The SpaceWe built our own sustainable house on 16 acres of land in the country, 12 miles from Ithaca. It has giant windows, a lovely garden, solar power, internet, and a wood stove - among other fun things if you're into sustainable systems and such. For you, we have a small and lovely straw bale cottage. It has electricity and a full-sized bed, a small dresser/vanity, a wood stove and a desk. The cottage is cute but not connected to the rest of the house so bathrooms, shower and kitchen are available in the main house which is just 100 feet from the cottage. It can get chilly in the winter, so there is a small wood stove that you can fire up to get cozy. Please know that there are 5 of us living here and we often have a lot of friends and guests in the summer. It may look a little cluttered, and we do our best to keep it clean but if you are looking for a spotless place that is more hotel-like you may not be as comfortable here. The cottage where you will sleep is kept clean, with fresh sheets, and is rustic but uncluttered. We've had a lot of visitors who are interested in eco-living, intentional communities, growing food and sustainability. But it's also just a lovely place near fun waterfalls, hiking and the gorges of Ithaca. Our house is not fully finished, we're still working on it. We have a kitchen, bathrooms/ shower, internet and more, but there are some quirks because we lived off-grid for 6 years and only recently connected to power. We ask that you let us know what time you'll be arriving. It's OK if you're coming late, just let us know in advance so we can leave you a note if need be. Thanks. We are in the country, up a gravel driveway. 12 Miles SE is Ithaca NY, full of gorges and waterfalls, Cornell University and Ithaca College. There are lots of restaurants and cultural activities. There is also a large green building/ sustainable living community. We hope to see you here! All proceeds from Airbnb go directly into developing our homestead. Guest AccessThere is wifi internet in the common house although it may not reach the cottage where you'll be sleeping, you are welcome to use it in the main house. You are welcome to use our big farm kitchen and bathrooms. Better yet, enjoy our woods and trails, or sit outside and watch the stars. You can wander the whole land. Interaction with GuestsWe'll be happy to meet you and answer any questions you might have about the area or our home. We're friendly and chatty, but your room is 100 feet from the main house so if you want space, you've got it. The NeighborhoodOur neighborhood boasts woods and trails, as well as meadows and a mini-wet land down the hill. The area is excellent for bird-watching or lazing in a hammock. We have a pond you can swim in, with a dock and chairs to lounge on. Getting AroundYou do need a car to get here and to anywhere interesting in the area. Other Things to NoteWe just want to remind you that the bathrooms and kitchen are not connected to the cottage where you'll be staying. But you are welcome to use them in the main house whenever you need, and hang out there, too, if you like.

