The SpaceChanning House is a spacious 2-bedroom, detached guest house on a private estate in Los Angeles. Once part of Bette Davis’ estate Riverbottom, it is nestled in the equestrian area, which abuts Griffith Park. Just minutes from Hollywood, Los Feliz and the major studios: Warner Bros, NBC, CBS, Disney, Nickelodeon. With our heated salt water pool and bucolic atmosphere, it is a perfect holiday spot and an oasis for work... The MASTER BEDROOM looks through arched windows to the fruit orchard and the unique round brickwork and shingled roof of the original gate to Riverbottom, Bette Davis' estate. It is bright and spacious with a king-sized bed, all natural organic mattress and features a comfy custom headboard to snuggle into with your late night novel. A Moroccan chandelier casts soft light patterns on the clear bright walls. Watch the moon rise over the blue foothills of Mount Hollywood. The stylish Moroccan LIVING ROOM/KITCHEN with the great round white chandeliers that pattern the white washed walls. The large Moroccan wood dining table is bathed in light from the arched windows. Open plan full kitchen with dishwasher, because no one wants to do the dishes while on holiday:-) 32" flat screen television with both digital cable (with the movie package and HBO) and Apple TV and a handmade Moroccan couch (that can also be used as another bed). Newly tiled floor, original art on the walls, and the extensive grounds make this a great ‘home away from home' The second BEDROOM also has Moroccan lights, dark wood floors and two comfy twin beds. The front windows look out toward the San Gabriel Mountains as they turn purple in the evening light. The slate tiled BATHROOM has a built in shower room and a stack-able washer and drier. The patterned hallway off the living room has the controls for the central heating and air conditioning. We have a bonus room that can be set up in different ways; an office with the desk and a number of outlets for those on a work trip; or as a little baby room with a crib (let me know when you book if you want to use either of these options). The estate has half an acre of gardens that include an outdoor lounge area with fire pit, a secret oleander garden with seating area and BBQ, a maze of French Lavender for children to walk and solve, a few new trees and sitting areas, billowing grasses sway in the lightest of breezes. You can often find me planting or watering, things are growing and changing. Our photos are current and we update them regularly. If you are booking for a few months from now, expect to see the garden a little more grown in when you come to stay Guest AccessThe grounds are huge with two gardens. The front area, where Channing House is, with the fruit orchard, vegetable garden, gated parking, fountain and seating areas. The back garden is dominated by a large open area to play games in, the salt water pool and spa, the sun bathing area and outdoor shower and loo, and of course the horse stables (currently uninhabited). Further still and you reach the back gate that opens onto Easter Field and all of Griffith Park. Interaction with GuestsRivergate is our country house, we too stay at the houses for weekends and holidays. We have key-less entry and the grounds are large enough that the house feels very private. With the added bonus that I am right there to answer questions or fix anything that may arise. I won the Hero Award form Airbnb and I take my role as your host very seriously. The whole estate can be seen at https://www.airbnb.com/rooms/6211632 All the houses on the estate enjoy massive organic gardens, almost an acre of garden with an abundance of butterflies and birds, saltwater pool and spa, fire pit, art studio, fountain area, fruit trees… and Wi-Fi throughout. Channing house is at the far front of the property. It is not uncommon as the sun is setting that we all gather to play or chat on the lawn, the park, or in the front orchard. Rivergate is a unique place and a little hard to describe, it feels a little like a village on a summer day. The NeighborhoodThe NEIGHBORHOOD upscale and residential. Many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses very near, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in the park. The City just received a billion dollars and is redeveloping the LA River . There are great cycling trails and running tracks throughout the neighborhood. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic). Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and within walking distance. Getting AroundNobody walks in LA... you can, but people don't. They drive to Griffith park and hike. We have great bus and train access, but again, people in LA drive. You can also bike. There are dedicated lanes on the road and along the river, or you can ride a horse here! (you can book a ride from Sunset Ranch and arrive through the park.) Other Things to NoteBoring Legal Things: A 12% Transient Occupancy Tax, imposed by the city of Glendale, has been added to the final cost of the rental room (which we pay to the city). This is supposed to stated separately as an additional cost to your room rental, however AirBnB does not allow for this option in pricing. We charge a high cleaning fee. This is for the standard cleaning that we do before each guest and the small repairs, repainting, replacing damaged furniture, rugs, upholstery and minor fixes. We all break things and spill. Is isn't very pleasant to have a lovely holiday only to get in to the nitty gritty of broken glasses or wall scratches at the end of it. These things happen and the second half of the cleaning fee goes toward the repairman. We do not host parties. The grounds and shared space is monitored 24/7 with security cameras.

