Tenwood by celebrating our daughter's Ithaca College Commencement in May 2013 with a big multi-family party -- and we had barely begun to live in our new space! Since then we've had many families and friends LOVE sharing time with each other at Tenwood Lodge over holiday weekends, week-long vacations and for fabulous commencement weekends. You can see from the reviews of our other listings that many came in smaller groups. We can also add another 2 bedrooms/bath via our other listing: Tenwood Lodge Plus Bunkhouse. Our new house was planned to link with the outdoors. Deer, rabbits, wild turkey and chipmunks are our frequent visitors, songbirds awake us every morning. Evenings are special with awesome starry nights (no light pollution in our valley) and occasional coyote serenades. Enjoy several different porches and sitting areas around our home for reading, eating or relaxing with a cup of coffee in the morning or perhaps a glass of Finger Lakes wine you brought back from the nearby Wine Trail. We have a small pond, vegetable garden and an orchard as well as lawns, shady sitting areas, fields and woods to explore. The Cayuga Lake Wine Trail, the Plantations Gardens at Cornell, the Hangar Theater, Sapsucker Woods Ornithology Lab, the Sciencenter, the Tompkins County Library and the Finger Lakes State Parks are just a few favorite activities of ours when we venture off the property. Just driving around the rolling hills in our area is lovely (running and bicycling is great too!) We love Central New York and we love meeting people, so come visit for three or more nights if renting the whole house (two or more nights for individual rooms-see our other listings). We are committed to offering a peaceful place at a more reasonable price than the better local hotels. Brace yourself for a couple of things: 1) no TV reception (a TV/dvd player is available if needed for whole house rental only) 2) currently there is limited internet via a mobile hotspot-we allot 2 GB per day of rental, after that there will be an additional charge, this is fine for email but videos or big downloads may gobble GB. A Verizon cell tower is in sight for your cell/smartphone. 3) non-Verizon cell service may not work well. 4) NOTE: we have lots of taxidermied animal mounts in our great room (only)-this may surprise, delight or bother you, hopefully the first two unless you read this part. Some guests enjoy this room museum-like , very few people have ever gotten this close to these species alive. Guest AccessRental of the whole house includes 4 bedrooms, 2 full and 2 half baths, use of the kitchen, common areas (Great Room and Second Floor Loft), East Deck and BBQ Grill. Sleeps 10 in beds plus 4 more on futon and sleep sofa--possibly others in chair beds and extra mattresses--we do this with kids and teens quite successfully. The Tenwood Lodge whole house rental does not include the basement or the adjacent "bunkhouse" or barn, where we have additional lodging and cooking facilities as well as storage. Interaction with GuestsDepending on the date, you can expect one or more of us to be around the property for all or part of your stay to welcome you and give input about the area and the house. We may be doing outside projects, including mowing the lawn, splitting firewood and gardening. The NeighborhoodWhile we technically have an Ithaca mailing address, we are located in Danby's agricultural district, the local dairy farmer raises crops on our land. It is a lovely place about 12-15 minutes to Ithaca Commons. Getting AroundThere is ample parking on the property, a car is essential for exploring the area. Tenwood Lodge is about 15-20 minutes from Ithaca Airport. Other Things to NoteDesigned for families to enjoy each other and the beautiful countryside.

