    The SpaceThis is a large, ground floor, simply furnished bedroom, (1 queen bed) built ins, seperate share bathroom, and sitting room with T.V., bar fridge, coffee and tea making facilities and sunny patio, in spacious, sunny, 2 storey beachside townhouse on far north coast of N.S.W. Australia. Must be prepared to share with easy going but active, sporty, health conscious, female owners/hosts, one who is a self employed massage therapist and musician. Visitors must be dog friendly, as we have 2 greyhound rescues and one whippet . I prefer female visitors but will consider couples, or professional people on short term work assignments, and travellers over 30 years of age, however I can asses everyone individually. A substantial airbnb profile and previous reviews are desirable and of great assistance. This is a gay friendly household. As I am a musician I spend time practicing and playing. I also work from home and have clients attending for massage treatments so guests also need to be respectful of this. Your bathroom (toilet and basin area) will be used by massage clients when required. This is a safe, secure, quiet residential neighbourhood. Great proximity to enjoy the sights of Byron Bay, or explore beaches, waterways and surrounding hinterland. My house is a few minutes stroll to endless beaches, 5mins by car to Lennox Head, Ballina, and 20minutes drive to Byron Bay. Visit local markets in Ballina, Lennox Head, or Byron, or learn to surf, go scuba diving, and kayaking available within easy reach. Great for bike riding on and off road, hiking, many photo oppurtunities along the coastal stretch. Watch the hump back whale migration during our cooler months and check out the rest of the local flora and fauna. Interesting nightlife, live music and wide range of venues, cafes and restaurants available locally. 10-15 minutes drive to major shopping centres such as Coles and Woollies. Bus stops are a few hundred metres walk away, but a car or bike is essential to get to the nearby towns easily or if you are energetic, its about 30-40mins walk, with magnificant panorama to Lennox Head and East Ballina on coastal hiking trails. 10mins drive to Ballina/Byron Bay Airport, 1hr drive to Gold Coast/Coolangatta Airport. Remedial Massage is available on the premises to start your holiday off in a relaxing way by the host who runs a clinic downstairs. Massage incurs extra cost and pre booking is essential. Street parking available. Strictly NON smokers only. Health regulations prevent smoking on the premises or property grounds. Guest AccessLaundry, bathroom, patios, BBQ. Interaction with GuestsI will interact as necessary. There are separate upstairs/downstairs living areas, and we have decided to keep our upstairs area private. I tend to leave guests to have their own privacy downstairs. I'm happy to interact and give advice re exploring the area, have a coffee, drink or chat, depending on what you prefer with your own kind of holiday. However, the downstairs area is not completely private as we need to access the massage room, laundry and study area adjacent the guest room. My clients and I will also use the downstairs bathroom at times, so that is a shared space. However, we respect our guests needs and keep things to a minimum. The NeighborhoodI am a few minutes walk to the beach and hiking trails. A few minutes drive to cafes, shops, airport, all within a quiet friendly neighbourhood. Getting AroundThere is a bus stop within a few hundred metres and a great new bike/walking path, but a car is advisable for easy transportation to shops and cafes and other services. Sleeps 8 comfortably. You have the best of both world's when you stay at 'The Perfect Holiday House'. You are only 5 min to Ballina for shopping and 5 min to Lennox Head for some great cafe's and restaurants and then only 15 min to the famous Byron Bay. Our local beach is only 3 min walk and is quiet, uncrowded and patrolled on the holidays. Great for evening strolls along the beach. You have everything you could possibly want in a holiday house, eg, Gym, Billiards/ Pool room,computer and wifi, swimming pool, spa in en suite, Netflix, xbox, hundreds of DVD's to watch, use of surfboards/bodyboards and wetsuits. As this is our home, we are usually overseas while it is rented out. The keys and any other needs are handled by our cleaner.     The SpaceOur cottage is double storey open plan, it was made with love & items collected over many years, recycled building materials, up-cycled furniture, hand painted floors & furniture, beautiful mismatched crockery, quality cotton linen and towels & hand knitted throws. The cottage has many windows & doors inviting nature inside, the sound of the ocean, the many birds calling & viewing the sun and moon rising from the ocean through the glass ceiling. It is private and tranquil being surrounded by gardens and a small literal rainforest. The cottage sleeps a maximum of 4 guests With 1 King Bed & 2 King Single Beds There is a flat screen TV/ DVD. All linen, Bath towels, and beach towels, kitchen utensils, crockery, cutlery, basic condiments, cleaning products and cooking appliances provided. Guest AccessThe cottage has a large outdoor table and umbrella in the courtyard, an outdoor hot and cold shower & BBQ. The cottage has access to the shared pool and sun deck area with full veiws of the ocean for quiet relaxed swimming (no screaming or bombing, booked cottage guests only, not suitable for children, hours 9:30am - 3pm) The pandanus and palm surrounded pool is absolute paradise! There is a Childrens Rock Pool is perfect for safe paddling, infant swimming and exploring and collecting shells and pebbles. Breakfast and lunch is a 5 minute walk to either the popular The Belle General Café or the ocean front licensed Lighthouse Beach Cafe. Ballina public pool 3-4 min drive is perfect fun for the whole family with a number of pool choices and size/ depths & 2 fun water slides suitable for young and old ! Getting AroundPublic transport buses into Ballina town and Lennox Head, Byron Bay stop few minutes walk from cottage, taxis, beach front walking/ bicycle paths to town. Other Things to NoteRespect the peace and neighbours. No smoking inside. Private residence not suitable for guests to have visitors or unbooked extra people. (Unbooked extras will be charged) Total maximum guests is 4 including children and toddlers. Pool and pool area level is not suitable for children. Friendly Quite dogs welcome by request only, no ex large breeds, must be house trained, cleaned up after outside, not to be on furniture or the beds, not to be left at the cottage alone, no barking /distressed animals.