The SpaceHi, I'm Patti, and I've been hosting guests in a suite in my home since 2012 for seasonal, occasional rental. My home borders acres of scenic fields and woods with sunrise views and abundant wildlife. The Milky Way and shooting stars are visible in cloudless night skies, and millions of fireflies sparkle on warm, June nights. Guests have their own entrance and lockable space consisting of a bedroom, sitting room, and en suite bath. Strong Wi-Fi, off-street parking. Dining area and a breakfast bar with microwave, mini-fridge and toaster oven, stocked with coffee & tea, snacks, energy bars and instant oatmeal — just bring your own easy prep meals and cream for coffee (breakfast is not provided). Everything is sparkling clean, with freshly laundered bedding and towels, natural light, and hardwood floors. • Queen-sized bed with Memory Foam mattress and cotton/down bedding; dresser; closet; 4 windows for ample natural light and fresh air. • Spacious walk-in shower; toilet and sink behind its own privacy door; strong, hot water; plush cotton towels, cozy bathrobes and spare toiletries provided. • Comfy seating and dining for 2; a desk and work space. • Breakfast Bar thoughtfully equipped with a mini-fridge (no freezer), microwave, electric kettle, bottled water and ZeroWater® pitcher, toaster oven, coffee maker, coffee press; plates, bowls & flatware; stocked with complimentary coffee, teas, hot chocolate, popcorn, instant oatmeal, condiments, and snacks. • So many extras: tissues, flashlight, alarm clock, blow dryer, fan, and a noisemaker for light sleepers. Charging station for all of your devices. • Safety: smoke detector, carbon monoxide alarm, fire extinguisher, first aid kit. Guest AccessYou control access to your suite — private bedroom, sitting room and private en suite bath. One parking space in the driveway. Front yard and porch with patio seating for guests; the rest of the home and property are off-limits. Interaction with GuestsI live on the premises — attentive to your comfort but not intrusive — your comfort and privacy are as important as my own. I will greet you at check-in to show you your suite and I will do a daily light housekeeping if you wish (clean dishes and trash/recycling collection). If you run into any issues during your stay, from a restaurant decision to a flat tire, I am happy help! The NeighborhoodIn the country but so close to town, my home is a one-level, updated 1950s ranch in a safe neighborhood of low traffic and modest homes on large lots, with horse farms, hay fields, and woods all around. The neighborhood is great for nearly flat walking, running or cycling. Restaurants, shops, and a mall are just 10 minutes by car; there are 2 gas stations with convenience stores 10 minutes by car, as are the picturesque creekside hamlet of Etna, the historic Village of Freeville, and a local farm market (open May-October). Getting AroundBy car: 10 minutes to Ithaca Airport, shopping mall, restaurants; Ithaca Farmer's Market, and gas stations; Cornell Lab of Ornithology, and Cornell Arboretum. 15 minutes to Downtown Ithaca, Cornell central campus, and Ithaca College. You will need a car — public transportation is limited to taxi service in this area. Other Things to NoteI'm committed to making your stay exceptional, safe, legal and (of course) comfortable. • I do not discriminate based on race, ethnicity, religion, sexual orientation. • There is no telephone land line but cell service is excellent. • Linens and rooms are cleaned without the use of strongly scented products or "air fresheners." • There is a cat on premises but the guest area is cat-free. • The household well water is pure, sweet, softened and filtered. It contains some harmless minerals — a ZeroWater filter pitcher in your suite removes 99% of them (I use one myself). Bottled water is also provided. Some guests notice a slight sulfur odor when running hot water from the tap or shower — typical to the area — but it fades in minutes and doesn't stick to hair, skin, towels or clothing. • I pay New York State Sales Tax and local taxes are collected by Airbnb.

The SpaceYou will love the house! An open floor perfect for gatherings. Tall windows all around with views of the forest. Hardwood floors throughout. We leave our shoes in the mudroom. The cats are usually outdoor during the day and sleep in the sunroom at night. Guest AccessThe living area is on the main floor. All of it is set for your comfort. The basement is used as an artist studio and a storage room and will not be offered as part of this renting. Interaction with GuestsDuring your stay, we will take the opportunity to go explore our Finger Lakes area, but we will be accessible by phone at all times. There is a small produce stand just across the road from us and we love to get our seasonal produce and eggs there. Getting AroundAlthough we are very close to Ithaca, just a short drive, a car is needed for access to town, colleges, restaurants and local parks. We will leave you with plenty of local maps and visitors brochures to help you find your way around and decide what to do during your stay. Other Things to NoteIf you chose to walk in the forest, please use caution for ticks and insect bites and stay on the path. The land is 50 acres and adjacent to other woodsy properties, you could get lost. Our driveway is 1/4 mile long and provides a pleasant short walk. If you are bird enthusiasts, we have several feeders around the house that are very well attended by a large variety of New York birds. We will also leave a New York bird book for your perusal. The house is mostly decorated with original art. The artists are Jeffrey, the owner, and mostly Liz Maxwell, an artist from Oakland Ca. The oil portrait in the dining room was just painted by John Fitzsimmons from Syracuse. We hope you will enjoy these pieces. We keep our piano in tune since it is played everyday. Please enjoy it if you are a pianist.

My place is a short drive ( 8 miles) to the vibrant city of Ithaca and the parks, art and culture, waterfalls, and dining of the area . The cabin was originally built as an architect's studio and has great views and light. It is good for couples and solo adventurers who are OK with rustic accommodations. Please note - the cabin has no kitchen, bathroom, or running water.
