The SpaceThe rental can best be described as a family cottage. We set it up to cater for my family and friends. This is not a fancy place but you should find it clean and comfortable. There are beds to sleep 8 people, 4 upstairs and 4 down. Bathroom is small with a shower, toilet and basin. There is a TV with a DVD/VCR connected but there is NO television service. There is no airconditioning but several fans are provided. If you open all the windows and doors there is plenty of air circulation. Guest AccessProvided for your stay * Bedding (pillows, sheets, blankets and quilts) * Both beach towels and bath towels * Gas BBQ on deck * Kayaks, canoe and life jackets * Firepit, wood, camp chairs and roasting forks * Fishing poles and basic tackle * Filleting knife for all the fish you catch The NeighborhoodAs you can see by the photos we do not have many neighbors - it really is a peaceful retreat. There is one cottage located right next door to us but we have a huge tree which creates a visual barrier between us and them. They also usually only come up for weekends so we do not see them very often. Other Things to NoteIn the summer we rent by the week - Saturday to Saturday. The weekly rate is $1000. Check in time - 2pm. Check out time - 11am.

The SpaceUp north at its best! The Treehouse sits on a pond among the birch and pines in a working cherry orchard. Built by my husband and me, with a whole lot of help from many friends, it clearly has love in the details. Large windows bring the daylight in and allow for dreamy star- gazing - maybe even the northern lights! Six person outdoor hot tub is shared with the cabin also on property. Locally made art. Big garden. Access to trails for hiking, groomed cross- country ski trails, and mountain biking all around the orchard and ponds. Minutes to Lake Michigan and Torch Lake beaches. The cabin makes a great getaway for couples and families. There is a sleeping loft which can sleep four and a private bedroom which sleeps two. Limited kitchen has a smart oven, countertop two burner range, sink, and refrigerator. The Treehouse can be rented in conjunction with The Cabin at Rocky Top Farms. Towels and linens are provided. There is a lot of room for camping. This is a special place. You must have four- wheel drive to access the Treehouse in the winter, or plan to hike the 1/4 mile from the barn. Please note! This is a cabin and not a traditional treehouse! We don't mean to mislead with the name- The Treehouse is what we have always called it. Guest Access`Guests have access to the hiking and biking trails around the orchard and woods around our large property. You may fish in the pond. If you ask us, we will tell you where you will find a volleyball court, horseshoe court and very private place for a bonfire. The hot tub is shared with the little cabin, but isn't too busy. We groom trails for xc ski and snowshoeing around the orchard and thru the woods. Dogs are allowed- we ask for a $30 dog fee to be left in the treehouse at the time of departure. Interaction with GuestsWe usually meet our guests upon arrival, show them around, answer any questions, and then leave them to do their own thing! Our family may be around periodically, working on the garden, etc., but we give our guests a lot of privacy. We are always happy to make recommendations about great local restaurants, beaches, trails, etc. I am always available by text anytime. There is another cabin on the property (the little cabin), which is nearby, and also listed on Airbnb. Pine trees do a good job of separating the spaces for privacy. The NeighborhoodWe adore our very rural neighborhood! Just a couple miles from both Torch Lake and Lake Michigan-beaches abound! Ask us about our favorite spots. Hiking and paddling opportunities are plentiful. We are not far from XC, downhill skiing and snowboarding in the winter. Rocky Top Farms is centrally located between Traverse City and Petoskey. We are located just off 31N. Our nearest towns are Elk Rapids, Bellaire, and Charlevoix, and East Jordan. The closest villages are Torch Lake, Ellsworth, and Central Lake. There are so many things to check out while visiting- or- just laze around the farm! Getting AroundNo public transportation around here! Other Things to NoteIt is required that guests have a four wheel drive vehicle in the winter and early spring! Our driveway is no joke! Guests must be able to climb steps to enjoy this space. The water here is well- water. It is dually filtered, but it still has a yellowish cast due to tannins in the water. It has been recently tested, and is good to drink. Those used to heavily chlorinated city water may choose to bring their own drinking water. Please also note- there is no wi-fi or internet here. Cell phones generally get good reception.