The SpaceThis site is now blocked (closed) until spring (sometime in April). However you are still free to look, dream, and plan. If your just too excited and can't wait until then, you can contact me through this other site called; Visit Karenville https://airbnb.com/rooms/12738646? Also I would like to say thank you! thank you! to all of our exceptional and wonderful 2016 guests. Your all special to us! I built everyone of the silly buildings in Karenville for my own pleasure, as well as this cute little building I call "the loft". Karenville is very difficult to describe and so is "the Loft". Please read this site and the reviews to get an idea of what Karenville has to offer. There are many tiny buildings in Karenville for you to use, explore and enjoy like the "Cafe/Store" (cook your own meals) the "Glass House", "Dance Hall", and more; there are plenty of fields and woods too. Come experience some basics of life and start smiling. I recently built (I can't stop building! It's my hobby) and then added this "loft home" to my airbnb site. Although there is no heat in this charming "abode" it is well insulated and will keep you warm when it is cool, and cool when it is warm. It's something like camping only much more refined. For more info and pictures do a search for "Karenville Ithaca NY" Guest AccessNot only am I off the grid, there is no electric or wifi anywhere in Karenville. (I have been living electric free for 20 years) However there is good cell service. My tiny village has a beautiful composting toilet, and two primitive outdoor hot shower. One is completely enclosed and the other is open to the sky. At Karenville we get our water the old fashioned way, from the rain barrels or the well. When making your own shower you heat water in the "cafe" to the temp you like and then pour it into the shower bucket in the shower house to enjoy a "somewhat normal" five minute shower. The "Loft" (the place you will be sleeping if you book this site) is my only building with two rooms. The sleeping room is 4ftx8ft and can sleep one person comfortably or two people if you like to snuggle. It has an extra long twin size mattress and interesting windows that allow lots of cross ventilation and night breezes to flow through. The "Loft's" other room is a glassed in room which is a very nice sitting area. This cute abode is centrally located, yet set to the side of the village. It overlooks a wide open field of wild grasses and flowers. You are sure to be amazed! All our guests say "I just wish we could have stayed longer." So for your enjoyment and ours, I strongly suggest booking more than one night. Interaction with GuestsAlthough the "Loft" is private, we will be around somewhere in the village if you should need anything. You are always welcome to join us, and sometimes other guests, at a campfire or sitting and chatting or whatever we might be doing. The NeighborhoodKarenville has no nearby neighbors. It is on our family farm and is only 100 feet from 9,000 acres of State Forest. It is very country yet a quick and easy drive into Ithaca. Be sure to check out Karenville's other sites. If your just too excited and can't wait until then, you can contact me through this other site called; Visit Karenville https://airbnb.com/rooms/12738646? Please consider booking more than one night when possible, for both your enjoyment and ours. What I here most from my guests is " it's magic here, I wish I could stay longer". I built my tiny off the grid log cabin with my brothers help. My cabin is more than off the grid, there is no electric. I have been living electric free for over 20 years now. However it doesn't feel like it. I live here most/part time. I teach primitive earth skills, so bones, skulls, baskets and earthy tools are common sights in and around the cabin. It is one large room with a double bed. The kitchen and shower is in an alcove to one side. The kitchen sink and shower have drains for the water to go out, but the water coming in is all carried in jugs and buckets. The shower is a gravity feed shower. There is also a propane cookstove. The clean cute Gothic Revival outhouse is truly three steps out the back door for easy access. And another wonderful perk is the State Forest is only 100 feet away. Also; during the school year I have the weekdays blocked out. If you would like a weekday and it is connected to a weekend contact me. I may be able to unblock the days you seek. Lastly, please read the house rules before booking to be sure you can live by them, especially if you have pets or smoke. Guest AccessThe cabin overlooks my tiny village of Karenville. (Please see my other sites) There may be other guests in the "village" and we will be around somewhere feeding and petting our goats and chickens and playing in our gardens. So although it is private, you won't be alone. All our guests say "I just wish we could have stayed longer". So for your enjoyment and ours, please consider booking more than one night. Interaction with GuestsI also use the side porch as my office, and to store garden tools, animal feed etc. otherwise the cabin is very private. The NeighborhoodThis is a wonderful place to stay if you are interested in having a place to ride horse, snowmobile, fourwheel or hike the finger lakes trail. Trails for all of the above are only half a mile down the seasonal road in the State Forest. It's also centrally located for many of the nearby wineries, lakes, waterfalls, and universities. It is the size of a two person tent except it has hard walls, floor, screen and glass windows, and a real roof. If so, search my other sites or contact me for more info. Interaction with GuestsYou will have all the privacy you want or need. However you are always welcome to join us (and sometimes other guests)at a campfire or perhaps sitting and eating or anything else we might be doing. The NeighborhoodPart of what I like about Karenville is that there are no near by neighbors only fields and woods. It's usually full of bird song and relaxing days. And I also like the artistic and whimsical architecture I have created, it makes me smile and I think you will too. Be sure to check out my other sites. Village of Karenville sites are all Electric free (total off grid) with rain/well water only. All bedding included unless otherwise noted. Also I would like to say thank you thank you to all of our exceptional and wonderful 2016 guests. Your all special to us! Guests who enjoy themselves most, book more than one night. Please, for your enjoyment and ours, consider booking more than one night when possible. What I hear most from my guests is, " I wish I could stay longer in this magical place". I started building Karenville about ten years ago (it's my hobby). I had no idea it would ever become this popular or even more, become an Airbnb. I