The SpaceOur open plan kitchen and living area enjoys marvellous sunshine for most of the day, with dual aspect, ceiling to floor windows overlooking the river and nature reserve. In summer, cattle graze on the marsh but you are still very much in central London - a unique urban rural feel. The first bedroom features a king size bed, and the second bedroom a double futon. Our flat sleeps 4 comfortably. The bathroom is very spacious, also with ceiling to floor windows and lots of natural light. Guest AccessGuests will have access to the whole flat. We have a fully fitted kitchen with dishwasher and a washing machine. Hot water is on demand and central heating also, but the flat is well insulated and doesn't need it in summer. You will have access to our media centre, with an extensive video library and state of the art speakers - great for a night in watching films or listening to music. Interaction with GuestsEither ourselves or a member of my family will be there to greet you but we won't be around the flat during your stay. However, either us or a member of the family will be on hand in case you need us - but only if you want us to be! The NeighborhoodWhere we live is a very special place. Clapton is a rapidly up and coming area, with a range of unique bars and eateries and the gourmet Sunday food markets on Chatsworth Road nearby. Whether you want a great breakfast, to stay out partying, do a bit of boutique shopping, or have a serene walk in the nature reserve and admire the Galloway Band Cattle, it's all here. Not many flats in Zone 2 have such easy access to acres of green space. I love running, and being right on the towpath next to the river means I can run for hours without ever crossing a road. Lea Valley Ice Rink and Riding Centre are just a short walk away. These facilities, with the sights, shopping, theatres and museums of central London less than half an hour away make our neighbourhood pretty special. The exciting shopping and nightlife of Dalston and Shoreditch are just a short bus ride away, and the buses run all night! It is a truly unique London experience. I was born in Hackney and have travelled all over the world, but Clapton always draws me back. Getting AroundThe 393 bus which runs from Clapton Pond to Highbury and Islington Tube (Victoria Line) stops right outside the flat. Clapton Rail is ten mins walk away, and will take you into central London (Liverpool Street) in 12 mins. Dalston and Shoreditch can be easily reached on the 55, 56 or 48 buses, which are a ten min walk away. Route 253 and 254 are 7 mins walk away and will take you into central London, or for a quicker journey you can hop off and switch to the tube at Manor House (Piccadilly Line) or Bethnal Green (Central Line) after a 10 minute journey on the bus. From the airports, Stansted is less than an hour away, with the Stansted Express taking you to Liverpool Street in 47 mins, and the train from Liverpool Street to Clapton a 12 minute journey. By car, the journey takes 40 minutes. Heathrow is easily reachable via the Piccadilly Line from Manor House, driving will take about 90 minutes, depending on the time of day.

It is a five minute walk to Stamford Hill train station, which has direct links to Liverpool Street in 15 minutes. We are a 10 - 15 minute walk from Seven Sisters station on the Victoria Line, and from there you can be in central London within 15 minutes. There are also numerous buses running regularly within a 5 minute walk. The room has a double bed, desk, chair, armchair, chest of drawers and double wardrobe space. I'm asking for a deposit of £250, which will be returned to you straight after vacating the room. I would prefer to have somebody stay for the entire duration, but I'm more than happy to discuss this based on your circumstances. Please get in touch if you would like to view the room.

