Visit one of the many local wineries, strawberry farm, platypus house, lavender farm, seahorse world, salmon farm, gold mine, historic churches and cemeteries, cheese factory, exclusive local arts and crafts centre, cruise or fish the magnificent Tamar River and explore the fascinating history and scenery the area has to offer. You may wish to partake of afternoon tea or an evening bbq on your private patio or in the gazebo and enjoy the spectacular river vista or take a walk through the property to nearby Bonnie Beach and fish from the pontoon or just relax and take in the peace and quiet of this magical place. Note: If you have a party of more than 5 people you will need to book both cottages. Guest AccessBoth cottages have separate bedrooms (Cherry Cottage has one bedroom with a queen size bed and a single bed and River View Cottage has 2 bedrooms - one bedroom with queen bed and one bedroom with twin beds. Cherry Cottage accommodates up to 3 people and River View Cottage accommodates up to 5 people. Both cottages are fully self contained and fitted out with full kitchens, bathrooms, comfortable lounges, TV, CD, DVD, books, magazines, heating / cooling, laundry facilities, bbq on veranda and lovely views over the river, gardens and surrounding countryside. A breakfast hamper is included - cereals, milk, bread, fruit juice, coffee, tea, biscuits, butter, jams and eggs. Seasonal rates apply: Low Season $150; Shoulder Season $175; High Season $200. We charge the same price for each Cottage - prices are per night for up to 2 people. An additional charge of $35AUD per extra person per night applies. The SpaceThe double-storey, 3-bed home accommodates 6 adults with 1 x king-size bed, 2 x queen-size beds (one futon), each in separate rooms. Main bedroom includes an en-suite with another separate bathroom for all guests down stairs. Bath towels and linen are provided. An enormous decking and outdoor living area takes advantage of the breathtaking view and proximity to the Tamar River. With a boutique vineyard only 100 metres down the road, it is the perfect place in which to bliss out with your local fresh produce and glass of wine. Plenty of parking for cars or boats on cemented pathways that lead you to our beloved weatherboard home and a 7.1 deep boat mooring for a vessel up to 13.72m long, directly in front of the house. The front and back gardens are secured with gates making it ideal for small children or dogs. Please provide your own bedding for your pet as they are prohibited from using any of the furniture. Guest AccessGuests have access to the entire house, including fully-fenced front and back gardens, beach foreshore, a communal jetty plus a mooring for your boat. The Tamar Valley is a beautiful area of Tasmania, just north of Launceston, our 2nd largest city. As one of Tasmania's principle wine producing areas, the Valley is resplendent with orchards, forests and pastures. The manicured grounds and ornamental trees offer fantastic privacy. You enter through the main door with the quirky water glass panes, instantly greeted by a completely renovated and luxurious self-contained cottage. Light grey tones give it a clean, very light and airy feel. The furnishings of high quality leather sofa, large 46" LED TV, and granite bench tops in the kitchen assure you that no expense has been spared here. King size bed, with luxurious bedding and many comfy pillows. Ensuite with large floor to ceiling Italian tiles, a large 1200mm shower with sliding frameless glass door. A wood fire ensures warmth and romance during the cooler months. There is also an outdoor fire pot for when you would rather sit outside into the late hours. Set within metres of the water’s edge, you have your own private boardwalk to watch the birds and sea life. A fully equipped kitchen allows you to dine in. You will be joined by numerous furry friends, including wallabies, pademelons, possums and rabbits. Native bush surrounds provide privacy and a peaceful relaxing atmosphere (.Bush walks, see local wildlife and birds in the surrounding native bush). Main residence is located nearby, however guests have complete privacy. The cottage is outfitted with quality furniture and fittings, Heating is a cosy log fire (or gas heating ).           The SpaceThe Wines for Joanie Farm Cottage is a newly renovated, one bedroom, 1940’s built cottage situated on 140 acres of vineyard & grazing land in Tasmania’s Tamar Valley. The Cottage is situated on a working farm and enjoys gorgeous rural views and plenty of peace and quiet. The property is located 35kms from Launceston via the West Tamar highway, 48 minutes from the Launceston Airport and five minutes drive to the towns of Exeter and Beaconsfield, both of which have amenities you may need during your stay. Wines for Joanie Farm Cottage is perfect for 2 people and is designed to cater for couples, small families and weekend get-aways. It has the following; Antique Queen Bed, with Sheraton linen, plenty of blankets and an electric blanket in case it’s chilly. Bathroom, with shower (no bath) and Grown Alchemist toiletries