Other Things to NoteI can't accept pets in the house because some of my Guest might have allergy to them, so it is like Uber Policy if it makes sense;)

    The Space2 minute walk to downtown Burbank where you can find unlimited shops, entertainment and restaurants. 15 minutes drive to Hollywood (Walk of Fame, The Grove, Beverly Hills etc) and a beautiful homely apartment to come home to every day.     The SpaceYou will be changed after having spent time in this lovingly refurbished 1930’s Traditional home. The corner lot provides a beautiful panoramic view of Griffith Park and the Verdugo Mountains. LOCATED in the North Cumberland Heights Historic District, one of Glendale’s finest residential neighborhoods, my home has been tastefully updated and refurbished with all the amenities of a modern home, but retaining the charm and warmth of its age. It has been featured on an American Society of Interior Design (ASID) kitchen tour and a Glendale garden tour. THE SPACE is substantial: 2400 sq. ft.. It offers 2 large public rooms, a gourmet kitchen, 2 fireplaces, 4 outdoor patios and 2 bedrooms and 2 bathrooms. All rooms and patios are exquisitely appointed and have been recently refreshed. The home is quite suitable for 2-4 adults. THE KITCHEN - If you love to cook, you have stumbled onto a dream kitchen. It is large, spacious, light and airy. Double French doors open onto a kitchen deck with coffee table, chairs and built-in bench seating. It is a perfect spot for reading the morning paper and drinking coffee. A breakfast nook with table, chairs, and built-in window bench for seating is also available for meals. All of the kitchen appliances including a toaster, microwave, dishwasher, sub-zero refrigerator, warming drawer, and built-in gas stove top and double ovens are available for your use. One of the best features is a central island that is 4’ wide and 12’ long. There is plenty of space for several cooks. A full pantry and spice cabinet are available for your use. Just let me know the items that are used up, so that I can replace them for the next guests. All dishes in the glass cabinet above the butcher block counter top are available for your use as are the pots, pans and utensils near the stove. Milk, orange juice, freshly ground coffee, tea, homemade granola, Greek yogurt, wine, a baguette, cheese, butter, and farm fresh eggs are provided. Off the back of the kitchen is a patio that sits in a landscaped yard. The patio is covered by a pergola and provides a barbecue and dining table that seats six. Briquettes and the tools to light the barbecue are provided. Just be sure to close the lid of the barbecue when you are through with it. The backyard is secluded and a lovely place to share a meal with friends. THE BEDROOMS - There are two bedrooms that flank a Jack and Jill master bathroom. Both bedrooms are exquisitely appointed with new linens and pillows. Each bedroom hosts a queen sized bed and clothes closet and dresser for your use. THE BATHROOMS - The Jack and Jill master bathroom features marble counter tops and walls and custom made tile floors. The cabinets are custom and the fixtures are imported from Italy. The bathroom boasts a 5’ jet tub with a rain shower. It also features a bidet. The second bathroom, off the den, has a shower, toilet and sink. The bathroom is decorated with hand painted tiles on the floor, colorful wallpaper and custom window treatments. Both bathrooms feature new towels and are stocked with soap, shampoo, conditioner, lotion and hairdryers. THE LIVING ROOM - The living room is located in the front of the house and has a baby grand piano, working fireplace and French doors that open onto a lovely outdoor living room patio. Sit around a cozy fire and play a variety of board and card games at the coffee table, or enjoy one of the many books, all available in the living room bookcase. A window bench at the end of the room offers a beautiful view of the large full grown trees in the front yard. You would think you were in the country side. The outdoor living room patio has lighting and outdoor furniture all suitable for lounging and sharing conversation. It is fully landscaped and is also accessible from the master bedroom. The patio faces east and is shaded by full grown trees. Spend a balmy summer night on this patio and you will never want to go inside. The large front porch off the other side of the living room has two rocking chairs, ideal for sipping a glass of wine while watching the sunset. THE DEN - The large den is located at the back of the house and provides a view of the vegetable garden which you may pick from when in season. A French door opens to the back patio, and a fireplace makes the room warm and cozy. The den boasts a 52” flat screen TV and a wonderful “L” shaped couch which is incredibly comfortable. FREE cable is available which includes Netflix streaming and Amazon Prime programs. FREE Wireless internet/WiFi is available throughout out the house. CENTRAL AIR and HEATING - The home has central air conditioning and heating making for a comfortable and easy stay. LAUNDRY - There is a washing machine and dryer in a closet in the kitchen which is available for your use free of charge. Laundry soap is also provided. PARKING - There is ample free off street parking. You may also park in the driveway, but you may not use the