The NeighborhoodThe flat is perfectly positioned for those who want to make the most of city living, with surrounding boroughs and Central London close at hand. Tottenham is a unique place to stay. This up-and-coming, lively and colourful area, currently offers an array of independent retailers, supermarkets and local eateries along its bustling High Road. Getting AroundThe property is based in multicultural are of Seven Sisters. The tube station is about 7 mni walk or 1 min on the bus. The best way to get to the property is to take an exit to buses/high road and turn into West Green Road and walk straight till you pass the big pub called The Fountain. Just after that you should turn left, pass the small car park and the property is just there :). There is also 24/7 bus no 41 which takes you to the tube station and also to Tottenham Hale from where you can take direct train to Stansted Airport. tube will take you to Kings Cross and Victoria station and from there you will get to all other airports. Other Things to NoteThere is also beautiful park 2 min away from property . On 91 West Green Road you will find Portuguese Restaurant called Bom Pecado, great portions and even better prices ;). There is also loads of Kebab and Chinese take always. The SpaceThe perfect opportunity to stay somewhere steeped in history with original Victorian features and character. The bed is spacious and comfy and has a great quality duvet to keep you cosy at night. Guest AccessWhat ever you need, just ask? We are happy to accommodate. My bedroom is naturally off limits. Interaction with GuestsI will be present, but I will not go into your room while you are staying. The NeighborhoodThe neighbourhood is very multicultural, which is reflected the huge selection of local eateries. As well as traditional English, you can sample some fantastic Turkish, Asian, Thai, Vietnamese, Caribbean, Indian, Italian, Chinese, American, Mexican, Israeli, Japanese and Spanish. And if you want to save the pennies you can always cook at my place or eat whatever we've concocted. This is what Time Out has to say about the area... 'There are few places in London that offer the zest, charm and charisma of Stoke Newington. Church Street is the area's lively epicentre, with packed-out bars and pubs never too far away. Stokie's shops overflow with indie labels and vintage goods and its restaurants are noteworthy for their diversity as well as their quality. Of course much of N16's success is down to the remarkably strong presence of independent business in the area, making it a truly distinctive part of the capital.' Getting AroundThe area is well covered when it comes to transport options. There are regular buses, & night buses, trains, and tubes nearby: Nearest Tubes: Seven Sisters (Victoria Line) and Manor House (Piccadilly Line) (both 10 mins away by bus) Buses (PHONE NUMBER HIDDEN) Overground Trains Stoke Newington, Dalston Stations Parking is also available for the flat. There is a mini/taxi cab office 1 minute walk away. Plus the Halo and Uber taxi apps work a treat too if your budget allows.

Happy to give you tips and advice about how to get around and what to do in London. But also happy to give you your own space and privacy. The NeighborhoodGreat location for very quick access to all the attractions in central London without the stress of being right in the middle of it all!! In the immediate area there are shops and fast food places nearby. For groceries there is Tesco Express store (2mins walk) and a Lidl (5mins). For fast food there is a Pizza Hut, KFC and Subway. There are some interesting things in the local area, if you know where to look: The Ferry Boat Inn - a lovely old pub about 5mins walk from the apartment, it serves good food, a nice selection of drinks and has an open fire in winter and huge riverside beer garden - great for summer!! The Beehive - another lovely pub, about 10mins walk away. It serves excellent food and has a beautiful interior with comfortable leather sofas surrounding an open fire and a big beer garden out the back. A real hidden gem!! Beavertown Brewery - an interesting trendy thing to do on saturdays is to visit the local microbrewery just at the end of the road (4mins walk). You can taste all their beers (beware, some are very strong!!), whilst sitting inside the brewery or out the front forecourt amongst trendy hipsters!! They even provide games to play. Craving Coffee - hidden away in amongst the warehouses is another trendy spot, a cafe/bar/restaurant that serves great coffee and good quality food. Styx Bar - yet another super trendy/arty bar which has just opened. Pistachios In the Park - a picturesque 10min walk along the canal brings you to Markfield Park and this nice little cafe where you can get a good breakfast or lunch, and maybe check out the old steam powered Victorian pumping station which opens to the public occasionally. Nana Susies Cafe - if you just want a traditional English Breakfast this is the place to go - less than 10mins walk, a good English greasy spoon cafe! Bernie Grant Arts Centre - You can see various exhibitions, performances and independent films at the centre which is not far away on Tottenham High Road. Tottenham Green Market (Saturdays until end of September) - A nice little market with 25 stalls next to the Arts Centre, you can get local produce (beer, cheese etc) and try great food like Jerk Chicken and BBQ Ribs. Only 15-20mins walk to White Hart Lane Stadium (Tottenham Hotspurs') football ground. If you like