Kitchenette, equipped with microwave, toaster, kettle, small fridge and all crockery and cutlery Lounge room with Antique leather wing back couch to recline in front of the wood fire. Verandah and BBQ. Selection of Wines for Joanie Wines (available for purchase) A breakfast hamper will be provided for each day of your stay, including Tasmanian made gourmet museli from Day Time Foods, yoghurt, fresh fruit, locally baked bread and homemade jams. Getting AroundThere is a regular bus service that runs from Beauty Point to Lauceston and I am willing to offer transport into the two nearby towns being Exeter and Beaconsfield. Local shopping is only 6 kms by car. Launceston city and airport 30 -45 mins. The Devonport ferry is approx 45 mins drive. The NeighborhoodThe Tamar Valley region is such a special and unique spot in northern Tasmania. The beautiful vineyards and orchids overlooking the river , surrounded by rolling pastures and distant mountains. Exeter is only 6 kms away, the Tourist information centre can help with all queries about where to go, what to see . The local butcher sells his award winning sausages and meats.The local supermarket stocks local produce , whilst Exeter bakery is well known for it's bread and pastries. Other services ie. P.O, hairdresser, coffee shops/ takeaways, police, doctor and vet are all located in the main shopping precinct. Launceston city is only 35Kms away. This charming city, with its many historical buildings has many interesting attractions, visit 'The Gorge', a beautiful area within 20mins walk from the city centre. Enjoy a meal or coffee at any of the numerous restaurants/cafes. Stroll in City park, watch the Macau monkeys in their special enclosure. There are so many beautiful/interesting things to see and do in and around the Tamar, to mention them all. Getting AroundDragonfly Ridge is approx 6kms from the main bus route, hence own transport is needed. Other Things to NoteGuests can relax and do as little as they wish, enjoy the serenity of the property. Leave all your cares and worries behind, wander around the gardens, explore the local area. Or visit the many attractions located close by, ie. wineries, art galleries, restaurants,museums. Go bush walking, visit the gorges/mountains/river and beaches. Kitchen with cooking/eating utensils. Wireless Internet available. BBQ IS AVAILABLE FOR $5.00 A DAY IF YOU WISH TO USE. The cost is for gas cylinder and our cleaning of the BBQ. Guest AccessThere are two houses on the property (approx. 30m apart). Your farmstay is at the lovely cottage which is approximtaely 30 metres from our house where we live. Laundry facilities on site are available if you are staying 3 or more days or if special needs. Blankets are available for any slightly cool nights. Fireplace is available between 1st April and 30th September or unless cool conditions prevail after this period sufficient enough for us to light the fireplace we will certainly do so for your comfort. If the fireplace is requested the fire will only be started by the host. Garden areas are open to walk around. The host must be with you if you want to enter the farm land but you are welcome to walk around the home garden areas front and back. Usually the animals (especially the Alpacas) will come to the fence to greet you. Interaction with GuestsDuring stay we will be located at main house and will be very happy to assist with any information that we can and have as much contact with you or as little as you would like. We are more than willing to show you around the farm and animals. The NeighborhoodLocated across from a vineyard with many other vineyards in the area. Quiet area away from the noise of town, and great for walking. You will sometimes see horses on the road and families out and about. Wallabies throughout the acreage (most notably in front of your home stay, and many other wildlife around the area. Getting AroundA car is required as there is no public transportation in the area. The property is approx. 47 kms from Launceston, 11 kms from Beaconsfield and 20 kms from Exeter. The Airport is approx. 1 hour drive and the drive from Devonport (Spirit of Tasmania port) is approx. 1 hr 10 mins (86 kms) (depending on route taken). Local spots of interest: Brady's Lookout (West Tamar Highway) Beaconsfield Mine & Heritage Centre (famous for its Mining Disaster) Beauty Point Seahorse World Beauty Point Platypus House Green's Beach & Narawntapu National Park Other Things to NoteOn the way to farm on the picturesque WEST Tamar Highway you pass by a major supermarket (Woolworths - Legana) and a smaller IGA (Exeter) which is closer to farm as there are no shops in Rowella. Please note there is a UNFENCED dam located very close to the back of the 1 bedroom house. AROUND THE DAM CHILDREN MUST BE SUPERVISED AT ALL TIMES BY AN ADULT. There are two small dogs in a fenced area at the main house. Please do not pat the dogs unless introduced. Please do not open gates to dog fence. WE WELCOME PETS BUT WILL BE CONSIDERED (APPROVAL REQUIRED). PLEASE YOU WILL NEED TO CHECK FIRST AND PLEASE READ ONLY UNDER CERTAIN CONDITIONS AS FOLLOWS. 