      The cottage is situated on a dead end road...road ends on a canal. The wide porch with rocking chairs face a cypress lined cove which opens into an area called, "Lake Rousseau" which really is the Withlachoochee River. There is a dam (see dam spillway pics) below the house with a recreation area and fishing. The cove where the cottage is located is has only five houses...outside the cove is a wide expanse of river in which to fish. The house has been in our family for over forty years and belonged to our parents and is new to vacation rentals. We treat you as family. The house has been updated and refurbished, but still maintains the "old Florida" vibe. There are upscale touches added such as soap/shampoo/cream rinse dispenser in the shower...along with three fluffy comfy robes for use. Beds have commercial grade pillow top mattresses. The water system was just upgraded ($8,000) by Culligan water, a top of the line addition for our renters. We have a special r/o faucet in the kitchen with bottled water capacity. The large yard is landscaped with a fire pit and two docks, a fish cleaning table, a fish keeper, and a charcoal smoker/grill, outside wet bar with mini refrig, umbrella and table and chairs..a hammock is under the trees. There is room for boat trailers....The cottage is tastefully furnished and sparkling clean. All the usual appliances are there and Better Homes cooking pots, slow cooker, toaster, coffee maker, microwave, electric skillet...electric grill, and wine glasses (added) just bring food. All linens and paper towels supplied. There is a private laundry room as well...try out the canoes (2) on either the cove or the river or take the bikes for a ride down to the dam and the less traveled roads around the dam. (canoes , bass boat, paddle boat and bikes at own risk) We also added a small bass boat (see pics) seats two adults. See pictures..Fish camp is within walking distance with a place to put a boat into the water...one of the owners is next door for help and guidance to things to do and see. Cottage has wifi/cable, 50" flat screen tv, sound bar, blue ray dvd player in the living room and a 40" smart (with built in wifi) tv in main bedroom... We upgraded the wifi router as well...We just refurbished the living room with new furniture. There is a screened porch on the front of the house with wicker furniture...great for breakfast, and a wide porch with big bottom rocking chairs facing the water. Property is situated ten minutes from gulf fishing and there is a boat ramp at the Barge Canal (see pics of dam spillway...we are above the dam; hence cannot boat to Gulf)... The neighborhood is an area that is made up of frame and block homes. Most older homes were built as 2nd homes years ago...it is a crime free area and neighbors are older and helpful. We are in scalloping area, but must trailer boat to the Florida Barge Canal on US 19 and put in there to go to Gulf scalloping grounds....13 minutes by car/trailer to Barge Canal and then about 10 minutes in canal to Gulf...great scalloping grounds with least crowd...and we are .down river from Rainbow Springs...three major springs in the area and Kings Bay (with six springs) in Crystal River. Beautiful Cedar Key is to the north....scalloping, crabbing, and fishing in the gulf. Great duck hunting on Lake Rousseau...for those who love to take pictures...the area is outstanding...ducks, water birds, fox, gators, and other creatures abound. Springs in the area are good for manatee spotting from about November to April. There are "Swim with the Manatees" businesses in Crystal River...and during scalloping season marinas offer excursions to scallop. Visitor table in the hall with things to do... House is suitable for maximum 5 adults. Please call if there are questions regarding more guests. Please call if there are more than five guests...rate charge for over five guests is $10 per night. With the rent comes two canoes, paddle boat, a small bass boat, and two bikes (use of bikes/canoes at own risk).... The area abounds with lakes, rivers, springs, and is near the gulf. So there is fresh water at the cottage, but near the gulf (about 10 minutes). Crystal River is a small town but has several nice restaurants and a neat antique and boutique shop area...Kings Bay located in Crystal River is spring fed and hosts manatees during the winter months. Rainbow River is to the east of the cottage, about 15 minutes away, and is a crystal clear river which offers tubing and kayaking. Actually the river outside the cove flows past the Rainbow River. and 13 minutes north of the cottage is a town called Inglis. The main road through Inglis to the bay is a lovely drive through marshland to the gulf on the Follow That Dream Highway...named after the Elvis movie filmed on this drive. Saltwater marshes and the river flowing into the gulf at Inglis affords good saltwater fishing and a boat ramp. A small park with tables allow for picnics. A dam is located just a few miles to the west, also has covered tables and fishing piers. The immediate area of the cottage has a fish camp close by...boat ramp, camping area, fish bait. The neighborhood is quiet as the cottage is on a dead-end street. On the cove you will find only five houses and a canal (dead-end street). The cottage has rocking chairs facing the cypress tree lined cove...chairs on the dock and an outside grill area replete with wet sink and mini frig...charcoal and utensils. For cookouts with extra people, we have more tables and chairs available, just ask Allen.

