Pet friendly. Star gazing: A special amenity in every season. Little to no ambient light encourages nighttime sky viewing September is the beginning of foliage sseason. Very beautiful. Red maples begin to 'display' first of autumn foliage in late August. Most colorful display, late Sept - Columbus Day. After Columbus Day, only beeches 'guaranteed' to have leaves, other hardwood leaves fall from wind and rain forces. Snow cover, perhaps, by mid-Nov for Xcntry, Snowshoeing. West Kortright Centre nearby with cultural programming and community events May - early Nov. Oneonta, 15 miles. Cooperstown, 35 mi. Delhi, 10 mi. Bloomville, 8 mi. East Meredith's Hanford Mills Museum, historic site of water- and steam-powered milling, is 3 miles away. Silence is a special amenity of this land. Little or no road noise. The SpaceFarm Stay and Bed & Breakfast at Stone & Thistle Farm in the Catskills. Guests enjoy the first-floor suite in the 1863 Greek Revival farmhouse. The suite includes a guest bedroom with a double bed, private bath and library with a private entrance. Additional sleeping facilities can be arranged in the library suite to accommodate families. After enjoying a bountiful farm breakfast, guests may opt, for a fee of $50 per family, to participate in a guided tour of the farm and lend a hand with farm chores (Tours & Chores 1 1/2 to 2 hours). Chores, depending on the season, may include collecting eggs, bottle feeding kid goats, feeding and watering chickens, rabbits and pigs, moving the sheep or dairy goats with the border collies and planting, weeding or harvesting in the kitchen gardens. We need 24 hours notice if you would like to participate in this program. Dine at our on-farm restaurant Fable = farm + table on Saturday evenings and Sunday for farm tour/brunch from May to October. Experience on farm workshops such as Farmer for a Day or Rabbit to Roaster - butchering, cooking and eating adventures. Breathtaking views of hills and farms and countryside abound. Getting AroundArriving by car is preferable. However, there is a bus you can take from Port Authority in Manhattan to Delhi, which is 20 minutes from your yurt. You will need to arrange for me to pick you up and also take you grocery shopping if need be.

The SpaceThe Farmhand Cabin is located on a working livestock farm a short distance from the farmhouse overlooking Kortright Creek. The one-room cabin is 10 feet by 11 feet and accommodates up to two adults and two small children. To accommodate additional persons, a tent is provided with advance notice or bring your own. The Cabin has electricity and is equipped with an electric heater. It includes a refrigerator, hot plate, toaster oven and fire pit for cooking. The Cabin has an outdoor solar shower, wash sink and compost toilet. Includes cold breakfast of juice, milk, yogurt, granola and hard boiled eggs - all from the farm. Other meals are self prepared or opt for a hot farmstead breakfast served at Fable for $15 per adult and $8 per child (9 and under). Meats, cheese, dairy and produce available in the farm's store. “Morning Tour & Chores”, following breakfast (1 1/2 to 2 hours), is $30 per family and Farmer for A Day, a half-day farm adventure, is $200 for up to four people. Other farm programs include butchering, cooking and eating workshops. See website (URL HIDDEN) for details. All programs require 24 hours or more advance notice and reservations. Dinner is served at Fable = a farm + table culinary experience on Saturday nights in the farmhouse’s modern addition. The menu features the best of the farm’s meats, dairy and produce. A five-course dinner costs $55 per person. The prix-fixe menu is available on the website. The farm tour and brunch are on Sundays from Memorial Day to Columbus Day. The cost is $25 per person; children 5 and under are half price. Reservations are required. With at least one day advance notice, a private dinner basket can be delivered to the cabin for $38 for three courses or $55 for five courses (wine included in five-course option) per person. The SpaceArtist's studio, open plan. Kitchen and bathroom areas function well but are still under construction. Farm building formerly used for making maple syrup is under renovation. If you choose to draw or paint, work table and wall space available. Owner is landscape oil painter with regional reputation. Painting, drawing, and lithographs decorate the studio, dining area, sleeping loft. Other artists in his collection also represented. You are welcome in work in the studio area if you'd like. Space in use as home, artist's studio, retreat. No TV or audio equipment; weather reports can be found on a small radio in kitchen. No internet access. No air conditioning. Important: Studio is a farm building under renovation. Kitchen and bathroom construction in progress. Partially open ceiling in both spaces, insulation and wiring visible in kitchen. All fixtures and equipment work; wiring is safe, installed by licensed electrician. The kitchen is serviceable for travelers preparing straightforward meals. Interior and exterior spaces for dining are comfortable and relaxing. Pots, utensils available for gas stove top cooking. Gas oven not operable but there is a good counter-top convection oven, electric, in which we bake the apple pie that we leave for your enjoyment. There is no air-conditioning. Space cooled by floor fans in summer. In cool weather, space heated by LP gas and by wood stove. Guest AccessGuests who want to hike - snowshoe, Xcntry in winter - should wear layered, rugged clothing and suitable shoes. Trails are not marked except by tractor and small all-terrain vehicle use. Guests should bring Approved Firewood, i.e. free of invasive pests like Emerald Ash Borer or Hemlock Woolly Adelgid. Stewarts gas stations provide treated inspected for use. Seasoned firewood and kindling occurs naturally in woods just feet from the Saphouse Studio; please collect a supply for your use. Interaction with GuestsGuests welcomed by owner or a greeter to answer questions and instruct in use of wood stove and LP (liquid propane ) heating units, one in studio, one in bathroom. House manual emailed to all who make reservations. Included are instructions for self check-in for late arrivals. Please read House Manual for using wood stove. The NeighborhoodThe natural beauty, relative isolation on the dead-end road, and quietness of the neighborhood are highly valued by the hosts and other persons who live on the one mile road. Road maintenance excellent, by 7am after a 12" snow previous night. Sometimes there will be XCntry trails depending .... It's summer and the West Kortright Centre, 1/2 mi. down the road, has terrific programming. (SENSITIVE CONTENTS HIDDEN) West Kortright Centre for list of concerts, workshops, exhibitions. Web address is (URL HIDDEN) Cooperstown, a pleasant 45 min. drive north, is a great destination. Ommegang Brewery, Fenimore Art Museum, Farmer's Museum, Baseball Hall of Fame. And handsome Otsego Lake, 7 mi. + long. Delhi and Andes, nearby mountain towns, have galleries and shopping and a about 30 minutes away via NY28. Getting AroundSeveral guide books, maps available inside Saphouse Studio. USGS map for locale. Other Things to NoteWinter guests will want instruction in using the Jotul wood stove, if they're not familiar with wood burning stoves. Firewood and some kindling wood provided. Also matches and newspapers to ignite a fire. If you've never operated an interior wood stove you should look up basics on the internet or from a printed source.

