The SpaceUpper Constantia is a wonderfully designed single-level and fully self-contained guesthouse at the foot of Table Mountain. 3 bedrooms all en-suite sleep up to six people, and a private pool with 150sqm sun deck provide for best outdoor entertainment. Located in one of the oldest suburbs of Cape Town, Upper Constantia is set on the most spectacular walking, running, hiking and mountain bike trails in the magnificent Constantia Wine Route District and a short 5-minute drive Kirstenbosch National Botanical Garden which is acclaimed as one of the great botanic gardens of the world. The spacious single level guest house is nestled by beautiful oak trees and has a large north facing sun terrace. From Bel Ombre Road entrance you will enjoy your own private driveway through a remote controlled gate. There is ample parking within a double garage and enough space for at least 4 additional cars. Should you have any friends or family visiting, there is a pedestrian gate, which they can ring and you will be able to answer and remotely buzz them in. After entering the guest house you will find a lovely oversized north-facing terrace that partially wraps around the guesthouse on one side, and on the other side has a 150sqm sun deck with a 7x4m private swimming pool, which was added in 2014. If the sun is too much there is a draw back pergola otherwise you can soak up the sun on the outside loungers or seated around an outdoor dining table. Through the main door you will enter into the beautifully big open plan lounge, dining and kitchen area, furnished with all your could need for a night in watching DSTV on latest 3D LED Screen, or enjoying a night of cooking and entertaining. From the left and right of the living area is an entrance to each of the 3 en-suite bedrooms. All bedrooms are beautifully light. The garden bedroom has a study or make-up area whereas the other bedroom opens up to a dedicated library (with iMac and printer upon request) and then via landing into the third en-suite bedroom. This is the largest bedroom (added in 2014) with under floor heating and its own spacious lounge area. Off the back of the kitchen is a separate cloakroom to the left and to the right is a full scullery and washing machine. There is an indoor as well as outdoor clothing rack for drying your laundry. I love kite surfing so anyone interested in joining me on the beach let us know. The NeighborhoodConstantia is one of the oldest suburbs of Cape Town and is famed for its wine. The estate of Groot Constantia (Great Constantia) was established in 1684 by the Dutch Colonial Governor of Cape Town, Simon van der Stel. Other notable wine farms in the area include the oldest estate, Steenberg (Mountain of Stone), established in 1682, Buitenverwachting (Beyond Expectations), Klein Constantia (Small Constantia) and Constantia Uitsig (View of Constantia). Before the twentieth century, the region was noted for its exports of Vin De Constance a sweet dessert wine. Many years ago the trade was crippled by the arrival in the Cape of a parasite that attacked the vines. In addition to the many things to see and do, the Constantia Valley is situated centrally for all the major attractions in The Cape Peninsula. Other Things to NoteThe guest house is typically serviced Mon/Wed/Fri around lunch time - our staff cleans all rooms and provides laundry service. There is a dishwasher, washing machine, dryers and we expect guests to respect the fact that Upper Constantia is not a hotel but a self-catering guest house e.g. no turn down service. It is the guests responsibility to respond to our reservation confirmation with flight details and approximate arrival time. Checkin between 2pm and 4pm, and check-out before 10am unless otherwise arranged. The SpaceThis is a house for all seasons. In summer, enjoy the pool and sunny or shaded spots under the pergola and trees. In winter, cosy up to the warmth of the fireplace and snuggle with a good book. Enjoy autumnal colours and spring buds from inside and out the house. There is ample space for children to play. If it is raining, the large studio at the end of the house offers hours of fun, running around. Otherwise there is the pool and trampoline to enjoy. There are a number of good restaurants and shops within walking distance of the house, as well as nature trails, a top class gym, and a selection of award winning wine farms. While the house is conveniently located in terms of access to top class beaches (15-20 minute drive), Cape Town central (20 minute drive), and other popular destinations in Cape Town, it has a peaceful calming feel to it. It is also close to some of the top schools in the Cape - so for families relocating to Cape Town, it makes a great base while more permanent plans are made. Guest AccessThe whole house, garden, and driveway is for use. The garage is not for guest use. We have a cottage at the back of the property, behind the garage, that we (me, my husband and 2 children, age 8 and 12, and our dog, Lola) stay in if we are not away travelling. While the cottage and the house and very separate and private, I am on hand to help with info. Interaction with GuestsI am always available by phone if you need any help, or you are welcome to pop into the cottage if I am in. The NeighborhoodConstantia is known for its beautiful mountain views, forests