Place is on mountain top three bedrooms two huge decks on three acres bordering 60,000 acres of state land facing west. Near canoeing with rentals on the east branch of the Delaware river also sailing on the Pepacton watershed 30 mile lake, there are hiking trails on the back roads state trails with waterfalls and ponds on trails. Short distance to Callicoon on the delaware with nice restaurants , art galleries ... 30 minutes to Bethel woods concerts. There is a local park with a outdoor pool , tennis , baseball field, basketball courts. Relaxing for all ..fire pit outdoor, wood stove indoor, barbecue . The SpaceThis location makes a great place for a couple, a family with kids, a gathering of some friends, or 2 to 3 couples. There is plenty of space! It is a wonderful place to sit back and relax. Rent is by weekend, week or month. There is a damage deposit and cleaning fee applied to all stays. The cleaning fee must be left in cash ($100) at the house. We are willing to work with your particular situation, please email with your specifics. If you choose to bring your pet we have a fee-$50 per dog We try to be flexible with your arrival /departure if you can be flexible with our cleaning.           A Frame on the River is set on a bend in the East Branch of the Delaware River just a stone throw away from the Pepacton Reservoir. There aren't many spots like this so be ready for a quiet contemplation. A Frame on the River comes alive in the spring, summer and fall when you can enjoy the river and relax on the expansive deck outside. The East Branch of the Delaware is an excellent trout fishing river, and 7 miles from the house are two other legendary trout fishing rivers--the Beaverkill and the Willowemoc. The river is also great for canoeing and kayaking. There is a huge yard, beautifully landscaped to provide space for sports, cookouts, and bonfires. In addition, the house is surrounded by large outdoor decks that face the river. Conveniently located 2.5 hours from NYC, in the town of Colchester, on the banks of the East Branch of the Delaware River, this A-frame on the river is the perfect vacation home. The house is located within the Catskill Forest Preserve and Game Management Areas and overlooks one of the most beautiful bends in the the river. 5 miles to Downsville, 15 miles to Delhi, 7 miles to Route 17. $50 per dog The house boasts an enormous living room, and a dining area able to accommodate a large group. The house is perfect for families with children or couples looking for space and solitude.The kitchen is stocked with gas stove, basic equipment ,and a dish washer. There is a washer and dryer for your use. There is also firewood for the fireplace for when the sun goes down. Just bring your food and you're set!           The SpaceThe cabin is spacious with 4 bedrooms and generous living space both inside and out with modern basics like a full kitchen with microwave and dishwasher. There are two full baths and washer-drier on site. There's no air conditioning, but a whole house fan will pull in the cool night air as needed. It's the Catskills, expect it to be 15-20 degrees cooler than NYC, especially at night. Guest AccessYou'll have full access to the house. Linens will be provided as needed. Please be prepared to do your own cooking and clean-up after. Interaction with GuestsTom and Chuck are reachable by phone, but two hours away by car. One of us will be there to check you in and go over any details, we will not otherwise be available except in an emergency. This is your chance to enjoy solitude and independence from everything except nature. The NeighborhoodThe property consists of five acres bounded by forest land on three sides and NYC watershed across the road. The Horton Brook runs through the front edge of the property and the road in to the parking area crosses the Brook via wooden bridge. There's not much traffic on the road throughout the day and often you don't hear any cars. There are several good restaurants in the area, with the closest being Riverside Cafe & Lodge, which is just to the NW on Old Rt. 17 (local highway, at bottom end of the road, take a right and travel on the Old 17 a half mile, it is alongside the Beaverkill River). There's a Sunoco gas station with mini-mart next to Riverside. Roscoe, NY (Trout Town USA) is the closest major town, about 10 mins away to the SE on Rt. 17 (Exit 94). There more restaurants and cafes as well as the Roscoe Diner, a grocery store, organic market, Sunday farmers market, a distillery, a brewery and many other shops. Another option for folks traveling up on a Friday is to stop in Goshen, NY at the farmers market to load up on fresh, seasonal produce and other locally made goods like bread, cheese, meat, eggs, honey and pickles! Getting AroundSome form of motorized transport is just about your only option. There are buses to Roscoe, but that will leave you about 10 miles short of the cabin. There's no Uber service in the area. Someday maybe there will be a helipad out front but pretty everyone else needs to travel in by car. There's a parking area near the brook below the cabin, but be prepared to carry in all luggage and groceries. Other Things to NoteThe cabin is yours for the weekend.