1. Around the farm must be on a secure lead as we have farm animals in fenced areas. 2. You have an pet cage for sleeping or we can provide 2 good sized cages 3. Your pet must sleep in the cages at night and water and feeding must be done outside of the Airbnb. We can provide food and water bowls if required. 4. Pets are not allowed inside the bedroom. 5. Pets must be kept inside cage if they are left in Airbnb when you are not present. 6. You are responsible for all damage caused by pet. 7. Guest AccessThe entire house is available for my guests to use. If a couple are staying they would use the upper story bedroom and ensuite The lower bedroom has a queen-size bed and two bunk beds to accommodate children. Please Note, access to the lower bedroom is external with no internal staircase. Interaction with GuestsWe are happy to meet and greet our Guests and always only a phone call away for any advice or problems. The NeighborhoodThis area is located approximately half way between Launceston and Devonport .For those guests who are travelling on the Spirit of Tasmania , it is a nice location on your arrival to get settled in before starting your exploring, and a relaxing place for guests who have completed their Tassie tour to wind down before travelling back to the Ferry. We can do a late check out for guests sailing out of Devonport and boarding at 7.30 pm Beaconsfield and Beauty Point are ten minutes away and have some fantastic Restaurants and supermarkets for your supplies, and Sea Horse World. Platypus world and Beaconsfield Gold Mine . Getting AroundThis is a rural area so only suited to self drive guests. Located adjacent to the famous " Batman Bridge " 25 minute drive on major Highway to Launceston. Launceston can be accessed from both sides of the river. Eastern side is a major highway.           The SpaceWith a kitchen/ living area and a bunkhouse fashioned from beautiful timbers this modern cabin is a discreet aesthetic delight. The 'Picker's Shed' has the capacity to sleep a maximum of six (four in the bunkhouse built from Tasmanian oak by local craftsmen; another two in a day bed that converts into a double bed). The cabin retreat is well designed and insulated for the vagaries of Tasmania's weather, with a supply of chopped timber for the fire guaranteeing warmth on a cold day. It is well ventilated for summer with the windows and grill over the double doors ensuring coolness. Along the deck the wooden bathhouse allows you to lie in steaming water after a long day with a view of the river and the hills beyond. The Picker’s Shed is located on an operating vineyard – Deviot CBD – and with each booking comes a complementary bottle of the latest commercially available vintage and the freedom to stroll among the vines or walk by the beautiful Tamar River. Guest AccessThe cabin also includes a small mezzanine space but this is not accessible for rental. The NeighborhoodDeviot is a neighbourhood with many possibilities. For fishing the pier is a two-minute walk down the hill as is Deviot Sailing Club. There is a tennis court fives minutes along the road. The hard court surface is in fairly good order, and the Picker’s Shed supplies rackets and balls (found in a chest on the deck). (You will need to take coins, though, as the court is enjoyed for $2 a game based upon an honour system.) Further afield are Tamar valley wineries of note. The local Tamar Valley wine route highlights some twenty-seven vineyards. A few of note are Stoney Rise Vineyard in Gravelly Beach some 10 minutes drive away, Holm Oak Vineyard 20 minutes, Tamar Ridge also 20 minutes, and the famous Pipers Brook and Jansz, 40 minutes away on the Piper River. For walkers, there is a foreshore track starting from the southern side of the Supply River (about 2 to 3 kilometres to the south from Deviot CBD back along Deviot Road) to Paper Beach. There is another pleasant short walk (30 mins) up the Supply River to the ruins of the Supply River Mill built in 1825 and a deep waterhole for swimming. The Narawntapu National Park is an hour's drive north on the west side of the Tamar with wildlife, wetlands, beaches, dunes and lagoons. An easy walk takes you to Badger Head with a magnificent view of Bass Strait. Low Head and Bell Buoy beach are 30 minutes on the east side of the Tamar. Built in 1805, the Low Head Conservation Area is the oldest Pilot and Signal Station in Australia and has run continuously since 1833. From Low Head you can walk down to the northern beaches. Evening penguin tours are also a feature. For those who enjoy markets, a short trip to Evandale on a Sunday morning may be worth considering. Getting AroundThere is no public transport in the immediate vicinity. Parking is readily available at the Picker's Shed. Other Things to NoteDuring peak periods rentals are for a minimum of three days. For the rest of the year the minimum booking period is two days. Deviot CBD is an operating vineyard and work can be taking place on the block from eight in the morning. This is particularly so from October through to March when vintage occurs.

