This train station is the only train station from the Belt Line still standing. It is a modern house in a historic shell. The architecture is unique. The home has 2 bathrooms. The SpaceIn a diverse, urban neighborhood on the rebound, in the center of the city, within an easy walk of Buffalo's best and most historic neighborhoods including Millionaire's Row, Olmsted Parks, Forest Lawn Cemetery, museums, chic shopping district, great restaurants, with easy access to public transportation, 5-10 minutes from downtown by car. This 100 year old arts and crafts house was designed by one of Buffalo's leading architects at the time. Personal tours of the area are available as well as transportation to/from downtown, airport, bus or train station. Free parking is easily available on the street for guests. We have two rooms. Our other room is listed as Historic Arts and Crafts Paris Room. This is our home, so we'll be in and out. We have one other guest room, so there may or may not be other guests in the home when you are here. The bathroom is shared and we do our best to plan our use around your schedule. Your hosts go to work in the morning but we've never had a problem coordinating our bathroom use with our guests' needs. The BnB is 18 year-old Marivi's business. Until August of 2015, Marivi ran the business and was the world's youngest AirBnB host. Now that she's at school, John, her Dad, runs the business for her. The income goes to support her many artistic and academic activities that Mom and Dad can't afford. She takes her role as the business owner and innkeeper very seriously and is committed to making your experience in Buffalo the best it can possibly be. Guest AccessGuests are free to share the house with the family, but be aware that the common room on the second floor outside the guest rooms is also the family TV room. The living room is usually a good place for guests to sit quietly without many interruptions. Interaction with GuestsThe family is busy and may or may not be around very much during your stay. We love to interact with guests who are looking for conversation, but we also respect the privacy of our guests who wish to be left alone. The NeighborhoodWe live in a very diverse, friendly neighborhood centrally located near many different city attractions including Elmwood Village, Delaware Park, Delaware Avenue, and ten minutes via car from Downtown. This is an old, urban neighborhood on the rebound, in the center of the city which most people find charming. Please note: always include the ZIP CODE (14209) when entering the address into a GPS to take you to our home. Without the zip code, you will end up at the wrong address in a neighborhood not as nice as ours! Getting AroundPublic transportation is a ten minute walk to the Metro Rail (Utica Street or Canisius College stations). Bus stops are also nearby. It is a bike friendly, walkable area, and for those who come by car, traffic is usually light. Other Things to NoteWe do not offer breakfast; however, we are very good at offering suggestions of good places to find some!

The SpaceThis fully furnished spacious carriage house is separate from the main house and located at the back of the property, with its own private entrance, on a quiet street. This sunny carriage house has a queen bed and single bed in the one bedroom with an expansive living room/kitchen open concept. Enjoy fresh towels from the bathroom that is accessible from the bedroom or from the hallway from the living room. Sit at the kitchen table while watching cable TV with the glow of the fireplace flickering in the background. On warm days, enjoy sitting on the deck cooking from the grill while air conditioning cools off the house for the warm afternoons or take stroll through the flower garden. For longer stays, the convenience of the washer/dryer as well as an iron is in the house with a full kitchen to cook meals all within walking distance to grocery stores and restaurants. *I prefer 3-day reservations, but I may be able to accept a 2-day request or even a 1-day request with the addition of an increased cleaning fee. Guest AccessGuests will be greeted upon arrival and shown a quick tour of the property along with how to use the amenities inside the carriage house. I will assist with any local recommendations throughout your stay. Interaction with GuestsDuring your stay, text will be the best way to communicate as I am consistently out and about enjoying the neighborhood. The NeighborhoodThe Elmwood Village, one of America's 10 Best Neighborhoods, as designated by the American Planning Association, and Buffalo/Niagara's most vibrant shopping, dining and cultural district, can be enjoyed year-round. Whether you're already in the neighborhood, elsewhere in Western New York, or visiting from across the border, the Elmwood Village is a wonderful destination. Many consider the Elmwood Village to be the heart and cultural soul of Buffalo. Bounded by the world-famous Albright-Knox Art Gallery