      DISCOUNTED Monday - Friday - for October Scottish school holiday week - Fantastic family villa which accommodates a large family or group of friends. There is a large lounge, 3 en suite bedrooms, fully equipped kitchen and dining area. The Kilconquhar estate offers a relaxing holiday in a peaceful setting but with lots of activities to keep everyone entertained. Its located close to the coast and the many picturesque fishing villages and is an excellent choice for golfers, with over 40 golf course in the area and St Andrews, the home of golf on 15 mins away. The stunning Kilconquhar estate offers a bar and restaurant, swimming pool, sauna, kids club, snooker room, table tennis, under 5's playroom, play parks. There is also a sports center with gym, tennis & badminton courts, pitch and putt, driving range and horse riding. Only 1 week available - 14th October - 21st October which is the Scottish school holiday week for Glasgow and Edinburgh. We may consider renting for a shorter period than a week. If this is what you looking for please contact us. A stay at Kilconquhar for us is not complete without a trip to Elie (5 mins in the car) and its lovely beach, individual shops and fantastic restaurants and coffee shops. Anstruther, Pitenween and Crail fishing villages are also close by and worth a visit. St Andrews, is great for shopping, lunch or dinner as well as golf.

      The SpaceA large double room overlooking the back garden with newly fitted ensuite bathroom. Two single beds which can be linked together to make a super king is available, however the pics just show a double. I do have another room should a larger family or group require it. Our cottage is 200 years old and we are gradually updating the rooms and our living space. The house was originally used by the Beadle and housed a horse and cart. It was updated in early 1980 but has not been changed since we moved here 18 months ago. It is unique and a lot bigger than it looks. Guest AccessKitchen and Lounge. We are 1 mile from Elie which you can walk to along a footpath or along a wooded path. Pittenweem, St Monans, Anstruther are all close by. 36 miles to Edinburgh and Perth and 20 miles to Dundee. Interaction with GuestsI do enjoy chatting to people but I am quite happy for people to do their own thing and I can just be available for advice or info. The NeighborhoodAward winning conservation village which recently won gold for in the annual Scotland in Bloom competition and was also awarded Best Wee Village in Scotland. Very peaceful area close to seaside and golf courses. This is a lovely area for cycling with many quiet roads and of course golf in abundance. The Fife coastal path is 1 mile away. Getting AroundWe have an hourly bus service to St Andrews(95) and to Leven where you can get (X60) buses to Edinburgh. The nearest train station is Markinch or Cupar. Other Things to NoteContinental breakfast is included in the price, cereal, fruit, yogurt, help yourself from the fridge and cupboards. I use a down duvet and cotton bed linen however, if you have allergies to down/feathers then please let me know and I can use a manmade fibre duvet and pillows.