The SpaceCustom timber-frame cabin was built by my husband, father-in-law, and me with the help from many, many friends. The little cabin is in the middle of a large cherry orchard in the heart of beautiful northern Michigan and is situated on a pond surrounded by birch trees. The love is in the details at this very special place. Climb a ladder to the romantic sleeping loft and gaze at the incredible northern night skies! Wonderful front porch! Locally made art. Amazing soapstone wood stove for cozy warmth and romantic, flickering firelight. Shared outdoor 6 person hot tub. The small kitchen is equipped with all you might need to make some wonderful meals. Fridge, sink, oven with stove top griddle, microwave. Pots, pans, mixing bowls, utensils, dishes, cups, mugs, basic oils and spices are included. OH~ and coffee maker! Towels, bedding and firewood are also provided. Enjoy acres of Michigan orchard, prairie, and woodlands. The north end of Torch Lake is just a couple miles away. Lake Michigan beaches are within minutes of driving. Ski resorts, breweries, wineries, restaurants, farm markets are all within reach for great day trips. This property is best accessed by four- wheel drive during the winter months. You could say we are off the beaten path. This cabin can be rented in conjunction with The Treehouse at Rocky Top Farms- check it out! The Treehouse is near The Cabin, but both buildings have been designed to have a feeling of privacy. There is a wall of pine trees between the cabins. Please be reminded that this is a working orchard. You may hear ambient tractor noises at various times. You should have 4 wheel drive to access the cabin in winter- I am not joking!!! Surrounded by lakes, beaches and hiking opportunities abound! We are located 15 minutes south of Charlevoix and 20 minutes north of Elk Rapids. Bellaire (home to Short's Brewery) is 20 minutes away. Traverse City is about 30 minutes to our south. See the guidebook for a listing of our favorite spots. No public transport around here, sorry. You must have 4 wheel drive to visit the cabin in the winter.... Otherwise, prepare to hike about 1/4 mile to the cabin, and park at the barn. The water here is well- water. It isn't the city water you might be used to. It does have a yellowish cast because there are many tannins in it. The water has been tested, and is fine to drink. You may want to bring your own drinking water if are used to chlorinated water. Guest AccessGuests have access to the cabin, the hot tub, and all the trails around the 300 acre farm. Interaction with GuestsI am always available by text or phone call. We don't generally have a lot of interaction with guests, unless they would like to! The NeighborhoodWe love our rural neck of the woods! Surrounded by lakes, beaches and hiking opportunities abound! See the guidebook for a listing of our favorite spots. Our immediate neighbors consist of farmers, artists, a college professor, bee keepers, a massage therapist, a chef, an energy conservationist and a professional star-gazer_ truly! Our neighborhood is spread across many miles, but we are look out for each other and are friends. Getting AroundNo public transport around here, sorry. Other Things to NotePLEASE note: We strongly suggest four- wheel drive in the winter! If you do not have 4 wheel drive, please park behind the first barn. We provide a sled in the gift shop for hauling stuff, if need be. The driveway is quite rugged and off the beaten path. Please consider that northern Michigan gets a lot of snow in the winter and early spring months. That said, we request that our guests have 4 wheel drive vehicles, or be willing to hike the 1/4 mile from the barn to the cabin. We are not responsible for hauling you out if you get stuck. Please also note- there is no internet or wi-fi here. Cell phones generally get good reception.

Luxe Sleeping Quarters For 10, Viking Kitchen, High Speed Internet, 6 Tv's RENOVATION IS COMPLETE! NOW AVAILABLE FOR SUMMER 2016! The rustic, mid-century modern retreat named "And Then ..." is a design collaboration between architect Michael Karr & company co-founder Chris Petoskey. This marvel of precision , privacy & tranquility was brought to life by a team of craftsman organized by Edgewater Design Group, Hoaglund Landscapes & Walker Construction. Following the design principals of Frank Lloyd Wright the home progresses from less transparent to entirely transparent at the lakeside. Constructed of glass stone, metals and timber, architectural windows frame a natural canvas against an urban rustic, mid-century modern interior design. Rich with wood and stone, "And Then..." features luxurious sleeping quarters for ten to twelve people surrounding a state of the art kitchen along with the game, living, dining and wine rooms. While equipped with every modern convenience including Viking appliances, high speed internet, five 50" 1080p LED smart TV's, Direct TV & more, every effort was made to maintain the charm of a quintessential Northwest Michigan retreat. Eco friendly, bamboo floors, coupled with mid-century furnishings, charred cedar accent walls and original works of art complement the clean lines. One of the hallmarks of "And Then..." is it's attention to the indoors out / outdoors in philosophy. Every window frames a scene and every room has a magnificent view of either Lake Charlevoix or beautiful natural surroundings. Outside the luxuries and comfort continue as the striking landscape leads guests to the pergola where