The Space**Private Basement Suite with its own entrance, fantastic views and complimentary breakfast. Spotlessly Clean** For those preferring more privacy, and a little bit of luxury, or for more than two guests, we have the basement. It has a bedroom (Queen size bed, super comfy mattress/sheets, fantastic views), full bath (equipped with towel warmer and under-tile warming), a wet bar (with fridge and lots of goodies inside, toaster, coffee maker, electric kettle etc), and its own separate entrance. Everything is the same as described in Charlottesville at Bargain Price (internet, continental breakfast, parking etc) except that you have the entire place to yourself. The basement is recently renovated, is a lot more spacious and can accommodate up to four people (2 in the bedroom and 2 on a pull-out sofa bed in the living room). Everything in the basement is spotlessly clean and prepared to the highest standards...a perfect place to relax, refresh and enjoy the peace and quiet of nature. ** Please consult our calendar to confirm availability **Prices based on two people sharing a bed. The SpaceYou will love this home! Located in one of Charlottesville's most picturesque neighborhoods (the area has several beautiful lakes and is great for walking), our home is only 5 minutes drive to the airport and a 20 minute drive to the heart of Charlottesville / the historic downtown mall / University of Virginia. The famous Luray Caverns are about an hour's drive north of us. The house is recently renovated throughout, and everything is spotlessly clean. You will have your own private room with walk in closet (full size bed, super comfy), private bathroom (towels/toiletries/hair dryer provided), free Wireless internet, A/C, TV in the living room, free maps, and free parking space, all at a very affordable price. Airport Pick-up / Drop-off is complimentary and transportation to other places can be arranged for $15 per trip. We'll do our best to give you a memorable stay in Charlottesville :) No Smoking / No Pets. The Space4 bedrooms (with pool house functioning as a 5th) , 5 1/2 baths, living room, dining room, deck off the kitchen for morning coffee. The most amazing Infinity Pool with dining deck, Pavilion, hot tub and XM radio. Also included is the Pool House with full kitchen, laundry (beach towels provided), Sleep Sofa and a full bath. The Pavilion provides covered outdoor entertaining and relaxing. Features include dining table and living room area, plus Gas & Charcoal Grills It's like 2 houses for the price of one! The Pool and Pavilion is a beautiful area to host small events (not more than a total of 60), including Engagement Parties, Small Weddings, Bridesmaid Luncheons and more! The price does not include Event Fees. Please inquire before booking! Parties and Special events (defined as more than 4 persons not included on the 'Occupancy List') are prohibited without prior written consent from the Owners. Owner's live in downstairs apartment. We are available if you have questions, concerns and events, but we respect your privacy. The SpaceClose to town and shopping, but on 7 acres. The outdoors are fantastic. Easy to forget how close you are to town. There's a fire pit in the front yard, and a good view of the stars most nights. Guest AccessThe entire cottage and land. Approximately half an acre of cleared property,and 6.5 acres of woods. The NeighborhoodClose to Target and groceries and restaurants at Forest Lakes North and at Hollymead Town Center. Other Things to NoteThe bathroom is VERY teeny and very outdated. The whole house is teeny and outdated, but the bathroom particularly so. There's a very small sink, and a shower and toilet. They are all very functional, and the water gets HOT. But its extremely basic and rustic. The door to the bathroom is a strange bi-fold door that closes, but does not lock. The bathroom is definitely not "Holiday Inn" style quality. Not anywhere close. But everything works and everything is functional. Hopefully that is not an issue for you, but if it is, no hard feelings, but this might not be the place for you to stay.

