The SpaceJust on the edge of town and in delightfully quiet location. The only sound is from the creek and the sheep on the other side of the creek. Plenty of outdoor living space, a verandah and a lawn for soaking up the sun. The garden has berries, fruit, vegetables and herbs. You can walk out the front door and into the bush for a relaxing walk with good views and even meet some of the wildlife. Free internet, parking, workshop, trampoline, Childrens toys and activities, 2 Km from the shops. The perfect place to stopover on the way to the coast or the mountains. Transport available to the Snowy Mountains during winter. 2 bedrooms, a large lounge living room and a smaller lounge, 2 bathrooms and 2 toilets. The kitchen has all that is required to serve up a banquet and a separate dinning room. A cot and highchair is available for small children. Cooma is a great place to spend a few days. Just over 100 Kms away is the nation's capital, Canberra, as is the coast and the towns of Bega, Tarthra, Bermagui and Bemboka. A little further on is Merimbula, Pambula and Eden. Less than 100 Kms away are the snow ski resorts of Perisher Valley and Thredbo. Other towns nearby are Berridale, Jindabyne, Adaminaby and Bombala. For the fisherman there are plenty of locations to chose from: Providence Portal, Anglers Reach, Lake Eucumbene, Lake Jindabyne and many creeks and streams, just ask a local resident. Guest AccessAn electronic combination lock provides access to the house. The combination digits cam be sent via email or text or phone and are valid for a limited time. Interaction with GuestsGenerally I am at the house but some days and evenings I am elsewhere. I you wish you can join me for dinner most evenings. Getting AroundThere are buses the operate twice a day from Canberra to Cooma and there is a bus the circles the town 3 times a day. I have plenty of parking.

The SpaceWe are situated in the country on a working farm, 1.5 hours from Canberra, 1.5 hours from the coast and 1.5 hours from the ski fields, perfectly situated for any outdoor activity, or for just sitting and relaxing in the quiet countryside. We have no mobile reception on the property and no internet at the accommodation, which adds to the peace and tranquility. Cooma is our nearest town 34 kilometres away. Perfect for photographers or artists. Our accommodation would suit single people, families or groups. The configuration of the accommodation is the bedrooms are in a separate block to the toilets/showers and the main lounge room and kitchen, in all there are 3 buildings. All linen is provided. We are Council and Rural bush fire accredited. Guest AccessThe guests have access to wander all over the property, access to the tennis courts at the homestead by prior arrangement with the owner. Interaction with GuestsWe will be present during the stay but the guests will be staying in the renovated shearers quarters, all amenities are provided and the quarters are located at a distance from the homestead. The NeighborhoodThe beauty of this countryside is an experience in itself, we are also only 10 minutes from the Wadbilliga and Badja National parks, which are magnificent in their own right. Snow skiing in the winter, swimming in the Cascades or the Tuross River in the summer, bushwalking, 4 Wheel Driving or cycling. Getting AroundThere is no public transport nearby you will require your own transport, but there is plenty of parking available. Other Things to NoteThe accommodation is self catering . Our kitchen is well stocked with enough utensils to serve 12 people, along with fridge, toaster, microwave and electric stove. There is a lovely camp kitchen with a sink, fridge and gas barbecue or cook over the fire pit. The tariff is $45 per night per person to stay in the Accommodation we also have our new room up and running, this room has a queen sized bed, open fire place lounge and coffee and tea making facilities, this room is $110 per night. We also have camping facilities $30 for a powered camping site and $25 for a non powered site.

The Space4 Generous sized bedrooms, each has a queen size bed, wardrobe, and bedside drawers. The largest bedroom also has an extra wardrobe and dresser. 2 Bathrooms and 2 toilets. Washing machine Gas BBQ available in the entertainment area on front porch. Interaction with GuestsAs a guest you will have full private and uninterupted access to the parts of the house listed and photographed. If you need any assistance, your host occasionally will be available in a separate part of the house sectioned off from your area, accessible from a separate outside door. Unless you contact us your entire stay will be completely private and uninterrupted. Other Things to NoteWe are happy to accommodate babies at no charge providing you supply your own cot, bedding and towels. Other wise we will have to charge you for an extra person as per our fee schedule. Children should be counted as a guest and included in guest count.