        The SpaceThe Jojo Cabin is tucked away in the back, by the barn. A beautiful spot to watch sunsets have a BBQ or enjoy the fire pit! Queen size bed, table , mini fridge and A/C contribute to making it comfy! It has the Loo with the outdoor rainforest shower! The common area has WIFI & I also have pastels, watercolors and paper set up in an art station~ help yourself if you feel like being creative! Guest AccessThere's a coffee machine with dishes and also a cappachino machine in the commons. Please enjoy the quiet nights and build yourself a small fire in the pit! It's quiet out back with the most beautiful sunsets! There's gym equipment scattered around to use. Interaction with GuestsThe horses and unicorns tend to keep me pretty busy but I do find time to interact! I recently joined a beautifulbodyproject and I'm available for photoshoots. My rescues help support them-selves by posing as beautiful unicorns for fantasy shots! I can be booked for $200 for a beautifulbodyproject and my unicorns shoots are $100. All photos are downloaded to disk and given to you as a gift. I then crop your amazing shots and provide you with beautiful shots .... done naturally without photoshop. With your permission we can submit your story. Relax unplug enjoy the quite countryside to go within regroup and see yourself in love and much light. The Rainbow River is popular for swimming, snorkeling, scuba and kayaking. The Withlacoochee river is unique and beautiful and offers some of the best fishing in the area. It is away from the hustle and bustle of the big city, with large oaks dripping in spanish moss. The train still rumbles through town daily. Great small bars and restaurants, often with live local entertainment. Several wonderful little antique shops within walking distance of our house. Everything you need is here... stores and dive shop located close to the house. (Dive shop because the crystal clear Rainbow River is popular with divers and snorkelers.) Tubing on the Rainbow River is very popular, especially in the summer. The Rainbow River State Park in Dunnellon has a large roped off swimming hole right at the headsprings of the river, where millions of gallons daily of pure clean water naturally flows. (Healing springs? Who knows. We think so!) The State Park also has an amazing garden you can stroll through, with water falls. Our house is located on a dead end street in a quiet tree-lined residential neighborhood. Getting AroundDunnellon is a small town, so getting around is pretty simple. There is no public transit system and you would ideally get around by car or bike. If flying into Florida, the closest large airports are located in Tampa or Orlando. Other Things to NoteWe offer a riverside vacation home that can be rented by the weekend, week or month. Located Just 20 minutes from Ocala, Fl, and 90 minutes from Orlando or Tampa, Fl.             Our home has everything --- fishing, boating, swimming, kayaking, water sports and a fabulous view. Some of the best bass fishing in the USA is right outside our door. Golfing is nearby. This two-bedroom condo in Dunnellon, Florida is located in Florida's Nature Coast, about 20 minutes east of the Gulf of Mexico and only 5 minutes from Rainbow Springs & River. THIS IS THE ONLY COMPLEX WITH POOL OVERLOOKING RIVER and it is the closest condo complex to the Rainbow River (there are no condos on Rainbow River itself). This unique condominium is located on the Withlacoochee River just 5 minutes from the Rainbow River by boat or car. We have our very own boat slip and boats can be rented nearby. It is tucked away in a natural setting of rivers and Cypress trees, yet you are still walking distance to Dunnellon's Historical District with antique shops and dining, our condo has all the amenities you need to enjoy your stay. There is WIFI in the common area. The house is rather large and has a full kitchen complete with dishwasher stove and fridge. There is a second room ensuite that sleeps 2 guests with a king size bed. Outside its door is a Loo and a rain forest shower! There is a propane BBQ off the back deck for your pleasure. We have an art station in the common area to be creative! Guest AccessThere's a common area in the annex with an art station containing pastels, paper and watercolors & Tread mill and gazelle for those who choose to stay fit! You can run for miles on the roads. Feel free to enjoy any of the settie areas and decks on property with WIFI. The wardrobe is loaded with dishes, blenders and a juicer to make your stay more comfortable! Interaction with GuestsThe horses and unicorns tend to keep me