Interaction with GuestsInnkeeper lives on the premises. The NeighborhoodDorset is a town filled with history and beauty. Manchester is a quaint town filled with shopping and great restaurants.. We are only 20 minutes away from great skiing and have some of the most glorious hiking trails and quarries in the state of Vermont. Getting AroundDriving is the easiest way to get around but biking is also an option since we are not far from either Dorset or Manchester Other Things to NoteWe are 22 minutes from Bromley and 30 minutes from Stratton Mountain and 7 minutes from Manchester Center. The Carriage house has three bedrooms, two are kings and one has two twins. The Living Room and Sun Porch have pull out sofas to accommodate a total of eight comfortably. You can fit 10 snugly, but only if they are children or couples and don't mind not having a lot of privacy. The carriage house is quiet with magnificent views of the Green Mountains and the stream, which is 15 feet behind the house.

The SpaceOriginally a one bedroom cottage, it was recently renovated to a studio. The large living room/dining area now includes a queen bed alcove. This allows for direct access to the deck through sliding glass doors, a full view of the mountains - absolute privacy. Dorset Hill Studio is located on our property, which includes our home, barn, and putting green, on 3.3 acres. We will greet you upon arrival; provide you with a walk- through of the studio; and give you a key for the duration of your stay. Dorset Hill Road is a beautiful, quiet, country road. Right out your door you have access to: walking and hiking - to local caves, quarries, and ponds - as well as x-county skiing and snow shoeing in the winter. From the east facing deck, you have a clear vista of the Green Mountains. You will need a car, however everything is close by. The East Dorset General Store is just down the hill. Shopping, restaurants, theater are just 7 miles to Manchester and Dorset. Bromley Mt. Ski Center is a 20 minute drive, and Stratton Mt. Resort is 30 minutes away. Manchester is host to the VT Summer Horse Show; the Southern VT Arts Center; Hildene; numerous shopping outlets and restaurants, Bromley Summer Thrill Zone; Bromley Ski Center and Stratton Mt. Resort. Dorset hosts the Dorset Theater Playhouse, the Dorset Quarry, and many quaint inns. Dorset Hill Studio includes: Direct TV; HBO; DVD; WiFi. Kitchen: fully equipped. Bathroom w/shower. The NeighborhoodIt's like from the Xmas movie "It's a Wonderful Life?" Horse show down the street, National Forest is my backyard. Mad Tom is a country road that leads to an enchanted apple Orchard! A perfect Vermont experience! Getting AroundIt is a five minutes drive to Horse Show fields and 15 minutes to Bromley ski resort. 20-25 min to Stratton. Take shortcut. Other Things to NoteThe stove-top is cracked but works very well. Jet tub upstairs is big so no need to use cold water as the hot water will eventually turn cold.

The SpaceWith hardwood floors throughout, lots of windows, even one in the shower, Vermont's natural beauty and fresh air define inside living as much as outside. Downstairs, enter through the kitchen/dining area. Upstairs are the shared full bath and the bright and spacious guest bedroom, which has a queen bed, a small desk and a sitting area. The upstairs hall opens onto a small porch facing Mt. Aeolus. My two Jack Russell Terriers live with me, they are well-behaved, older and mellow and love people, but they do bark sometimes. They shed year-round, and for that reason, the living room is my private area. Password-protected wireless internet is included, and cell service is very good. Guest AccessThe kitchen downstairs and one bath upstairs are common areas shared with me. There is storage space for you to bring your own food, and you may occasionally prepare a meal, with advance notice. Soaps and shampoo are provided, as well as all linens. There is a 2 person limit with one queen bed. Interaction with GuestsI love getting to know my guests over morning coffee when possible. I apologize, but there will be times when a guest's check-in coincides with my erratic work schedule, and my 2 small dogs will greet you. They love people and will quiet down when you pet them and call them by name - Jack (black) and Russell (rusty). If I come home from work late in the evening, I probably will prefer to spend time in the morning meeting or getting to know you, so please enjoy your space without the obligation to interact then. The NeighborhoodMy home is on a safe, quiet street 5 minutes walk to a small country hotel, post office, general store, and town office. Walking through the scenic village for 10 minutes brings you to a secluded trail head. Walking or driving 2 miles farther brings you to Mad Tom Orchard, with incredible views and apple-picking with Sylvia and Tom. Dorset and Manchester are only 5 minutes' drive, Bromley Ski Area 15 minutes away, Stratton Ski Area 20 minutes, cities of Rutland and Bennington 30 minutes (website hidden). Mt. Aeolus guards the house to the west, and more hiking trails await there. A small freight train passes about once a day, and I always welcome the nostalgic bell and whistle. Getting AroundI am centrally located and very easy to find. The village of East Dorset lies at the junction of Routes 7 and 7A. Manchester boasts a vibrant downtown, with many unique shops, restaurants, parks, and summer farmer's market. Nearby Dorset and Weston have renowned playhouses. Dorset's farmers market is year-round. Hiking trails are everywhere, as are views. Skiing, history, a world-class horse show are all close-by.