The SpaceThe newly redecorated ground floor master bedroom has a king bed and en suite bath with Jacuzzi. There are three more bedrooms upstairs (2 doubles and one with two more twins and a bunk set) There's also a second floor full bath. Main floor features dining room, living room with flat screen and newer gourmet kitchen with everything you may need for family meals. Or take meals on the screened-in porch with seating for 11+. Wi-Fi, zoned AC, on site laundry and a fenced-in pool complete the picture for a delightful stay in the country. Guest AccessThe lower level is not really set up for guests, but may be used as needed. Guests will pass through it to use the attached garage and laundry. Interaction with GuestsI live in Chicago and my sister, Sue Smith, lives in MD, but we have a wonderful caretaker, Julian, who lives across the street and can be reached if the need arises. All fresh linens and towels will be provided. **We are only 3 miles from Chris Greene Lake park, where you can relax on the beach and catch some rays, go for a swim, or rent a canoe for only $5/hr. Beach access available Memorial Day though Labor day from 11am-7pm. Cost ranges from $2-$4.50pp. Kids 3 and under are free.** We typically request 2 night minimum bookings on weekends, but feel free to inquire about single nights and we will let you know if we can accommodate and what the price will be. Thanks! Top Floor: Stearns and Foster King mattress in master suite with organic cotton sheets, new Belgian linen bedding from West Elm, 58" mounted flat screen with cable, Apple TV and a bluray player, and en-suite bathroom with a garden tub and additional shower. Back door leads to small, private back yard area with a gas grill, couch and chairs for seating, and a kiddie pool that can be used in the warmer months! Entrance Level: A great separate living space! Large living area with a brand new Queen pull out couch. Mattress is super comfy, has soft sheets, and Belgian Linen bedding from West Elm. Couch is large enough to fit the whole family for a movie or to watch a game on the 50" mounted flat screen TV. It's wired to be a home theater space with satellite TV, bluray, and Apple TV. For your convenience, there is also a mini-fridge and microwave located in this space. There is a full bathroom and a comfortable Queen size bed in the guest room with organic cotton sheets and Pottery Barn bedding. There is also a 50" flat screen with Apple TV. There are restaurants like Sakura, 5 Guys, Bonefish Grill, Vinny's Italian, sandwich shops, and frozen yogurt within quick walking distance on non-main roads. Guest AccessGuest have full access to a modern kitchen. There are two available TVs: one is 70." Wi-fi and a large computer, as well as a landline telephone can be utilized if desired. All rooms on the three levels are available to be utilized, including the spacious living area. Interaction with GuestsI work full time but am available during the evenings and accessible by phone or text throughout the day. The NeighborhoodThis quiet neighborhood, with a view of the Blue Ridge Mountains, is situated within a half mile of the Hollymead Town Center. One will find a Snap Fitness, numerous restaurants, grocery stores, banks, State Liquor store, etc., less than a mile away. Getting AroundThe UVA campus is 8 miles away and requires about 15 minutes of travel time. Downtown Charlottesville is 9 miles away. Charlottesville airport is 5 minutes away; Richmond airport is approximately 70 minutes away. Parking is amply available. My place also has a 2 car garage on the bottom level which can be utilized if need be. Other Things to NoteI allow one dog only, per approved request: the extra charge is $30. This charge is claimed through Airbnb's resolution center My home typically accommodates 2 guests. However, there is an additional private room/bedroom that can accommodate a third guest (see photos). A comfortable fold out twin bed is provided. I kindly request an additional charge of $35 for the third guest, which will be claimed through Airbnb's Resolution Center. There is also an attached, plant-filled deck with table and chairs that can be accessed from the kitchen.

The SpaceSeveral wineries are located within 15 minutes including Reynard Florence, Barboursville Vineyards, Burnley Vineyards, Horton and Chestnut Hill. Preddy Creek is a 5 minute drive and has great walking and biking trails. If you are looking for food nearby, The Dutch Pantry in Ruckersville has great breakfast and ice-cream, but closed Sundays. Jacks Shop Kitchen recently opened in Ruckersville which is open till 3pm. Also nearby is Stony Point Market, which is a small grocery and cafe. We are happy to host your furry friends as well, but please understand that we have two dogs of our own. While our dogs will not be in your space at all, they may bark if they hear/see them. We love to provide breakfast items such as quiche or muffins etc so please let us know if you have any allergies/dislikes. Guest AccessGuests will have access to a microwave, refrigerator, coffee machine and some yummy snacks. If available, you will even be able to try some homemade beer! Wine, beer and hiking maps available. Interaction with GuestsWhile we most likely will be present during your stay, you will stay in a private large room with your own entrance and bathroom. The two-level cabin has a sitting room with a fireplace, dining room, full kitchen, and a bath with shower on the first floor. The upstairs room is an open area with Twin beds, a Double bed and a crib. The cabin is furnished with an eclectic mix of antique and contemporary pieces. Your hosts will provide farm fresh eggs and other breakfast supplies. Bring some good books and get away from the television and city noise. Military cots can be set up on the screened porch for kids sleeping. Summer cooling is with fans, no air conditioning. The SpaceWe are nestled in a very quiet cul-de-sac farmette. Please feel free to say hello to our docile, kid-friendly donkeys (Abraham and Angus) and our many hens. We have one rooster (Alfred) that typically greets each Sunrise with a moderate