My young adult son and I are honored to offer three private bedrooms on the second floor, each listed separately, as well as an en suite room on the first floor. This listing is for the twin bedroom with matching mahogany beds as shown with exposure from the north and west. You are steps to the bathroom which is sparkling clean and shared with my 20 year old son. Private bedroom includes freshly made beds with cotton linens and towels(URL HIDDEN)have a clean, spacious and elegantly furnished colonial home on a street known to Civil War buffs and within walking distance to Old Town Fredericksburg, Mary Washington Hospital and the University of Mary Washington. Parking is plentiful, WiFi is available throughout our 2900 square foot home, and the kitchen and baths are shared. While we don't own a pet we do occasionally pet sit for a friend. Let us know if you don’t have soap or shampoo. We’re happy to share. Want coffee? No problem. I'm happy to make you coffee with my French press in the morning. Just let us know what you need. Our home is located in a quiet, tree-lined neighborhood of classic homes directly across the street from the University of Mary Washington. Access to I-95 is two miles away and the train station, offering the southernmost stop on the Virginia Railway Express, is 1.5 miles. Coffee shops, restaurants and unique shops and art galleries are one mile from the house. Fredericksburg is home to many historic battlefields, museums, art galleries, restaurants, shopping and more. The shopping district will lure you with free two hour parking. If you are without a car, I am happy to transport you to public transportation or the grocery store if our schedules align. Train: The Amtrack Fredericksburg train station is conveniently located within 20 minutes walk. Regional trains make regular stops as far south as Miami, through Washington D.C (1.5 hours), and as far north as Boston. The SpaceOur carriage house has a full kitchen, two bedrooms, bathroom and is very quite and comfortable. Our carriage house is located on the top level of our carriage house and has a unique rustic horse and carriage theme. **NOTE**; This is a working business we DO have horses on the lot during business hours. Horses are animals need to be cleaned after, so there can be manure on the premises at times. All manure is removed and taken to our farm at the end of the day. Guest AccessAs a guest you have access to the carriage house, amenities and off street parking, we ask that you park in the parking space CLOSEST to the street so we can get our carriages in and out of the carriage house. You can to hitch a ride to the main section of town if you are around when we leave the carriage house between 9:30 am and 10:30 am during tour season, ask us for a ride to the Visitor Center. Stay for a weekend, week or whole month. It's like having your own home away from home. We have the perfect location being between both the City Visitor Center and the Battlefield Visitor Center. Fredericksburg is one of the oldest cities in America and has an abundance of both Colonial and Civil War history. Our apartment is located within walking distance from Colonial and Civil War historical sites. We are one street over one of the main streets in town which is commercial in nature. Our carriage house actually is on the site were the first Fredericksburg Fair resided in the 1700's. They raced horses on a track right under our feet. We are a short walk away for outstanding restaurants, museums, art gallerias, parks, historical sites and cultural centers. If you like wineries, distilleries, or breweries, or theaters they are a short drive away. Getting AroundAlthough our guesthouse is just a short 5-15 minute walk from Mary Washington University, downtown Fredericksburg, Sunken Road (the battlefield), art galleries and studios and the pristine Rappahannock River; you can hop on one of our carriages as it leaves to go downtown in the morning to be dropped off at the Visitor Center. If you want to wonder outside of Fredericksburg our carriage house is a short walk from the Amtrak Train Station. Regional trains make regular stops and Washington D.C. is only 1 hours away. There also is a bus system within the City. Other Things to NoteSince we are real working carriage house our horses are there during short periods of time. They may poop or pee in their pen so if this type of thing offends you, more than likely you should not stay with us. Because we do not live at this location and we are very busy most of the year our interaction with guests are limited, just because of our hectic schedule. When you arrive we will be more than happy to answer questions, show you around the property and introduce you to the horses (if they are on site). The Carriage House is in a great location, however it is in the older part of town; Fredericksburg is between Washington DC and Richmond, VA. There is so much to do in the area! -Taking the horse and carriage tour -Tubing on the River - Picnics in the Parks -YMCA Water park -Kings Dominion -Local wineries -National Marine Corp Museum -Civil War Battlefields -Distilleries -Colonial historical sites and landmarks throughout the area. The SpaceThis recently renovated home was originally built in the early 1900's. It's ideally located on the Heritage Trail, a 3.1 mile paved loop that connects the two parts of the Canal Path making for a scenic bike ride, jog or walk. Great for people-watching while sitting on the front porch! The space is the entire downstairs with a private entrance, and front porch facing Caroline Street. Due to the room size the bed is a full size fold out murphy bed with a weight limit of 350lbs. for two people. The apartment is located at the back of our home with it's own independent entrance. Cable and WiFi included. Although small and compact in size it has everything for a comfortable stay.
