The cottage is heated by a propane log stove in front of the old brick fireplace and area space heaters, as needed. Wonderful sunset views of the lake are obtained from the screened Victorian porch running along the front and south side of the cottage. Kitchen w/double sink, dishwasher, gas range, refrigerator and microwave. Deck with gas grill located at side of cottage outside of front room door. Bathroom located on second floor has a shower, sink w/vanity and toilet. Toilet is on a tight tank with a tank alarm. Wash machine and dryer located in kitchen; country plumbing limits wash machine to 2 loads a day. Propane hot-water heater. Dining room located between living room and kitchen. Desk w/broadband hookup located in front room. Staircase to second floor located between Dining room and Front room. Stairs are steep. Cable TV/DVD player on one side of front room. Fireplace w/propane heater located in center of room. 2 doors from Front room lead on to screened porch on front and side of cottage. Porch is furnished with antique rockers and white wicker furniture on one side and patio table on the other side. 4 bedrooms located upstairs. 1 queen bed and 3 double beds. 2 upstairs bedrooms are rustic, open to the rafters. Private, 50 foot beach located in front of cottage across Rt. 63. The road runs between the row of cottages and the shore at this point. Private dock at beachfront will accommodate motor boat(s) and other craft. Lake Spofford is known for its Bass and Great Northern Pike fishing. Swimming in the crystal clear water is wonderful. Pierce Island State Park, with abundant blueberry bushes, is located 800 feet off of the dock. 2 kayaks available for use. Parking for one car is located in front of the cottage across the road above the waterfront; parking for several more is located in the driveway area behind cottage. Linens and towels are supplied; we ask that they be left clean. No smoking; pets are OK. Children are OK but must be supervised due to the road in front, the lake and the antiques. It is not OK to flush diapers due to the country plumbing. Due to the close proximity of neighboring cottages, we would request that noise be kept to a minimum; i.e. please do not play loud music. There is no telephone at the cottage. The owners use cell phones. Guest AccessGuests may use the whole cottage and the private, 50 feet of lakefront. Interaction with GuestsWe will be on hand to greet our guests and show them around. We will probably be in residence in another cottage some 2 doors away. We can be reached by cell phone for any questions. The NeighborhoodOur neighborhood is composed mainly of families in residence for the summer, intent upon enjoying the lake. Getting AroundThere is no public transportation. The city of Keene is located approximately 10 miles to the east; the city of Brattleboro, VT, is locate approximately 8 miles to the west. Both small cities have supermarkets, restaurants and other stores. We have parking for 4-5 cars, depending upon vehicle size. There would be room for a boat trailer.

              The cottage provides guests with 250 feet of private shoreline and spectacular sunsets. A swimmer's delight, Lake Spofford received the State's highest rating for clean water in 2005. Sitting on the south shore of the lake, it offers terrific sunfish and bass fishing right off the dock. It's a great lake for other watersports including boating, sailing, canoeing, and paddleboating. Boats can be moored. There are a number of hiking, cycling, mountain biking and golfing opportunities within minutes. Many charming boutiques and fine dining opportunities in nearby Keene and Brattleboro. The property sits on an small peninsula, but the natural foliage makes it uniquely secluded from the other properties on the lake. It offers both historic charm and modern amenities such as wireless internet. Spofford is nine miles east of Brattleboro, Vermont and nine miles west of Keene, New Hampshire. The cottage was built by a prominent physician and his wife in the mid 1930s and has stayed in the family ever since.                 Located on The 1780 Farm's 35 scenic acres this is a classic New England farm on a quiet street which connects to Pisga State park, New Hampshires largest state park containing miles of groomed trails for cross country skiing or snowmobiling or just a hike through idyllic New England forests.                   Located in forested New Hampshire close to the big city ( fifteen minutes ). Quiet and beautiful The 1780 Farm is a walk away from New Hampshires 13 thousand acre Pisga State Park with miles of groomed Cross County ski and snowmobiling trails. There is hiking in Madam Sherii's Forest and Mount Monadnock as well as the farm property itself. We are minutes away from a half dozen commercial ski resorts. There is swimming, fishing and sailing within 10 minutes of the farm in beautiful Alpine lakes or Lake Spofford. Some of the best restaurants in the east can be found in either Keene, NH ( 14 minutes ) or Brattleboro, Vt., ( 10 minutes ).