If there is a 2nd security call out during your stay you will be evicted from the premises by security with loss of rent and bond. Number of Persons and Linen The number of occupants must not exceed the number of persons shown on your confirmation. Any increase in numbers must be agreed in advance and may incur an additional fee. Arrival and Departure Check-in is available from 2 pm on the day of arrival, and check-out time is 10 am on the day of departure. We will do all possible to accommodate requests for extended times, subject to availability. Keys will be available at the property upon arrival. Please read instructions in the final confirmation email regarding key collection and /or security codes. Payment A Security deposit of $1000.00 ($250.00 per head if it is a Schoolies Booking) is payable upon check in. The Security deposit will not be required if your booking is made by credit card. We will pre-authorise the amount on your card on your day of check in which is held for a period of 7-10 working days. . Extra Fees A $55 non refundable booking fee will be applied to all bookings. Cancellation Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card. Changes The booking is made in good faith and maybe subject to change. We cannot accept responsibility for action taken by the property owner of the premises outside our control. However, reasonable endeavour will be made to offer alternative accommodation, should this occur. The lid must be able to close for the collection. If it isn't the rubbish will not be collected. Excess rubbish will also attract a $50 fee. Damages and Extra Cleaning Any breakages, damage and lost items must be paid for by occupants. In the event of this happening it is asked for the occupant to report it as soon as possible. We request that you kindly leave the property as you found it (including washing dishes and removal of rubbish and BBQ cleaned), to avoid extra cleaning charges.               The Space51 Chickiba is a lovely large home with four bedrooms, 2 bathrooms and separate toilet. The living rooms are large and airy and the kitchen lends itself to entertaining. The pool is saltwater so very appealing. Dogs are allowed inside but please keep them off the furniture and under control, for the comfort of other guests. Guest AccessThe whole house, pool and garden will be available for the guests in the four bedrooms. Interaction with GuestsI am the "hostess" and I live in the Granny Flat attached to the home. Being on site I will be happy to sort out any problems guests might have. The NeighborhoodThis neighbourhood is well designed, open and friendly. The beach is a 10-15 minute walk; the East Ballina shops with service station 5 minutes. The nearest off-leash area for dogs is about 5 minutes drive, as is the golf course, Shawsy Pub and Lighthouse Café at the Surf Club. Ballina Central and Ballina Fair Shopping Centres are 5 minutes drive as is Aldi and the Harvey Norman shopping centre. Dan Murphy and Bunnings are about 10 minutes drive; altogether a very convenient place to live Getting AroundThere is a bus stop at the East Ballina shopping centre with scheduled buses to Brisbane, Gold Coast, Ballina Airport etc. There is possibly an elderly but very serviceable Subaru Outback which can be rented on a daily basis.               The SpaceThe Granny Flat at 51 Chickiba Drive is a lovely compact, very private unit. It has its own entry, courtyard and garage. The shared pool is saltwater so very appealing. The laundry is shared with the house. Animals are welcome but it would be appreciated if their droppings are picked up ASAP. Guest AccessThe pool and entertaining area are available for the guests . Dogs and cats are allowed inside but please keep larger animals off the furniture as much as possible. (Impossible with regard to cats) Interaction with GuestsI am the Hostess and live in the house. I also rent out rooms in the house through AirBNB. Being on site I will be happy to sort out any problems guests might have. Like most Aussies I enjoy a "sundowner" at the end of happy, busy days. The NeighborhoodThe neighbourhood is well designed, open and friendly. The surf beach (Angel Beach) is a 10-15 minute walk; the East Ballina shops with service station, IGA, liquor store, and many other shops just 5 minutes. The nearest off-leash area for dogs at Missingham Beach is a 5 minutes drive as is the Ballina Golf Club, the Shawsy Pub and the Lighthouse Café at the Ballina Surf Club. Ballina Central and Ballina Fair Shopping Centres are a 5 minute drive as is Aldi and the Harvey Norman shopping Centre. Dan Murphy and Bunnings are about 10 minutes by car.