garage. Guest AccessGuests will have access to the entire home and all outdoor spaces. Guests will not have access to the garage, the master bedroom walk-in closet or the basement. A second closet in the master bedroom is available for your use. There is plenty of off street parking and guests may use the driveway. Interaction with GuestsGuests will always have email, (website hidden), text and telephone access to me. If I am not traveling, I will greet them and handoff the key. When I am not available, my housekeeper of 20+ years has been trained by me to meet and greet you and address any issues that may arise. A guidebook that provides household tips and services, emergency contacts and local restaurants, shopping and activities is available. The NeighborhoodThe home resides in the North Cumberland Heights Historic District. The development of the District parallels the urbanization of Glendale in the early 20th century. Concurrent with this development was a growing dependence on the automobile and on the interurban rail lines. The area defined as The Cumberland Heights was developed in large part by community leader and bank founder Dan Campbell who lived on a property in the recently designated historic district of Ard Eevin Highlands. The name, North Cumberland Heights, derives from the first street in the development, Cumberland Road. The historic and architectural cohesiveness of the area contributes to its charm and beauty. Many of the lemon and orange trees from the former ranch still exist on some of the properties in the neighborhood. As Glendale grew increasingly into a desirable residential community, acreage was subdivided, re-plotted, and parcels sold to a wide range of developers and individual homeowners. A number of Spanish Colonial Revival style and English/Tudor revival style residences were developed in the 1920s and early 1930s. These house styles were ideal for the climate and reflected the historical/traditional development of California’s architecture. The homes here convey a sense of historic and architectural cohesiveness through their design, setting, materials, and workmanship. They were inspired by an appreciation for ‘old world’ and exotic architectural examples. Homes in the neighborhood evidence architectural styles inspired from Spanish, Mediterranean, Tudor and Norman prototypes. Minimal Traditional and Ranch Styles appeared after WW II. Getting AroundA car is a must. Bus travel is available, but not useful and very time consuming. Other Things to NoteThere is a $225 cleaning fee. There is a $1250 security deposit. There is a $50 surcharge for check in after 10PM. There is a $100 surcharge per night for each guest over 4. AREA ACCESS – Glendale is a wonderful location. Conveniently located between the 134 and 5 freeways, it has easy access to Pasadena, Downtown LA, Hollywood and the San Fernando Valley by car. AREA ATTRACTIONS – There are lots of local spots with marvelous food and drink. A guidebook is provided on the coffee table in the Den that provides you the best of what L.A. has to offer. One of the newest features in Glendale is the new sparkling avant-garde Americana-at-Brand dining, shopping and entertainment complex. The Americana offers high-end shopping, dining and movies.     The Space** Please Note this is a loft. Access to the property includes using steps into the unit, into the bathroom and a library ladder to the bedroom. Due to safety limitations, the weight limit on the ladder is 275 pounds (123 kilograms or 19 stone)** Located on a palm tree lined street this neighborhood is quite as well as popular with walkers, hikers and cyclists. This private loft is located in the rear of a 1924 Spanish Tudor. Close to many major studios including: Warner Bro's, Burbank, Disney, Universal, Nickelodeon, Cartoon Network, and more. Only 6 miles from Hollywood and 10 to Downtown LA. Local Attractions Include: Griffith Park & Observatory LA Zoo Autry Museum of Western Heritage Universal Studios Hollywood Hollywood Bowl Walk of Fame Grauman's Chinese Theater Hollywood Sign Olvera Street China Town Little Tokyo Disney Concert Hall Not to mention numerous museums This property is in a residential neighborhood.     The SpaceOur apartment is one of the most beautiful on the block! It is well-kept, clean, and lovingly decorated. This private room is used as an office and guest room when not in use by wonderful AirBnB-ers like you. The quirky green couch folds out to a very comfy double-sized bed. It can accommodate two smaller people comfortably (I can personally attest to that) but if you prefer to spread out when sleeping, then you might want to go solo on this trip. There's plenty of closet space and an adjoining private bathroom that is always kept clean and fully stocked with travel sized toiletries. Book 7 nights and get two nights free - or book 28 nights and get TEN nights free! The NeighborhoodBurbank Village is walking distance from our place. We're a short drive to Universal Studios Theme Park, Hollywood, Warner Brothers and Disney Studios, Downtown LA, Six Flags, and straight down the 5 freeway to Disneyland and other Orange County attractions. Getting AroundBurbank has a great bus system and its own Metrolink train station. We're right off the 5 freeway with plenty of exits and on-ramps and only a few short miles from Bob Hope Airport.

