The SpaceQuick note up front: I rent the whole house, or one of the guest rooms. This listing is for one of the guest rooms. Also please note that some of my references are associated with my "whole house" listing, even though most guests stayed in this room. As you arrive, you see in an instant, this is the house of an artist in love with life. The entire front yard is a garden--strawberries, raspberries, blueberries, a dwarf pear tree, plus ever-blooming waves of flowers--all under a big red maple tree. Pause and sit on the porch swing. Then enter the house to a foyer with a piano, and from there turn left into the cozy book-filled cushy-furnitured living room, or straight into the spacious dining room that opens into the well-appointed kitchen (remodeled last summer). A wall-sized window looks out to the privacy-fenced back garden with large patio, fire pit, and small koi pond. Also on the first floor is a half-bath, and there is a washer and dryer in the basement. And throughout, speakers for each room to pipe through your music. When you stay in this guest room, please feel free to use the rest of the house, including the kitchen, as if you live here. Upstairs you'll find your guest bedroom. It features a full-sized bed with two futons stacked on top of each other. It is sunny and bright with a view out to the back garden. On nights when the windows can be open, you will hear the splash of the fountain--soothing as a babbling creek. Enjoy the original artwork, and antique furniture, including a small desk with shelves, and a rocking chair. There's plenty of room in the large closet for your belongings. On hot nights, use the window air conditioner. On cold ones, use the heated mattress pad so that you slide into an envelope of warmth between flannel sheets. Linens are all cotton and down, and two of the pillows are feather, two are foam. The shared bathroom upstairs has loads of towels, and lots of room to get dressed and spread out at the sink. I keep a supply of the things you may have forgotten (toothbrushes, razors, and the like). No TV or cable, but there's free wifi throughout the house and gardens. The neighbors are friendly and quiet. The house is located 1.4 miles from the Corning Museum of Glass with sidewalks all the way (and I have a bike you can borrow!), and about a mile to the Rockwell Museum and Market Street (our downtown shopping/dining/gallery-hopping area). I feel safe walking home from Market Street at night. I have a two-night minimum stay for the guest room. Sadie, the sweet lunk of canine love, hangs out with me all the time, and will be confined to my bedroom when I'm not here. The SpaceWhat we have to offer with pleasure, is a Bed and Breakfast, close to everything, outside city limits. Fresh garden food, including fresh eggs. Warm and sunny room. Make yourself at home. Many attractions close to this home. And centrally located. We are between route 17 and 352. And 5 minutes to airport. We live in suburbia,,so,you will,need a car. The breakfast is self serve. We will have plenty of fresh food on hand, to,help,yourself at your convience. We are open to anything or way we can be of help to,you. Room has double bed and is sunny and airy. There are plenty of books in the room and a television. Private bath. Entire house, including full,kitchen, living room complete with DVD library, bluray, netflex. Outside pool and deck. We are happy to answer and give directions for any destination in this area. We are both born in Corning, so are familiar. Quiet culdesac neighborhood, close to walking path, walking around neighborhood. Just off I86, 10 minutes to Elmira Corning regional airport, and 10 minutes to downtown Corning. One with a queen-sized bed, one with a full-sized futon, and the third featuring a sitting room with a full-sized futon in a loft area. All rooms are sunny and bright with original artwork, antique furniture, and window air conditioning units. Also upstairs is a full bathroom with lots of room to get dressed and spread out at the sink. Linens are all cotton, flannel in the winter (with heated mattress pads on all beds for oooh-la-la decadence). No TV or cable--haven't had them in 35 years--believe me, you aren't missing anything. Free wifi. Hardwood floors throughout except living room (carpet) and bathroom (tile). The neighbors are friendly and quiet. The house is located 1.4 miles from the Corning Museum of Glass with sidewalks all the way (and I have a bike you can borrow!), and about a mile to the Rockwell Museum and Market Street (our downtown shopping/dining/gallery-hopping area). I feel safe walking home from Market Street at night. Two very friendly indoor cats live here. If you want to provide them sustenance and promise not to let them upstairs or outside, then we can discount the rental rate--write to me and we can negotiate that. Otherwise, I will board them. I will consider allowing you to bring your dog as long as it is cat-friendly, completely housebroken, you crate it when you are gone, and we negotiate an extra pet-deposit.     The SpaceGuests will access the studio from the parking area by a walkway to their private entrance. They will receive a key to the entrance securing the space for the duration of their stay. The photos of the Studio show the bed, blue sofa and green chair and ottoman sharing one open room. The sofa and chair both fold down for sleeping so, while the space sleeps 5, all share the one open room with curtains for visual privacy between the bed and living room areas. The bathroom with shower is private. You can see the door into the bathroom and the side of the shower in the photos as well. Guest AccessWe have a blue-stone patio which is shared by the studio and our home and guests are welcome to enjoy the patio space as well as use the grill there during their stay. Interaction with GuestsWe are available to interact to the extent desired by our guests. We are lifelong residents of the Finger Lakes area and are happy to share tips and information. We have two boys who would enjoy playing with guest children while knowing to respect the privacy of every guest. The NeighborhoodThe studio and patio are private and face back onto hundreds of acres of wooded terrain. We have 6 acres of woods that guests are welcome to stroll through if they desire. Getting AroundWe are minutes from Market Street in Corning, 30 minutes from Watkins Glen, and adjacent to all the Fingers Lakes have to offer. Our home is 20 minutes from the Elmira-Corning airport and 10 minutes from Rt 86. Guests will want the use of a car to explore the many attractions of the area. Other Things to NoteWe live on the edge of a wild area, with frequent deer and turkey sightings. There are several resident rabbits around the property, hummingbirds at the feeder, and the occasional glimpses of fox or other wildlife back in the woods.

