The SpaceThe unique thing about this house is that you get all the trappings of a 5 star hotel but without the formalities. Large stylish rooms, ceilings, a feeling of heritage but with modern touches. Luxurious beds with fluffy pillows. Fresh linen and attention to detail with fresh flowers and relaxing decor. Most guests love to sit with a glass and chat by the fire in the winter or outside by the Summer House in the summer. Guest AccessAs well as bedrooms, guests can use all three reception rooms, the dining room and the kitchen. We do not have any strict rules. Interaction with GuestsA warm welcome always given by interesting hosts. You can enjoy a chat or seclusion at Grange Farm. The NeighborhoodEuston is an idyllic village owned by The Duke and Duchess of Grafton. Euston Hall is just along the road and is surrounded by a beautiful park which has it's own Christopher Wren church. Grange farm makes a great base for exploring surrounding areas; Bury St Edmunds for it's historic Cathedral which holds the Magna Carta. It also has one of England's last remaining Georgian Theaters, a picturesque Market Place, good quality shops and an variety of good restaurants. Closer to Euston is Walsham le Willow where you will find Wyken Vineyards, one of England's finest Wineries, Shop, Restaurant and Cafe set in landscaped gardens. Thetford of course is convenient for the train station (3 miles from Euston) Getting AroundIf guests do not have their own car, we are happy to drive them to local places.     The cottages are great for large or small families as they are all next to each other. They suit all ages and with the large gable roofed conservatories, well ventilated and equipped with luxury cane furniture to create a calm and peaceful place to relax. There is ample parking and private secure gardens The Prices range from lowest ÂŁ400 to highest ÂŁ900 Barnham sits roughly in the centre of a square formed by the towns of Chichester, Arundel, Littlehampton and Bognor Regis. These towns are all about 6 miles distant from Barnham. This is a popular large village with pubs, restaurants, take-away's and shops. It has a mainline railway station (direct line link to London & Gatwick Airport) with a taxi rank, as well as bus services - all within 10 minutes level walk from the cottages ...more

    The SpaceToday, just five minutes walk from the Hall, privately tucked away in the centre of the village sits The Grange - a most delightful, welcoming and impressive Georgian Farm House which provides all the trappings of a five star establishment. Guests can expect, lovingly prepared breakfast using only local produce: farm fresh eggs, locally smoked bacon and hand made sausages. Also evening meals and dinner parties can be arranged upon request. After a day of trying out any of the above, it is always a joy to get home to the Grange for a fireside drink, long soak in a hot bath before coming down for a real homemade farm house supper 'experience' All this at an incomparably low price. The NeighborhoodTravellers the world over visiting the UK will have heard of Euston, London's main railway station serving the British Isles all points north. Conversely, a very tiny number will have heard of Euston, the charming little village located on the borders of Norfolk and Suffolk from which, many years ago, the rail terminus took its name. The story goes that one of the Dukes of Grafton - some time during the mid 1800's - sold the bit of land he owned in London to the Railway Company on the proviso that, if ever they turned it into a mainline station, then they must call it Euston, so-called after Euston Hall, the outstanding and beautiful stately residence, home to the Duke's of Grafton over several hundred years.

      Grange Farm is a delightful Georgian house set in the Norfolk countryside where a friendly welcome awaits you. Offering immaculate rooms, impeccable views and an abundance of tranquility Grange Farm has everything you would expect from a Bed & Breakfast. The B&B; has 3 double rooms, each with its own distinct decor and features, added to which guests have the use of 2 lounges, one with a TV and one without. The bathroom facilities are sumptuous and spacious and vary from room to room. For sunnier days there is a spacious garden with a summerhouse and terrace, so why not sit back and enjoy a drink in the evening sun? In the morning you are served a home-cooked breakfast in the dining room included in the price, and upon request we can also offer evening meals and lunches. Located a few miles south of Thetford, an hour from Kings Lynn, Great Yarmouth & Felixstowe the B&B; is a fantastic base if you want to explore Norfolk and its beautiful coastline, or in the other direction central London is less than 2 hours away. Guests have free parking and free wifi. We accepts dogs provided we are notified in advance.

      The SpaceNote that we host only one party at a time. So, whether there's one of you or six of you, all the guest facilities will be for your use only while you are staying with us. There are three spacious guest bedrooms, two doubles with king size beds and one with twin single beds that interconnects with one of the doubles. (Don't be confused by the Airbnb listing, which says '1 room'. The website only allows you to select "one room" when the accommodation is in your own house). The house is part 17th Century, part 18th Century and part 19th Century, but with all mod cons including superfast broadband and a contemporary bathroom with a great shower (this is not ensuite but it is for the private use of guests only). There is also a second shower room which is handy for larger groups. We also supply tea and coffee etc (plus kettle and water cooler) upstairs in the shared sitting space between the two double bedrooms. Guest AccessThere is a large comfortable sitting room with a log-burning stove and a smart TV with lots of apps (plus a cupboard full of games) for the use of guests only. You are also welcome to use our well-equipped kitchen if you want to prepare an evening meal. Outside, there is a croquet pitch on a field behind the garden (although it's more like obstacle croquet, because the rabbits make holes in the grass!) and you are welcome to borrow mallets and balls. We also have a big outdoor swimming pool (we provide towels) which is open during the summer months, plus an outdoor table tennis table. And of course you can simply choose to sit and relax in the lovely garden (which opened under the National Gardens Scheme last summer). Interaction with GuestsWe are very happy to advise on things to see nearby and have loads of guide books and maps that people are welcome to borrow. We enjoy a chat about anything and everything, but we also respect that you want time and space for yourselves. The NeighborhoodThe beautiful market town of Bury St Edmunds is only 15 minutes away by car, as is Thetford Forest in the other direction. And Cambridge is just an hour away. There are plenty of places to eat within a few miles and a village shop just up the road plus several more a couple of miles away. The whole area is superb cycling country and there are some lovely Suffolk Wildlife Trust reserves, such as Redgrave and Lopham Fen, a short drive away. Getting AroundThere are a couple of buses a day, in and out of Bury St Edmunds. The nearest train station is in Bury St Edmunds, but the faster Norwich to Liverpool Street line is better reached at Stowmarket. You probably need a car (or perhaps bikes) to get the most out of this location. Other Things to NoteThere is plenty of off-road parking space. The village has few amenities, but it's certainly a place where you can get away from it all! I offer a full English cooked breakfast (there's always a vegetarian option) at no extra cost, as long as it's after 7.30 am (just let me know your preferred time). But of course you are welcome to help yourself to breakfast if you want something earlier. There is a variety of breakfast goodies (cereal, fruit juice, fruit, yoghurt, toast, etc) to choose from.