    The SpaceOur home is in a security building and is fully equipped with lots of amenities. The kitchen has a dishwasher, Breville toaster oven, microwave, Kitchenaid mixer, Vitamix blender and a Nespresso coffee machine. Before I go on, just a note to say we do have pets. We have a small Pomeranian and a long-haired cat. Before each guest booking we clean the entire house including the furniture, sheets, duvees, etc. and we take our pets with us. There are two spacious bedrooms, one upstairs and one downstairs. Plus two bathrooms. The upstairs bedroom suite contains a full-sized washer and dryer and a covered and private patio with a 3-person sauna. The downstairs bedroom has a flat screen smart tv. The apt. has an open floor plan for the living/dining area that includes bay windows, fireplace and 50" Vizio Smart TV. Guest AccessYou will have access to secure, underground parking and will be provided with keys to the building and apartment as well as a remote garage door opener for access to the parking. Inside the apartment you will have central AC/heat and high speed internet. No cable, we are an unplugged. Interaction with GuestsYou will be on your own but will have interaction with me through email and phone/text. Keys will be left for you under the mat and you will be provided a gate code for entrance into the building upon arrival. Inside our home will be detailed "how to" guides for everything. The NeighborhoodOne of the reasons we moved to this location is how centrally located it is to almost anything you could need or want. Our apt. is walking distance to an indoor mall, an outdoor mall, a 16-screen stadium movie theater plus two small 6 and 8-screen theaters, a Barnes and Noble, Ikea, two Starbucks and grocery stores. We are minutes from Universal Studios, another great outdoor mall with Target, Marshall's, etc. and minutes from great hiking in Griffith Park and LA's famous Observatory, a great place to spend NYE. We are a short walk to a high school that has an advanced, open-air running track and two blocks from Crunch gym. Getting AroundOur neighborhood is blocks away from two major bus lines leading into other valley cities like Studio City and Sherman Oaks as well as downtown LA, Hollywood and Beverly Hills. Plus you'll have close and easy access to the 5 and 134 frwys. We are an Uber or taxi ride away from Toluca Lake and the rest of Burbank. Other Things to NoteOur home is really beautiful and fits up to four people really comfortably. We are nestled against the hills of Burbank and although the neighborhood is bustling our private, small 6-unit building is very quiet and the other tenants are all lovely people.

