The SpaceTwo bedrooms accommodate up to four guests (one queen, one twin bed) and a sleeping loft has a day bed that turns into two twin mattresses. Kitchen, dining room, living room, and deck with barbecue complete the house, which is situated back from the road on 35 acres ideal for cross country skiing and snowshoeing. For downhill skiers, Windham is a 25 minute drive, and Hunter Mountain is a 35 minute drive. You’re 2 hours from the George Washington Bridge. For those who want to stay close to home, winter affords gorgeous views of Catskill Forest Preserve from the dining room, kitchen, and South Bedroom, and all along the bluff. Catskill Creek is a scramble down the bluff and runs through the property. Our woods are filled with mushrooms, berries, diverse trees and plant life, and a matching community of birds and animals. You are less than 15 minutes to shopping in Cairo and close to delicious dinners at Ruby’s Hotel in Freehold, and in Greenville at the Mountain View Brasserie and the Hollowbrook Inn. Built in 1969, Bluff House was conceived with mid-century flair by the local art teacher who lived in it and lovingly maintained it for 50 years. In taking over the house, my partner, Mical, and I are doing our best to keep the integrity of his vision. This is the opposite of a complete renovation. Almost everything in the house is original, and the furnishings we've brought to it are either from the period or in its spirit (I am a furniture maker and a number of the house's pieces are my own). There is WiFi but no TV. Out of respect for the environmental, we emphasize recycling and use low-impact products (ideally scent-free). We are LGBTQ friendly and dog positive (dogs must be respectful of the local wildlife). Most of the house is on one floor (only the loft is up a ladder) and there is ramp access. The front door and bathroom may require limited mobility. If you use a wheelchair, please call us for details so that we can give you a better sense of whether the house would suit you. We have not child-proofed and recommend you only bring children older than 6. Guest AccessYou will have the house and property to yourselves. (Though someone may come to mow the lawn.) We have WiFi, a working gas fireplace, outdoor gas grill, washer and dryer, hose for washing down your bike or your dog, a long driveway for parking. Cell service is good at the house. We do not have a TV or dishwasher. Both bedrooms have sliding doors for summer breezes and a view of the stars. The kitchen has all the basics for cooking (pots, pans, rolling pin, lasagna pans, spices, oil and vinegar). Interaction with GuestsWe want you to enjoy the house. If you have any questions, we are a phone call or text away. If you are staying with us for an extended period, we will make arrangements to refresh the rooms and linens each week. The NeighborhoodNear Catskill park with skying, hiking boating and fishing. Getting AroundAlthough Windham has a famous bike race each summer, and biking is certainly an option, we recommend that you have a car. Other Things to NoteIf you scramble down the bluff to Catskill Creek, you can go fishing in a pristine trout stream. A permit is required.

The SpaceLocated at the end of a country lane in East Durham, NY, this 1870’s environmentally friendly farmhouse was built on what is now a 98 acre certified forest preserve (surrounded by over 300 acres of undeveloped land). The main house has been updated to include an enlarged master bedroom with cathedral ceiling and a large attached deck overlooking the northern end of the Catskill Mountains and our organic garden below. There is a large stone fireplace in the living room and an updated kitchen. With waterfalls, pond and hiking trails you will have the option of quiet serenity or active outdoor activities. Additional services available include massage, acupuncture and catered meals. ( The house includes a fully stocked kitchen for cooking because no meals are included in this rental. All additional services must be set up in advance of bookings). There are nearby restaurants, shopping, galleries and four seasons of sports activities. We are 15 minutes from Ski Windham so you can get on the slopes quickly in the winter and in the summer there is mountain biking, fishing and no shortage of swimming options (one of which is our seasonally heated pool). Guest AccessYou never have to leave the property to enjoy all the mountains have to offer. Peace and quiet plus hiking and swimming. All common areas are open to our guests. This includes our trails and organic garden. Fresh fruit and vegetables are available in season along with fresh eggs. Interaction with GuestsThe original property as we bought it in 1986 consisted of an 1870’s post and beam farmhouse with a 1940’s addition. The main farmhouse (less 1 room) will be what you are renting. This includes a country kitchen and living room and laundry room on the main floor with 3 bedrooms and a beautifully renovated tiled bath with double (romantic) shower upstairs. Your hosts live in the 1940’s attached addition. You should have complete privacy while still having us close enough to assist in any of your needs. The NeighborhoodThis area of Greene County is very rural and very beautiful. You are a short distance from shopping, groceries and entertainment while still “deep in the woods”. There are both summer and winter activities available although most guests simply want to get away from it all. You will be 15 minutes away from multiple golf courses. Due to our rural nature, in winter, you should drive slowly on the back roads but all wheel or 4 wheel drive is not needed (sorry dad). In summer, bathing suits a must. Other Things to NoteThe home is heated by a geothermal heating system and we use solar panels for energy. There is a two night minimum. Some Holidays require 3 night booking.

