( Smoke detectors linked to mains, and Carbon Monoxide alarm newly installed) I have several rooms, so the room on photo, may not be the actual room ...but all rooms are peaceful rooms in a happy professional house. The NeighborhoodThe house is brilliantly situated for train station (2 mins walk) All bus routes, 2 mins walk. Train station (fast direct train to Liverpool) 2 min walk Motorway connections 3 mins drive.

The SpaceThe unusual aspects of the space are the room size and location. This is a large room at the back of the house in a quiet cul de sac.There is enough room to kick back and relax without being disturbed if that is what you wish. Guest AccessGuests have access to the main bathroom, which has an over bath shower. Guests have a television in thier bedroom, but are welcome to use the lounge which has cable tv, or the freeview tv in the study downstairs. Guests are also free to use the kitchen as long as they clean up after themselves. There is a garden which has a suntrap available to use. Interaction with GuestsInteraction has varied with guidance from the guest. If in your room I will leave you alone, but if in communal space expect some interaction. Certainly any advice sought in regard to where to visit will be a point of discussion. The NeighborhoodLittle Sutton village is a quiet area half way between Chester and Birkenhead. It is 8 miles to each, so only a few miles more to the centre of Liverpool. We are only 3 miles to Cheshire Oaks shopping outlet and the Blue Planet Aquarium and Chester Zoo are only a few miles further on. Liverpool is half an hour away with tourist spots such as the Beatles tour and the Albert Dock easily accessible. The village has several places to eat with Holdi being my favourite Indian. Getting AroundWe are a couple of roads away from the A41 which has frequent buses to Chester and Birkenhead and Ellesmere Port. The train station is a five minute walk away and trains run to Liverpool and further into Cheshire and Wales via Chester.

Ideally located for a shopping! Cheshire Oaks Retail Outlet Village with over 145 stores is only 5 miles from the hotel, and of course Liverpool, famous for its superb shopping is only a 20 minute drive. Hooton train station (10 minutes’ walk) can get you into Liverpool, Chester and Wales. Liverpool Airport is a 40 minute drive (about 27 miles). The hotel is 2 minutes from the M53, which gives you easy access to Cheshire Oaks, The Boat museum, Ellesmere Port, Chester, North Wales, the beautiful Wirral peninsula with all its beaches and many more attractions including Ness Gardens, Chester Zoo, New Brighton. The Woodcote House Hotel is newly refurbished to a very high standard, modern, all rooms have en-suite with superb showers, mostly king sized beds, flat screen TVs, tea and coffee making facilities. Getting AroundThere is an hourly bus service to Chester the bus stop is just around the corner it costs approx £5 return a taxi is approx £12 but the easiest is just to drive there are numerous car parks or the park & ride is a good option. Other Things to NotePlease note I charge £32 per night for one room + £22 per night for a 2nd room so for 4 people that's £13.50 a night. A camp bed is also a cheap option if required. Just depends what your looking for ? Also : This property is unsuitable for very young children. Arriving after 22.00 is only available by prior notice. If you are going out it would be appreciated if you don't return really late as we had a guest who disturbed the whole neighbourhood & I'd prefer not to have a repeat !!