pretty busy but I do find time to interact! We have Kayaks and paddleboards and are available for guided trips at $50 pp. interact with the wildlife such as manatees! My rescues help support them-selves by posing as beautiful unicorns for fantasy shots! Relax unplug enjoy the quite countryside to go within regroup and see yourself in love and much light. It has a lovely lanai and beautiful brick patio that look into a fenced in back yard surrounded by dense forest.. Very private and quiet. Minutes to town and rainbow river and restaurants. There are three bedrooms, two bathrooms and a pool on the premises. The maximum number of guests using the premises shall not exceed eight. Guest is required to submit the names and ages of all persons who will be staying at the premises. All persons listed will be bound by the terms of this agreement. Only persons submitted to Owner may occupy the property at any time. (1) CHECK IN / CHECK OUT: Check-in time is 4:00 p.m. EST. Check-out time is 11:00 a.m. EST. Guest and occupants shall not occupy or enter the premises before the beginning of this term, or after the end of this term. (2) CANCELLATION: No refund will be made for cancellations. (3) GENERAL TERMS: A) This agreement is made for the short term vacation rental of a house at Rainbow Springs Country Club in Dunnellon, FL, and shall be governed solely by applicable law in the State of Florida. B) Venue for enforcement shall be in Marion County, Florida. C) If any section, clause, paragraph or term of this agreement is determined to be void, invalid or unenforceable, the remainder of this agreement shall remain valid and enforceable. D) It is understood that the premises are not “child-proofed”. E) Guest agrees to enforce the terms of this agreement with any and all other occupants of the premises at all times. F) No refunds will be given due to inclement or undesirable weather. G) Guest certifies that at the time of signing this agreement, Guest is/are at least 25 years of age. (4) SHORT-TERM RENTAL - NO SUBLET OR ASSIGNMENT: It is expressly understood that this is a short term vacation rental agreement only, and is only for the licensed use of the premises for that stated term. This agreement is not a lease of real property, and creates no property rights or rights to renewal. Guest cannot and shall not sublet or assign any rights under this agreement to anyone else, nor shall Guest attempt to do so. (5) OCCUPANCY; PEACEFUL AND QUIET USE OF PREMISES: The premises shall be used as a short term vacation rental of a house at Rainbow Springs Country Club, with no more than 8 people on the premises at any time. The premises shall be used in a peaceful and quiet manner at all times. The premises shall not be used for any other purpose without the written consent of Owner. (6) NO PETS: No pets shall be on the premises, either inside or outside. (7) NO SMOKING OR TOBACCO USE: No smoking or use of tobacco is allowed inside or outside of our home. If evidence of smoking has occurred at the home, there will be a $500 fine, held from your security deposit. (8) JOINT AND SEVERAL LIABILITY: It is expressly understood that this agreement is between the Owner and each signatory jointly and severally. In the event of default by any one signatory, each and every other signatory shall be responsible for all provisions of this Agreement. It is expressly understood that such joint and several liability extends to all occupants of the premises during the stated term. (9) ORDINANCES AND STATUTES: Guest and all occupants shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities pertaining to the use of the premises. In addition, all Guests will abide by the regulations set forth by the Rainbow Springs Property Owners Association. (10) LIABILITY OF GUEST AND OWNER: Guest and all occupants are, and shall be responsible for any and all personal injuries or property damages, whether caused by accident or by the negligence or intentional act of any guest, agent, visitor, invitee, licensee, trespasser or occupant of the premises at any time during the stated term. Additionally, Owner is and shall be released from any and all liability arising out of same. Guest waives and releases Owner and its employees from liability for any negligence of Owner or its employees. Guest further agrees to defend, indemnify and hold Owner and its employees harmless for any and all personal injuries or property damages, and/or claims for same, for any reason or cause whatsoever, either in or around the premises and/or arising out of Guest’s or occupants’ use of the premises. Guest agrees that any judgment against Owner may only be enforced against the premises. (11) MAINTENANCE, REPAIRS OR ALTERATIONS: Guest shall not make any alterations to the property. All repairs and maintenance will be handled by Owner. Guest agrees to allow access to and maintenance of the premises, if need be. (12) SWIMMING POOL: The premise has a swimming pool located thereon. The Guest, and all occupants, will use the swimming pool at their own risk. The Owner will not be held responsible