The SpaceOriginally built as as a guest cottage for the larger farmhouses nearby, our home is located at the junction of O’Hara’s Corners, a beautiful farm settled in 1822. In the years following the subdivision of the farm, our house has undergone several quirky additions -- one of the many reasons it appealed to us. Serendipitously, we met the perfect people (alchemists, really), to renovate and furnish the house: Jersey Ice Cream Co. With their hand plastered walls, perfectly distressed wallpaper, exposed beams, whitewashed wood, handcrafted furniture, and vintage finds, they created a house that is both nostalgic and modern. Surrounded by ponds, rolling hills, crumbling stone walls, Shipley Garden is a place to spread out, soak in the quiet, and revel in the starry night sky. No street lights, no tv, no gimmicks - just a beautiful place to recharge and unwind. Guest AccessThe living room has an open fireplace, a dining nook, and a place for projecting movies. The bright, airy kitchen is well-equipped and large enough to accommodate several cooks. There is a long farm table in the dining room and a sideboard filled with all the linens, platters, and candles that you might need to for a special dinner. Make sure to fix yourself a cocktail and catch the sunset over the open fields in the sunroom - perfect. There are two full baths, one upstairs and one downstairs. The upstairs bath has a tub and shower, the downstairs has a shower. There are 4 bedrooms upstairs, though the two twin size bedrooms are linked together. The larger master bedroom has a queen size bed, and there is a full size bed in the fourth bedroom. Interaction with GuestsWe will not be present during your stay, however we are only a phone call away. To help you make the most of your trip, we provide our guests with a guide to our local recommendations. There are secret swimming holes and ample hiking trails nearby, farmer’s markets, pick-your-own farms, and river towns to explore. We can help you plan an interesting drive from the city, or adventures when you are here. The NeighborhoodFreehold is in the heart of Upstate New York. Located in the footholds of the Catskills, it also considered part of the Hudson Valley -- incredible antiquing and dining excursions in Hudson are only a 25 minute drive away. Given our central location, there are many directions to explore. To the south, Columbia County has many historic houses and museums to discover. If river towns are more your style, be sure to check out the towns of Catskill and Athens. Locally, less than 3 miles from our house is Ruby’s Hotel - a restaurant/gallery created by two Manhattan expats. In Freehold, the country store and deli has all the very basics, including beer. Alternatively, if you’re looking for a larger selection, head to East Durham (the same distance away) to Lawyer’s General Store for organic milk and Irish imports. A comprehensive guide to all our favorite quirky, local spots can be found at the house or we’re happy to make recommendations for you beforehand. Getting AroundTrain: If you don't feel like driving, take the Amtrak from Penn Station - a two hour trip along the scenic Hudson River. If you rent a car from Enterprise, they will pick you up when you get to the station. In a pinch, and for multiple people meeting up,Metro North also goes to Poughkeepsie every hour - you can rent a car and then drive 70 minutes to Freehold. Car: Driving from New York: we recommend taking the Taconic Parkway. While a slightly longer trip than I-87, the lack of trucks, scenic views, and opportunities for interesting detours makes this our favorite route. Bus: The Adirondack Trailways bus goes to Cairo, which is 14 minutes away. Other Things to NoteThe house is dog-friendly but not fenced in. It is on a quiet country road, but not perfect for a dog who strays. Though toddlers have stayed here, the house is not childproofed. Please inquire beforehand if you have babies or young children.

The Butterfly Farm was an original boarding house dating back to the 1930s. The Richter family transformed an old barn into a boarding house or what they called the annex. The annex was renovated in 2014 and now offers an open floor plan downstairs with a kitchenette and half bath. Upstairs there are two bedrooms and a full bathroom. Please note breakfast will be provided on Sundays. The Butterfly Farm guests have the opportunity to discover the magic of farm living. Guests, young and old, will enjoy learning about and observing our friendly fainting goats. Guests will also have the opportunity to participate daily in a variety of hands-on experiences that are associated with life on a small hobby farm. Guest can also enjoy the perennial gardens and the admire the 800 hops plants that we have on the property. We are close to horseback riding (next farm down), several golf courses, and the Zoom Flume Water Park. We are close to skiing at Windham Mountain, roughly 15 minute drive. There are excellent restaurants within 2 miles of us, and if you love craft breweries there are several within 20 minutes. Irish music is a must during the summer, which you can enjoy at local pubs and resorts. We are an hour from Albany and a 2 1/2 hour drive to NYC.