built it for my own enjoyment. And oh how I enjoy it! Even more now that it's an Airbnb. The tiny Victorian village of Karenville is totally off the grid (I have been living electric free for over 20 years). We also get our water the old fashioned way, from the well or from rain barrels. Most people are surprised how easy and comfortable it all seems. This tiny "home" I built and call the "Cool'r Cottage". I built it as an interesting challenge to and for myself. Wait till you see it and hear the story!!! It's windows look east out onto wide open fields and hills. You will most likely wake to a rising of the sun and bird songs. It is a tiny yet roomy "cottage" with a twin size bed that sleeps one person or two if you like to snuggle. It has a single bed, a closet and not much more. But not to worry, Karenville has lots of space. Although there is no heat in this cute little cottage, it is well insulated to keep you warm when it is cool and cool when it is warm. Bring your own food to cook in the K-Ville "cafe" if you like. We also have two outdoor showers. One is inclosed and the other is open to the sky. The clean composting toilet is often a pleasant surprise. Some people have even commented that it is their favorite building. All of Karenville, especially the "Cool'r Cottage", is something like camping only much more "cool". Also please carefully read the house rules especially if you smoke or have pets. Guest AccessThe "Cool'r Cottage" is a private cottage on the edge of my silly off the grid village. you will have full access to everything in the village. You can cook in the "cafe" and relax in the "glass house". You will also have a full view and access to the far fields and woods. With no electric at Karenville the nights tend to be dark and quiet. All our guest say "I just wish we could have stayed longer". So for your enjoyment and ours, please consider booking more than one night. Interaction with GuestsYou are always welcome to join us, and sometimes other guests, at a camp fire, sitting and chatting, or whatever we might be doing. You can almost always find us somewhere around Karenville. The NeighborhoodThere are no nearby neighbors only open fields and woods for your enjoyments. There is much to do at Karenville. Most of our quests thoroughly enjoy taking the five minute walk to the "two trees" to see the view of the distant wooded hills. Some do this multiple times during their stay. Other guests enjoy pumping their own water from our 100 year old hand pump. Still others enjoy swinging on our many different swings, visiting the "huts" in the woods, showering with rain water, or cooking on an antique stove or even over an open fire. We also have quests who can't get enough of just sitting and watching the fireflies, birds, the quiet, the stars, the green grass, the goats and the chickens. One thing they almost all say is "I wish we could stay longer" Be sure to check out my other sites. At Karenville kids and pets are people too! The SpaceTenwood Lodge is having a WINTER SPECIAL on some rooms for January and February. Stay for 2 nights (at least one being a weekend night) and get the 3rd night free! The Mini-Master is the "parents'" room of our Bunkhouse Family Suite. The other listing is comprised of 2 rooms sharing a full bath on the second floor of a separate "wing" of the main Tenwood Lodge which we call the bunkhouse (when you are visiting we will explain the spelling change-LOL). We have had requests to rent this room alone so this listing allows that with lower pricing than the Bunkhaus Family Suite since it is just one room. It is a large bright room with vaulted ceiling and a tall double four-poster bed which has been in the family for 2 generations (not the mattress!). The 2 story "Energy-star labeled" building was built in 2003 of SIP construction with a passive solar design. View our other listings for more pictures of the property and the Bunkhaus Family Suite for more about this particular room. About Tenwood Lodge: after building our unique family retreat, we just started sharing it with guests in June 2013 while we put the finishing touches on and offered introductory pricing. We still have a few minor things to complete (we will be adding two more decks, on the South and to the Northeast) and will probably be tweaking the landscaping for years--with 2 landscapers in the family. Located in rural Danby, 7 miles from Ithaca College and 9 from Cornell University, we are far from neighbors in our new architecturally designed partially timber framed home We had fun celebrating our daughter's Ithaca College Commencement in May with a big multi-family party -- and we had barely begun to live in our new space! Since then we've had one family come for a wedding/reunion, our extended family came for a reunion and a big Thanksgiving for another family! You can see from the reviews of our other listings that many came in smaller groups. Our new house was planned to link with the outdoors. Deer, rabbits and chipmunks are our frequent visitors, songbirds awake us every morning. Enjoy several different porches and sitting areas around our home for sitting, eating and relaxing. We have a small pond, vegetable garden and an orchard as well as lawns, shady sitting areas, fields and woods to explore. The Cayuga Lake Wine Trail, the Plantations Gardens at Cornell, the Hangar Theater, the Sciencenter, the Tompkins County Library and the Finger Lakes State Parks are just a few favorite activities of ours when we venture off the property. Just driving around the rolling hills in our area is lovely (bicycling is great too!) We love Central New York and we love meeting people, so come visit for two or more nights. We are committed to offering a peaceful place at a more reasonable price than the local hotels. Breakfast will be served and you can share kitchen facilities and our grill for simple lunches and dinners. Of course Ithaca (having more restaurants per capita than NYC) is a great place to eat out also, so plan for that too! Brace yourself for a couple of things: 1) no TV 2) currently there is limited internet-we can give you access for email but no videos or big downloads. A Verizon cell tower is in sight for your cell/smartphone, 3) non-Verizon cell service may not work well. 4) we have lots of taxidermied animal mounts in our great room (only)-this may surprise, delight or bother you, hopefully the first two unless you read this part. (smoking is not permitted within 100 ft of the house, but it is permitted in a designated area) Guest AccessGuests will have shared access to the first floor den area underneath this room as well as other common areas, lawn and decks outside in warm weather. The NeighborhoodPeaceful rural setting Getting AroundA car is essential to get around the area, we are out in the country.