    Beautifully restored farmhouse in quintessential New England village of Dorset VT. Spacious, well-equipped house with mountain views, outside seating areas, chef's kitchen, close to hiking, skiing, walk to restaurants and theater. Near regional park with tennis and swimming. Two fireplaces, Wi-fi, amazing sound system. All fresh linens provided. Perfect for family or group gatherings. Previous tenants have been extremely pleased and are available for questions. Dorset is in Southern Vermont, a 1.5 hour drive from Albany, and four hours from NYC. It is considered one of the most charming towns in all New England - not at all commercial yet close to excellent restaurants, skiing, amazing hiking, golf, spas, theater and more. It has much to offer for all ages. Whether Summer, Fall, or Winter, there are many attractions, not the least of which is staying in a wonderful house, with family or close friends, and enjoying the amenities.

    Enjoy our top of the mountain rustic retreat with 60 mile view. We face east south east, half way up Dorset Mountain. The 180 degree windows view the mountains and the valley below, open summer skies show off galaxies, star formations, and shooting stars right from the sofa.The full moon rises in our view monthly, you can watch the earth turn as the moon makes her appearance. Miles of hiking trail begin right across the dirt road. The house offers the best of rural mountain Vermont and yet is only 15 minutes from the Horse show. Even though you're up in the mountains, our road is very well maintained and most people beyond us drive daily to work. Fifteen minutes to shop, eat and play in Manchester Vt., it's a great town. Lot's to do, great social life, art center, skating rink etc. About the house. It's an unbelievably wonderful house. The top two stories of the house come with a washer/dryer, three completely stocked bedrooms, a sofa bed in the living area, two baths (one with a Jacuzzi, and the other with a stone shower with a view!), a kitchen with any and every thing you need to create bountiful meals and then there's the long porch balcony that cantilevers out over the valley. Yes, the house was built on a cliff. Stand outside and watch the stars at night. The bedrooms have air-conditioning and the floor to ceiling windows keep the great room cool Pets and mid-stay cleaning are welcome with an additional charges. The interior design is fresh and new, but also captures the antiquity of the home. With 6 bedrooms, the house comfortably sleeps 16 people. There is a beautiful front porch and a spacious "new" back deck with a BBQ for enjoying the surrounding green mountains. Guest AccessFor parties of 12 or fewer, you will have access to the 1st, 2nd and 3rd floor. Bedrooms 1-5 on are the 2nd floor. The 3rd floor includes a game room and a full bath. Bedroom 6 is on the 3rd floor as well and is only available for parties of 13 or more. Other Things to NoteThe house is within walking distance to the Dorset Theatre, the Dorset Union Store and many local restaurants, including the Dorset Inn, the Barrows House, and Mio Bistro. For those of you who would like to order ready to eat meals - the Dorset Union Store has an amazing chef. The Dorset Green is just 6 miles from downtown Manchester where there is a plethora of outlet shops, antiquing, restaurants, grocery stores and many cultural events. Local ski mountains include Bromley, Stratton and Magic Mountains. Hiking is everywhere!