Getting Aroundthere is bus transportation from manhattan to delhi, which is 20 minutes from us. you can arrange for me to pick you up and take you for groceries for $50 round trip fee. Plenty of wild life. three brooks on property for casual fishing. Getting AroundGrace House is located 8 miles from Delhi NY. 12miles from Oneonta NY and 25 miles from The baseball Hall of Fame in Cooperstown. 14 miles to the All Star Village in Oneonta. the West Kortright center is 10 minutes away. plenty of shopping in Oneonta. Other Things to Notean outdoor gas grill is available and a nice fire pit as well. There will most likely be beef cattle on the property. I do allow well behaved dogs accompanied by responsible pet owners. Please ask first!

    This pet friendly ranch style home features 2 bedrooms, a great lake view and comfortable outdoor space. Wifi is available here, and parking for up to 2 vehicles. It is on the northwest tip of Keuka Lake, just outside of the hamlet of Branchport. The house faces the lake in a southerly direction, with a view that goes on for miles. Branchport offers a small corner store with a restaurant and deli, or drive to nearby Penn Yan or Hammondsport. The boat launch is at the end of the road, and the Keuka Lake State Park is in walking distance. Wine:The nearest winery is only a couple miles away, and then you can continue on to the rest of the Keuka Lake wine trail. Visit them all!       This beautiful year round Waneta Lake home has so much to offer. Accommodates up to 8 people and has a multi level brick patio with 3 seating areas and a child size picnic table. Sit in comfort in the gazebo with a good book, soak up the sun on the large deck, or fish off the aluminum L shaped dock. The house has 4 comfortable bedrooms, some with window air conditioning units, a full service kitchen, and large dining room with adjacent morning room. Many of the appliances are newer (washer, dryer, dishwasher, fridge). A large pantry in the kitchen is ideal for extra storage. The large dining table includes seating for 12. You'll love the sunny, open front room on the main floor of the house - windows span the entire front of the house. The 3rd level, the main sleeping level, includes 4 bedrooms and 2 of which have LAKEVIEWS. The larger ground floor bedroom has a walk out sliding door onto the lower patio. Note: You have to go through this bedroom to get to the other ground level bedroom. This 2nd bedroom has a large walk in closet or would be great for your porta crib. The basement is perfect in the fact that it can be a private portion of the house for 1 family or group of teenagers. The 4th level is great for kids - it allows them their own space and offers peace and quiet for the adults.