and Buffalo State College campus to the north, and historic Allentown to the south, this community provides residents visitors with a diverse retail experience. The Elmwood neighborhood is a shopper’s paradise, with boutiques, restaurants, cafés, delis, salons, specialty shops, and nightclubs. It’s a combination that makes Elmwood one of Buffalo’s busiest commercial districts, bustling with foot and vehicle traffic. The vibrant commercial scene in Elmwood Avenue is steps from one of Buffalo’s oldest and most intact residential areas. Its tree-lined streets, slate sidewalks and stone carriage steps helps create a distinct flavor for this section of the city. The Elmwood Village is a rich tapestry of Queen Anne, Second Empire, Italianate, Victorian Gothic and French Second Empire residential building styles. Getting AroundThere are many bus lines within a short walking distance from the carriage house. One bus stop is located at the end of the street! The Entire Apartment: - All floors are vacuumed and mopped (including under furniture and inside closets). - All glass surfaces and mirrors are cleaned. - All rugs are vacuumed. - All surfaces are dusted. Bathroom: - The inside and outside of the toilet, the tub, the sinks, soap dispensers, and toothbrush holder are all cleaned and sanitized. - All towels are washed in hot water. - Bath mat is washed after each guest. Bedrooms: - All sheets, pillowcases, and duvet covers are laundered after each guest. - All surfaces are dusted and cleaned. Kitchen: - Counters, appliances, sink, faucet and dishes are cleaned and sanitized - Cabinet fronts and shelves are all cleaned. An apartment that looks as clean when a guest leaves as when they arrived has that guest getting a glowing review, no doubt! Getting AroundPublic transportation is a 10 minute walk to the Metro Rail (Utica Street or Canisius College stations). Bus stops are also nearby. It is a bike friendly, walkable area, and for those who come by car, traffic is usually light. Other Things to NoteWe do not serve breakfast; however, we are very good at offering suggestions of good places to find some!

The SpaceWelcome to my home! I look forward to having you as my guest. My home is very comfortable, clean, and well-cared for. Your guest room is tastefully decorated in a style inspired by Ikea but done by me: I painted the walls, the ceiling, and the trim, and I sewed the wall hangings and matching bed skirt. I like to provide a quiet, safe, and aesthetically pleasing room for women travelers. The guest room where you'll stay is about 11' x 11' in size. It is furnished with a nice double bed with a good mattress (a bit softer than firm); two pillows (one is a standard pillow; the other is a foam neck-support pillow); a comfortable upholstered chair; a small bookshelf with a variety of books & magazines for your reading pleasure; a desk with a reading light; and a full-length mirror. The bed has a down comforter for colder nights, a ceiling fan over the bed for hotter nights, & room-darkening blinds on the window. There is also a basket of shampoo, hand lotion, etc., in case you forget anything. The guest room is right across the hall from the shared bathroom. I provide all bedding (clean sheets & blankets) and fresh towels, of course. There's a luggage rack in the room so you don't have to put your suitcase on the floor. Free wireless is also available for your use. Please note: I do not have air-conditioning. You will share the one bathroom in the house with me. The bathroom walls are drywall, not tile, so showers can be no more than five minutes (longer showers create too much steam, which cracks the walls). I live in North Buffalo, at the edge of the city of Buffalo (about 6 miles from downtown Buffalo) & just three short blocks from the suburb of Tonawanda. My house is also within 2-4 miles of the suburbs of Kenmore, Snyder, and Amherst and just 16 miles from Niagara Falls, New York. Buffalo is a college town. My house is in walking distance of the University at Buffalo (south campus) & within 3-5 miles of Buffalo State College, Canisius College, Daemen College, & Medaille College. My house is a great location if you're a visiting professor, attending a conference or event at an area college, or visiting a son or daughter attending one of our colleges. For an excellent overview of Buffalo, view the video "bestdesignedcity" on line. My house is 3/4 of a mile (about 1 km) from Buffalo's subway ("Metro") & a four-minute walk from the closest bus stop (at Kenmore & Montrose Avenues). I live about 7 miles from the Buffalo-Niagara International Airport. For details about Buffalo's public transportation system, look for "Niagara Frontier Transportation Authority" ("NFTA") on-line. It costs $2 for one ride on the bus or subway, but you can get an all-day pass for $5. If you arrive by car, you may park on the street (free parking) or possibly in my driveway. (We'll discuss access to the driveway after you arrive because situations can