The bathroom with a bathtub and shower is very spacious (74 SQ') and will be shared with the other guest. it comes with a high definition TV with Cable (all the cable channels, HBO and showtime, and On Demand. Wi-fi works best downstairs if you use your IPAD. You are more than welcome to use the kitchen. It is super quiet that you can listen to the birds and the roosters at around 5:00 am. Included is a continental breakfast. The coffee is freshly ground every morning. I think this room is unique because it has a great bed, Simmons extra firm, fairly new; good quality linens and towels. When you enter that room, it is your room. It has a large closet, and a dresser with a lot of drawers to store your clothes. After the guest(s) leave(s), the whole bed is stripped including the mattress cover. In addition to the mattress cover, there is another cover to completely protect my guests. Pinole is located 22 miles East of San Francisco; 12 miles to Berkeley,27 miles to Napa; Walnut Creek 21 miles. If you like bike riding there are a lot of bike trails. You must rent a car to give you more flexibility. Easy parking in the driveway

The Space3 Bedroom, 1 Bath Barn Style Home on Ranch 30 miles outside of San Francisco and 15 miles from Berkeley, CA. Large, open, bright, airy space with high ceilings and hardwood floors throughout house. One bedroom downstairs and 2 bedrooms upstairs with bonus "office room" upstairs. One bathroom downstairs. Large patio and backyard. Located on a ranch with goats, chickens, horses, dogs and cats. Large kitchen with custom designed picnic style kitchen table. Great place to getaway for the weekend or to hold a personal or professional retreat type weekend. We also accept and welcome long term visitors or people in transition who would like to stay on a monthly basis. The house does not have any air conditioning. It is heated only by wood burning stove and a small wall heater in kitchen area, a fire must be kept burning in the winter months for heating purposes. There is a land line that you are free to use for US calls. The only cell service that works at the house is Sprint. There is reliable wireless internet. Very quiet peaceful land relatively close to many San Francisco Bay Area attractions. 15 miles from transportation such as BART. Should you choose to have an event or party beyond the 6 person max please contact us for details on pricing. NO SMOKING on the property Guest AccessInformation at the Ranch Located at 1070 Pereira Rd Martinez CA 94553 Thank you for deciding to stay here at our home. Below is information that is important to know about the property. This is a rural property that does not have things like city water supply and a waste system that has unlimited capacity like most of us are used to having. • Our water comes from a well and is stored in a tank. If there is any kind of leak, dripping faucet or toilet running, within a short time it will use the entire supply and there will not be available water. Please report any leak immediately!! • Drinking water- You will need to supply your own drinking water. I go to Whole Foods and fill bottles. There also is a place in Martinez called Water Wise. I use the well water for cooking and brushing my teeth. There are bottles in each rental for refill. • Waste water- there are two systems here. The grey water (dish washing, shower, laundry) go into a wetlands system and then it is returned and used for watering trees. Use of bleach or harsh chemical will ruin this system. Please do not use them. Black water- toilet only, goes into a tank and a small leach line system. It has a limited capacity. Please use your best judgment and do not flush every time you go pee. • Electric- We have four structures that are using our power supply. Most of our bulbs are LED or florescent. Please be mindful to shut lights off. • Internet and cell phone. There is Wi-Fi, but it is spotty. Network is ATT9472 or Ext ATT9472. The code is CB8BK3LRP9. Cell phone reception is also spotty. If you use Sprint (as I do) you will not have any problems. All other carriers seem to be difficult at best. • Bringing your animals- we are animal friendly here. Please be aware that there are 4 dogs and 6 cats on the property and many neighborhood animals. We only ask that you do not leave dog barking, while you may be gone. If it will bark, you need to take it with. • There are some great hikes very close. My favorite is about 2 miles away. Go to the end of