                    The Wines for Joanie Farm Cottage is a newly renovated, one bedroom, 1940’s built cottage situated on 140 acres of vineyard & grazing land just 35 minutes out of Launceston. The cottage is the perfect base to explore the Tamar Valley. Relax in front of the log fire with a book and a glass of wine or soak up the gorgeous rural views from the verandah or your bed. A breakfast hamper is included with locally sourced museli, yoghurt, fruit, bread and conserves. Free Parking right beside the cottage. The Cottage is always stocked with plenty of wine and although there is no kitchen, a BBQ and microwave are available for your use if you choose to self cater.                     You arrive after an easy 35 minute drive from Launceston. The manicured grounds and ornamental trees a breath of fresh air. From the outside, the building was obviously a boat house in earlier years. It is quite modern now, rendered brickwork, tinted and double glazed windows and doors, modern colour schemes. Modern, although there are some cleverly placed eclectic tell-tale signs of the past. You enter through the main door with the quirky water glass panes, instantly greeted by a completely renovated and luxurious self-contained cottage. Light grey tones give it a clean, very light and airy feel. The furnishings of high quality leather sofa, large 46" LED TV, and high end kitchen with granite bench top assure you that no expense has been spared here. There is an obvious nautical theme that's been done in a style that is very classy and fresh. The lamps made from shipping rope, the framed photographs taken at local marinas, to the nautical odds and ends both inside and out. The bedroom is pure class. King size bed, with luxurious bedding and many comfy pillows. You sit on the bed whilst unpacking, instantly knowing that this is not your average hotel mattress. Very inviting. You notice the quality fitout extends to the ensuite. Large floor to ceiling Italian tiles, a large 1200mm shower with sliding glass door. A wood fire ensures warmth and romance during the cooler months. You join your partner for a drink on the private boardwalk at the waters edge. There is no one to be seen. You are alone. The tide is coming in, the salmon are jumping, and the seagulls make the most of the remaining daylight for a last minute feed. You have only been here an hour, yet the city is now a distant memory. You wonder where you should eat tonight. There are many eateries within 10-15 minutes’ drive. Or should you make use of the beautiful kitchen and prepare something special for your partner.                     Langdale Farm's spacious and comfy guest rooms are in one wing of our house, offering farm-stay accommodation with gourmet food producers on a small real-life working farm in the Tamar Valley of northern Tasmania. As our guests, you have your own spacious living room with kitchenette, an outdoor patio area with barbecue, a separate bedroom and guest bathroom (doubles as our laundry). In the kitchenette you will find a fridge, microwave, toaster and kettle. Outside you have your own barbecue, for cooked breakfasts or dinner. There is a variety of places to enjoy lunch or evening meals a short distance away by car. The guest bathroom is a spacious room and is also our family laundry, which we access during the day when you are out. You are welcome to use our laundry facilities. This is a small working farm and food business on five acres. We raise rare breed Wessex Saddleback pigs which we keep free range in our bush block. You are welcome to visit and help feed them while you stay, accompanied by Oliver who will tell you all about them. Oliver also makes our delicious gourmet pork sausages, smoky bacon, which he cures in Suffolk ale and then smokes here on the farm, and chorizo. He builds his own wood-smokers and will gladly show you them, possibly in action! Breakfast goodies included in the rate are cereals and yoghurt, bread, butter and jams, fruit juice, milk and of course tea and coffee. We use Tasmanian produce as far as possible and occasionally farm-made if we have been baking or cooking. In addition, we offer gourmet breakfast packs of our own farm-made premium