      The SpaceOur home is a converted Georgian coach house in a small village called Colinsburgh, in the East Neuk of Fife. We are situated on the main access road for the Fife coastal path and as such, couldn't be more conveniently placed for all the many attractions this area has to offer. The house has very generous, elegant proportions, with large rooms and high ceilings and retains many original features, including flagstone and wooden floors, working wooden shutters on all windows, elegant cornicing and ceiling roses in many rooms, a working open fire in the drawing room and a rayburn stove in the kitchen. However, the house is also a family home and as such is equipped with all the modern amenities you might need during your stay, including a utility room with washing machine and dishwasher, fully equipped kitchen with store cupboard essentials you are welcome to use, a nespresso coffee machine, broadband internet access, use of a playstation 3 with Netflixs and Amazon Prime, a large collection of dvd's and cd's, and board games and toys for our younger visitors. We also have a large collection of books you are welcome to peruse during your stay. The house itself is has been decorated in dramatic tones that are in keeping with the period of the house, and is furnished with a mix of antique and contemporary furniture and interesting items and curiosities we have collected over the years. We also have an interesting and eclectic range of art on the walls for you to enjoy (a hobby and passion of ours!). All of the bedrooms are sunny and airy with comfortable beds, crisp bedlinen and fluffy pillows. There is a private courtyard garden to the rear of the property, which has parking space for up to 3 cars, and which also has an enclosed patio area which is full of wildflowers in the summer, and is perfect for alfresco dining or enjoying the birdsong and sounds from the farm at the rear of the house. Guest AccessThe rooms on the ground floor are an entrance vestibule and hallway, dining room, separate dining kitchen, utility room, King-sized bedroom and shower room. On the first floor is a twin bedroom with a double day-bed (can sleep four) with en-suite wet room, the main drawing/living room, double bedroom and family bathroom. You will have access to the entire house, apart from the loft area which will be locked, as is a private space which contains our personal items. Interaction with GuestsI will be available by phone or email during your stay to answer any queries you may have. The NeighborhoodThe East Neuk is a beautiful area, famed for its many golf courses, glorious sandy beaches and picturesque quaint fishing villages. St. Andrews itself is only a 20 minute drive away. The Fife coastal path runs nearby, and there are a number of National Trust properties including Kellie Castle and Falkland Palace within close proximity. Foodies are also spoilt for choice when staying here, with the award-winning Ardross Farm shop a 5 minute drive away, the wonderful seasonal East Pier Smokehouse Restuarant in St Monans just 10 minutes away, and the Michelin-starred Peat Inn restaurant just 15 minutes from the house. We also love the fantastic Balgove Steak barn just outside St. Andrews, an open-air barbeque restaurant which opens for a limited run during the summer. Book a table if you get a chance, and wear a cosy jumper if you go in the evening! Getting AroundThe village is served by an hourly bus that runs from Leven to St. Andrews, calling at all the villages and towns along the coast. The bus stop is literally a few feet away, and it runs from extremely early in the morning up until midnight. From Leven and St. Andrews you are able to travel further afield to Dundee, Kirkcaldy, and further afield. Edinburgh airport is an hours drive from the house. Other Things to NoteAlthough the courtyard garden is our property, our neighbours have access to their garden through ours, so please be aware of this and mindful of them during your stay.

      The SpacePitcorthie House is one of the most important Modernist houses in Scotland and is situated in 46 private acres of mature, secluded parkland and gardens. The house enjoys magnificent views over the Firth of Forth and surrounding countryside. Pitcorthie was designed as a unique holiday house by the internationally renowned architect, Trevor Dannat, and was built in 1966. The detached, single storey building is finely constructed in stone, concrete, timber and glass and has recently been Grade A listed by Historic Scotland. The house is designed on an open plan format with sliding partitions. Oak floors and pine ceilings are used throughout the living areas. The south side of the house, with its huge wall of glass, allows one to be fully immersed in the spectacular natural setting and sea views. Wonderful gardens and woodlands surround the properties. Guest AccessThe house is reached by its own private driveway with ample parking outside the house. Guests can enjoy all the gardens and woodland on the estate. You can use all the terraces and there is a barbecue available for your use. It is recommended that you have a car to access the site.       My terraced cottage is more then 200 years old. It lies in Colinsburgh, a quaint East Neuk village full of pretty painted cottages with crow step gables. There are views over the beautiful Balcarres estate behind the property. There is a cosy kitchen diner, a comfortable living room with French doors out to the garden, and upstairs a very large double bedroom with ample storage space, and a smaller twin room. The pretty bathroom is upstairs too. The sun trap garden has a full set of garden furniture, and a shed with barbecue set. Perfect for the school holidays! This is a great base for exploring the East Neuk, with the beaches of Elie, golf courses, quirky shops, fine dining, countryside walks all within a few minutes drive. Colinsburgh itself has a well stocked shop, a pub, the only local garage, and a community cinema in the Town Hall. It is 5 minutes walk to Charlton golf course, and just a little further to the 2 courses in Elie. Of course St Andrews, home of golf, is just 15 minutes by car, and you have 7 courses there to choose from. Pittenweem has galleries and cafes including the outstanding Cocoa Tree, with fabulous hot chocolate. The East Pier Smokehouse and Craig Millar's restaurant 16 are in St Monans for fine dining. The Cheese Farm is just along the road, for more than cheese, great lunches too. Ardross Farm shop can supply every need and Barnett's artisan breads are justly famous - feta and beetroot is one of my favourites. Kellie Castle with its wonderful garden is well worth a visit. Genteel Crail along the coast tempts with teashops and souvenirs.

