The homestead is made up of two houses - the Main House and the Cottage across the driveway.
The Main House
The main house features five bedrooms (2 which are ensuite), 3 bathrooms, and a large well-designed and functional kitchen with stone bench tops, as well as a media room and open plan dining area and living areas throughout the entire home. Both living and dining areas connect to the magnificent covered outdoor entertaining area, adjacent to the sparkling in-ground pool, making entertaining a breeze. The kitchen comes fully equipped for all of your cooking needs as well as a brand new barbeque.
Perfect for those extended-family holidays, its just a stone's through from the main house, featuring 4 bedrooms, two bathrooms (ensuite off the main bedroom), laundry, fully equipment kitchen, lounge room, 2 toilets and exceptional views of the farm.
Horses & animals
If you have horses feel free to bring them along to enjoy the wide open spaces we have offer, one of the many reasons this property is truly second to none. Given the fences on the property you are also able bring dogs if you would like, however since we currently have three horses on our farm, guests are asked to kindly keep their dogs and other animals out of our horses enclosure and to ensure they are outside at all times. We don't allow pets inside the house.

No parties, functions or weddings to be held on site, thank you. Guest AccessEnjoy the land while you're there. All guests have access to the farm land through the gated fence where you will find the dam and the jetty equipped with kayaks which guests are free to enjoy.
Better yet enjoy a peaceful stroll down to the creek and drop a fishing line or two (that adjoins the Maroochy River) the odd crab, eel and fish have been known to be caught. Interaction with GuestsManagement will introduce Guests to the Property upon check-in unless other arrangements have been made prior to check in.

Booking - The period for which you have paid to stay at the Property.
The Property179 Eudlo-Flats Road Diddillibah Qld 4559 (main house & cottage) and all its fixtures, fittings, furniture and equipment.
Management - The owners and managers of The Property.
Guests - The persons who stay overnight in the Property during the Booking period.
Visitor - A person a Guest permits to visit the Property during the Booking period.
2.ACCEPTANCE & RESPONSIBILITY
Payment of the deposit/full payment constitutes acceptance of the Terms and Conditions and commences a contract between the two parties. Management reserves the right to terminate the contract if the Guests fail to adhere to the booking Terms and Conditions.
Check-in time is after 2pm on the arrival date and check out time is not later than 10am on departure date.
Late departure is subject to prior arrangement and availability and extra charges will apply if this occurs. You must notify Management of expected arrival time and departure and a mobile contact number upon booking. Check-in/check-out and key collection/return procedure will be as follows (unless special arrangements have been made prior to arrival):
Option 1: Keys will be left at an agreed location prior to the 2pm check in. Agreed both by both parties.
Option 2:Prior arrangement to meet staff at The Property at check in - 2pm
Guest & Management must agree on an option prior to the booking commencing.
At check-in you must sign the Terms and Conditions, the Registration Form, the House Rules and the Pre & Post Occupancy Form.
Full payment is due upon making your reservation.
If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage or at Management's discretion) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.
6.PARTIES & FUNCTIONS
Parties and functions require prior approval at the time of booking and Guests must specify their intended use of the property on the Registration Form. Special conditions will apply if approved, including:-
•Extra charges to be determined (e.g cleaning, garbage removal, wear and tear)
•Guests will be responsible for additional persons attending function
•Food & Alcohol not to be sold at the property (as per Schedule 1 of the Sunshine Coast Council's Planning Scheme 2014)
•No disturbance of neighbours/undue noise
•Hire of any sound system, music equipment or the like to be advised to management for prior approval
•No behaviour likely to cause damage to property or offence or embarrassment to others
•All noise (function, Guests, Visitors, music etc) to cease by 11pm
A breach of these conditions may result in immediate eviction of all Guests and Visitors, without notice or a refund.
7.LINEN AND TOWELS & BASIC SUPPLIES
Management supply linen, pillows, blankets and towels (as indicated on the website) which must be left where they belong, in the bedrooms or bath room on departure. Further linen requirements may be brought by the Guest. Beach towels are not included. Missing items upon checkout will be charged to the Guest according to the Inventory Checklist. Management supply basic requirements such as some toilet paper, dishwashing liquid, dishwashing powder, laundry powder, 1 x 2 litre long life milk.
Pets are permitted at the Property, however, the Property has other animals such as horses, sheep and cattle and we ask that our Guests respect them by not allowing other animals into their enclosures. Pets are NOT allowed inside either of the houses, in the swimming pool or on the outdoor furniture. Please be mindful and ensure all mess is cleaned up prior to checking out.
The animals we have in enclosures, management will let you know of times they need to enter the property (outside only) to top up water buckets, check animals etc. If guests are happy to keep water buckets topped up, management won't need to do so.
9.YOUR OTHER RESPONSIBILITIES
•You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
•You are responsible for damage, breakages, theft and loss of items from the Property and any part of it during your stay and you must notify us if this occurs immediately. Management may recover from you repair or replacement cost (at Management's discretion).
•Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay, extra charges may apply or the agreement may be terminated without refund. Disturbance to our neighbours, including excessive noise or offense, is prohibited and may result in termination and eviction without notice or refund and extra charges may be made for security and other expenses.
•Before departure, all food must be removed from fridges. All rubbish must be put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card.
•All furniture and furnishings must be left in the position and condition they were in when you arrived.
•The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed. You are responsible for the safekeeping and replacement of The Property's keys. You will be required to pay additional costs for key replacement. If a guest locks themselves out of the property and we are required to attend the premises to open the property at any time, a $50 to $150 surcharge call out fee applies.
•Smoking is permitted at the Property but guests must smoke outside with the ash trays provided. Smoking inside is prohibited.
•All damage and cleanliness control will be monitored on Management's Pre & Post Occupancy Checklist, which you will be required to sign upon check in and check out, along with the House Rules & Registration Form.
•The Guest(s) is responsible to ensure that all personal belongings are removed from the Property at the end of this reservation. Management will use its best endeavours to locate the items reported by the Guest as left in the Property, when the Property is next vacant. Any items found will be returned at the Guest's expense.
•The guest must report an emergencies immediately to Management. For emergencies outside the business hours of 9- 5 Monday to Friday, call Management on the contact number you are given after booking has been made, leave a message and we will return to you in a timely manner.

a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of premises
a serious fault in flooring or other common area of premises that unduly inconveniences a tenant in gaining access to, or using, the premises
danger to any of our farm animals
10.PROBLEMS OR COMPLAINTS
In the case of any problem or complaint, where something is broken or damaged for example, you must inform Management within 24 hours of checking in so that Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property. Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
A cleaning fee of $150.00 will be added to the total bill for all bookings. Additional cleaning fees may be incurred if The Property is left in an unreasonably unclean state. The Property has a “leave it how you found it" policy and following this guideline will ensure no additional fees are charged to you.
Management reserves the right to access The Property during your period of stay for reasons such as, but not limited to:-
•To feed and maintain the farm animals
•Security checks/noise complaints
•Access to the Cottage or other dwellings if not in use and/or required
Management recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property. Management indemnifies itself from any liability towards guests for injuries, illnesses or accidents once the Terms & Conditions have been accepted (deposit paid).

No refund will be given for early departure under any circumstances.
No responsibility is taken for any noise disturbance due to building, renovations and construction works being carried out on the property.
No more than 18 people are permitted to stay at the property without prior approval.