pork sausages and farm-smoked bacon, with local eggs and tomatoes from the garden (in season). These are available for you to buy and cook on the barbecue for breakfast or dinner. All our meat products are free range and nitrate-free. Enjoy views across the paddocks, bush block where the chooks roam and vegetable gardens from your guest rooms. When fruit and veg is in season we're happy for you to pick and taste and occasionally we'll leave you an offering - there's raspberries, strawberries, pears, apples, salad leaves and more. Visit the pigs and maybe even some piglets in the birthing shed! And you're welcome to feed the chooks who will be roaming around in the bush block - you'll find a jar of chook feed by the door. Langdale Farm is in a semi-rural area called Glengarry, a tiny spot made up mostly of small farms, eight kilometres west of the picturesque Tamar River.                     Escape to this architect-designed retreat that floats over the vines of Deviot CBD, a vineyard with panoramic views of the pristine Tamar River. Enjoy a complementary bottle of the latest commercially available vintage of Deviot CBD Pinot Noir. Laze away on the deck. Watch the mist rise. Stroll among the two acres of vines or walk by the river. Fish off the pier. Play tennis at the local court. Retreat to the fire. Soak yourself in the bathhouse watching the Tamar. Taste the pinot noir from this parcel of land. At the 'Picker's Shed' you can experience low key but choice Tasmanian agritourism in a small architectural jewel. During peak periods rentals are for a minimum of three days. For the rest of the year the minimum booking period is two days. The 'Picker's Shed' With a kitchen/ living area and a bunkhouse fashioned from beautiful timbers this modern cabin is a discreet aesthetic delight. The 'Picker's Shed' has the capacity to sleep a maximum of six (four in the bunkhouse built from Tasmanian oak by local craftsmen; another two in a day bed that converts into a double bed). The cabin retreat is well designed and insulated for the vagaries of Tasmania's weather, with a supply of chopped timber for the fire guaranteeing warmth on a cold day. It is well ventilated for summer with the windows and grill over the double doors ensuring coolness. Along the deck the wooden bathhouse allows you to lie in steaming water after a long day with a view of the river and the hills beyond. Deviot CBD is an operating vineyard and work can be taking place on the block from eight in the morning. This is particularly so from October through to March when vintage occurs. The cabin also includes a small mezzanine space but this is not accessible for rental. What To Do Deviot Sailing Club and Pier is a two minute walk down the hill. Deviot Tennis Court is a five minute walk along the road with a new hard court surface. (Bring coins because the court can be enjoyed for $2 a game based upon an honour system.) Tamar Valley Wineries of note are a short drive away. The local Tamar Valley wine route highlights some twenty-seven vineyards. A few of note are Stoney Rise Vineyard in Gravelly Beach some 10 minutes away, Holm Oak Vineyard 20 minutes, Tamar Ridge also 20 minutes, and the famous Pipers Brook and Jansz are further afield, 40 minutes away on the Piper River. For walkers, there is a foreshore track starting from the southern side of the Supply River (about 2 to 3 kilometres to the south from Deviot CBD back along Deviot Road) to Paper Beach. There is another pleasant short walk (30 mins) up the Supply River to the ruins of the Supply River Mill built in 1825. The Narawntapu National Park is an hour's drive north on the west side of the Tamar with wildlife, wetlands, beaches, dunes and lagoons. An easy walk takes you to Badger Head with a magnificent view of Bass Strait. Low Head and Bell Buoy beach are 30 minutes on the east side of the Tamar. Built in 1805, the Low Head Conservation Area is the oldest Pilot and Signal Station in Australia and has run continuously since 1833. From Low Head you can walk down to the northern beaches. Evening penguin tours are also a feature of Low Head. For those who enjoy markets, a short trip to Evandale on a Sunday morning may be worth considering.