    The SpaceThe cabin is fresh, vibrant and newly refurbished while still maintaining some of its unique, original features. The cool, open living room has high ceilings, exposed beams, white wood floors and original art on the walls. Named after Humphrey Bogart's character Michael O'Leary, the stableman in Davis' 1939 film Dark Victory; the cabin enjoys a 32" flat screen TV hooked up to both digital cable with the movie package and HBO and Apple TV, there's Wi-Fi throughout the estate. The LIVING ROOM/KITCHEN has high beamed ceilings. The sofa and chairs make a cozy den to watch TV. The front door and main windows face the garden, trees and hammock, and the stable block (currently uninhabited). The back windows look out over the neighboring horse paddocks and in the far distance, the LA Equestrian Center and the setting sun beyond that. There is a small dining area, a sitting area and a small but functional kitchen with stove, sink, fridge, dishwasher... The BEDROOM is small and simple with a Custom Comfort (very comfortable) queen sized bed. There's built-in closet/storage area. A small fold out couch at the foot of the bed (that can be used as a second bed) the newly remodeled BATHROOM has a groovy tiled shower and looks out toward the pool. We just renovated our luscious but water hogging lawn and put down soft sand. We have an outdoor lounge area with fire pit, a secret oleander garden with seating area and BBQ, a maze of French Lavender to walk and solve, a few new trees and sitting areas. You can often find me planting or watering, things are growing and changing. Our photos are current and we update them regularly. If you are booking for a few months from now, expect to see the garden a little more grown in when you come to stay Rivergate Estate is like our country house, we too stay at the houses for weekends and holidays. O'Leary's Cabin is a perfect holiday spot and an oasis from work... O'Leary's Cottage the most private house available, at the far end of long garden. Please don't let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun on the lawn feeling like you are out in the country. It is our country house and our family too stay at the houses for weekends and holidays. I take my role as host very personally and seriously. I won the Hero Award from Airbnb in the fall 2015. You will have neighbors, others staying in the other houses on the estate. They are just like you: families on holiday, actors here for pilot season, grandparents visiting the kids in the city, pop stars, writers, locals on a staycation. We find a loving community roles across the weeks as the guests here often make lasting friendships with one another. I am about most of the time to fix any thing or address any questions that may arise. Many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses in the park, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in the park. The City just received a billion dollars and is redeveloping the LA River . There are great cycling trails and running tracks throughout the neighborhood. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic). Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and within walking distance. Getting AroundNobody walks in LA... you can, but people don't. They drive to Griffith Park and hike. We have great bus and train access, but again, people in LA drive. You can also bike. There are dedicated lanes on the road and along the river, or you can ride a horse here! (you can book a ride from Sunset Ranch and arrive through the park.) Other Things to NoteBoring Legal Things: A 12% Transient Occupancy Tax, imposed by the city of Glendale, has been added to the final cost of the rental room (which we pay to the city). This is supposed to be stated separately as an additional cost to your room rental, however AirBnB does not allow for this option in pricing. We charge a high cleaning fee. This is for the standard cleaning that we do before each guest and the small repairs, repainting, replacing damaged furniture, rugs, upholstery and minor fixes. We all break things and spill. I find it isn't very pleasant to have a lovely holiday only to get in to the nitty gritty of broken glasses or wall scratches at the end of it. These things happen and the second half of the cleaning fee goes toward the repairman. We do not host parties, sorry. We have security cameras recording the exterior space and the estate is monitored 24/7

Bedroom #1: Furnished with a full size bed, 42 inch flat-screen TV, full-length mirror, closet with hangers, bookcase, and ceiling fan. Furnishings are white wood. Room has two large windows with lots of natural light. All linens provided. Bedroom #2: Queen size bed, writing desk, full-size dresser, and corner seating area. Master Bathroom: Features a stand-up shower and separate bathtub. Travertine tile and marble floors. Located along the hallway to the two bedrooms. The house is also located close to Pasadena, the Rose Bowl, Downtown Los Angeles, the Griffith Observatory, Dodger Stadium, Descanso Gardens, The Americana (large mall), and the Huntington Library. Getting AroundParking out front is never hard to find, and there are no restrictions on street parking. From LAX there are two routes you can take to reach Glendale. 1. 10E to the 110N to the 5N, or 2. 405N to the 101S to the 134E