change. For example, in the winter there may be too much ice or snow.) My neighborhood offers an eclectic mix of city living. Within walking distance to my house are inexpensive restaurants like Amy’s Place and Wendy's, as well as more upscale dining like The Steer and Shango Wine Bar, which features New Orleans food & live music some nights. A great restored 1950s diner, the Lake Effect Diner, is also in walking distance of my house (about 1 mile). If you arrive without a car, these places are in easy walking distance of my house (less than 1 mile: a large grocery store (Tops); 2 drugstores - Walgreen’s & CVS; several pizzerias; Wendy’s; an inexpensive taco place (Mighty Taco, very well-known locally); the ever-popular Tim Horton’s coffee shop; and a public library. I live less than a half-mile from the suburb of Tonawanda & my house is also within 3 miles of many suburban conveniences & restaurants, including the Boulevard Mall. If you are coming to Western New York primarily to visit Niagara Falls, be aware that I live in Buffalo, which is 16 miles from Niagara Falls, NY. If you have a car, it will be easy to get to the Falls. However, if you arrive by bus or train, please plan to arrive at the BUFFALO train station (on Exchange Street, in downtown Buffalo) or the BUFFALO bus station - not Niagara Falls. If you arrive by bus, you will get off the bus at the bus station in downtown Buffalo, on Ellicott Street. Walk up to Main Street (just 2 blocks) and take the Metro (subway) to my house. Exit at the last stop - University Station - which is 3/4 of a mile from my house. If you arrive after dark or in bad weather, I may be able to pick you up at University Station so you don't have to walk. Be aware that on Sundays & holidays, the metro and bus schedules are more limited. My house is also 1 hour from beautiful Niagara-on-the-Lake (in Ontario) & about 90 minutes from the vibrant city of Toronto, Ontario, in Canada. I have been active in two other home-stay travel organizations for over 20 years, so I've had considerable experience hosting guests in my home. I very much enjoy meeting travelers. Your guest room has a large basket full of tourist information about Buffalo, Niagara Falls, & Western New York. I invite you to look through it - you'll be surprised at how much there is to do and see in Western New York! - and you can help yourself to any tourist brochures. I can also lend you a Buffalo-area street map, if you don't have a GPS. Coffee (regular or decaf) and tea are available, upon request, throughout the day, when I'm home. If you book at least 72 hours in advance, I will try to accommodate any special food requests, if possible. Be aware that I usually turn off my computer by 10:00 pm. Requests sent to me after 10:00 pm won't be responded to until the next day - and during the week when I'm at work, I can't respond until after I get home from work at 6:00 pm. Guest AccessThe living room, the eating area & when weather permits, the back deck & front porch. Be aware that this is my home - it's not a hotel! If you arrive after 9:00 pm, kindly be very quiet when you arrive so you don't disturb my good neighbors. I don't allow guests in my home when I'm not at home. When my calendar is open, that means I am planning to be home most (but possibly not all) of the time on that day. When you write to me in your initial message, I will let you know if I have plans to be out at all during your stay. Also, once I lock the house for the night at 11:00 pm when I go to bed, guests cannot come and go (remember: this is a private home, not a hotel where entrance doors may be unlocked around the clock). I once had a guest who decided to go out at 5:00 am, but never told me. When she opened the door, she set off my alarm system! This startled her, it frightened me, and it woke my my next-door neighbor who was also concerned. And I lost several hours of sleep. We don't want this to happen again If you need to come in later than 11:00 pm, my house would not be an appropriate accommodation for you. Interaction with GuestsI enjoy chatting with my guests and getting acquainted with them. I also like to travel so it can be enjoyable to swap travel stories. But if you prefer more solitude and little interaction, just let me know. The NeighborhoodMy neighborhood offers the best of both worlds - the character & interest of city living, yet very close driving distance to most suburban conveniences. Other Things to NoteIf you stay at my house on a Saturday night, be aware that you will need to check out by 9:10 am sharp on Sunday. But I'm still very happy to prepare a full breakfast for you, at 8:00 am, before you leave. Breakfast is usually homemade pancakes or eggs, if you prefer - or both. Cold cereal, hot oatmeal, & whole wheat toast are also options. I'm happy to serve you a nice breakfast. If you'd like breakfast, I'd be grateful if you let me know what you'd like before you arrive, so I can be sure I have all the ingredients on hand.