walking/running/cycling then the apartment is right next to the River Lea. You can walk along the river to the Olympic Park, or all the way out to the countryside. If you need anything else you will probably find it in the retail park, there is an Argos, Asda Living, Next, JD Sports, Boots (Pharmacy) and Currys/PC World amongst others. Getting AroundThe apartment has fantastic public transport connections. Tottenham Hale station is served by the Victoria Line and National Rail which can get you to almost all the attractions in London within 30mins or so: - West End/Oxford Circus/Leicester Square etc (15-20mins) - Green Park (For Buckingham Palace)/Piccadilly (20mins) - Westminster (25mins) - King's Cross St Pancras International (13mins) - Liverpool Street, 'The City' (12mins) - Stratford International/Westfield Shopping Centre (10mins) Airports are very easily accessible: - Stansted (Direct train on the Stansted Express 35mins) - Heathrow (less than 1hr) - Gatwick (less than 1hr) - Luton (50mins) There are also frequent buses 24hrs a day. If you have a bike then there is secure cycle storage in the basement. I cycle to King's Cross daily and it takes 25mins. Other Things to NoteMinimum booking is two nights. Please note that car-parking will be difficult in the area. There is some pay&display parking on the estate (expensive) and an NCP car park (also expensive) next to Tottenham Hale station. Everywhere else is restricted. Please note that i'll try to be as flexible as possible with Arrival/Departure times, but i work full time and have to fit these around my job, so there may be occasions where i'll have to ask you to leave earlier than you may have intended (usually no earlier than 9am) so that I can arrange the room for the next guest. There may also be times when I have to meet you in King's Cross St Pancras (where i work) to hand the key over. This is a main station and most people will travel through it on their way to my apartment - Tottenham Hale is a short tube ride away from King's Cross. EXTRA GUESTS: I've been getting a few requests lately for 2 people or more. This is fine if for a short period but please note that the bed is only a large single (not a full double), I have a small inflatable matress if this is needed. I also charge £25 per night per extra person. DISCOUNTS AND SPECIAL PRICES: Sorry but i don't offer discounts, or special prices for longer stays; I feel that the room is well priced and other guests have felt it was good value (as you can see by the reviews). If you would like a cheaper room please use Airbnb's search function to find a room in your price range - please dont ask me for a discount ;-) Cheers

Our recently built contemporary home sits in the fashionable area of Stoke Newington and within walking distance of Dalston and Clapton. Cleverly arranged over 4 floors our home sleeps 8 people with separate lounge, dining, study and terraces. Thee are very few truly modern houses in this part of Stoke Newington and we were fortunate to be able to build our home from scratch and to a very high spec. Recently featured in Grand Design magazine and various interior articles, the house offers a cosy, comfortable but contemporary living experience. We finished building our family home in 2013 and have filled it with lots of original artwork, space and light. The house is built from white brick and has many split levels with exposed painted blockwork and steels, wooden parquet floor runs throughout the lower ground and first floor with sisal and carpet on the other floors. The master bedroom offers an en-suite bathroom with full length windows opening onto a private terrace. Two of the rooms have tv's and there is plenty of space to hang your clothes. Guests will have full access of the house which features 4 bedrooms, 2 bathrooms and 1 WC downstairs. On the lower ground there is a dining area, lounge with log burner, kitchen with range and dual oven and Leibherr fridge. The house is fitted with a sonos audio system accessed from phone or i-pad, door entry system, underfloor heating, fast internet access, x-box and smart tv. There is a small yard out the front with seating for outdoor eating and private decked terrace off the master bedroom. We'd love to meet with our guests and show them around, however if we're away we'll arrange for our dear friend to meet you, arrange keys and talk you through the house and surrounding areas. We have lived in Stoke Newington for 15 years and love its vibrancy and village feel. We are on the borders of Stoke Newington and Stamford Hill which is a 5 minute walk to Stoke Newington Church street, 15 minutes to Dalston and 20 minutes to Clapton, some of Londons coolest neighbourhoods. It's also within a 10 minute walk to the lovely open spaces of Hackney marshes and springfield marina. Stamford Hill is also well know for its Hasidic Jewish and muslim neighbourhood offering an ethnic mix and cultural diversity. There are a wealth of pubs, bars, restaurants, shops and local amenities and its a 15 train trip to Liverpool St in the heart of London's city district. Kyverdale Road is situated just moments from the fantastic range of shops, bars and restaurants on Stoke Newington Church Street. Transport links include, Stoke Newington Station (Overground) and a wide variety of bus routes in to The City and West End. We will leave out a 'house' folder with all the other information that you might need. Guests will have full access of the house which features 4 bedrooms, 2 bathrooms and 1 WC downstairs.