and wine farms. It is an upmarket suburb with access to superior shopping and dining. There are many facilities for children including a cricket net, tennis wall, jungle gym etc. The house would be furnished with linen etc provided. The house is serviced by a live in or live out domestic who is trustworthy and reliable. We have a fulltime gardenman who would see to all requirements. There is a large screen TV with satellite. This prepayment should be made by credit card, wire transfer (EFT) or by telephone. Your booking is not confirmed until Vacationista receives the pre-payment, and you have received the confirmation email from Vacationista. This confirmation email contains all your booking details such as the address of the apartment, contact details, balance due on arrival, and other arrival and departure instructions. 30 days prior to arrival, you must pay the rental balance. The payment method is described in more detail in your reservation confirmation email. Payment details You should pay the remaining balance by credit card, EFT or by telephone. Please note that payment by credit card incurs a 4% (Visa or MasterCard) or 4% (American Express) additional fee. Under certain circumstances, payment can also be made via bank transfer provided that: the corresponding net amount is received in our bank account 1 month prior to arrival (bank charges are paid for by the guest) we have confirmed reception of such amount in writing Cancellation policy All cancellations or changes must be made via email or fax. Cancellations or changes by phone are not accepted. The pre-paid booking deposit will not be refunded in the event of cancellation. In the event of cancellation of a fully paid booking (100% of stay) , there is a cancellation charge corresponding to the number of days it was made prior to the day of arrival: 30-89 days before: 50% of the total amount. The percentage corresponding to the days not used of the booked stay. Damage deposit Upon arrival guests will be asked to provide a damage deposit as well as a valid credit card number as guarantee for the apartment and its content for any damages caused. Please note that by accepting our Terms and Conditions you agree that any damages caused by you or your accompanying party will be deducted from your damage deposit, and that you will also be liable for any excess damages. Depending on the apartment, a damage deposit ranging from 200-500 euro will be requested upon arrival. This damage deposit should be paid in cash or by credit card. All damage deposits paid in cash will be refunded in full at check-out, and following an inspection of the apartment for any damages. The arrival day You should call your contact person when you arrive at the airport (or 1 hour prior to arriving at your destination city in car) and they will inform you if you should make your way: To our office, where our check-in department will receive you and give you further check-in instructions, keys, and the address of your apartment. To the apartment, where our check-in agent will receive you and give you the keys, as well as further apartment information The apartment will be available as of 14:00h, however we will always try to accommodate clients arriving early if we possibly can. It is extremely important that we have your correct arrival time. You will be obliged to wait for your contact person and your check-in will be delayed if we do not have this information. Please remember we have a fee of R300.00 ( for arrivals between 19h00 and 07h00). This fee should be settled directly with the consultant on arrival in cash. Departure You should leave the apartment before or at 11:00. Leaving after 11:00 without prior authorisation will be penalised. If you need to leave the apartment at a later time, please ask if this is possible at check-in. We will try to meet your request if we do not have an early arrival the following day. If it is possible, you may stay in the apartment until 18:00 but this will be subject to an additional charge of 50% of the apartment rental price per night. Leaving any time after 18:00 will entail an additional charge corresponding to the full rental price per night of the apartment. On the day of your departure you should leave the apartment clean and tidy with all waste correctly disposed of. Please leave the keys on the table and close the door behind you after making sure that you have all your personal belongings with you and after ensuring that the main door to the building is not locked with a key. We can book a taxi prior to your departure if you request one in advance. Apartment cleaning The apartment will have been cleaned prior to guests arrival. Before leaving, the client is obliged to leave the apartment in perfect conditions, i.e. all waste should be correctly disposed of and the apartment tidied. If not, there will be an additional cleaning charge. The apartment will be cleaned on a daily basis excluding Sundays and public holidays. Cleaning fee is included in the advertised rate. Number and identity of guests The client should inform Friendly Rentals of the number of guests in the booking. Only those persons indicated in the booking made by the client may enter the apartment, unless an alternative agreement has been reached with Vacationista. The number of clients using the apartment should not exceed the