The SpaceWelcome! Our main home, as told to us, was originally a one room log cabin which has been added on to and updated over the years. In the late 1850's the four square was built to the front of the cabin and has expanded with successive owners. The detached garage, which houses the apartment above and built within the last 10 years, is only used for storage of the antiques we love to decorate with and occasionally sell so no worries about car fumes or noise. THE APARTMENT • Roomy with one bedroom and one bathroom. • Main floor is open layout (kitchen, living room, dining room). • High Speed Wi-Fi throughout. • Central Heating and air conditioning. • Six acres of property with room to roam. • Seasonal garden (nothing like a fresh vine ripened tomato!). So, depending on the time of year you stay, this is a big plus! • Fresh, cold well water which is triple filtered at the source! • Rinnai tankless on demand hot water heater ensures hot water....well, on demand! • Beautifully furnished leather seating and antiques to provide comfort and relaxation after a day of exploring this historic area! • Private double length carport adjacent to apartment for parking; perfect for parking your boat with the added benefit of electric hookup for charging your batteries. THE PORCH • Enjoy your mornings and the gorgeous sunsets overlooking the garden and fields you sit on the front porch in your choice of the antique cushioned rattan set or teak furniture. THE KITCHEN • Equipment to really cook (if you want to)… toaster, pots, pans, bakeware, etc... • Keurig with a variety of K-cups • Open to dining room which features an antique English pub table. It expands to seat 6 comfortably although we only have 4 chairs in the apartment currently. If there are more than 4 guests, we can make more chairs available prior to arrival. THE LIVING ROOM • Open layout so dining room and living room are together and open to kitchen • 27" LED TV (will be upgrading to a larger tv in the near future), DVD/Blu Ray Player… equipped with hi-definition DirecTV for all the local channels. • Board games, DVDs, Books • Nicely lit with large windows, track lighting and ceiling fan/lights. • Twin daybed • Leather seating. The couch cushions are down wrapped foam and makes for a very comfortable place to lounge as well as sleep, as my husband and I can both attest to. THE BEDROOM • Beautifully upholstered queen size bed with a Restonic Marvelous Middle mattress (we have actually had guests ask the manufacturer so they can buy one!), dresser, antique vanity, antique nightstand, ceiling fan and closet. (Will be adding a tv to this room in the near future with wireless connection to the satellite box) • Full size air mattress with electric pump is available for extra guests and located in bedroom closet along with extra sheets, pillows and blankets. THE BATH • Full size bathroom with bath/shower, sink, toilet and luxurious bath towels, hand towels, bath mat and wash cloths. • Forgot a toothbrush or razor? They are available, just ask. We also provide soap, shampoo/conditioner, mouthwash, toothpaste, and blow dryer. IT'S THE LITTLE THINGS • The apartment is beautifully furnished with leather seating and antiques to provide comfort and relaxation after a day of exploring this historic area! • Rice, Farmville and the surrounding areas provide a great place to live and play. We hope to make your trip as stress free as possible! • Let us know why you are coming to town and what can be done to make your stay more enjoyable (i.e. if traveling with children let us know their ages, so we can ensure age appropriate games/movies/books are available. Toys are sterilized between guests for the safety and enjoyment of your little ones.) • Although we are available to answer your questions, a house manual is provided with the WI-FI password, local eateries, area brochures/pamphlets and information including grocery stores and more. • K-Cups, Hot Chocolate, tea, microwave popcorn, basic cooking essentials (oil, sugar, etc…) are in the kitchen. For breakfast, we stock the refrigerator and kitchen with fresh eggs from our free range chickens (being finicky lately so you might get a mix of store/free range or all store), orange juice, milk, bagels, danishes or doughnuts, oatmeal, cereal and fruit. • Yes, we even have an umbrella (or two, if needed) for your use in case it rains. • Pillows and mattresses are all encased in Aller-Ease Water Proof Allergy Protectors for your comfort and peace of mind. Linens are washed in All Free and Clear detergent for our guests with chemical sensitivities. THE NEIGHBORHOOD • We are set back off highway 460, Prince Edward Highway. The apartment, located over the detached garage, is set back further from the house giving peace and privacy. • We are located midway between Lynchburg (1 hr) and Richmond (1 hr) and just a few short minutes from Farmville. Amelia and historical Appomattox are just 30 minutes away. Charlottesville is approximately 1 1/2 hours. Hamden Sydney is 10.1 miles away while Longwood University is 5.7 miles door to door. GETTING AROUND • Being located along highway 460, getting to your destination is a breeze. A big advantage, during bad weather, the highway is at the top of the list for clearing. My husband does his best (I have to brag, an excellent job) keeping the driveway clear with the road blade during the winter. OTHER THINGS TO NOTE • Check-in/check out times, outside those listed, are flexible depending upon guests departure/arrival prior to/after your stay. We will do our absolute best to accommodate your needs! • We have future plans to do some renovations with the addition of reclaimed oak floors, reclaimed wood shelving, tiles floors, butcher block counters and stainless appliances in the kitchen. Laundry will also eventually be added for our guests wanting to freshen up their wardrobe. Guest AccessFull apartment, covered carport and the downstairs covered porch. Feel free to stretch your legs and explore the property! If we are not home when you arrive, the key will be available through a combination lock box. Interaction with GuestsMy husband and I are both retired. We live in the main house on the property and are available to answer questions, handle concerns that may arise or if you just want to sit and chat while enjoying a cold glass of iced tea. You can reach us by any or all of the below: phone/text, email, a shout out the window if we are working in the yard, or just a knock on the door of the main house. The NeighborhoodWe fell in love with our home from the first moment we saw it and know you will too. Our small farm is located in Rice a few miles from Farmville, 5.7 from Longwood University, and 10.1 miles from Hampden Sydney College. It is surrounded on three sides by acres of woods