The SpaceGuests will be able to completely relax in our house with its calming vibe, the back entertainment area looks onto greenery and gum trees home to native wildlife. You will feel right at home in your private bedroom with a desk, piano, some clothes hanging space, ceiling fan and free wifi. Guest AccessYou'll have access to our large deck, salt water pool and games room, fully equipped kitchen, bathroom with double shower heads and spa bath, as well as the outdoor toilet and shower, BBQ and laundry facilities (washing machine, dryer, ironing board and washing powder). You're also more than welcome to borrow our bikes to ride around town or surf/SUP boards to try your luck in the surf, as well as golf clubs and fishing rods. Rinse off from the surf in the outdoor shower or salt water pool. We also provide you with bath towels, and beach towels and beach chairs if you like. Pets can be considered. Interaction with GuestsIf you're planning a quiet get away that's totally fine with us, or if you want some advice about what to do and see in the area or you're up for a chat or a drink that's cool too! The NeighborhoodKingscliff is well known around town for its beautiful beaches and relaxed friendly vibe. It has plenty to offer with many cafes, restaurants, patrolled beaches and a beautiful creek, fishing, kayaking, surfing, stand-up paddling, yoga, cycling, and its own cinema, as well as nearby golf courses and tennis courts. It's also within close proximity to lots of the famous places to visit and sights to see on the Gold Coast and Far North Coast and is an easy 10 minute drive to the Coolangatta (Gold Coast) airport - if we've got the day off work when you arrive we'd be more than happy to pick you up from the airport.

Wifi and LCD TV - TV updated and bigger since photos taken. Separate entries and privacy in a tropical setting make this the perfect retreat. Noise Curfew – Ensure music is down and no noise is audible outside the home from 10pm to 8am. No excessively loud music or other noise after 10pm. Strictly No Parties – No functions, no commercial use, no hens nights, no bucks nights, no parties of any description. If there is evidence of a party being conducted at the property guests shall forfeit their entire bond and tariff and be evicted from the property. No Smoking – This property is strictly a SMOKE FREE ZONE. Should guests or visitors smoke in the home the entire bond will be forfeited. Smoke away from windows and doors outside to prevent smoke entering the home and dispose of butts responsibly. Secure the property – The owner is not responsible for the guests’ property and all guests should ensure their property is safe and secure at all times. All guests’ property should be insured by the guests including travel insurance. Be sure to maintain the premises securely at all times and lock all doors and windows when you leave the property. Pool Safety – At all times ensure that children are not allowed un-supervised in the pool area. Never prop the gate open or allow the gate to be held open. No running or diving in the pool area. No glasses in the pool area – please use the plastic cups provided. Running on wet tiles or slippery surfaces is dangerous – please do not run or allow children to run around the pool area. Rubbish – It is the guests’ responsibility to take out the rubbish on a daily basis and maintain the home in a tidy state and free from rubbish. Please dispose of waste in the appropriate bins and put the bins out for collection on Tuesday night for Wednesday morning collection. Illegal Activities – Strictly no drug use or bringing drugs onto the premises. No prostitution or strippers allowed on the premises. No illegal card games or gambling. No other illegal activities to be conducted on the premises. If it is found that any illegal activity has taken place or is taking place on the premises including any of the above immediate eviction and loss of all tariff and bond will occur. No Pets – This property does not allow pets or animals of any type to be kept or allowed on the premises. Damage and Breakages – Report all breakages or damages to the owner as soon as they have occurred and when checking out of the property. Water and Power Use – This is energy efficient home. Do not waste water. Switch off lights and air-conditioning when you leave the property. Do not run the air conditioning with the doors and windows open. Condition Upon Departure – Ensure the home is left clean and in good order upon departure. All dishes, glasses and cookware should be cleaned and put away. Dishwasher unpacked. Rubbish taken out and food emptied from the cupboards, fridge and freezer. The BBQ should be left clean or a fee of $80 will apply. Additional cleaning fees will be applied from the bond if the above departure requirements are not adhered to upon departure. On Time Departure 10am – Guests must depart at the time agreed. Normal departure time is strictly 10am to allow for the property to be cleaned and available for incoming guests Residential Tenancies Act Not Applicable – The Guest and The Owner acknowledge and agree that the Rental Agreement wo which these conditions apply is bonafide entered into for the purposes of conferring on the Guest a right to occupy premises for a holiday within the meaning of Section21 of the Residential Tenancies Act 1994 (“the Act”) and the parties to the Agreement confirm that the provisions of the Act shall not apply to the Rental Agreement notwithstanding the fact that the term entered into is not in excess of 6 weeks. Innkeepers Act Not Applicable – This agreement is made under special contract and the host does not provide accommodation to any and all comers and is accordingly not an innkeeper. It shall therefore be the guests’ responsibility to ensure that guests provide their own travel insurance, personal effects insurance and vehicle insurance for any goods brought onto the property as the guests property is not covered by the property owners’ insurance policy.