number assigned to each apartment, except for in the case of infants under the age of two. Pets are not allowed unless permission has been specifically granted. Should the client fail to comply with any of the aforementioned Terms and Conditions, Vacationista reserves the right to ask the client to leave the apartment, and the client in question can not request any form of compensation. Conduct in apartments Loud music and parties are strictly prohibited. Guests in a Vacationista apartment should be aware that if loud music is played, or a party is held, and the neighbours complain and/or police are called, you may be immediately removed from the apartment regardless of the time, day or night. Noise regulations and respect for other residents between 22:00 and 10.00. We would appreciate your full cooperation in this matter and we hope you understand that these rules are necessary, as our apartments are located in residential buildings with people that have to get up early and go to work. The quiet time in the evening for the neighbours should therefore be respected. The client, on signing the contract at check-in agrees to behave responsibly and correctly on behalf of their accompanying party as well as themselves. If this person, or any of the accompanying party behaves in an unsuitable and incorrect manner, Vacationista reserves the right to ask the person and their accompanying party to leave the apartment. Furthermore, from that moment on they will have no right to future claims or any form of compensation. Finally, the client will lose all payments made including the apartment rental and the deposit.. Some of the properties have their own specific house rules or regulations set by the Property Owner or the “Body Corporate” housing association in which case you will be provided with a copy of these separately. You and the Occupants are requested to comply with any such provisions, which form part of this agreement. 2. Making a booking and paying a deposit In order to make a Rental Booking, we require your personal details and a confirmation deposit ("Confirmation Deposit"). No agreement exists between you and Villapa and/or the Property Owner until we have received the Confirmation Deposit (in cleared funds in its bank account) of 50 %, a copy of your passport or national identification document and the signed and completed Booking Form. We will confirm your Rental Booking in writing. Payment can be made by bank transfer to the bank account detailed on the Booking Form (payment confirmation should be emailed to our office). 3. Payment of balance The balance of 50 % ("Balance") must be paid by the due date which is usually nine weeks before your arrival, but may be varied as set out in the Booking Form. Payment may be made by bank transfer or by credit card, in which case a surcharge is payable. If the Balance has not been paid by the required date Villapa shall be entitled, but not obliged, to cancel your Rental Booking and retain the full deposit. If your Rental Booking is made within eight weeks of your arrival, you will generally be required to pay the Total Cost at the time of the booking unless otherwise advised. Some Property Owners require full payment of the Total Cost before Confirmation will be made, in which case the Addendum is applicable. 4. Security Deposit You have been notified of the separate security deposit that will be required in addition to the Total Cost ("Security Deposit"). The standard security deposit is ZAR20 000.00 unless otherwise stated. This is held by the Agent or Villapa. The Security Deposit will be held against the cost of any damage or breakages to the Property or its contents ("Damage"), as well as any telephone charge/lost keys. Any charges to be deducted from the Security Deposit will be notified to you within 14 days of the end of the rental period, after which the remainder of the Security Deposit shall be returned. Please note that we will charge a 5% administration fee for the rectification of Damage. This administration fee is in addition to the cost of the remedial works required to remedy any Damage. 5. Cleaning service The Property will be made available to you after having been cleaned thoroughly. If you indicate on the Booking Form that you require a Cleaning Service, we will confirm availability and the cost. This may not be possible to arrange on short notice during your stay. The Cleaning Service does not extend to the personal laundry of and cooking for Occupants. Local laundry services are available. We can provide you with the contact details of private caterers on request when you book. If applicable, personal laundry and ironing services shall be charged on a per item basis. Please make enquiries before using personal laundry and ironing services at the Property. The Property must be vacated in a neat and presentable condition. If, after check-out on the Departure Date, it is discovered that the Property is vacated in an unacceptably untidy condition, the Property shall be deemed to be Damaged, in which case, a surcharge of R300.00 shall be deducted from the Security Deposit, subject to notification and photographic proof of such Damage. 