Wonderful views of the lake with spectacular sunrises are obtained from the screened Victorian porch running along the front of the cottage. Pro and amateur photographers are constantly selecting our waterfront area for postcard type shots. Newly remodeled kitchen w/double sink, dishwasher, electric range, double door refrigerator and microwave. Deck with gas grill located on rear deck of cottage outside kitchen door. Bathroom located on ground floor has a shower, sink w/vanity and toilet. Wash machine and dryer located in pantry; plumbing limits wash machine to 2 loads a day. On-demand hot-water heater provides plentiful supply of hot water. Breakfast nook located between living room and kitchen. Office area w/broadband hookup located in front of bathroom before Dining Area. Staircase to second floor located between breakfast area and office area, behind fireplace. Large oval antique oak dining table located in one side of front room, sofa, chairs and cable TV/DVD player on other side of front room. Fireplace w/woodstove located in center of room. Double French doors lead on to screened porch in front of cottage. Porch is furnished with antique rockers and picnic table on one side, white wicker furniture on the other side. 4 bedrooms located upstairs. 1 Queen Select Comfort bed and 3 double beds. All windows are operable with full screens. Lovely downhill cross-breeze from Pinnacle Spring Mountain in back of cottage. Private, 50 foot beach located in front of cottage. Private dock at beachfront will accommodate motor boat(s) and other craft and a private swimming float is moored offshore. There is a deck on the beach area with a shade umbrella table and chairs. Privacy fencing and shrubs screen the waterfront from the road. Lake Spofford is known for its Bass and Great Northern Pike fishing. Swimming in the crystal clear water is wonderful. Pierce Island State Park, with abundant blueberry bushes, is located 800 feet off of the dock. 2 kayaks, canoe and paddle boat available for your use. Parking for several cars is located in front of the cottage; parking for several more is located in the driveway area behind cottage, adjacent to the carriage house. Linens and towels can be supplied; we ask that they be left clean. No smoking; pets are OK with pet deposit. Children are OK but must be supervised. It is not OK to flush diapers due to the plumbing.                   This beautiful country home offers year-round vacation fun. Summer- Trailer your boat or jetskis to the public launch on crystal-clear Spofford Lake and enjoy the water activities, and cookout or picnic at the public beach. Just minutes away, the lake features excellent fishing, and places to anchor on Ft. Pierce island. Kayaks or a canoe can be rowed for hours on the lake for a quieter experience. A 15-40 minute drive will get you to one of several scenic & historic hiking locations of various skill levels, including Mt Monadnock, the most hiked mountain in the country. For less strenuous walks, simply enjoy the nearby country roads. Enjoy the great yard to unwind and play lawn games or volleyball. Cook on the BBQ and finish up with a campfire and s'mores.The grounds are a great place for birdwatching as well-the perennial gardens attract many species and it is not unusual to see hummingbirds flitting about. Observe a passing thunderstorm, admire the beautiful fall colors, or enjoy a glass of champagne in the hot tub, all from the spacious front porch. Use the house as a base to explore the many nearby diversions in Keene & Brattleboro. Seasonally, you will find fireworks displays, car & motocross racing, county fairs, gallery walks, wine & beer festivals, live entertainment at the Colonial theater and outdoor venues, as well as the Keene pumpkin festival. During the fall, enjoy the classic New England foliage any number of ways. Hike, drive, horseback ride, motorcycle or get a birds-eye view on a sight-seeing flight from the Keene airport. There are many choices for pick-your-own farms & orchards. Winter sports are all available locally, with major ski resorts within 35 miles. The house itself is a lovingly furnished backdrop to all these activites. The large, country kitchen seats 10 for dinner, with an additional 5 bar stools in close proximity. It is a perfect place for lengthy dinners, conversations, and board games. The family room and sunroom share a double fireplace and the many windows make them an inviting place to curl up with a book or music and relax, whatever the weather. The bedrooms are comfy, country furnished rooms, where you are sure to get a good night's sleep. There are three private rooms, the master featuring a California king size bed and private bath. Both other bedrooms have queen beds.The third bedroom is our 'family suite' with a staircase to the loft, where there are two double beds. One warning-there are no TVs in the bedrooms. The downstairs rec room is a cozy and relaxing place to hang out, with it's own fireplace, card/game table, 52 inch TV, DVD player, WII game box and dart board. The rec room has it's own full bath, and a queen size futon & pull-out sofa, for an additional sleeping area. Besides the obvious choice for family vacations and weekend getaways, this home would be ideal for family or college reunions or to celebrate an anniversary or other special occasion.                   An 1890's Cottage, Boathouse and Barn Treasure, family owned since 1960, became Grammy Jo's gem about 2000 to restore. The cottage, boathouse and barn have been renovated with the cottage retaining bead board walls, old floors, yet adding conveniences for ease and enjoyment (like a brand new kitchen!) An artesian well now provides good, clean water. A new septic system provides a worry-free stay - from plumbing problems. Marvelous stonework, walkway, terrace, and patio line the hillside from the upper parking area - with flowers everywhere. (Weeders welcome!) Suggestions appreciated as Grammy Jo likes to garden. A new waterfront wall makes sitting at the lakefront a treat, enjoying the scenery of boaters and swimmers and families at play. A wonderful place to find peace.

                    Located on The 1780 Farm's 35 scenic acres this is a classic New England farm on a quiet street which connects to Pisga State park, New Hampshires largest state park containing miles of groomed trails for cross country skiing or snowmobiling or just a hike through idyllic New England forests. There is, swimming, boating and fishing on the Connecticut River or Spofford lake. Alpine lakes abound in Pisga Park and summertime swimming is phenomenal. We are less than an hour away from a half dozen commercial ski resorts as well as some of the finest eating anywhere in the world

Quiet and beautiful The 1780 Farm is a walk away from New Hampshires 13 thousand acre Pisga State Park with miles of groomed Cross County ski and snowmobiling trails. There is hiking in Madam Sherii's Forest and Mount Monadnock as well as the farm property itself. We are minutes away from a half dozen commercial ski resorts. There is swimming, fishing and sailing within 10 minutes of the farm in beautiful Alpine lakes or Lake Spofford. Some of the best restaurants in the east can be found in either Keene, NH ( 14 minutes ) or Brattleboro, Vt., ( 10 minutes ).