The SpaceThe Meadow Site is a grassy clearing naturally enclosed by trees and brambles. It has a private fire pit, picnic table and charcoal grill in the site, with room for up to three tents for your party. This site is located closest to the shared central campground area, yet still has a private feel to it because of the surrounding trees. It is a good choice for groups or families who want an open area for tents and convenient access to the shared amenities. The space has a really nice natural feel and is our own family's favorite spot likes to camp when we stay in the campground. The campground is at the center of our 50-acre working family farm, where we raise vegetables, fruit, flowers, herbs, chickens, ducks, turkeys & honeybees using sustainable growing practices. The campground is in a secluded natural area surrounded by woods, meadow, farm fields and a spring-fed pond. Natural beauty and wildlife abound - fall asleep to the hooting of owls and chirping of crickets, wake to the songs of bluebirds and scent of wild honeysuckle. We're far from any city lights, making for brilliant stargazing. The central shared area of the campground has a small camp kitchen stocked with drinking water, propane camping stove, coffeemaker and basic cookware. There is also a port-a-potty with handwashing supplies. Enjoy games of horseshoes, badminton, wiffle ball and our giant tractor-tire swing! This is rustic camping, off-the-grid with no running water, electricity or wi-fi and spotty cell phone service. There is no shower. This is one of three campsites in the farm campground. Campsites are placed out of direct line-of-sight from one another to give you personal space and privacy. Guest AccessThe campground is a pleasant 1/4 mile walk from the farm yard and visitor parking area. Private cars are not allowed to drive to the campground and we are strict about this to maintain the natural state and spirit of the camping area (and the intact state of your tires). We have carts you may use to pull your gear down, or we can drive it down on periodic runs of our hay wagon. Standard check-in window is 3-5 pm, check out at 11 am. We will do our best to accommodate earlier or later times upon request, subject to our farm work schedule. Your party will have sole use of your fire pit, picnic table and charcoal grill within the Meadow Site. Your site rental includes a starter stack of firewood; additional firewood may be gathered in the woods or purchased from us. We supply utensils, matches and a chimney starter for the grill at your site, but you'll need to bring your own charcoal (or buy some from us). We have some additional camping gear available to rent if needed. Within the central camping area you'll have shared use of the camp kitchen, port-a-potty and outdoor games. The camp kitchen is suitable for simple tasks like making coffee or heating a pot of food. Be mindful this space is shared with other campers and is not for storing your supplies - please plan to bring (or rent from us) your own cooler to store food in your site. To fully experience your farm stay we invite you to explore and participate in farm activities. Hike the series of marked trails around the property, stroll through the upper gardens and meet friendly chickens & ducks in the farm yard. Our weekend farm store offers fresh homegrown produce, eggs, chickens, homemade baked goods and more. Check the board in the farmstand to see what farm activities are going on each day, or ask us about customizing a tour or workshop for your group. Farm breakfasts are available on Saturday & Sunday mornings for an additional charge. We have two farm dogs on the property, along with many chickens & ducks. Please do not bring your dog or other pets without prior discussion/ approval from us. Interaction with GuestsWe live in the farmhouse on the property 1/4 mile from the camping area, so you'll have plenty of privacy but we are also available if you need us. We are happy to engage you in our farm activities, and offer recommendations for local restaurants and activities. This is a working farm, so you will see us around the property working during your stay and driving our tractor past the camping area. The NeighborhoodThe campground is surrounded entirely by natural and agricultural space - the farm is your neighborhood while you are here! If you simply want to get away from it all and relax in a natural setting, you'll probably find you don't need to go anywhere else during your stay. If you want to venture out, we are five miles outside the village of Greenville, a friendly small rural town with grocery and convenience stores, bank/ATM, pharmacies, park/playground, a drive-in showing classic movies, ice cream shops and several family-friendly dining options. A little further from town you'll find antique stores, horseback riding, several excellent restaurants, Zoom Flume Water Park, Huyck Nature Preserve and the Catskill State Park. There are a number of natural swimming holes in creeks within a short drive of the farm, and several state parks with beaches within a 45 minute drive. Getting AroundThe nearest Amtrak station is in Hudson, a 30 minute drive from the farm. There is no public transportation but we can provide information about a local private taxi service. By car we are 5 minutes from Greenville, 10 minutes from Rensselaerville, 30 minutes from Catskill & Hudson, 45 minutes from Albany and about 2 1/2 hours from New York City. Other Things to NoteIf you prefer a wooded tent camping site, check out our Woods Site: https://www.airbnb.com/rooms/12651151?guests=1&s=z3A2uMer If you don't relish sleeping on the ground and want a more luxury camping experience, check out our glamping (glamour+camping) site: https://www.airbnb.com/rooms/12796611?guests=1&s=z3A2uMer For large groups/ events, the entire campground can be rented subject to availability, giving your group full private use of the central campground amenities and all three camping sites. Please contact us to discuss possible arrangements.