Our property is ideally located to explore Keuka or Seneca Lakes and the many world class wineries that line their shores from Hammondsport on the Southern shore of Keuka Lake or Watkins Glen on Seneca. Their are a host of State Parks all within a short drive for family fun and adventure (Pinnacle, Watkins Glen, Stony Brook). Corning, only 15 minutes away, has an array of restaurants, shops and museums. Visit historic Market Street and the Corning Glass Museum. Enjoy the peace and serenity of watching wildlife on the deck which overlooks our three acre, private, fully stocked pond. Kick back and read a book or float around the pond in a paddle boat or canoe. Fishing is great for large mouth bass, pickerel and sunfish. Our 60 acres offers a beautiful mixture of dense forests and open fields. There are plenty of trails to explore and get close to nature either on mountain bike or foot. There is abundant wildlife to see. Whitetail deer, turkeys, ruffed grouse, geese, ducks, squirrels, beavers, raccoons, fox, coyotes and even the occasional black bear all are found in the area as well as a wide variety of birds. It is a short distance from Corning incorporated Sullivan Park, Wal-Mart, Home depot, Health-works fitness center, Market Street at Corning, NY, Corning Incorporated head office, YMCA, Corning museum of glass, Rockwell Museum, Wegmans grocery store, and many shops and restaurants. As it is furnished and odor-neutral, there is no smoking or use of any tobacco products or electronic cigarettes in or outside the apartment, no cooking heavy spice foods, and no pets. The apartment has the following: 1-Two rooms each with a large window looking on a beautiful wooded backyard.       The SpaceWe welcome you to our cozy home. Upstairs, the larger bedroom contains one queen-sized bed. Two small bedrooms have one single bed each. Downstairs, the living room couch has a comfortable fold-out double bed if more room is needed (though more than four people in the house becomes a squeeze - let's chat about a special rate). Two cable dog runs allow up to two dogs to be safely on cable runs outside. (The yard is not entirely fenced in.) A high chair, booster seat, and small chairs accommodate our youngest guests. Kids who sleep in a room with an adult are free. We have a nifty beanbag convertible chair bed just right for the younger set. NYS sales tax of 8% is already included in the room rate. Steuben County room tax is not charged on AirBNB locations at this time. I will write you a receipt at the end of your stay documenting the tax as required by NYS and the host AirBNB fee also included in my room rate. My receipt does not include the AirBNB guest service fee. AirBNB will provide their receipt showing that fee. Guest AccessGuests have access to the entire house including the living room, formal dining room, full kitchen, and laundry room. One full bath (downstairs) serves the whole house. There is a half-bath off the room with the queen-sized bed. You can enjoy wireless high-speed internet throughout the house. Watch movies on DVD or via your Netflix account on our internet-ready 40" flat screen TV in the living room. The front porch has seating for four and offers a pleasant view of Second Street. The secluded backyard, with rain garden and a rose arbor, is a shady place to sit. A charcoal grill is available upon request. Interaction with GuestsMy husband or I will greet you when you arrive, give you your keys, show you around the house, and answer questions about the Corning area. We do not own a "smart phone" because our home in the country has poor cell signal and our internet connection is not very fast. However, we are only a landline phone call away during your stay. The NeighborhoodCorning has won all sorts of awards for being the best small town on the planet! And all these awards are well-deserved. Our home is kitty-corner to a wonderful neighborhood park and is located in an older neighborhood of modest homes. A short stroll downhill brings you to the historic (and still in use) post office, or, in another direction, the community arts center and stately churches. One block later you are on Historic Market Street full of shopping and dining. This city is truly walkable - and the sidewalks also accommodate strollers and wheeled-walkers! Getting AroundThere is a city bus system, and a brand-new $4 million transit station across from the Rockwell Museum, but your best bet is to walk downtown and pick up the free shuttle that takes you down Market Street and across the bridge to the Corning Glass Museum. You may park in our four-car parking area behind the house off the alley. We are a twenty minute drive to the Elmira/Corning regional airport. Other Things to NoteMobility