LOCATION, LOCATION - The Home sits on the banks of spring-fed streams surrounded by old growth Redwoods, olive trees, expansive vegetable gardens with trellised table grapes, and fruit trees. From our inviting covered porch to the sleeping lofts and stacked stone walls, this cottage is one of a kind and is perfect for a romantic getaway, couple's hide-away, or a retreat with close friends. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. Please include in your inquiry all guests' names and ages, and the reason for your travel to the area so we get to know you better! The Cottage features an open layout with 2 true loft bedrooms and high ceilings in the Great Room. **The two loft bedrooms are separated from each other by one wall/door but share a common wall. Please note: Both rooms provide a partial vertical exposure to Main Lower (downstairs) Floor to maximize light and air circulation. The one (1) full bathroom is *downstairs* on Main Floor. There is approx. 1500 sq ft of living space. The kitchen is stocked with everything you need, from bottle openers to baking dishes. I use the main public road that serves the property to go into town or meet property maintenance people but the property is for guests' exclusive use.

The Neighborhood

For Wine Country excursions, you can live like a local by taking advantage of both Sonoma and Napa valleys, minutes from renowned spas of downtown Calistoga, world-class restaurants of St. Helena and award-winning wineries of the Napa & Sonoma Valley. The story of Calistoga: 19th-century developer Samuel Brannan wanted to create a West Coast version of Saratoga Springs (renowned at the time for its mineral spas), but he had been drinking when he announced his idea and the name came out garbled as the “Calistoga of Sarifornia." This origin myth sounds a little fishy, but nevertheless, Brannan's vision of creating a relaxing and therapeutic Napa Valley getaway was eventually realized. Thanks to the area's natural hot springs, a slew of spas sprang up, offering restorative mineral soaks and mud baths. Today, you will find award-winning restaurants, boutiques, and art galleries lining Calistoga's quaint, quiet main street, which is set against a backdrop of rolling hills. Those hills are home to some of Napa Valley's more than 400 wineries, many of which lie within a short drive of downtown Calistoga. The curious wine lover can choose from a wide array of vineyard experiences, ranging from tours to tastings at wineries modeled on English castles and Tuscan villas. One word of warning: many of these places require reservations, so be sure to book in advance. In 1976, the historic “Judgement of Paris" earned Calistoga in the Napa Valley a place among the world's top wine-producing regions. Ideally situated in the heart of the valley, our Ranch is the perfect base for exploring some of the region's most celebrated wineries, spas and restaurants.

Getting Around

I provide a great recommendation for a touring/wine tasting service but guests will need to have their own mode of transportation to arrive in the area. Uber and Lyft drivers are scarce up valley!

Other Things to Note

Equipment and facilities are provided at the discretion of the Owner and while every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders the element unusable, we do not accept responsibility for refunding the Guest for the lack of use of these equipment or facilities. The equipment and facilities referred to include (but are not exclusive to) such items as bicycles, hammocks/swings, televisions, VCRs, satellite equipment, internet access, and BBQ/gas fire pit. Due to the canopy of trees/private setting, there are several skylights and no window coverings, except in the bathroom.