Pereira Rd ( intersection of Alhambra Valley) continue straight for a half mile on Bear Creek and turn right on Hampton Rd and go for about a mile till the road ends. There is an entrance to EBMUD trails there. Go thru the gate and up the hill for about a half mile, at the top you can go right or left. Right will take you to open views and lots of sun, left will take you thru wooded areas. Also if you go straight on Bear Creek about 4 miles there is an entrance to Briones Open land and just past that entrance, on the right another entrance to EBMUD trails. I prefer EBMUD, as there usually are very few people on these trails. • Jose and Lupe are caretakers here and around most of the time. They live in the house at the highest part of the property. If you are missing anything or need anything at all, please call or stop there. Their phone numbers are Jose (PHONE NUMBER HIDDEN) and Lupe (PHONE NUMBER HIDDEN) or call Brian at ((PHONE NUMBER HIDDEN) Other Things to NoteBarn Style home- 3 bedroom, one bath • Heating - During the winter, the only way (if temperature drop) to keep this home warm is to have a wood fire going, pretty much 24/7. The small propane heater located in the kitchen area will not heat this home. If you run that heater 24/7 it will, not only not heat the home, but will drain the propane tank that is needed for hot water and cooking. When I lived there, it was nice to turn the propane heater on for an hour or two first thing in the morning, until I rebuilt the wood fire. Please do not run this heater more than that. • Using the wood burner/building a fire- When you first light the fire, it is very important not only to have the vent holes (under the firebox) open but to leave the firebox door slightly cracked. This will create a draft. If you do not do it this way, be prepared for a lot of smoke in the house and mostly likely a failed attempt at your fire. Once the fire is really going, you can adjust the vent holes and close the door. The unit also has a fan that helps move the heat. Right before bed, load as much wood as you can fit in; shut the vent holes all the way, make sure door is shut. If you get up to pee, it is good to add more wood. Most morning there are enough red coals to build a new fire easily • Cooling in summer- when temps get above 90 out here, keeping the home cool is challenging. If high temps are predicted, first thing in the morning, close all windows and blinds. This will usually keep the home cool till about 3 in the afternoon, then ( usually) there is a great breeze that is going, so open up the window, but not the blinds that face south ( sliding door and window in the kitchen area) The fan in that area helps a lot. • Flies- because of the horse, it is most important to keep the door and screens closed. • Please remember to turn the outside porch light off in the evenings ( it shines directly into my bedroom in house above) • Water- there is a 5 gallon empty bottle you can fill for drinking water. • No laundry facilities. • Cats (and maybe dogs, but especially cats) - please do not feed the cats. They get confused where they live. If you feed them, they will keep coming back. • The landline phone number is (PHONE NUMBER HIDDEN). This is for domestic calls only.

There is access to great hikes and bike rides right outside our door. For those unfamiliar with Bay Area geography-- you will be crossing toll bridges to get to SF, Marin or Napa. Crossing toll bridges is just part of life around here. The tolls are $6 at peak times, and $5 at off peak. Other Things to NoteWe love animals and are happy to host pets in this space. We have a $20/pet surcharge/visit which is not included in the Airbnb price. If you have a pet we'll have to respond to you with a special offer when you're booking. We have two cats who come and go and a part time very friendly dog here. All of them would probably be sighted by your pet if the curtain to the patio is open, but we don't allow them into the apartment. We hate to have to say this, but if you ANYWHERE in the Bay Area, it is not safe to leave anything in plain sight inside your car. There has been a rash of smash and grab car thefts all over the Bay Area, but especially around tourist locations in San Francisco, and supermarket parking lots everywhere. Please don't leave luggage, clothes, change, anything in your car where people can see it. If you would like to drop your luggage off early let us know and we will accommodate you if we can.