                    A quiet location at the water’s edge. Master bedrooms at two levels open to private decks with fantastic views of the beautiful Tamar River – literally a stones-throw away. The trees and their feathered friends are much closer – little more than arms length! The tranquillity is broken only by the chatter of those frisky birds: perfect for wiling away the hours with a good book or maybe even catching glimpses of the river’s resident seal. Oh, and let’s not forget the soaring sea eagles – locals who visit from their eyrie at the other side of Spring Bay. Living rooms at each level also open to wide decks and great views, and are serviced by reverse-cycle air-conditioners ('heat pumps'). There are four bedrooms (2 up, 2 down) with three queen beds and two singles (maximum 6 adults). While each level is self-contained, there's only one occupancy at a time, so your privacy is assured. The standard nightly rate of $150 ($155 from 1 January 2017) is for the use of one queen-size bedroom, whether by a couple or single person. Additional persons are $15 per night. Children up to age 12 are free. A minimum 2 night’s stay applies. The Tamar River Valley is special. Home for the Pannarlapannaa Aboriginal people, Matthew Flinders explored the river (Kanamaluka) in a row boat on his circumnavigation of the island in 1798-99. Today, visitors explore through a charming network of country roads that connect the various hamlets along the valley’s 70km length and the many wineries and café-restaurants that they support. From your home at Deviot you will be central to the valley’s delights – about a half-hour’s drive to Launceston, as well as Greens Beach and Georgetown/Low Head (great ocean beaches), with myriad scenic attractions, walking trails and historical places of interest in between. Be warned: there’s every chance that having stayed, you'll be planning a return visit to our much-loved, modest home on the river in Tassie.

                    Seclusion and serenity greet you as you are guided down our picturesque driveway filled with enormous, established trees and lush garden foliage. Plenty of parking for cars or boats on cemented pathways that lead you to our beloved weatherboard home and a 7.1 depth boat mooring for up to a 13.72m Vessal directly infront of the house. The double-storey, 3BD home accommodates 6 adults with 1 x king-size, 2 x queen-size beds, each in separate rooms. 1 x en-suite and a bathroom down stairs, Bath towels and linen are provided. An enormous decking and outdoor living area takes advantage of our view and proximity to the Tamar River. With a boutique vineyard only 100 metres down the road, it is the perfect place in which to bliss out with your local fresh produce and glass of wine. The house is situated on the West side of the Tamar River with direct access to our little "beach". The foreshore is accessed by all residents in the area so please be mindful of their privacy. The front and back gardens are secured with gates making it ideal for small children or dogs. Please provide your own bedding for your pet as they are prohibited from using any of the furniture. Welcome to our treasured, family holiday home! Deviot and the Tamar Valley Deviot is a quiet riverside town nestled along the glorious Tamar River. You will find our property near Batman Bridge and the iconic, Marion's vineyard. Commuting is a breeze with Bell Bay only 15 minutes away, Launceston, 30 minutes and nearby Gravelly Beach, Exeter and Beaconsfield merely a short drive. Close to Deviot Yacht Club (with the possibility of mooring your boat across the road) and walking trails to the Beach, Deviot is first class in providing a relaxing holiday getaway. The Tamar Valley is a beautiful area of Tasmania, just north of Launceston. As one of Tasmania's principle wine producing areas, the Valley is very picturesque with orchards, forests and pastures. Beaconsfield Cottage being the last house on the street providing that peace and quiet you need after a days adventure, with no passing traffic and plenty of parking. Guest AccessThis solid brick home offers accommodation for up to 6 people. The main bedroom contains a large comfortable king size bed with plenty of natural light. The second bedroom contains a double bed and a single set of bunk beds. Both rooms contain mirrored wardrobes for your convenience. The generous lounge can be heated with a new wood heater and firewood is provided for your use. The galley kitchen is fully workable with all mod cons available. The house is on 40 acres of pasture with working livestock (sheep) and encompasses a certain peace and tranquility not often found with typical accommodation usually offered so close to a town (walking distance). The backyard is fully fenced which makes this a pet friendly environment should you wish to bring your four legged family member.