    THE COTTAGE “Woodvale” is a granite cottage constructed in about 1853 and restored in 2000. Set on 2 ha of land, on the edge of Cooma, it is a very comfortable cottage, enjoying exclusivity and privacy. The cottage has three bedrooms, two living areas, spacious verandas and a BBQ terrace. The restoration of the cottage is in keeping with the age of the stone buildings, and the granite walls are a feature in the main living area. Warm and cosy, “Woodvale” offers accommodation for up to five people in two double bedrooms and a small single bedroom. There is a fully equipped kitchen and one bathroom, with a washing machine and dryer available for use by guests. Linen and towels are provided, and changed on request. We also provide basic provisions, including tea and coffee and fresh milk. The cottage is self-catering, but we can arrange for breakfast or other supplies to be left for you on request, at a small additional charge. CHILDREN Children of all ages are welcome at “Woodvale” but of course must be appropriately supervised. The house yard provides an ideal area for smaller children to play safely outdoors, and the paddock may be used for bike-riding, ball games and other outdoor activities. PETS The cottage is surrounded by a fully fenced house yard, and there is a larger paddock area. There are resident Alpacas, and Pixie and Woody the tabby cats, a few sheep and two small ponies in the paddock. They are all very tame and friendly, and live outdoors. The Neighborhood“The Outpost” is situated in alpine country on the banks of the Upper Murrumbidgee River, one of Australia’s best fly fishing rivers and home to wild brown and rainbow trout. Because of its unique fly fishing qualities the river was selected for competition in the 1999 World Fly Fishing Championships and again in 2008 by Fly Fish Australia for its National Championships. The Outpost is a 900 acre property of mostly alpine woodland supporting an abundant population of native wildlife including kangaroos, wallabies, wombats, platypus, echidnas and a multitude of birds. The Yaouk Valley is unique in Australia being bounded by National Parks on three sides; the Kosciuszko National Park, the Namadgi National Park and the Yaouk Nature reserve. Interaction with GuestsI was born and bred in the district so have extensive knowledge of the many tourist attractions in the area. For the last 4 yours I have been a tour guide for visiting coaches and would be happy to provide a guiding service. Ask me about my fees. The NeighborhoodThe property is situated as close to the local pub and bowling club as you can get. It is just across the road from the childrens playground and only about 50 metres from the worlds largest trout. It is also right behind the local shopping centre. Getting AroundUnfortunately, as it is only a small village there is no public transport other than the school bus which comes in from Cooma each weekday morning and returns each afternoon. It is possible to use this service if you need. Otherwise, you will need to have your own transport. The local pub does have a booze bus (jolly trolley) but we are so close you are able to stagger home without too much difficulty. Other Things to NoteAdaminaby was the first town to be established as part of the mighty Snowy Mountains Scheme. It is situated 7 kms from Lake Eucembene which is famous for all year round trout fishing. Rivers in the surrounding area are open for fishing from October long weekend to June long weekend. We are the closest town providing accomodation to Selwyn Snowfields in the winter months. It is also a great base for anyone wanting to see the mountains, rivers, lakes, Yarrangobilly Caves (and have a swim in the thermal pool), old Kiandra goldmines, 4x4 driving, brumby watching and the different flora and fauna of the snowies.

Bredbo 10 mins drive is a quaint town with pancake shop and pizza cafe. Cooma and the Snowy mountains are nearby. As is the Tathra and the south coast. Canberra of course is only 60kms. Getting AroundIngelara can be reached by country link train and bus from sydney to michelago but public transport not very close by. The Yaouk Valley is unique in Australia being bounded by National Parks on three sides; the Kosciuszko National Park, the Namadgi National Park and the Yaouk Nature reserve. Situated in alpine country on the banks of the Upper Murrumbidgee River, The Outpost is located on one of Australia’s best fly fishing rivers and home to wild brown and rainbow trout. Because of its unique fly fishing qualities the river was selected for competition in the 1999 World Fly Fishing Championships and again in 2008 and 2015 by Fly Fish Australia for its National Championships. We are located 1.5 hours drive south of Canberra on a scenic partly unsealed road through the Namadgi National Park. Mountains surround us and the area is famous for its fly fishing, hiking, horse riding and snow skiing. The nearest village is Adaminaby, which is a scenic twenty-five minutes drive away.