Easily accessible by car and public transport. North Wales is just ten minutes. The majority of the North Wales coast is within an hour. Snowdonia National Park can be reached in ninety minutes. Chester is twenty minutes. The city is surrounded by a very well preserved Roman wall and was founded as one of only three main army camps in Roman Britannia. It also has a unique covered shopping walkway dating from the medieval era, known as Chester Rows. There are well preserved Roman structures, including a 1st century amphitheatre which is the largest of its kind uncovered in Britain. There are numerous other attractions, including a cathedral dating back to 1093 and the oldest racecourse in the country. I may be biased, but is a beautiful city with great bars and restaurants. Chester Zoo is fifteen minutes by car. It is the most visited wildlife attraction in Britain and was recently named as the best zoo in the UK. Wirral Country Park is very close by; Britain's first designated country park. Liverpool is thirty minutes by car or train. Packed with historic, sporting and modern cultural iconic places. The newly built Liverpool One is one of the largest retail developments in the country; containing both shops and leisure facilities. Port Sunlight Village is six miles. Built last century by Lord Leverhulme as a model village and now containing 900 listed buildings. Numerous public buildings, including an art gallery and a museum. The country's first and largest outlet village is less than four miles. Near to the Cheshire Oaks Outlet Village there is also a further shopping (everything from Marks and Spencer to Porsche) and entertainment area with a large cinema, restaurants and bars as well as a sea life centre. Just a few miles away is The National Waterways museum as well as a sea life centre. There are local restaurants and shops within a mile. Getting AroundLarge double width driveway. There are frequent local buses stopping nearby. The Chester/Liverpool light railway takes you to the heart of both cities and can be accessed from the local station, which is less than a mile away. The line joins up with the national network with trains from both cities to London taking around two hours. There are also frequent services to both Liverpool and Manchester airports. Liverpool and Holyhead ferry terminals are also served by the local rail network, providing ferry access to Belfast, Dublin and The Isle of Man. Cyclists (and walkers) are very welcome and will find the start of the wonderful 12 mile Wirral Way three miles away. The Wirral Way caters for walkers, riders and cyclists. It passes very attractive villages, a preserved station and gives panoramic views of Wales across the River Dee estuary. The route now joins up with an extended cycle/walking path which goes all of the way to Chester and also crosses the River Dee into North Wales. The canal network has a major terminal within three miles, where a waterways museum now stands and leisure trips are available. Other Things to NoteStrictly no smoking or pets.       The DETACHED cottage is fully equipped to be just like home. The kitchen has all full sized appliances including dishwasher, fridge, freezer , microwave, fan oven, washing machine and tumble dryer. You will find everything you need to cook a gourmet meal should you wish! The outside area is delightful with plenty of private space to bbq, play or sunbathe. The bathroom has a full size bath and separate power shower, there is a 2nd toilet downstairs. Take a stroll around the grounds and pond and see the wildlife, feed the ducks, see the chickens, watch the rabbits or take a walk around the village to the lovely Hosta Coffee shop or up the lane to the pub which is just a mile away. Comfy beds with crisp white linen and lovely white fluffy towels and WIFI are all provided in the price. One of the bedrooms overlooks the fields where horses are grazing, so you can lay in bed and enjoy the view. The cottage is ideal for couples looking for a relaxing rural break but with easy access to night life in Liverpool or Chester City Centre or for families wanting to entertain children at Chester Zoo, Blue Planet Aquarium and Cheshire Ice Cream Farm, North Wales Rally.         Pond Cottage is a DETACHED converted barn situated just 6 miles from Chester City Centre, it is set in the grounds of Court Farm which is a 16th century listed farmhouse. The property has wheelchair access throughout. and benefits from underfloor heating , there is a fabulous log burner in the lounge. The lounge area has patio doors which open out onto a large decking area with lovely comfy chairs overlooking the pond and is a perfect place to sit watching the wildlife. The courtyard side of the cottage has parking for up to 6 cars, it is also a real sun trap too so another place to sit and relax. All 3 bedrooms have large en suites with illuminated mirrors and shaver points and one room has been specially designed to accommodate a wheelchair user. All the bedrooms are spacious and light with lovely high ceiling and windows overlooking the lake. The beds are king size and super king and the largest room has a bed settee, so the bedrooms accommodate 6 adults comfortably but with the bed settee and travel cot 7 plus 1 infant. Crisp white Egyptian cotton linen, Laura Ashley soft furnishings, lovely large white towels, fabulous power showers, beautiful oak doors and furniture. The kitchen area is contemporary with cream gloss units and granite worktops, there is a fridge, washing machine, dishwasher, oven, hob, microwave and freezer. It's the most visited wildlife attraction in Britain, having recently been named as the best zoo in the UK. Wirral Country Park is just 3 miles away; Britain's first ever designated country park. Liverpool is 30 minutes by car or train. Packed with with historic, sporting & modern cultural iconic places. The newly built Liverpool One is one of the largest retain developments in the country. Port Sunlight village is 6 miles away. Built last century by Lord Leverhulme as a model village & now containing over 900 listed buildings. Numerous public buildings, including an art gallery & a museum. The country's first and largest outlet village is less than 4 miles. Near to Cheshire Oaks Village there is also a further shopping (everything from Marks & Spencer to Porsche) & entertainment area with a large cinema & bars as well as a sea life centre. It passes very attractive villages, a preserved railway station & it gives panoramic views across the River Dee of North Wales. The route now joins up with an extended path which goes all of the way to Chester & also crosses the River Dee into North Wales.           The DETACHED cottage is fully equipped to be just like home. The kitchen has all full sized appliances including dishwasher, fridge, freezer , microwave, fan oven, washing machine and tumble dryer. You will find everything you need to cook a gourmet meal should you wish! The outside area is delightful with plenty of private space to bbq, play or sunbathe. The bathroom has a full size bath and separate power shower, there is a 2nd toilet downstairs. Take a stroll around the grounds and pond and see the wildlife, feed the ducks, see the chickens, watch the rabbits or take a walk around the village to the lovely Hosta Coffee shop or up the lane to the pub which is just a mile away. Comfy beds with crisp white linen and lovely white fluffy towels and WIFI are all provided in the price. One of the bedrooms overlooks the fields where horses are grazing, so you can lay in bed and enjoy the view. The cottage is ideal for couples looking for a relaxing rural break but with easy access to night life in Liverpool or Chester City Centre or for families wanting to entertain children at Chester Zoo, Blue Planet Aquarium and Cheshire Ice Cream Farm, North Wales Rally.             Pond Cottage is a DETACHED converted barn situated just 6 miles from Chester City Centre, it is set in the grounds of Court Farm which is a 16th century listed farmhouse. The property has wheelchair access throughout. and benefits from underfloor heating , there is a fabulous log burner in the lounge. The lounge area has patio doors which open out onto a large decking area with lovely comfy chairs overlooking the pond and is a perfect place to sit watching the wildlife. The courtyard side of the cottage has parking for up to 6 cars, it is also a real sun trap too so another place to sit and relax. All 3 bedrooms have large en suites with illuminated mirrors and shaver points and one room has been specially designed to accommodate a wheelchair user. All the bedrooms are spacious and light with lovely high ceiling and windows overlooking the lake. The beds are king size and super king and the largest room has a bed settee, so the bedrooms accommodate 6 adults comfortably but with the bed settee and travel cot 7 plus 1 infant. Crisp white Egyptian cotton linen, Laura Ashley soft furnishings, lovely large white towels, fabulous power showers, beautiful oak doors and furniture. The kitchen area is contemporary with cream gloss units and granite worktops, there is a fridge, washing machine, dishwasher, oven, hob, microwave and freezer. Peaceful relaxing rural setting yet convenient for lots of shopping and tourist attractions. We are happy to offer discount for late bookings, please contact us for further details.