for any injuries sustained by the Guest or Guest’s occupants when using the swimming pool and the Guest will indemnify the Owner for any actions resulting from injuries to Guest or Guest’s occupants. The Guest is responsible for keeping the swimming pool area clean, neat and organized. The Guest is responsible for keeping the swimming pool area secured at all times. The Guest understands and agrees to allow the pool service company access at regular times to maintain the pool and pool equipment. The Guest agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment. The Guest must immediately notify the Owner of any repair that the swimming pool may require. The Guest must operate the swimming pool in the accordance with the manufacturer’s instructions and in a safe, responsible manner. The Guest understands that the swimming pool is strictly an amenity and that the use of this amenity is not guaranteed under the terms of this rental agreement. Any interruption or non-availability of the use of the swimming pool will not violate any terms of this rental agreement. (13) INSURANCE COVERAGE: Guest acknowledges and agrees that any insurance coverage (fire, hazard, liability, etc.) obtained by Owner does not extend to or on behalf of Guest. If Guest desires insurance coverage for any reason, it is understood that same is Guest’s responsibility. (14) RIGHT OF ENTRY/ENFORCEMENT OF TERMS: If any condition of this agreement is breached by Guest or any other occupant of the premises, Owner retains the right to enter and/or take possession of the premises. In such event, Guest shall forfeit all rent paid or owing. It is further understood that any failure by Owner to strictly enforce any term of this agreement shall not operate to act as a waiver of any such term, which shall remain in full force and effect. (15) ATTORNEY FEES: If Owner employs or is forced to employ the services of an attorney to enforce any condition of this agreement, or for any other reason allowable by law, Guest shall be responsible for Owner’s incurred costs and fees in this regard. (16) CONDITION OF PREMISES: It is agreed that Guest shall leave the premises undamaged and unchanged, and in the same condition in which it was received, with the exception of evidence of normal usage of the premises. Owner shall utilize a cleaning service at the end of the stated term. Any property damage shall be reported to Owner immediately. (17) SECURITY DEPOSIT: Owner may use the security deposit for reimbursement of actual damages to the premises or an ancillary facility that are the direct result of intentional or negligent conduct of Guest or occupants. The appropriation of all or part of this security deposit shall not be the Owner's exclusive remedy, but shall in addition to any other available remedies. Otherwise, the security deposit or any remainder shall be returned to Guest within 14 days after the premises have been vacated by Guest and inspected by Owner. No interest shall accrue to Guest on any such deposit. (18) CHECK OUT PROCEDURES: Guest agrees to complete the following tasks before departing. If these tasks are not completed before departure, funds will be held from the Guest’s security deposit. 1.Strip all used beds and place linens in the laundry room. Please start one load of laundry. 2.Tidy the kitchen and run the dishwasher with any final dirty plates, etc. 3.Take the garbage out to the can in the garage. 4.Leave the beach parking pass in the glass bowl, on the table by the front door. There will be a $35 replacement fee, held from your security deposit, if the pass is not left in the glass bowl. 5.Leave the garage door remote control in the glass bowl, on the table by the front door. There will be a $50 replacement fee, held from your security deposit, if the remote is not left in the glass bowl. 6.Close the patio umbrella. 7.Bring pool floats in to the garage. 8.Set the AC to 80F during April – November. Shut the AC/heat off during December – May. 9.Ensure all windows are closed and locked with the shades pulled. 10.Ensure all of the doors are locked when you leave.   RAINBOW SPRINGS PROPERTY OWNERS’ ASSOCIATION, INC RESIDENT RIVER PARK RULES (THE BEACH) 2015 THE BEACH IS FOR THE USE AND ENJOYMENT OF RESIDENTS OF RAINBOW SPRINGS P.O.A. AND THEIR GUEST. UNAUTHORIZED PERSONS WILL BE PROSECUTED FOR TRESPASSING. Residents of Rainbow Springs POA must have a current Parking Permit to enter the Resident’s River Park. One pass will be issued per lot. The Parking Permit must be hung on the rearview mirror and be visible at all times. Bicyclists, walkers, etc. must have a Parking Permit on their person. Entry will be denied if you so not have a current Parking Permit displayed. Vehicles without a current Parking Permit displayed will be towed at the owners’ expense. Parking Permit reproductions are not permitted and may result in loss of Park privileges. Emergencies Call 911, emergency phone is located outside of the Security Building 1.Speed limit is 5 MPH or slower and is strictly enforced as children may be at play. 2. No pets except for properly identified service dogs are permitted in the entire beach area. 3.Anyone under the age of 18 must be accompanied by an adult property owner. 