Whether you are looking for a romantic escape for 2, a girls/guys getaway weekend or a family vacation this is the place for you. This is the place to explore Vermont and all its wonders. There are several fireplaces that will warm you on a cool Vermont evening. The focal point of the Living Room is the River Rock Fireplace, another in the master bedroom [ you can flip a coin for who gets that ]. Or you can enjoy an evening on the deck where the third fireplace is located. A rustic screened porch also views the outdoor fireplace if rain drops by. A short drive to Dorset Village [ 7 minutes ] and less than 20 to Manchester. If this is a family vacation, the front yard has the perfect spot for a game of football, or to toss a ball. Also a finished 3rd floor is available as a game room or spot for the children to have their own space to play, away from you boring adults. Swimming at the Dorset quarry [ don't miss it ], the Dorset theater in Summer, actors equity with named stars, farmers market every Sunday, the historic Dorset Inn to dine or hit the pub, and the newly renovated Barrows House for food and comfortable socializing with other visitors. LOADS of nice people to meet and Vermont's easy ambience will bring you together. Manchester, home to The Southern Vermont Art center, movie theater, upscale shops, galleries, and diverse quality dining. The Equinox hotel front porch with public use rocking chairs is a great way to watch what's "happening" at the lovely pace of life. Though I have been going to this area for close to 50 years, I still ask the concierge at the Equinox "what's up in town" and always find something new and different for fun. July and August. Two words..........HORSE SHOW.........15 minute drive from the house September and October ... if you are a "Leaf Peeper" than this is the perfect spot. Book Early!!! The colors are majestic! Whether skiing all day, a day at the beach, or a hike on one of the many local trails, don't forget to hit the Jacuzzi when you get home ..... why not? Parking in Manchester is ample and free. The closest airport is Albany NY. Car rentals are available in Manchester at the local Chevrolet / Volkswagon dealer. Public transport.................nope. There is a taxi service in Manchester but I have never used it Other Things to NoteThis place is remote. DURING THE WINTER MONTHS A 4 WHEEL DRIVE VEHICLE IS THE BEST WAY TO GET AROUND. When wet or snowy, caution in driving the acces road is the best way to travel. The plowing is automatic and done as quickly as required [ Chad is VERY good.] There are a few feet of shoveling from the driveway to the side door entrance that you may need to handle. PLEASE NOTE: Daily price includes 9% Vermont Tax. Also, there is a $300 Security Deposit that is collected by AirBNB and returned immediately by AirBNB if there is no damage.         This beautiful and very spacious New England home is strictly a vacation home (not someone's primary residence) and completely renovated. "like new", in gorgeous setting with mountain views. 2 minutes to Dorset, 8 minutes to Manchester with great places for shopping, dining and recreational activities! Walk or jog directly from the house on quiet country roads. This house is less than a mile to the Dorset golf course and theater, minutes from coffee shops with bakery and restaurants. 3 fireplaces (Master bedroom, Living room, Kitchen/Dining), 2 Master Bedroom Suites on main floor One Master Bedroom suite with Queen size bed features a big walk-in shower, spacious walk-in closet and a fireplace. We provide everything from towels to wine glasses, dishes, pots and pans, KEURIG coffee maker, TV, DVD player and much more, including great information about vacationing in our area. We live and work locally and can give you lots of tips on just about anything you'd like to do in our area. This house is close to everything Manchester (8 minutes) and Dorset (2 minutes) have to offer but far enough to ensure you feel secluded! Access to fabulous outlet shopping, several golf courses, great dining and ski resorts is a breeze! Sit on the front porch and watch the sunset over the beautiful mountains or gaze at the stars, play tennis at the nearby tennis court, drive less than a mile to play golf, go on refreshing walks or runs along tree lined winding roads right from the house and be amazed by the beauty of Dorset's tranquil hills! Four bedrooms offer up space for up to nine. Two spacious Master suites on main floor, both with Queen sized beds, one with big walk-in shower, walk-in closet and fireplace, the other featuring an en-suite bathroom with tub/ shower, washer and dryer, as well as an additional trundle bed. Two additional bedrooms upstairs, each with two single beds.         