      The SpaceWelcome to the famous charming Glendale/Burbank area, a small quaint super safe quiet community in Los Angeles that is incredibly close to Studio City, Hollywood and minutes to all that the Valley has to offer. Close to beautiful hiking trails in the Burbank hills and famous Runyon Canyon hiking. Venice, Santa Monica, PCH to Malibu are also well within driving distance. It is the perfect combo for the frequent solo traveler or couple. Glendale is 20 minutes from USC (great for games!), UCLA and downtown LA. As you head southwest you'll arrive at the wonderful beaches. Santa Monica, Manhattan Beach (home of the Beach Boys & lots of good restaurants), Hermosa Beach, Redondo Beach, Torrance Beach - and you hit the Palos Verdes hill. Going north: Marina del Rey, Venice Beach, Santa Monica, Pacific Palisades & Malibu. Not only are these great drives along the coast, but there is a bike path on the beach that goes for over 20 miles. Apartment Layout - It is a large two bedroom apartment, shared living room{Black bonded sectional leather couch that can turn into a bed m}, dining room, kitchen. 1st Bedroom, Your abode: the guest bedroom with balcony and personal bathroom in my very large 2nd-floor apartment. The bed is queen-size, and there is plenty of closet space - even if you way over-pack, you won't run out of room. You have exclusive use of the attached bathroom. Sheets and towels are included. There is super fast wi-fi internet. The living room has a 50 inch high-def TV with Hulu & Netflix, etc. (btw.. the mattress cover, comforter & pillows are washed and prepared for each guest) 2nd Bedroom, your roommate is a really great helpful guy, hint - he loves Michigan State Basketball and honeybuns. He who works full time so the place is entrusted for your personal enjoyment. The view from the balcony and your room is lovely. What you can see is the hillside residential area and the serene surrounding communities. Please feel free to use the kitchen, living and dining rooms . The kitchen has everything you need to prepare meals or snacks. Their is a great washer & dryer laundry room within feet of the apartment on your floor. The building is a quiet, 3-level residential complex with some nice common areas. There is free street parking. If there is anything you need please let me know . Looking forward to having you here. Other Things to NoteIf I am in town during the time of your stay i want you to know that I do work quite a bit at home therefore I prefer guests who are relatively SELF-SUFFICIENT, and are cognizant and respectful that even though i may be at home, I may NOT always be immediately "available" as my home is also my "workplace" and sometimes i need to shut my roomies door to do some work and complete deadline driven projects. Please don't take it personally if i shut my roommates door for some privacy and "down time" periodically as i'm sure it'll give you sometime to enjoy your "space and solitude.

      The SpaceThe living room boasts a baby grand piano, a wood-burning fireplace, and a 48” smart TV with cable channels, HBO On Demand, and a DVR. There’s a master bedroom with its own bathroom, up a few steps from the common areas. An office, with wi-fi, an extra monitor, and a new printer, has a queen sofa bed, so it doubles as a bedroom. The third bedroom is a large room with a queen size bed and a huge closet with full-length mirrors. The house has central air and heating, so you’ll be cool in the summer and warm in the winter. Children are most welcome. A crib and a pack’n’play are available, as well as children’s books, and a few toys. The dining room is large with a table that seats 6 people comfortably. The French doors off the dining room look out onto the backyard. The kitchen has a new dishwasher and sink, and a washer and dryer off the kitchen are also available. The kitchen has its own eating area, which looks out onto the back yard. It’s a perfect place to sip your morning coffee while watching the humming birds feeding on the red flowers right outside the window. The huge backyard is perfect for children to play in or for a small get-together. There’s a patio with a gas grill, so have a few friends over for a wine-tasting or a BBQ in the warm California sun or under the stars. The backyard is full of flowers and fruit trees. Go ahead, pick the fruit if it’s ripe. There’s a plum tree, a peach tree, a nectarine tree, an apricot tree, an apple tree, a persimmon tree, and loads of citrus. There are flowers everywhere you turn: climbing roses in the front and flowering vines on the walls around the backyard. There is so much to see and do in Southern California. Use this Burbank home as a base to explore all that Southern California has to offer: Universal Studios, the LA Zoo, the hiking trails in Griffith Park or in the Burbank hills (right up the street), Disneyland, the beach, and so much more. You can also take a day trip to San Diego or Santa Barbara, either by car or Amtrak. The station is quite close. Guest AccessWith the exception of the garage, you will have access to the entire home and backyard. There’s plenty of street parking, but you won’t need it. Getting AroundAlthough we are centrally located near many attractions and freeways, we recommend that you have wheels when you're here. We are walking distance to a Metro bus stop, but it is a short drive (or a long bicycle ride) to the Metrolink train. If you are coming in from the airports, Burbank is the much closer option.       