cock-a-doodle that is may only be faintly audible from your unit. We offer farm-fresh eggs each weekend morning (Saturdays and Sundays) with toast, jam, coffee/ tea. Everything is either organic or local/sustainable, except for the toast. We typically cook the eggs over-medium. Please let us know if you would like the eggs served differently. And please also let us know what time you would like breakfast served. You are equidistant (25-30 minutes) from the beautiful trails and streams of Shenandoah National Park or historical and charming downtown Charlottesville. There are several wineries, breweries, and distilleries also nearby. We will gladly offer recommendations based on your interests. Guest AccessYou have full access to one private room with one full bath and a private entrance. You may also enjoy a small private seating area immediately outside your room, a nearly packable outdoor hammock, and a pergola near the garden. We also have a fire pit to which you are welcome, but you may have to provide your own firewood. Although a kitchen is not available, the room offers a mini-refrigerator and a microwave for your convenience. Interaction with GuestsWe will be available to help either in person or via phone. We live upstairs, but generally spend most of our time outdoors. We have a 21 month old son and a new born (as of OCT 2016 ) and are happy to accommodate parents with small children to the best of our ability. The NeighborhoodWe are settled in a very quiet cul-de-sac with a few acres between our nearest neighbors. Getting AroundUnfortunately, unless you are one of the kiddos attending public schools, there is no public transportation. You will need a vehicle. Other Things to NoteDiscounts: Every beautiful morning, enchanting sunset, or melodic bray from the donkeys reminds us to be grateful for this lovely little community we get to be a part of. It may not be for everyone, but we hope to share this with anyone that would also like to share this with us, but may find cost prohibitive. In that spirit, we will offer this unit for something negligible for those that may not necessary have the means to spend money on a vacation. We will offer this any available weekend in November. Please simply send us a note, tell us a little about yourself and what you would like to do here, and that you request this special accommodation. I will reply with a special offer for $1 dollar per night. The following is primarily based on the much appreciated private feedback we have received from guests: 1. Bugs - We live in the country and do no spray noxious chemicals that we feel are ultimately bad for you and the environment. We clean and vacuum the room thoroughly after each guest, but still cannot guarantee that your room will be bug free. Its the country... They are unavoidable. If that makes you uncomfortable, please consider other accommodations. 2. Room temperature - Comfort is largely determined by guest preferences. The more you communicate with us your needs, the harder we will try to fulfill them. Otherwise, we keep the AC between 75-76 degrees. In addition, you also have a room fan and a dehumidifier. And during the winter, we will provide an external heater for your convenience. 3. Water - We live on a well system. Our well is healthy and our water is filtered and suitable to drink. Nonetheless, since it is a bit more acidic and does not include the additives the city offers, it tends to give some very small areas a green or pink hue, but that is NOT mildew. We clean the bathroom with a combination of comet, bleach, and an all natural surface cleaner for other less complicated areas. 4. Breakfast - We offer breakfast and coffee only on the weekends (Saturday and Sunday). We do not factor that into the price. We merely want to share the joy of having farm-fresh eggs with you. Given that the price is this low, we can only offer eggs, jam, toast, and coffee/tea with cream and sugar. Everything save for the toast is organic or local/sustainable. No substitutes, unfortunately. If you do not care for any of the above, please let us know and we will not provide it. 5. Chickens - Earlier this summer, a tragedy befell our chickens when a raccoon got into the large coop visible from your window. I am currently working on fixing the coop and creating raccoon-proof perimeter. For now, our chickens are in the garden area in a smaller coop. You are still welcome to visit with them. Lastly and most importantly, if you are a kind spirit that appreciates the big picture and do not dwell on the small stuff, you will find a kindred spirit in this household and we would be delighted to have you. If you are something other than that, then we respectfully ask you consider other accommodations.

The SpaceBeaulieu is a horse farm set in the Blue Ridge that is home to over a hundred polo ponies, hunter jumpers and other horses grazing in the fields. The North Fork of the Rivanna River runs through the property and is available for swimming, tubing and canoeing (when the water is high). This would be a lovely venue for a wedding, graduation party, reunion or any event of your choice. The SpaceThis cozy apartment has a private entrance that looks out onto the lake and a westward-facing glass entrance and sliding patio door in the bedroom that provide plenty of light and beautiful sunsets. With a full kitchen, you can prepare meals or you can take advantage of the many restaurants and shops within walking distance. Plenty of extra towels, linens, bathroom essentials, and an indoor/outdoor weather monitor to help with your plans. We have a friendly dog, Peach, that will likely greet you upon arriving to our home. She likes to bark hello; but, unless you call her, Peach will just retreat back inside as you come down the path. She is ridiculously friendly and with a pat on the head will be your best friend. Guest AccessEnjoy the backyard, hammock, fishing pond, walking trails, basketball courts, multiple playgrounds, and tennis courts during your visit. HORSES: BRING YOUR OWN LIMIT 2 We have a two stalls available with 400 acres of riding trails across the road .