The SpaceThis is a small house, which we like to keep simple, yet complete. We use it as our home base when we are in the USA. We renovated it in 2009 to make it totally hypo-alegenic. Now, in 2016 we have installed heat pumps that heat it and cool it. We have completely weatherized it with air-sealing and insulation to keep it cool in the summer and to reduce noise. We have Lunos heat recovery ventilators that provide great indoor air quality. In May, we have a contractor/friend who will be renovating the kitchen. It will still be small, yet it will include a stove and a dishwasher. Of course there is a fridge/freezer. The solar PV system will go in any day. The EV charger is available at no charge. Guest AccessYou will have access to the entire house as well as the small storage shed across the breezeway. There is a key safe for the door key, so you come a go as you please. There is "the annex" on the property, a nice space that we use for storage now. You will not have access to the annex. Interaction with GuestsWe will be in the South Pacific. I know lots of people in town and can help connect you to folks if you need it. We will be available via email any time or phone from time to time, depending on our location. You will have some local person as a contact. Less than a 100 yards away is the Inn at West View Farm, they have an excellent restaurant. Manchester, VT with all of it's shops and restaurants is 6 miles south on route 30. Pawlet is 9 miles north through beautiful farm land to a few good restaurants, art, Llamas, and cheese makers. There is great road and Mountain Biking right here. Ask us or inquire at Battenkill Sports, the local bike shop in Manchester. Getting AroundThere is a EV charger: 240 Volt 40 amp NEMA 14-50. Next to the driveway, behind the chimney. We park two cars in the drive... and it is tight. There is parking for one guest on route 30 in next to the driveway. If you want to arrive without a car, there are people in town who will pick you up at the airport or train station in Albany. Other Things to NoteYou should know that route 30 runs in front of the house. The speed limit is 30. There is a "rush hour" (now don't laugh) which means that there are more cars on Route 30 weekdays 7:30 to 8:30 and 4:30 to 6:00. The house is quiet. The yard has a fence to block the visual of route 30. The view to the west is through the trees toward Mother Myric Mountain. There is a EV charger: 240 Volt 40 amp NEMA 14-50. We are scheduled for April to have a solar array installed that will supply all of the electricity for the house, heating, cooling and some of the car. This is why we include heat and electricity in the rent!

        The SpaceMaple syrup production has concluded and we made 9 gallons!! I boiled 450 gallons of maple sap! This million dollar custom built 5400 sq ft family home is situated in the valley of Dorset Hollow with 360 degrees of breathtaking mountain views. The home sits on 3.5 acres with an abundance of apple trees perfect for making cider. The maple trees on the property are tapped for sap in the spring to make maple syrup in the sugar shack on the property. There is a beautiful outdoor fireplace, swing set and play house. Inside you will find an open floor plan with exposed beams and vaulted ceilings. The large windows allow for perfect viewing of the panoramic mountains. The professionally designed, chef inspired kitchen is perfect for entertaining families and guests. The chef in your family will have all amenities necessary for intimate cooking for the family. The central island with bar seating boasts a 48" Wolf range top, a recessed steamer, pot filler and produce sink. The perimeter of the kitchen houses the double Sub-zero refrigerators, ice maker, Wolf oven, warming drawer and Sub-zero wine refrigerator. There is an oversized stainless steal Franke farmhouse sink equipped with Dornbracht fixtures. The Dining Room is equipped with a reclaimed hemlock, hand hewed farm table with bench seating which can easily seat 10-12 people. The adjacent cozy great room has a dramatic floor to ceiling bluestone fireplace. Off of the great room are two mahogony decks, one on the front and back of the house perfect for grilling and relaxing. The main floor also hosts a beautiful office with built in bookshelves and desk made from reclaimed wood form a local Dorset barn. You will find books here for you to enjoy during your stay. The large main floor master bedroom with king bed, has a tranquil zen-like master bath with a large spa tub and steam shower, perfect after a day of playing outdoors. In the finished room above the garage, there is a game room/exercise room and home theatre room. On the ground floor, there are 3 large guest rooms each with their own full bathroom. The yellow guest room has one queen bed. The lavender room has 2 queen beds and the rose room has two twin beds. The three rooms are connected by a central kids playroom. There is one twin bed in the loft area of the indoor playhouse. Additional beds can be added upon request. A portable crib is also on site. Children are welcome to play with toys, games and books in the playroom. The home automation system, controlled by a central iPAD, will control lighting scenes and home audio. The home audio system services the entire home with the exception of the ground floor bedrooms. The home is outfitted with beautiful VT crafted Hubbardtom Forge lighting fixtures. Guest AccessPlease enjoy full access to all amenities of the home with the exception of the closet in the ground floor yellow guest room (owners closet), two car garage, outdoor barn, sugar shack and chicken coops. Dorset is only 10 minutes to Manchester where you will find great outlet shopping and an abundance of restaurants and cafes. Local ski areas, Bromley and Stratton are a mere 20 and 35 minutes away respectively. Other Things to Note1. Be cautious of the perimeter of the property as there is an electric fence. This fence is in place to contain the neighboring Mountbrook Farm, a working Beefalo farm. It is not uncommon to see these friendly cows. 2. Minimum 2 day stay 3. Can accommodate 11 guests.           