6. Other services included in Rental Cost Unless otherwise advised, the Total Cost includes domestic electricity, gas (where relevant), water, municipal rates and levies, broad band data charges and satellite TV access. Domestic electricity does not include Pool Heating. If you indicate on the Booking Form that you require Pool Heating, we will confirm the availability and the cost thereof. You will be notified of the cap and you will be charged for any usage in excess thereof. Such arrangements will be brought to you attention in advance. 7. Arrival and Departure times Check in time is at 2pm on the Arrival Date and check out time is at 10am on the Departure Date ("Rental Booking Period"). Requests for an early check-in (before 2pm) or later departure (after 10 am) are always subject to the availability and convenience of our staff. In order to guarantee a check-in and/or check-out at times other than those set out above, an additional charge of 50% of one nights rental cost for the Property will be payable in advance. You will be provided with directions and instructions for the check–in and check-out procedure separately. For arrivals after 7pm or before 7am an after-hours check-in surcharge of ZAR300.00 will be levied. 8. Cancellation by you If you wish to cancel your Rental Booking, you, being the person who signed the Booking Form, must notify us in writing ("Cancellation Notice"). Your Cancellation Notice will be effective from the date we receive it. On cancellation nine weeks or more before the Rental Booking we will be entitled to retain the Confirmation Deposit; and nine weeks or less before the Rental Booking 100% of the Total Cost shall be retained. You hereby agree and acknowledge that this is reasonable, in light of the fact that the chances of re-advertising and/or remarketing the Property and finding another replacement rental booking are remote, and that the retention of the Confirmation Deposit or Total Cost, as the case may be, is a genuine, reasonable and fair pre-estimate of the loss and/or damages that will be suffered. 9. Alterations and cancellations by us It is unlikely that we will have to make any changes to the Rental Booking once it has been confirmed. If this does happen we will let you know as soon as possible. If, for any reason beyond our control, we are unable to provide you with the Property, we reserve the right to transfer you to a similar property. If this is not possible or you do not wish to be transferred, we agree to cancel the Rental Booking and refund you with the amount you have transferred to us for the Property. Please note that we will not be liable for any cancellation charges for any other travel arrangements or any further claims by you or anyone else in your party, other than as set out above, and you indemnify Villapa accordingly. 10. Children Unfortunately most of the properties we feature are not particularly child friendly and many have architectural and physical features of concern for Occupants with younger children, such as balconies, split level terraces with steep drops and unfenced pools. Occupants with children use the Property at their own risk and are urged to take all due care and attention during their stay. In this regard, the Occupants, their invitees and their respective children, and their estates shall have no claim against Villapa and/or the Property Owner for any personal injury or death, any loss of any nature, costs, damages, legal fees and the like. If you require further information on the suitability of the Property for children you are requested to bring this to our attention prior to paying the Confirmation Deposit. If you ask Villapa to arrange for the installation of baby gates, baby proofing or any safety devices or equipment for any reason whatsoever, DVH will arrange such installation and/or supply of such devices and/or equipment to you on your behalf. Villapa, its agents, directors and staff take no responsibility, make no representations, give no warranties of any nature whatsoever in relation to any such devices and/or equipment and/or installation. You and each of the Occupants, their invitees, guests and estates undertake to Villapa to satisfy yourselves that any such devices and/or equipment and/or installation is satisfactory and suitable for the purpose for which they are installed and/or supplied, and accordingly, each of you indemnify the Property Owner, Villapa, its agents, directors and staff against any personal injury or death, any loss of any nature, including, but not limited to, costs, damages, legal fees and the like, without reservation. 11. Swimming pools Where the Property features a swimming pool, it is used entirely at your own risk. The swimming pool is not supervised in any way or equipped with child safety-nets or fences. The pool may not be heated, and may only by suitable for use in summer only. The Pool is serviced weekly and while we will endeavour to arrange additional cleaning services if required during the Rental Booking Period, this is not always possible. We cannot guarantee that the pool will remain completely clean during the occasional periods of extreme weather conditions. 