      The SpaceTruly unique and special, you won't find pyramids set in the Australian bush land anywhere else! Guest AccessMount Selwyn is our closest skiing mountain and the most popular with families. It is approximately a 45 minute to 1 hour drive away. Please note, that during the snow season, you will have to hire snow chains to drive up the mountain (see below). The length of time it will take you to drive there, depends solely on how comfortable you are with driving in the snow/driving up mountains/taking snow chains on and off. We are also about an hour to 1.5hrs to Perisher, Thredbo and Charlottes Pass, again, depending on your driving experience. We have our own access to the Murrumbidgee for keen anglers and Lake Eucumbene is just a short drive away. We are in a rural location, just like most of the Snowy Mountains, unless you are staying in Cooma or Jindabyne you will need to purchase all your own food. We are approximately 65k's from Cooma, which is where the nearest Woolworths/ALDI/Coles are. Usually, people ask about the likelihood of them seeing snow on our property during their stay.... unfortunately, we simply can't answer that... it just depends on when you are there and what the weather is doing. There are snow machines operating at Selwyn so you will get snow there, if you are planning on doing that. Usually, snow is sitting at Kiandra if you don't want to go to Selwyn... but again is subject to the weather. Please note: SNOW CHAINS ARE LEGALLY REQUIRED TO BE CARRIED DURING THE SNOW SEASON TO ENTER THE NATIONAL PARK! This is nothing to do with staying at our place, it is applicable to anyone who wants to go to the snowfields. You can hire chains from the local AMPOL in Adaminaby. If you have a vehicle with 4WD capability you can drive in the snow with that, however, with care, as it is usually 4WD who come off the mountain side because they are going too fast!! Please note: The Snowy Mountains is a rural area. The towns are usually around 1 hour from each other and there is A LOT of wildlife around all the time....including on the road!!!! Please be aware if you choose to drive in the dawn or dusk this increases your risk of hitting wildlife, so please do not speed or take unnecessary risks. If you hit an animal, please call the local council who can direct you what to do, especially if it is still alive and suffering. Interaction with GuestsGuests are welcome to come and say hello to any of us who are home! We are a happy, open family, we are absolutely happy to give you pointers on where to go and what to see as well as any local information you may like. Sometimes we are in Melbourne or Sydney, so whether you see 1 of us or 4 of us just depends on the time of the year. You are guaranteed to be comfortable. You will get an appreciation for open spaces and how quiet things an be without the constant noise of traffic and people. With 6 beds it will comfortably cater for a family who wishes to participate in skiing or other local activities while having your own private holiday in the after hours. There is also plenty of space for kids to run around and be kids in a safe environment. The front balcony is a beautiful place to sit and relax during the morning sunrise or the evening sunset, and there is an outdoor table and a BBQ to enjoy outdoor dining. And for the colder nights, sit inside on a comfy lounge under the warm glow of a toasty fire. Wood is provided. The kitchen is well furnished and guests will be able to cook comfortably. The property is nicely placed to allow easy access to a number of attractions that the high country has to offer. Your choice of mountain biking, skiing, Bush walking in the Kosciousko National park, fishing, and skiing, and for those who enjoy the finer side of life, wineries the nearest being about 15 minutes away. There is also 700 acres of bush land which guests can explore. This can be great for seeing kangaroos, wild birds and maybe the occasional wombat. There is also some very scenic landscapes that are extremely beautiful. Interaction with GuestsHosts are available to interact with guests for a wide range on inquiries ranging from farm activities to chats about the local area, or maybe just a bit of history regarding the 1861 homestead which is located on the property. When available guests will get complimentary fresh eggs and the occasional fresh vegetables to complete the rural experience. However there is also the opportunity to just be comfortable in your own private retreat if that is your preference. You dictate the type of experience you would like to have. The NeighborhoodMaffra Station is located in the Monaro farm country. It has beautiful rolling hills with the majority of the land being used for agricultural purposes. The landscape is breathtaking. Dont miss out on Skiing, its a great family activity (winter months only June to August) As mentioned previously it is approximately 30 minutes to major services so make allowances for that prior to your arrival particularly in the case of food. However once you do arrive you will have everything you need to have an enjoyable and relaxing time. Don't miss the opportunity to have lunch at the snowy mountains vineyard, it has great food, and a very nice selection of beer and wine. (only word of caution call first). And in warmer months go for a swim in the snowy mountains river at Dalgety (10 mins away). The water is clear and very refreshing. Getting AroundYou will need a car there is no public transport. Other Things to NoteThe easiest way to navigate to the property is to drive to the intersection of Snowy River Way, and Ironmungee Road. The property entrance is just to the left of this intersection indicated by a white fence and an overhead sign. This property is located on a farm which means, Phone reception and internet can be intermittent (however there is a landline at the main homestead should there be a need to make a call). Telstra and optus get the best reception. If you have any concerns with getting there please make contact prior to travelling so that detailed instructions can be provided. The area is considered rural, there is some distance to travel to the shops. You will need a car. You will see animals both native and domestic i.e cows, chickens, birds. You will have a very relaxing and quiet time. :-) If you need anything either once you arrived or prior to your arrival please make contact and I will do my best to cater for your needs.

We live upstairs and your room is the only bedroom downstairs, giving you privacy. We also provide an adjacent room that has a bar fridge and kettle available. Great view of Cooma, and very little noise. Getting AroundWe are a 5 minute walk into town. Other Things to NoteWe have a dog, he usually barks at intruders until you introduce yourself to him or disappear from view. You don't need to meet him if you don't like dogs, he is in the backyard anyway and cannot reach you or your room as he is fenced in.