Views extend over these gardens, across the Charleton golf course and over the Firth of Forth to Berwick Law.         On arrival at Balclevie there is a covered pull in off the road for 2 cars and plenty of space for bike storage. On entering the front door there is an extensive hall way with parquet flooring and a number of storage cupboards for clubs, coats, cases etc. Lounge / Dining Room This large room is L shaped with amazing picture windows and patio doors out to the beautiful extensive garden which is bordered by the loch. With ample comfortable sofas and armchairs there are 2 seating areas. All which have stunning views. The parquet florring continues into this rrom with occasional rugs. There is TV with video and DVD player plus freeview box with digital channels and a selection of videos. Also a sound system. The dining area seats 6 comfortably. There is a hatch through to the kitchen for ease of food serving and clearing the table. Bathroom The main bathroom is at the end of the hall and is furnished with bath and shower over bath, wc and whb. Kitchen Adjacent to the lounge is the kitchen complete with breakfast bar ( seats 2) for that breakfast on the move. A door out to the back garden and outdoor seating on the patio allows early morning breakfasts on the patio enjoying the sunshine, the garden and the view.The kitchen is fully furnished with gas hob, electric oven and separate grill, dishwasher, washing machine ( there is a washing line in the garden for drying), microwave and a full complement of pots, pans, dishes, cutlery etc. Bedroom 1 A large twin bedroom with views out of the windows to the garden and loch beyond. There is plenty of bedroom furniture for unpacking and storing your luggage. Bedroom 2 with ensuite A large master bedroom with double bed and fitted wardrobes. There is a seating area by the window for a quiet moment enjoying the view. An ensuite bathroom with shower and whb and wc is adjoining the bedroom Bedroom 3 The smaller bedroom with comfortable adult sized bunk beds, bedroom furniture and fitted wardrobe. This bedroom is to the front of the house Outside Off road parking for 2 cars and a covered area for bikes. Extensive garden ground with ample garden furniture The garden leads down to the loch and there is no fencing between the garden and the loch so children must be supervised. Kilconquhar loch has many water plants but there is no longer fishing. There are many different species of birds and wild fowl and Fife Bird Club have a hide at the end of the loch. Geese often spend the winter on the loch and it is also home to many swans.

        Rose Cottage is one of our historic restored units that is situated at the bottom of the estate, a five minute walk from the centre. The cottage offers a double room, twin room, a family lounge with sofa bed, a fully fitted kitchen, dining area and 2 bathrooms. The cottage greatly benefits from a private garden to the front of the property and offers a high level of privacy and peace and quiet. The kitchen will have, 4 ring hob, electric oven, dishwasher, microwave and a washer dryer. Basic crockery, cutlery and cookware will be provided in the unit for your use during your stay. All of the cottages offer a private area to sit outside and private parking for up to 2 cars. The cottages will have a direct dial guest telephone, a 40 inch plasma TV in the lounge and a portable television in the master bedroom. Each cottage will also offer a DVD player, the 40inch televisions do have HDMI ports however cables are not provided. Wi-Fi is available throughout the estate for guests to use free of charge during their stay. This is of limited ability and whilst you can check emails and view basic web-pages it can not be used for video streaming or online gaming, there is a limit of one device per accommodation. The Wi-Fi is not secure and we would strongly advise not viewing sensitive information whilst using the service. Towels are provided within the accommodation with a bath sheet and hand towel per guest. Towel changes can be requested from reception and would be chargeable. A basic welcome pack of tea, coffee, milk sachets will be present in the villa for your arrival and a selection of cleaning cloths and towels. The self-catering accommodation will check in at 4.30 pm and check out is by 10.00 am the following morning. All bookings placed for our accommodation are bookable on our standard terms and conditions. Guests staying with us on the estate have free use of the leisure facilities and equipment will be provided free of charge. Horse riding, aromatherapy treatments, golf ball baskets bike and go-kart hire will be chargeable. During Scottish holiday periods kids clubs are available on the estate certain activities will be chargeable. An electricity voucher will be included with your rental booking which will cover the average cost of electricity for the period you are staying. Any electricity used over and above this amount will be chargeable at .14p per KW. Please note that the maximum occupancy for this accommodation style is 6, infants under the age of 2 do not count towards the maximum occupancy. Units are bookable on a self-catering basis and bookings will not include dining or daily maid services. If however you require either of these items they can be added at the time of booking for an additional charge.