modern yet comfortable seating provides a quiet retreat amid the birch overlooking a gently sloping lawn and the majestic Lake Charlevoix. Known as a boaters paradise Lake Charlevoix not only provides direct access to Lake Michigan & the famed Inland Waterway but you can also sail to any ocean in the world. This unique navigable feature coupled with its natural beauty, quaint towns & crystal clear waters earned Lake Charlevoix a runner up spot to Lake Tahoe by the USA Today and National Geographic as the country's most beautiful lake. The permanent dock at "And Then ..." is capable of handling vessels up to 40' and is the perfect location to watch boats pass through the no wake zone. Guests will also find that we have provided kayaks, canoes, a classic fishing boat and much more to ensure lasting memories on one of the worlds most beautiful lakes. Landscape: Following the design principals of Frank Lloyd Wright, "And Then..." is obscured from the street by a natural landscape and obscured from the parking area by a rustic yet modern fence. The gravel drive leads to a naturalized parking area capable of holding 6 cars comfortably. A linear stone hardscape leads guests to the front door as well as around to the lake side of the house. Extensive landscaping was completed in Spring 2016 providing a pergola covered, outdoor lounge as well as an outdoor dining platform overlooking the lake. Here, guests will find luxe outdoor seating coupled with gas & charcoal grills. Bluestone steps lead guests down the terraced landscape to the dock and into the water. The permanent, deep water dock is capable of handling boats up to 40 feet and is a fantastic place to fish for perch, bass, walleye & other panfish. Kitchen: The kitchen is the heart of a home and we have found this is no less true on vacation. The Kitchen at "And Then..." is state of the art and aside from it's architectural details features professional Viking appliances, an enormous island and high end silver walnut cabinetry all coordinated / designed by local boutique owner Dawn White of Lake Street Design Studio. The counters are a veined, Oreo cookie colored Cambria Quartz with just the right amount of "bling". This kitchen was made for for the chef who loves to host & for families who enjoy large HOLIDAY GATHERINGS. Also included is professional cookware & cutlery, all flatware, utensils, coffee cups, drinking glasses, salad bowls, cutting boards, baking dishes, storage containers, an assortment of wine glasses and much more. Dining: The open concept concept floor plan allows those in the dining room clear views of the kitchen, great & game rooms as well as Lake Charlevoix. Centered around a rustic but elegant 108" Russian Oak table that dates back over 100 years you can comfortably seat 8 while another six can be seated at the island counter and wine room.

This room is also furnished with a couple couches and a TV with a Roku. A few games and books will be available for you to enjoy during your visit. Guests will also have access to our yard (which ends where the neighboring lots with higher grass begins) and a picnic table and lawn chairs (in season). Interaction with GuestsWe live in the upper floor of the home (completely separate from the basement Airbnb space), but we keep to ourselves and will respect your privacy. However, we are often available and would be delighted to help answer questions! The NeighborhoodWhile we live close to US 31, our little neighborhood is very quiet. You'll likely only see us and our sweet neighbors. Getting AroundEasy access to US-31, straight shot to Charlevoix and Petoskey to the North, and Elk Rapids and Traverse City to the South. We are about a 12 minute drive from Castle Farms. Other Things to NoteYou have to walk down a short patch of our yard to get to the entrance, which is a small slope but not too steep. Once you get to the entrance, there are a couple of roughly 3-inch steps to get inside, but once you're in, everything is on one floor and you won't need to use any stairs.

Please be respectful of other guest's privacy. There are 3 glampsites on this part of the farm. All are set up to give a lot of privacy, but you may see other glampers. There is a self- yourself gift shop at the main barn off of Essex Rd., if you'd like to bring home some of our popular preserves. Interaction with GuestsWe try to give our guests a lot of privacy. We will leave you alone unless you let us know that you want to interact. We do enjoy meeting our guests, but understand that most likely you aren't coming here to hang with us. Occassionally it is necessary for us to be around the property- mowing, mostly, but we will stay out of your hair. The NeighborhoodOur neighborhood is really rural and agricultural. Civilization isn't far away- Charlevoix- 15 minutes to the north Elk Rapids- 20 minutes to the south Traverse City- 30 min or so south Petoskey- about 35 min north Bellaire (home of Short's Brewing Company)- about 20 min east. Other Things to NoteThere is no shower on the glampground. You may shower for .25 at Barnes Township Park in Eastport. They have wonderfully clean showers, with great water pressure, and nice hot water. To get to Barnes, turn left out of the "preserve" (heading south) about 2.5 miles. Turn right at the road just past Eastport Market and Gas Station. You will see a sign. Enter park- go past check in building, over speed bumps and see bath house on right. Don't miss the wonderful Lake Michigan beach at this park. It's a favorite.