and is almost fully fenced. Getting AroundA vehicle is necessary as there isn't any public transportation. Other Things to NoteIn appreciation to those who serve our nation and educate our children to be our Country's future leaders, we offer a 10% discount to active/retired military, first responders, and educators. ID, identifying you as such, must be provided as verification for the discount. We are working to figure out how to offer the discount through the booking process. Until then, or if it can't be done through booking, the discount refund will be provided upon either arrival or departure. Check-in/check out times, outside those listed, are flexible depending upon guests departure/arrival prior to/after your stay. We will do our absolute best to accommodate your needs! We do have two extremely friendly "city- fied" goldendoodles as part of our family. They are indoor dogs who are only outside if with us or to use the bathroom. Please let us know if you have a fear of or allergy to dogs so we can ensure they are on a lead when outside during your stay. We also have a cat who wandered out of the woods two years ago and adopted us. He wanders the property and is shy of strangers. He mostly stays in the old tobacco barn in the woods but makes sure to show up for his daily love and food. None of the pets have had or will have access to the apartment affording our guests a pet allergy free environment! Our chickie girls and their macho man "Roo" are usually allowed to roam during the day eating up all the yummy bugs, worms and grass. Roo is not an aggressive rooster and will not come near anyone except us as we are "the bringers of food". Again, if you have a fear or/allergy to them, let us know and we will keep them in their yard during your stay. **We have future plans to do some renovations with the addition of reclaimed oak floors, reclaimed wood shelving, tiles floors, butcher block counters and stainless appliances in the kitchen. Laundry will also eventually be added for our guests wanting to freshen up their wardrobe. The listing will be updated as these changes happen.

The SpaceThis beautiful brick house was purchased in 1879 by Samuel V. McKinney, brother of Virginia Governor Phillip W. McKinney. It is in the historic district of Farmville, Virginia and a two minute walk of Longwood University. The house is a fine example of the best in contemporary architectural taste. It's design was clearly inspired by Asher Benjamin and Owen Biddle's architectural books, which were the standard references for the period's finest architectural styling. The neighborhood on Beech Street is a landmark of a time when the growing number of people in the then young town of Farmville occupied homes and developed property "up the hill" from the typhoid-ridden lowlands adjacent to the Appomattox River. All in all- this space provides comfort for reading, napping, hanging on the front porch, a refuge from Greenfront shopping and Southside, VA exploring, but most of all- relaxation. Guest AccessPrivate entrance to English basement apartment, which has one bedroom, one full bath, and a den with a full sized bed, overstuffed sofa, and microwave and mini fridge. Interaction with GuestsI live in the main section of the house with my Labradors. The apartment is separate in the English Basement with a private entrance. The rest of the house is not accessible to guests. We are able to help make your stay as comfortable as possible, but also value your privacy and ours. We hope you are able to relax and enjoy the beauty of Southside, Virginia! The NeighborhoodRight in the historic district of Farmville and only one block from Longwood University. Walk downtown to check out antique shops, Greenfront, or access the High Bridge Trail. Or simply walk across the street to visit Longwood University. The house is a 10 minute drive from HSC. Getting AroundThis location is right in the heart of Farmville, Virginia. The high-bridge trail literally begins a block from the house and restaurants such as the Riverside Cafe and popular Charlies Waterfront Cafe are only a ten minute walk! Longwood University's Brock Commons is a block from the house, and this is an enjoyable pedestrian route on campus. This is a great little town for walking. Other Things to NoteThe den/lounge area has a large overstuffed sofa and a double bed.

The SpaceThe master suite is yours and yours alone, so unpack and spread out to your heart's content. We have ample closet space, full length mirrors & a vanity with make-up mirrors (perfect if you need to dress for a special occasion). Forget something? The bathroom is well-stocked with basic toiletries. There are dishes, silverware, and pots and pans in the kitchen, as well as some cooking basics (salt, pepper, olive oil). Just tidy up when you are finished. The things we love most about our home are the large spaces for relaxation. Step onto the screened-in back porch and enjoy the sunrise or the sound of rain on the tin roof. Hanging lights make this an excellent spot for a glass of wine and conversation in the evening. The large living room has several couches and oversized chairs, blankets and pillows, so create a nest and take a nap, or pick a book to read from our extensive library of over 1000 volumes. A corner desk is set up for you to easily charge electronic devices. You will also find information about our community. We have an additional private bedroom with both queen and twin size air mattresses available. Guest AccessThere is one bedroom and one bathroom in our home that are reserved for our full-time tenant, a Longwood senior. He is often away at school and work, so you may not spot him, but we ask that you respect his privacy and adhere to the quiet hours of 10:00 pm to 7:00 am. Interaction with GuestsHospitality is a deeply held value for us. We've been hosting friends and family in our home for many years and are excited to further extend our hospitality to you! We live and work just around the corner, so we are unobtrusive, but available when you need us. We enjoy sharing our experiences as Longwood faculty and Farmville residents and have extensive experience with sight-seeing opportunities in our community, as well as Charlottesville, Richmond, & Lynchburg. The NeighborhoodWe love our neighborhood! We are friends with all of our neighbors, so don't be surprised if they wave and say hello. There are plenty of sidewalks and we are happy to share our favorite walking & running routes. The walk to the furthest end of Longwood's campus is an easy 1 mile. Getting AroundAlthough the neighborhood and town are incredibly walkable, you may prefer to drive. Parking is generally easy to find on Main Street & in the visitor lots on Longwood's campus. If we can help you with navigation, just ask!
