LOCATION, LOCATION - The Home sits on the banks of spring-fed streams surrounded by old growth groves, olive trees, expansive vegetable gardens (new crop planted this Spring!) with trellised table grapes and fruit trees. Pick your herbs from our garden and grill your favorite meal with a glass of wine! From the inviting covered porch to the sleeping lofts and stacked stone walls, this cottage is one of a kind and is perfect for a romantic getaway, couple's hide-away, or a retreat with close friends. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. The Cottage features an open layout with 2 true loft bedrooms and high ceilings. **The two loft bedrooms are separated from each other by one wall/door but share a common wall. Please note: Both rooms provide a partial vertical exposure to Main Lower (downstairs) Floor to maximize light and air circulation. The one (1) full bathroom is *downstairs* on Main Floor. There is approx. 1500 sq ft of living space. The kitchen is stocked with everything you need, from bottle openers to baking dishes. At the end of the day, gather around floor-to-ceiling stone fireplace or outdoor fire pit with a glass of wine. • DISH Hi-Speed Internet & TV w/ 55" HDTV Flat Screen in living room. 32' HDTV Flat Screen w/ a selection of videos in Main bedroom. • Open Living area with Classic Leather and Maxwell Collection seating area and chenille throws • Library of books, board game collections and home charging & security devices / smoke / carbon monoxide / motion detector. • Full kitchen w/ stove/oven, fridge, toaster oven, and coffee maker w/ complimentary coffee, tea & assortment of snack items! The Neighborhood

For Wine Country excursions, you can live like a local by taking advantage of both Sonoma and Napa valleys, minutes from renowned spas of downtown Calistoga, world-class restaurants of St. Helena and award-winning wineries of the Napa & Sonoma Valley. The story of Calistoga: 19th-century developer Samuel Brannan wanted to create a West Coast version of Saratoga Springs (renowned at the time for its mineral spas), but he had been drinking when he announced his idea and the name came out garbled as the “Calistoga of Sarifornia." This origin myth sounds a little fishy, but nevertheless, Brannan's vision of creating a relaxing and therapeutic Napa Valley getaway was eventually realized. Thanks to the area's natural hot springs, a slew of spas sprang up, offering restorative mineral soaks and mud baths. Today, you will find award-winning restaurants, boutiques, and art galleries lining Calistoga's quaint, quiet main street, which is set against a backdrop of rolling hills. Those hills are home to some of Napa Valley's more than 400 wineries, many of which lie within a short drive of downtown Calistoga. The curious wine lover can choose from a wide array of vineyard experiences, ranging from tours to tastings at wineries modeled on English castles and Tuscan villas. One word of warning: many of these places require reservations, so be sure to book in advance. In 1976, the historic “Judgement of Paris" earned Calistoga in the Napa Valley a place among the world's top wine-producing regions. Ideally situated in the heart of the valley, our Ranch is the perfect base for exploring some of the region's most celebrated wineries, spas and restaurants.

Due to the canopy of trees/private setting, there are several skylights and no window coverings, except in the bathroom.

RENTAL AGREEMENT If you have not filled out an airbnb profile, please include in your inquiry all guests' names and ages, and the reason for your travel to the Bay Area so we get to know you better! CHECK-IN TIME is after 3 P.M. AND CHECKOUT is 11 A.M. NO Early Check-in or late checkout unless previously arranged. REFUNDABLE DAMAGE DEPOSIT A refundable $600 damage deposit is required. This deposit will be fully refunded by Airbnb, unless excessive cleaning is necessary, evidence of pets, more than the maximum number of guests stay in the home or any other violations of this rental agreement. $50 per lost house/gate key. Damage will be charged at replacement cost and labor. (This is a personal residence with agri/landscape staff present at times but the cottage and surroundings are exclusive for your privacy and enjoyment). CLEANING FEE A separate non-refundable post occupancy cleaning fee of $125 is added to the rental rate via Airbnb. No shoes inside home - Help keep dirt/dust free for everybody! This is our personal residence that I prepare myself and due to the rural location, we try to minimize the impact of environmental factors (i.e. wildlife presence, dust/dirt from surrounding agricultural activity, power outages) ..just an FYI with expectations. You are expected to leave the home ‘broom clean', which means bagging the trash and placing it in the outside receptacle, cleaning/putting away dishes, cleaning the BBQ and generally tidying up, leaving no excessive cleaning or major messes for the housekeeper to clean up. If these rules are not followed, an additional cleaning fee may be deducted from the damage deposit. CANCELLATIONS 50% refund up until 1 week prior to arrival, except fees MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. No guests under the age of 15 (incl w/ adult supervision) due to seasonal moving waters/deep pools near the home. A fee may be assessed and deducted from the damage deposit for any guests in excess of the maximum at a rate of $50/person/day. UTILITIES - Occupants shall exercise reasonable care not to waste gas, electricity or water. Please turn off lights, heaters, etc when not in use. Owner reserves the right to charge guest for excessive use. PARTIES/OUTDOOR USE - Please respect a quiet environment for all to enjoy - no group events or parties. ++We are in a high fire danger area and do not allow open fires during months that do not have any rainfall.++ The outdoor Fire-pit is not allowed to be used from May-Nov (due to the lack of precipitation). NO DAILY HOUSEKEEPING SERVICE While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra lounge towels for your use. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. PARKING Vehicles are to be parked in designated parking area only and any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Bikes, outdoor gear or any other belongings are the sole responsibility of the owner. We have an area for storage of these items. PLUMBING Do NOT flush anything other than septic approved toilet paper. Bags are provided in bathroom for all other waste. All kitchen food scraps and waste must be disposed in garbage can. If it is found that any other items have been flushed and clog the septic system, you could be charged damages of up to five hundred dollars ($500) or more due to the sensitivity of our septic system. RESPONSIBILITY The owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. CONSIDERATION OF NEIGHBORS Our home is located in close proximity of full-time rural residents. Please be a good neighbor and remain aware of the noise level of your group. Outside areas are designated NO NOISE zones between the hours of 10pm and 8am. Guests shall not disturb, annoy, endanger or inconvenience wildlife or neighbors. Unruly or loud guest behavior may result in a fine charged against your damage deposit. Guests shall not use premises for any unlawful purposes, violate any law or ordinance, or commit waste or nuisance on or about the premises. This is a NON SMOKING home. Any evidence of smoking inside the unit will incur a cost of $200. PETS Unfortunately PETS are not permitted under any conditions. This rule is to maintain standards for our future guests. If there is any evidence of pets on premises, a fee of $500 will be charged. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