RENTAL AGREEMENT - PLEASE READ FOR EVERYONE'S PROTECTION Please include in your inquiry all guests' names and ages, and the reason for your travel to the area so we get to know you better! ZERO TOLERANCE "PARTY" POLICY In the case of damage due to negligence or violating House rules, we reserve the right to pursue compensatory action including the Do-Not-Serve list, which is published online as a courtesy to other property Hosts in the Valley. NOISE CONSIDERATIONS - County quiet hours are 10pm – 9am and must be strictly followed. We take this issue very seriously and are considerate of our neighbors' enjoyment of the peaceful setting. If neighbors report excessive noise at any time, Guests will be asked to vacate premises. No amplified music is permitted outdoors AT ANY TIME, as per county regulations. CHECK IN – Check-in time is 3pm, and check-out is 11am. These times are established to allow the property to be thoroughly cleaned for the next Guest. Guests may request a late check-out or early check-in (subject to availability), but this must be done prior to arrival at the property. OCCUPANCY LIMITS – Overnight occupancy is limited to 4 adults. No guests under the age of 15 (incl w/ adult supervision) due to 2 seasonal cold & rushing creeks/pools near the home and other conditions in and around the property that may pose hazards to children, as well as to adults. A fee will be deducted from the damage deposit for any overnight guests in excess of the maximum at a rate of $50/person/day. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. PLUMBING/SEPTIC/WELL Do NOT flush anything other than septic approved toilet paper. Bags are provided in bathroom for all other waste. All kitchen food scraps and waste must be disposed in garbage can. If it is found that any other items have been flushed and clog the septic system, you could be charged damages of up to five hundred dollars ($500) or more due to the sensitivity of our septic system. EVENTS/PARKING - No events permitted. No more than 3 vehicles are permitted onsite at one time. Cars are to be parked in designated parking area only. Due to our entry gate, we cannot accommodate RV's or oversized vehicles. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Bikes, outdoor gear or any other belongings are the sole responsibility of the owner. Additional daytime visitors and vehicles may be permitted with the prior written approval of Owner. NO SMOKING/FIRE HAZARDS – Smoking is NOT prohibited anywhere inside or upon the property. The regional Fire Captain is our neighbor! Any evidence of smoking inside the unit will incur a cost of $200.++We are in a high fire danger area and do not allow open fires/firepit from May-Nov (limits can be extended dependent on precipitation and County regulated no-burn-days). No fireworks or sparklers are permitted at any time. PETS – No pets are allowed. Any evidence of pets inside the unit will incur a cost of $100 each day. CLEANING – The cost of routine cleaning is included in the rental rate. Guests are expected to leave the property in the same general condition as existed prior to the rental term. No shoes inside home - Help keep dirt/dust free for everybody! We try to minimize the impact of environmental factors (i.e. wildlife presence, dust/dirt from surrounding agricultural activity, power outages) ..just an FYI with expectations. You are expected to leave the home ‘broom clean', which means bagging the trash and placing it in the outside receptacle, cleaning/putting away dishes, appliances/BBQ left clean, perishable food items removed from the home, all items and furniture returned to their original location, leaving no excessive cleaning or major messes for the housekeeper to clean up. If additional cleaning is required beyond the normal procedures, the cost for additional cleaning will be charged to the Guest. RECYCLING/TRASH –There is a Blue Recycle Bin and a Gray Garbage Bin for guests' use near entrance of property. If you should exceed the amount the trash and recycle bins can hold, you will need to remove excess garbage before check out or be charged for extra dump runs. UTILITIES - Occupants shall exercise reasonable care not to waste gas, electricity or water. Please turn off lights, heaters, etc when not in use. Owner reserves the right to charge guest for excessive use. NO DAILY HOUSEKEEPING SERVICE While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra lounge towels for your use. REFUNDABLE DAMAGE DEPOSIT A refundable damage deposit is required. This deposit will be fully refunded by Airbnb, unless excessive cleaning is necessary, evidence of pets, more than the maximum number of guests stay in the home or any other violations of this rental agreement. $50 per lost house/gate key. Damage will be charged at replacement cost and labor. (This is a personal residence with agri/landscape staff present at times but the cottage and surroundings are exclusive for your privacy and enjoyment). RISKS/SAFETY - Homeowner does not assume any liability or responsibility for any injuries occurring in the property. The Guest hereby acknowledges that they are aware of potentially unsafe conditions and the Guest agrees to observe and adhere to all warnings as posted at the property. The undersigned Guest accepts and assumes all risks involved in or related to the use of the property. Guests shall not use premises for any unlawful purposes, violate any law or ordinance, or commit waste or nuisance on or about the premises. Disclaimers & Misc. ACCESS – Guest will allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner. HOLD HARMLESS - Homeowner does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. Homeowner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Homeowner accept liability for any loss or damage caused by Guests' negligent or intentional conduct, weather conditions, natural disasters, acts of nature, or other reasons beyond its control. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. ARBITRATION - In the event of a dispute between the Homeowner and Guests arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties' initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. Such arbitration shall be conducted by the San Francisco, California offices (or such offices nearest San Francisco) of the Judicial Arbitration and Mediation Services, or its successor (“JAMS"). The parties shall share equally in the cost of the arbitration subject to the arbitrator's discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction. MISCELLANEOUS - This agreement constitutes the entire agreement between the Homeowner and Guest relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement. For all purposes hereunder, affirmative activation (“i.e., “clicking") of the “Accept and Agree" button or checkbox shall constitute Guest's acceptance of the terms of this Agreement in full and shall cause this Agreement to become immediately effective and binding.