The SpaceYou enter the estate through the original riverside gate of Bette Davis' house Riverbottom. Dillard's Pool House is in the heart of the estate with the salt water pool and hot tub on your doorstep. A designer couch and outside sitting area looks out to the French Lavender planted as a maze to walk through. The very large, drought tolerant back garden is filling in with flowers and flowing ornamental grasses that feel like the dunes at the beach. The charming sash windows of the LIVING ROOM and KITCHEN look out on the lavender field, garden hummocks and the foothills of Mount Hollywood (we are directly behind the HOLLYWOOD sign). The room is light and airy with tile floor. The couch folds out as a second bed if needed. The indoor hammock adds a whimsical note to the sitting area. The living room is equipped with both digital cable (with the movie package) and Apple TV, a big fluffy rug and original art, making it perfect for relaxing after a long splash in the pool. The kitchen is small but functional with a dishwasher, stove, oven, sink and such. There is Wi-Fi throughout the estate. The BEDROOM has a queen bed and a custom headboard perfect to tuck in to a juicy novel well into the night. The light from the Moroccan lamp patterns the walls. It has plenty of closet space and a desk to write letters home on. There is charming imported furniture dotted about. The BATHROOM is huge. Large enough to entertain in while you lounge in the bathtub! We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses very near, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in the park. The City just received a billion dollars and is redeveloping the LA River . There are great cycling trails and running tracks throughout the neighborhood. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic). Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and well within walking distance. Getting AroundNobody walks in LA... you can, but people don't. They drive to Griffith park and hike. We have great bus and train access, but again, people in LA drive. You can also bike. There are dedicated lanes on the road and along the river, or you can ride a horse here! (you can book a ride from Sunset Ranch and arrive through the park.) Other Things to NoteBoring Legal Things: A 12% Transient Occupancy Tax, imposed by the city of Glendale, has been added to the final cost of the rental room (which we pay to the city). This is supposed to be stated separately as an additional cost to your room rental, however AirBnB does not allow for this option in pricing. We charge a high cleaning fee. This is for the standard cleaning that we do before each guest and the small repairs, repainting, replacing damaged furniture, rugs, upholstery and minor fixes. We all break things and spill. Is isn't very pleasant to have a lovely holiday only to get in to the nitty gritty of broken glasses or wall scratches at the end of it. These things happen and the second half of the cleaning fee goes toward the repairman. We do not host parties. The grounds and shared space is monitored 24/7 with security cameras.

      The SpaceOur private guest cottage is located behind the main house in this beautiful 1930's era neighborhood. Fully furnished, kitchen with appliances and cooking/dining utensils (no dishwasher), Flat screen TV, cable, DVD player, stereo with iPad/Phone connection, dedicated Wireless Internet and central heat and air are some of the amenities. Three step up to the cottage. Street parking. Guest AccessThe cottage is located behind the main house. You'll access it by walking up the driveway (may need to cross a portion of lawn), through the gate and back to the cottage. Driveway, walkways and porches are all lit. There are 3 steps up to the cottage door. Access to washer and dryer in garage (no charge - guests only, please) Street parking. The NeighborhoodOur neighborhood is quiet and residential. To that end, we ask that our guests respect the privacy of our neighbors by keeping music/noise etc to a minimum. We're just a few blocks from Kenneth Village, a charming block-long shopping street with a bakery, Italian and Mexican restaurants, hair salons, market, liquor store and more. Please note: parking is on street. Getting AroundWe are just 6 miles from the Burbank airport (Don't worry - we can't hear the planes!) and about 28 miles from LAX. Our area is not known for convenient bus service, but we are close (driving distance) to the Burbank and Glendale Metro Line and Amtrak stations. We are just a few minutes by car to Dreamworks Animation Studios, many of the Disney Studios and properties, Nickelodeon, ABC, Cartoon Network, Warner Bros. and more. We're about 20-30 minutes (depending on time of day and our famous traffic) to Pasadena, downtown LA, Studio City and Sherman Oaks. We're about a hour from Disneyland, Knott's Berry Farm etc. You can get to Westwood or Santa Monica in about 45 minutes - again depending on traffic and time of day. We'll provide you with maps to local studios, restaurants, grocery stores and more. Parking is usually available on the street right in front of the house. Other Things to NoteThe cottage has dedicated wireless internet for your convenience as well as an Ethernet cable for direct connection. We're in the process of re-landscaping the back yard, so the garden may be in transition depending on when you get here. We have two outdoor cats but they are not allowed in the Guest Cottage! Also, we can accommodate a maximum of 2 guests.