12. Telephone and Internet service The Property may have telephone and broad band data access for Occupants’ use. Please confirm 14 days prior to the Arrival Date telephone and broad band data access required. These services are less reliable and the data speed is generally slower than in Europe and the US. We will do our best to assist with any technical problems. All phone calls you make will be charged and in most properties can be paid for at the Departure Date or will be notified to you within 14 days of the Departure Date. Data usage is generally capped at 1Gig thereafter a charge will be issued for each further gig. 13. Use of Property Unless otherwise agreed prior to Booking Confirmation, the Property may only be used as private rental holiday accommodation and not for any photographic or film location work or as a venue for any function, wedding, party or event involving anyone other than the Occupants entitled to sleep at the Property as notified to Villapa on Booking Form. Where Villapa becomes aware of any such unauthorised use of the Property it shall be entitled to require such usage to cease immediately and/or terminate the Rental Booking and require Occupants to vacate the Property upon demand. In these circumstances Villapa may also be entitled to charge an additional fee for the unauthorised event, such fee to be calculated reasonably at its discretion depending on the nature of the event and to be recovered if necessary from the Security Deposit. 14. Maximum number of Occupants The names of all the Occupants are set out in the Booking Form and no other person may occupy or reside at the properties at any time without Villapa's prior written consent. Only those Occupants may use the Property and under no circumstances may the total number of Occupants sleeping at the Property exceed the maximum number stipulated. Guests should only sleep on the beds provided. The sofa beds may be used for children under 16 by prior arrangement. We are entitled to require you and the Occupants to vacate the Property if the conditions set out in paragraph 13 and paragraph 14 are breached. In addition to being entitled to require you and the Occupants to vacate the Property, we shall also be entitled to charge a pro-rata rate in the event that persons other than those on the Booking Form occupy, reside at or sleep at the Property. These entitlements shall be exercised and/or enforced at our sole discretion. No pets are permitted on the Property. 15. Behaviour You are ultimately responsible for the conduct of the Occupants using the Property during the Rental Booking Period. If an Occupant or invitee behaves in an unacceptable manner by civilised standards, the Occupants may be required by the Property Owner to immediately vacate the Property on notice. It is not considered acceptable behaviour for these purposes to make excessive noise, including playing music loudly after 10pm. (This time may vary dependant on by-laws of suburb.) Such behaviour will not be tolerated as the Property is located in a quiet residential area. You are respectfully required to comply with any reasonable requests or instructions that may be provided to you, either prior to or during your stay in the form of “house rules” prepared by or on behalf of the Property Owner or a body corporate. 16. Smoking Unless otherwise advised the interior the Property is a “no smoking” area and Occupants are advised that under no circumstances may they smoke inside the interior of the Property. 17. Responsibilities It is your responsibility, and that of each of the Occupants: (a) to pay for any losses or damages to the Property, however caused (reasonable wear and tear excluded), (b) to take good care of the Property and leave it in a clean and tidy condition at the end of the Rental Booking Period, (c) to permit the Property Owner access to the Property on reasonable notice, (d) not to part with possession of the Property, or share it, other than with the Occupants, (e) not to cause an annoyance or become a nuisance to occupants of adjoining and/or adjacent properties, and (f) to comply with any reasonable instructions that may be provided to prior to or during the Rental Booking Period. 18. Property Descriptions The description of the Property used on our web site or otherwise provided to you is made in good faith and is believed to be accurate. We cannot, however, be held responsible for any alterations or modifications made to the Property without our knowledge. 19. Concerns during the Rental Booking Period If you have any concerns during the Rental Booking Period, please notify us as soon as possible so that the concern or problem can be addressed. Villapa and the Property Owner are not responsible for disturbances, failures or malfunctions out of our respective control, as well as the failure of services supplied by the municipality, services supplied by third party data and telephony suppliers, pool equipment malfunctions, appliance malfunctions and/or neighbour, construction or other nuisances. We will make every effort to assist with the resolution of such problems as soon as we are notified of them. We emphasise the importance of bringing concerns or problems to our immediate attention, with suitable photos and/or written accounts, as we cannot assist with or address a concern or problem after the fact. If you vacate or abandon the Property during the Rental Booking Period without notice, you shall forfeit any claim to compensation, assistance and/or reimbursement if applicable. 