The SpaceI've been hosting through airbnb since July 2013 and, so far, the 2 separate apartments and the guestroom have been reviewed highly each and every time! When you rent the whole house, rest assured it will very clean with good quality sheets and towels. There will also be coffee, tea and a few breakfast items in the kitchen for you. The kitchen has all the amenities such as a dishwasher, microwave, blenders and most other kitchen gadgets. and washer and dryer. There is also a nice umbrella table dining set and propane grill on the deck, overlooking the large backyard. Guest AccessThe whole house will be yours to enjoy. With two queen beds and one double, as many as six people can sleep comfortably. I also have a good foam rubber mattress that can be placed on the floor if there is a need for one more bed. If you need or want anything at all, I will be staying in another apartment nearby, on call to assist you. The SpaceThis listing is for our third "family" option with a room combination. It combines our original Family Bedroom (full bed with 2 twins, bunked--originally listed for families with young kids) and the Pasture Room (queen bed). Combined, these 2 rooms have exclusive access to the large second floor bathroom--making it "private" for your family. The Tenwood Lodge Large Family Suite is ideal for families with older children, (teens and beyond) to share with parents and let parents have more privacy in a separate bedroom. The price is slightly discounted vs the regular weekday/weekend prices as a package deal. The two rooms are at opposite ends of the second floor, separate by a common area for your use with desk, futon, recliner, and an electronic keyboard. The SpaceThis 1830's barn was deconstructed and moved to this plot of land from Dryden, NY in 1991 and was then converted into a home. The big beams throughout the main living space are original. It sits on a dirt road that's very quiet with no highway noise, but it's a five minute drive from the downtown area, Ithaca College, and Cornell University. East Hill Plaza is also very close (for groceries, a gym, drug store, etc.) There are walking trails through our woods along a gorge (the tributaries of which connect with Six Mile Creek ... and speaking of Six Mile Creek, the winery by the name is a couple miles away, and several more wineries can be found around Cayuga and Seneca Lakes!) and a pond for swimming and fishing, or ice skating if you're staying in the winter. There is a king sized bed in the master bedroom upstairs and a double bed in the guest room downstairs. There is also a pull-out couch in the upstairs living room for extra guests. Just a heads up: the kitchen is very small, and there is limited surface area, so we just use the dining room table for food prep. The same can be said for the bathrooms: the downstairs full bath is European-style (with the shower and sink on one side of the hall and the toilet on the other, which actually has its perks!), and the upstairs half bath in the master bedroom is also very small. The barn itself has cozy, good vibes all around! If you wonder anything else about the house or the Ithaca area, we'd love to help. We adore this area and know it well, so if you like recommendations for for restaurants, wineries, hikes, etc., we're here for you. :) Guest AccessThere is plenty of parking, a washer and dryer in the basement, an old upright piano for playing, an extensive vinyl record collection with a premium sound system, and any condiments and spices you'd like to use in the kitchen. The wood stove has grown a crack in the back, so we ask that guests don't use that currently (until we have it fixed.) If you have questions about anything else, please ask! Interaction with GuestsWe don't typically meet our guests, as we travel much of the year for work. We'll hide the keys in a discreet location for you and ask that you leave them in the same place when you head out. You may meet our cleaning person if you're checking in early, and she's still finishing up when you arrive, but usually the house is all ready for you to check yourself in. The NeighborhoodThis neighborhood is very quiet, and our neighbors (not at all intrusive) are all wonderful people. The close proximity to town makes living / staying here very easy. Getting AroundThe TCAT (Tompkins County Public Transit) picks up at the end of the road that adjoins ours, Nelson Road. Plenty of cab companies will come this way too.

The NeighborhoodThe house is in a safe and quiet neighborhood, on a picturesque road which leads straight into town. It's great to get out into the country to enjoy the rolling hills and the night sky. It's only a 10 minute drive but it may be worthwhile to stock up on food provisions in town (Wegmans? Greenstar?) and/or enjoy a restaurant meal before coming to the house. Getting AroundUnfortunately there is no public transportation here so you will need a car and a snow-worthy one in the winter time. Taxis cost about $20-$25 to ride into town or to the colleges.