Foyer: Art is a passion for the founders of The TraceyJordan Colection .... a passion that will immediately become apparent upon entering the home. Original works of art as well as signed, hand embellished giclee's from influential mid century & pop artists immediately come into focus against the backdrop of Lake Charlevoix. Great Room: Centered on the floor to ceiling, asymmetrical, floating stacked stone fireplace guests have views of Lake Charlevoix from both of the custom sofa's. Centered immediately in front of the The fireplace are four comfortable "Papa Bear" chairs with direct views of the lake, game, wine and dining rooms. This comfortable living space also features a unique, Burle coffee table from 1957, soaring cedar ceilings, plus a 70" 1080p LED smart TV, Direct TV & high speed internet. The views from this living area are magestic. Wine & Game Room In an architectural & engineering feat accomplished by Michael Karr, we were able to push forward what used to be a screened in porch into a four season wine and game room with floor to ceiling views of Lake Charlevoix. Flowing seamlessly from the great room, the game and wine room features a custom, full sized pool table, two molded Eames chairs, a mid century couch and a 20ft floating walnut cabinet. Wine storage from STACT provides a modern & artistic twist for storing your favorite wines. Master Bedroom: The founders of The TraceyJordan Collection tasked architect Michael Karr & craftsman Scott Walker with creating a lakeside master suite that smartly utilized the available space to create a serene, spa like retreat. We think they over achieved. The master bathroom features a huge seamless glass shower with frosted windows. The river rock shower floor massages your feet as you enjoy the provided Tommy Bahama, spa toiletries. In true Frank Lloyd Wright style, Michael Karr smartly utilized the space, allowing for a dual sink, floating silver walnut vanities topped with Cambria Quartz. This is the most talked about bathroom in the home. The sleeping area of the master suite is elegantly furnished with a king sized upholstered bed, rustic mid century furnishings, & original works of art. To achieve huge lake views from the master bedroom, company founder & Michael Karr, installed large interior windows that look through the wine room, through the floor to ceiling windows and down to the lake. For privacy, modern blackout shades can be drawn. Comfort & a peaceful night sleep is essentially guaranteed by the 1000 thread count linens, designer pillows, a plush down comforter all accompanying the Posturepedic Hybrid Elite Plush Mattress. For those who require a little entertainment prior to falling asleep, the master suite is also equipped with a 50" 1080p LED smart TV, Direct TV & high speed internet. The suite also features a generous sized, custom walk in closet. The West Wing: The west end of the property is home to our favorite bedrooms in the house along with the laundry room and full bathroom. Guest Bedroom 1: Just to your right upon entering they west end of the house is the largest bedroom on this side of the property. This is a sophisticated, well equipped, private, mid century retreat featuring an upholstered bed, beautiful mid century, walnut nightstands, period specific reading lamps, original works of art and clear views of Lake Charlevoix through the large floor to ceiling window. The room also has a "right sized" walk in closet with storage baskets on the shelves. 1000 thread count linens, designer pillows, a plush down comforter plus a 50" 1080p LED smart TV, Direct TV & high speed internet are also featured. Guest Bedroom 2: Although it is not technically a master bedroom it has become a favorite of guests for its lake views, lively mid century decor, queen sized bed, night stands and artwork. The room receives abundant natural light through it's floor to ceiling window which also offer unobstructed views of the lake. The most endearing feature of this room however is the in room vanity. A design element of the original structure (although updated), this room features a floating silver walnut vanity with Cambria Quartz counters and running water & power. With two showers in the home, smart utilization of space was required to accommodate the needs of a large family. These vanities, found here and in the bunk room allow guests to brush their teeth, wash their face, do their hair etc in their own bedroom vs needing to occupy a bathroom. It was such a charming & unique design element that we have incorporated it into our personal home as well. 1000 thread count linens, designer pillows, a plush down comforter plus a 50" 1080p LED smart TV, Direct TV & high speed internet are also featured. The Bunk Room: It's not just for the kids! Without exception, this is the most talked about bedroom in the house. Although the space was designed for the younger generations with it's dual, steel & walnut, floating twin bunk beds, PS3 gaming system complete with game library, we keep hearing that adults are equally enamored with the space. This large room can sleep 4 in the built in bunk beds and "Grandpa Nelson" recently told us he camped out with the grandkids on the blow up mattress which can be found in the laundry room. This room is loaded with unique design features including bed length transom windows providing guests with views of the garden area while lying in the bunks.