20. Emergency Call-outs You will be given an emergency after-hours mobile phone number staffed by a Villapa representative to assist with any urgent maintenance work or other emergency issues outside of normal business hours. We will make every effort to assist with resolving issues of an urgent nature but it will not always be possible to resolve issues outside regular working hours, at weekends and/or on bank/public holidays. If you have an emergency of your own doing requiring the after-hours assistance of Villapa, for example losing the keys or locking yourselves out of the Property, you will be required to pay an emergency call-out charge of ZAR300.00. 21. Breach of contract If any of these Conditions are breached by you or any of the Occupants or any of their guests or invitees, we reserve the right to re-enter the Property and terminate the Rental Booking without prejudice to the other rights and remedies of the Property Owner. 22. Liability We and the Property Owners will not accept liability for any act, neglect or default for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which any of the Occupants or any of their guests or invitees may suffer or incur arising out of, or in any way connected with, the Rental Booking. 23. Insurance All Occupants are strongly advised to arrange comprehensive travel insurance cover against travel and other related risks as any loss or damage including theft of personal items cannot be claimed against the Property Owner’s insurance. It is the responsibility of all of the Occupants to fully insure themselves and their personal items and also to keep the Property properly secured by setting the alarm, securing all doors, windows and shutters, and taking all prudent measures against harm, when in the Property and when going out. (We strongly advised that Occupants' insurance cover is adequate to cover their loss, as Property Owner’s insurance does not extend to the loss of third parties.) 24. Alarm You and the Occupants hereby undertake to activate the alarm when leaving the premises unattended for any period of time during the Rental Booking Period. 25. Authority to sign You, being the person who completes and signs the Booking Form, warrant and undertake to Villapa and the Property Owner that you (a) are authorised to agree to and accept these Conditions on behalf of all the Occupants, including those substituted at a later date, (b) have full legal and contractual capacity and shall be an Occupant, (c) take responsibility for all persons Occupying or visiting the Property during the Rental Booking Period and (d) will make all Occupants, guests and invitees aware of the Booking Conditions and the consequences thereof. We also require a copy the person who is signing to send a copy of your passport (if a foreign national) or if South African a copy of your Identity Document. 26. Governing law and jurisdiction The validity, construction and performance of these Booking Conditions shall be governed by South African law. It is agreed between you, the Occupants, and the Property Owner that, in terms of Section 45 of the Magistrate's Court of 1944, the Magistrate's Court having jurisdiction in terms of Section 28 of the said Act shall have jurisdiction in respect of any action to be instituted arising from or in relation to The Rental Booking. It shall nevertheless be entirely within the discretion of the owner of the Property and/or Villapa whether to proceed against you and/or the Occupants in such Magistrate's Court or in any other Court having competent jurisdiction. It really is the best place to be when spilling off the beach and is completely protected from most winds. The only wind you will get is the one that precedes any rain. The views are incredible and mountain walks are on your doorstep.

We have a little map in our rooms which details a 4.5km walk into and around the Groot Constantia wine estate. It is a very scenic walk and is highly popular with our guests. The more energetic use the route for jogging. More casual walkers get side tracked in the winery. Getting AroundWe recommend all guests rent a car while they stay. That said, if you wish to rent a taxi we have several operators that we use regularly and who we trust. Depending on the time of day, the airport can be as close as 25 minutes away. There is a great hop on hop off bus service that operates around Cape Town. They operate red double decker buses - Cape Town Style - half open on top. The buses follow set routes, one of the routes is called the purple wine route and it passes through Groot Constantia. It is a beautiful 25 minute walk from us through the vineyard to access the bus. The NeighborhoodConstantia is the best suburb we know, it is quiet, green, open, beautiful, and spacious. It is a truly green and leafy area, and is very up-market. The shops near-by and the mall are of the highest quality. The restuarants are suberb, and the pubs are quaint and friendly. At night the suburb is really quiet, there simply is no noise or light pollution at all, just a clear view of the silhoutte of the mountain, and the clear, dark sky. We are in the country, but only 8 kms from town centre ! There is lots to do. Running, horse riding, Golf, Wine farms, beaches close by, good shopping, top-notch lifestyle indeed. And the Cape Town Big Six are close by - Table Mountain - Robben Island - Cape Point - Victoria and Albert Waterfront - Constantia Valley Wine Farms - Kirstenbosch National Botantical Gardens Getting AroundYou'll need a rental car.