The SpaceA unique, modern, country style, backyard cottage, its a small but spacious feeling studio, in a rural-feeling area just outside of San Francisco. ALL NEW EVERYTHING! We live in a quiet neighborhood with a rural feel. We do have chickens, honeybees and 2 cats. You will likely hear our rooster crowing in the morning, but it is a great feeling! This home is located in the town of El Sobrante, which is in the San Francisco East Bay a few cities north of Berkeley. San Francisco is 20 miles away, we are right of the freeway, and depending on traffic takes 25-45min to downtown. Napa is a 30-minute drive. The home is located in a quiet residential area off a main street, which also means it is not easily accessible by public transportation - you will need a car. The bedroom is very spacious (226 SQ') , with queen size bed. It has a mini refrigerator. The bathroom with a bathtub and shower is very spacious (74 SQ') and will be shared with the other guest. Each room comes with a high definition TV with Cable (HBO, SHOWTIME), and On Demand. free Wi fi . If you like you could use the kitchen. After a long day away either in San Francisco, Napa Valley, Walnut Creek and other surrounding areas, it is wonderful to come home and retire and relax in a very comforting space. It is super quiet that you can listen to the birds and the roosters at around 5:00 am. The coffee is freshly ground every morning. Pinole is located 22 miles East of San Francisco; 13 miles to Berkeley, 27 miles to Napa; Walnut Creek 21 miles. If you like bike riding there are a lot of bike trails. You must rent a car to give you more flexibility.

We're happy to meet you when you arrive...and are available to answer any questions you may have. The bike trails in our area are legendary :} We are centrally located for Oakland, SF, Berkeley, Marin and Napa. South Bay locations can be a long drive from here. Getting AroundYou're better off with a car here, but there is an AC transit bus stop a few houses up. Orinda Bart is a 15 minute drive, Del Norte Bart is about 10 mins away. Like anywhere in the East Bay, you cross a bridge to get to the city, Marin County and the wine country. The toll varies between $5 and $6.50 depending when you travel. You only pay it one way. We hate to have to say this, but if you ANYWHERE in the Bay Area, it is not safe to leave anything in plain sight inside your car. We are slowly but surely transforming it from it's 70's era decor roots. The snug is perfect for someone who doesn't need a stove for meals. If you eat out or use a microwave a lot, it's perfect for you. It is comfortable enough for an extended stay-- we love travel nurses:} This space is not appropriate for pets. The SpaceMy home is very comfortable, clean and has a nice vibe to it. It's a three bedroom/two bathroom house. I occupy one bedroom with a private bathroom. There's a guest room with a double bed and another bedroom with two twin beds. Both guest rooms share a bathroom. So, I accept a group traveling together or two separate groups. My location has easy freeway access and is close to cities with fine dining and a lively nightlife yet it feels like a getaway. It's on the route from San Francisco/Oakland/Berkeley to Napa Valley just off highway 80. There are malls nearby for whatever shopping needs you may have. I have a 73 lb dog who is friendly with people. Guests are welcome to make themselves at home using my kitchen, living room, washer/dryer and ample outside lounging area. Guests can also use the desktop MAC. I have wifi and a large television with HBO and Apple TV. I also have an outside lounge area with a bbq and a hammock. Guest AccessI highly recommend having a car. Guests have easy parking in my driveway or there is ample street parking always available in this neighborhood. The front door is at ground level, a short distance from the driveway. There are no stairs to climb. I provide my guests with two keys; one for the house and one for their bedroom for the duration of their stay. Interaction with GuestsI have an irregular schedule so sometimes my guests and I are like ships passing in the night and sometimes we hang out and enjoy each other's company. I'm available to help with local advice, recommendations and provide maps to the area, etc. I'm happy to socialize and also happy to give people space. I can read social cues! The NeighborhoodIt's a residential neighborhood in a semi-rural community. There are beautiful views of nearby hills and parkland from the backyard. You can hear roosters crowing all day but they're far enough away that you only hear them when you're outside. I have a huge yard which is a great place to relax. Getting AroundI really recommend that people rent a car because my place is a little remote but I have had a handful of guest who used public transportation while staying here. It depends on whether you're a tourist or working, etc. The nearest BART station is El Cerrito del Norte Station about 10-15 minutes by car and 33 minutes by bus. Otherwise, the area is serviced by Uber/Lyft. SFO is 32 miles away and a minimum of $35-45 by Uber/Lyft. Other Things to NoteSince I live here and there are other guests as well, this isn't the ideal place for a private, romantic getaway. ;)