Enjoy our top of the mountain rustic retreat with 60 mile view. We face east south east, half way up Dorset Mountain. The 180 degree windows view the mountains and the valley below, open summer skies show off galaxies, star formations, and shooting stars right from the sofa.The full moon rises in our view monthly, you can watch the earth turn as the moon makes her appearance. Miles of hiking trail begin right across the dirt road. The house offers the best of rural mountain Vermont and yet is only 15 minutes from the Horse show. Even though you're up in the mountains, our road is very well maintained and most people beyond us drive daily to work. Fifteen minutes to shop, eat and play in Manchester Vt., it's a great town. Lot's to do, great social life, art center, skating rink etc. About the house. It's an unbelievably wonderful house. The top two stories of the house come with a washer/dryer, three completely stocked bedrooms, a sofa bed in the living area, two baths (one with a Jacuzzi, and the other with a stone shower with a view!), a kitchen with any and every thing you need to create bountiful meals and then there's the long porch balcony that cantilevers out over the valley. Yes, the house was built on a cliff. Stand outside and watch the stars at night. The bedrooms have air-conditioning and the floor to ceiling windows keep the great room cool Pets and mid-stay cleaning are welcome with an additional charges.                 If you want to experience the true feel of cottage country and the Canadian Shield, the tranquility of a remote cottage but only 15 minutes from Canada’s ‘Best Country Store’, you’ve come to the right place. Red Oaks is at the east end of beautiful Kawagama Lake, the largest lake in Haliburton County. The cottage is set a little back from the lake with lawns front and back with a great firepit for those evenings roasting s’mores and wieners. Steps lead down the the docks where you might spend early mornings enjoying a coffee while drinking in the view across the water. The swimming is great at this location with shallow water at the shoreline with sand underfoot so you can wade out to deeper water. It is clean and clear. Entry to the cottage is into a hallway that opens into a great room with a living area to one side and the kitchen and dining spaces to the other. The sunroom is off the kitchen end and will be a great place for enjoying the outside with the benefits of the screened windows. Play cards, sit and read a book or do a little web surfing to research the great things to do in the area. There are 2 bedrooms and a bathroom on the main floor. The upper level has 2 more bedrooms. While you are there, you may not want to be away from the cottage much, but if you feel the need to venture out, then Dorset is a 15 minute drive. Everything you will need from a grocery store is avaialable at Robinson’s General Store, while the adventurous might want to climb the Dorset Fire Tower. A good day trip is into Algonquin Park where you can rent canoes and explore, or take a run into Huntsville for bigger stores and and a walk down the pretty main street. It definitely has the 'WOW' factor!  Our cottages all have what we call the ‘WOW’ factor – the special element that sets them apart from the competition. Tall Pines is no exception – a wonderful cottage on a great lake.  Tall Pines has a wonderful location – just 10 minutes south of the Lake of Bays town of Dorset on delightful Wren Lake. For cottage country vacations this is a superb choice, having great waterfront for summer holidays. In particular, children will love the sandy beach yard area, whilst the adults in the party will just enjoy spending convivial time in the Muskoka room, spacious kitchen and dining room. The owners are avid antique collectors and the interior of this lovely cottage is testament to their expertise in selection and placement of the pieces. The rooms are well furnished with a different feel to each – the dining room has elegance yet sits well in an open plan kitchen/dining area; the sitting room is very comfortable and relaxing with a wood burning stove for cooler evenings, and the screened sunroom has a real Muskoka ambience. The newly fitted kitchen is equipped with everything needed for cooking up a storm as befits this quality cottage, and we are challenged to find anything that is missing. We felt this cottage would be one that our guests would return to over again – perhaps trying it at different times of the year. The four bedrooms offer flexible sleeping accommodation for a couple of families, with three of