The SpaceThe Farmhouse at Kingscliff has two living spaces, a big kitchen and dining area and covered outdoor al fresco dining spaces. Imagine cooking up a barbecue feast while looking out over green farmland to a pretty lake. The farmhouse boasts six bedrooms - four double bedrooms which feature queen size beds and two bedrooms with two single beds in each. The house sleeps up to 12 people - extra beds can be provided in the rumpus room at a surcharge of $30 per extra adult per night. Two families - one family upstairs and one family downstairs - could be easily accommodated here with three bedrooms upstairs and three bedrooms downstairs. Guest AccessGuests have full access to the farm and host Michele is always more than delighted to take visitors on a walking tour of the property. The tour includes collecting eggs, feeding the family's herd of cows and picking salad vegetables for your nutritious healthy dinner. In this area you will find lots of trees, the river and of course the beautiful beaches. It is only 15 mins from the airport, 5 mins off the highway and 5 mins drive from the beaches in Fingal Head and Kingscliff. Getting AroundIt is easy to get around as everything is quite close there are many day trip destinations from Byron Bay to the Gold Coast. There is public transport but a car is really necessary. Other Things to NoteAlthough this is an acreage property exploring the location you will see we are actually in a neighbourhood. We are close to fishing on the river, the beach for swimming and the highway to access local points of interest and day trips. Kingscliff village centre is just 5 mins drive for alfresco dining and shopping. There is a 2 night minimum stay and a 50% cancellation fee applies in all circumstances. Check in is from 2pm and check out is by 11am.

Sleeping up to 12 and accepting outdoor pets (only) on application - everyone is covered. There's the balcony with a view for Dad to enjoy a beer or 3 on, lawn for kids to run around and rumpus downstairs. The 2 storeys allow for the adults to have unforgettable late nights playing 8 ball downstairs while the littlies sleep or watch movies upstairs! The Bedrooms are light and airy with new carpet, 2 of which are serviced by glass sliding doors opening onto the balcony and letting in the amazing breeze. The bathroom is complete, with a shower, bath and separate toilet. The updated kitchen has all you need to feed the clan with oven, cook-top, microwave, kettle, toaster, fridge, plates, cutlery, utensils etc etc etc. There is loads of off street parking, room for a caravan, trailer or boat. And all of this is just your base!!! Explore the Tweed and Byron regions, the Gold Coast hinterland, beautiful beaches, great food and ample drinks on offer close by. Half an hour from WetnWild and Movieworld, you might not even be asked if we're there yet before you're there!!!! Further afield, Brisbane is approx 80 minutes away depending on the time of day. The big house on a big block is perfect for the whole family with space for everyone to relax. 3 minutes to the highway north or southbound, 6 minutes from a major shopping centre and a local Coles only 3 minutes away; you'll have everything you could want at arm's length while still being able to enjoy the absolute peace offered here. Other Things to NoteThe house isn't brand new... it's 30+ years old and in some ways, showing its age - but there's nothing that will negatively effect your stay.     The SpaceThe rental is for a completely self contained 2 bedroom/1 bathroom Studio Apartment. It is under the main roof of the owners residence, however it does have its own entrance. The property is almost 4 acres of lawn and garden, and the location is very private. The kitchen, dining and living areas are combined, and the bathroom is located between the two bedrooms, allowing for more privacy. There is also a laptop space with desk with chair. The kitchen is equipped with crockery, cutlery and other items you will need. There is a fridge, cooktop, microwave, toaster, kettle, electric frypan, sandwich toaster and blender. Please note that there is no oven. Basic everyday items are also provided to make life easier for you. These include Washing up detergent, Salt & Pepper, Cooking Oil, Paper Towel, Tea, Coffee, Sugar and fresh milk on arrival, plus we always have a surprise basket of mixed goodies. The bathroom includes Shampoo & Conditioner, Soap and a Hair dryer. There is a TV and DVD player, and a stock of DVDs for your convenience. There is a Sony CD/Radio with USB if you want to bring your own music. Board Games and playing cards are also provided. Both Bedrooms have Queen Size Beds, with high quality linen, and there are Bath Towels, hand towels and face washers provided. We also provided Beach Towels, beach shade shelter if needed. There is also a Wave Ski hire available for hire. The NeighborhoodTerranora is 10 minutes drive from Coolangatta and the airport. In every direction there are things to do. To the south, Byron Bay is 35 minutes drive, with numerous beach side towns to visit along the way, and beautiful surrounding country side. To the south west, you have UKI, Tyalgum, Mt. Warning, Murwillumbah, Stokers Siding, Natural Arches and more. There is a lovely drive via Murwillumbah, and Tomewin over the mountain to Currumbin in QLD. To the east you also have Kingscliff, Casuarina, Hasting Point, Pottsville and more. North, beyond Tweed Heads and Coolangatta, you are approximately 50-60 minutes to all the Theme Parks (Dream World, Wet & Wild, Movie World, Sea World, White Water World). Surfers Paradise, Broadbeach, and Jupiters Casino are about 30-40 minutes drive. If you prefer the hinterland, there is a vast array of places to visit, with Tambourine Mountain being a favourite for many. Getting AroundDo not plan to use public transport as there is little available close to your accommodation. Once back in the towns, there is plenty to choose from. A rental car is the best choice, but local UBER driver is available if needed. Speak to us in advance before you book via the app. so we can prebook our local driver. Other Things to NoteWe will provide an information booklet with lots of ideas for you, about what to see or do. The area is very peaceful and quite, and we hope you will respect that. We also have a lot of wild life which visits the property, such as a family of 5 wallabies (small kangaroos), kookaburras, magpies and wedge tail eagles, who regularly soar around above. If is extremely rare for us to not have a pleasant cool breeze, even when it is hot in other areas. There are no pets on the property, only free roaming wild life.