4.Canoes, and kayaks are permitted in the lagoon area only, unless otherwise directed by Security. The member with a current parking permit displayed is responsible for guests launching kayaks or canoes. 5.Trailers are not permitted to be parked in the beach area. 6.Boats, canoes or kayaks are not permitted in the swimming area of the beach. 7.Residents are allowed up to 5 guests in addition to household members per each Parking Permit. More than 5 guests must have prior 48-hour approval by the POA to be admitted to the beach area. The Guest, and all occupants, will use the swimming pool at their own risk. The Owner will not be held responsible for any injuries sustained by the Guest or Guest’s occupants when using the swimming pool and the Guest will indemnify the Owner for any actions resulting from injuries to Guest or Guest’s occupants. The Guest is responsible for keeping the swimming pool area clean, neat and organized. The Guest is responsible for keeping the swimming pool area secured at all times. The Guest understands and agrees to allow the pool service company access at regular times to maintain the pool and pool equipment. The Guest agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment. The Guest must immediately notify the Owner of any repair that the swimming pool may require. The Guest must operate the swimming pool in the accordance with the manufacturer’s instructions and in a safe, responsible manner. The Guest understands that the swimming pool is strictly an amenity and that the use of this amenity is not guaranteed under the terms of this rental agreement. Any interruption or non-availability of the use of the swimming pool will not violate any terms of this rental agreement. (13) INSURANCE COVERAGE: Guest acknowledges and agrees that any insurance coverage (fire, hazard, liability, etc.) obtained by Owner does not extend to or on behalf of Guest. If Guest desires insurance coverage for any reason, it is understood that same is Guest’s responsibility. (14) RIGHT OF ENTRY/ENFORCEMENT OF TERMS: If any condition of this agreement is breached by Guest or any other occupant of the premises, Owner retains the right to enter and/or take possession of the premises. In such event, Guest shall forfeit all rent paid or owing. It is further understood that any failure by Owner to strictly enforce any term of this agreement shall not operate to act as a waiver of any such term, which shall remain in full force and effect. (15) ATTORNEY FEES: If Owner employs or is forced to employ the services of an attorney to enforce any condition of this agreement, or for any other reason allowable by law, Guest shall be responsible for Owner’s incurred costs and fees in this regard. (16) CONDITION OF PREMISES: It is agreed that Guest shall leave the premises undamaged and unchanged, and in the same condition in which it was received, with the exception of evidence of normal usage of the premises. Owner shall utilize a cleaning service at the end of the stated term. Any property damage shall be reported to Owner immediately. (17) SECURITY DEPOSIT: Owner may use the security deposit for reimbursement of actual damages to the premises or an ancillary facility that are the direct result of intentional or negligent conduct of Guest or occupants. The appropriation of all or part of this security deposit shall not be the Owner's exclusive remedy, but shall in addition to any other available remedies. Otherwise, the security deposit or any remainder shall be returned to Guest within 14 days after the premises have been vacated by Guest and inspected by Owner. If you decide to kayak to the Rainbow River from Cypress Point, it takes about three hours of moderate paddling each way. Q: Can you swim in the Withlacoochee River? A: Unless there is an advisory about bacteria (which would most likely close both rivers) you CAN swim in the Withlacoochee from the dock in the backyard. However, the water is not as clear as the Rainbow River. Q: Can you tube down the Withlacoochee River? A: There are not currently any outfitters running shuttles for tubing trips down the Withlacoochee River. If tubing is in your plans, there are two trip options on the Rainbow River, a two-hour float and a four-hour float. Q: Are there kayaks? Paddleboards? A: There are two kayaks, a single and a tandem, two paddleboards, and a canoe/rowboat. Life jackets and paddles are provided. Q: Where is the nearest grocery store? Dunnellon is quaint yet we're also only ~90 minutes to Tampa & Orlando attractions. The Condo is also located within easy walking distance to several restaurants, antique stores and multiple small shops in Dunnellon’s historic district. Additionally, there are local waterfront restaurants, boat tours, golf courses, bike trails, and parks nearby. The Condo is located directly on the Withlacoochee River with great river views. Our Condo is just downstream (1/4 mile) from the Rainbow River.