Concerns: A cautionary note: as are most homes on Corning's southside, my house is located on a hill. This means plenty of steps - up from the street to the front of the house and down to the back door from the parking area. There are steps up to the bedrooms upstairs; there is a step-up in the full bath as well as an old-fashioned footed tub that you'll need to step into. So, if you have mobility concerns, even though I would love to have you as a guest, please be advised that my house may not meet your needs. The Factory Whistle: Although most of the glass factories are gone, the Corning Inc. world headquarters still blows the factory whistle from across the river: 6:45 a.m., 7:00 a.m.; 7:45 a.m., 8:00 a.m., noon, 12:45 p.m.; 1:00 p.m.; then finally at 5:00 p.m. six days a week. It is a mellow sound that we have all grown used to, but it may be a surprise for you! (A fun one, we hope!) Bird Clock: AND, we have an Audubon singing bird clock in the kitchen. Every hour, a bird will sing - pretty loudly if it is sunny out. The bird songs are light-activated so the clock will be quiet at night. This feature has delighted some guests who have gone out and bought their own!

Plus Watkins Glenn International raceway, a premier road course for Nascar, Sports cars, and grand prix , with the extra bonus of vintage car racing, wine fesivals, concerts and camping. 15 minutes down the road and it overlooks beautiful Seneca lake.             Come enjoy and explore the beauty of the Finger Lakes. Our property is ideally located to explore Keuka or Seneca Lakes and the many world class wineries that line their shores from Hammondsport on the Southern shore of Keuka Lake or Watkins Glen on Seneca. Their are a host of State Parks all within a short drive for family fun and adventure (Pinnacle, Watkins Glen, Stony Brook). Corning, only 15 minutes away, has an array of restaurants, shops and museums. Visit historic Market Street and the Corning Glass Museum. Enjoy the peace and serenity of watching wildlife on the deck which overlooks our three acre, private, fully stocked pond. Kick back and read a book or float around the pond in a paddle boat or canoe. Fishing is great for large mouth bass, pickerel and sunfish. Our 60 acres offers a beautiful mixture of dense forests and open fields. There are plenty of trails to explore and get close to nature either on mountain bike or foot. There is abundant wildlife to see. Whitetail deer, turkeys, ruffed grouse, geese, ducks, squirrels, beavers, raccoons, fox, coyotes and even the occasional black bear all are found in the area as well as a wide variety of birds.               The SpaceIt's a small, two-story, pre-Civil War style house built around 1845 and in a later incarnation, became the "hired-hand's" house for a 200-acre farm. We were thoughtful about its restoration, preserving original architectural features, but updating to accommodate modern living. The kitchen is fully equipped with everything you'll need to grill a cheese sandwich or prepare a traditional Thanksgiving dinner. The living/TV room is nice and comfy. A good room to take naps. Basic TV cable, DVD's and Netflix. The "Meeting Room" is a space we created where you can gather with a few friends around a very unique coffee table. The bathroom is small, but gets you just as clean as a bigger one. Towels and some toiletries provided. The bedrooms are upstairs, one with a double bed and one with a twin bed. Larger bedroom has adequate closet space and dressers. Overall, the house is a real charmer situated in beautiful, country surroundings. Guest AccessThe entire house and yard. Interaction with GuestsWe value your privacy. If you need something, give us a holler. We're right up the road. During your stay, if a spontaneous conversation breaks out, that's good too. The NeighborhoodFour minutes from the house, there's a town called Lawrenceville in Pennsylvania where you can gas up, buy a few grocery items, order pizza, wings and subs, pick up a six pack of your favorite beer or hang out with the locals at the Roadhouse when the joint is a jumpin'. There are three restaurants in Lawrenceville, and one within walking distance from the house. Cowanesque Lake is five minutes out of Lawrenceville, where you can boat/kayak/canoe or picnic. You can park in the overlooks and watch the bald eagles and osprey diving for fish in the lake...Or you can sit on your front porch and watch the eagles fly in for their daily hunting expeditions on the Tioga River. Getting AroundThe house is right off I-99. We're centrally located between popular tourist destinations in New York and Pennsylvania. If you're coming and going on a road trip, our "Little House" is the perfect stop over for a night.