them having more than one bed. There’s a bathroom upstairs and another downstairs to ensure minimum waiting time! A laundry room completes the comprehensive accommodation. Outside there’s a wrap-around deck offering seating for every time of day, from taking morning coffee to evening cocktails. Surrounded by hundreds of acres that have been put in a land trust. A farmhouse newly updated. has 3 bedrooms and 3 bathrooms. Kitchen is open to the family room/sun room. A large sun room family room was added 12 years ago. a cathedral ceiling and a view to the mountains and another view to the pond a the rolling hill in the back. The Dining Room and living room are cozy all year round. Especially in the winter with a fire burning. The master bedroom suite is on the first floor for easy accessibility. Our pool is lovely in the summer. we have a running stream with spring water which feeds our pond. 6LB. trout are part of the family and are fed daily. We hope you will visit this magical area.                   The SpaceAfter renting places at the Jersey Shore and OBX, where the kitchen, and, the contents of the kitchen, seemed like a complete after thought, we decided to set up our kitchen properly. We like to cook and entertain, and the kitchen reflects our lifestyle. New white dishes & serving platters. New utensils, cutlery, pots & pans, coffee maker, French press, toaster over, blender, tea kettle, storage containers and kitchen tools. We stocked the cabinets with proper wineglasses, martini glasses, champagne flutes and craft beer glassware. Our kitchen will be stocked with coffee, coffee filters, tea, olive oil, vinegar(s), spices. Foil, plastic wrap, baggies, trash bags are all provided. Paper towels, toilet paper, cleaning supplies, dishwasher detergent, laundry detergent, mop, dustpan, broom, vacuum and a dust-buster are provided. Our comfortable family room has the only TV on property. It is a 55 inch 'smart TV'. We also have a Bose i-pod system for music. Bring your own I-Pod. There is an attachment for the sound system which will allow you to use Pandora or Spotify broadcasts, from your smart phone, to the Bose. The NeighborhoodDorset is one of the most beautiful and quaint towns in all of Vermont. There is the Dorset Playhouse for theater. Excellent dining options are right in town,...The Barrows House, the Dorset Inn and Inn at West View Farm. The Dorset Union Store (in town), H.N. Williams Store (along Rt 30 -north) offer plenty of choices for sandwiches, soups, homemade baked goods, take away meals. Beer and wine purchases, too. H.N. Williams is also a mini-department store. Stop in for an amazing experience and a trip back in time. Right down the hill from our house, in walking distance, is a little farm stand, offering, during summer and fall, garden fresh produce, eggs and syrups. Our neighbors, just directly below our house, make their own delicious maple syrup, and it is for sale. The Dorset Farmers Market operates on Sundays from 10am to 2pm. Fresh vegetables, cheeses, syrups, honey, baked goods, dairy products, eggs, assorted crafts and live music. Located on Route 30, next to H.N. Williams. In winter, the farmers market moves inside the J.K. Adams Kitchen Store. We are only 1 mile from the Dorset quarry, which is one of the states most famous swimming holes! We are located close to Manchester ( 5 minute ride). Manchester offers a wide variety of dining options, galleries and plenty of outlet shops, and it is the home of Orvis! Emerald Lake State Park is close by, for fishing and swimming. Non-motorized water craft can be rented, at the park. The world famous Battenkill River and Mettowee River are minutes away, offering some of the best trout fishing in Southern VT. We are very close to Bromley, Magic and Stratton mountain for winter skiing, and summer fun. The Long Trail and Appalachian Trail cross along Route 30, near Peru / Bromley area, for easy access to a day hike! Within a 1 hour ride, you can ski at Okemo, Mt. Snow, Pico and Killington. Saratoga NY is an hour away. Race track. Thermal spa. Saratoga Performing Arts Center. Dining. Getting AroundYou will need your own transportation. Other Things to NotePELLET STOVE: The pellet stove is a very efficient source of heat during the winter. Use it as your main source of heat, with electric base board heat as back-up. It is easy to start, and directions are provided. The fireplace area has a nook, and it will be filled with six bags of pellets. Additional bags are stored in the outside shed. PLOWING: The driveway and parking area will be plowed, during and after snow storms. You may be asked to move cars, to maximize the area to be plowed. SKI RACK: Skis must be kept outside, on the ski rack. CELL PHONE / WIFI: I have added a Verizon 'mini' tower, in the family room, to boost the cell signal. It works great in the house and on the deck area. You must dial #48 to connect to the mini tower. The Verizon tower is over the mountain, in East Dorset, and reception in our home is spotty. AT&T has a tower close by, and reception is good. WIFI is available, and the code is in the house manual, provided. It works throughout the house.
