About the Cleaning Fee: This covers ordinary cleaning after your stay. For example, after you leave we will run and/or empty the dishwasher, sweep, mop, vacuum, strip beds, take care of all laundry, empty all trash cans, scour bathrooms, and remake all the beds for the next guests. Big groups of friends or family reunions combined with feasting and alcohol seems to occasionally equal vomit on our bathroom floors or walls. As horrible as it sounds, accidents happen more often than we ever expected after a party or a family reunion. It would be far easier for you to clean up after Baby Festus, Aunt Bertha, or Best Man Joe than for us to do it hours later. We will have Bodily Fluid Clean Up Kits available for your use, if needed. There will be an extra $100 BFCU Fee (Bodily-Fluid-Clean-Up Fee) for each instance of vomit or feces left on any surfaces beyond the inside of our toilet bowls.

Interaction with GuestsThis is my full time home and I live on site, but you won't see me too much as I often have a busy schedule. I'll usually give a house tour, show you around a bit, tell you a little family history about the place, and then you're on your own unless you call on me with questions or requests. I'm always up for a green smoothie. We have guests who will join us in a card game or share a glass of wine in the evening. Any time of year, with pre-planning, you may request an excursion around the quiet secluded neighborhood by horse and cart. The NeighborhoodMiles of country roads to stroll, jog, run, or bike along. Expect to see deer crossings. Very little traffic and quiet neighbors are seldom seen. 30 miles from Washington D.C. and 15 miles from Annapolis Naval Academy. Quality local seafood restaurant within biking or kayaking distance(or 2.5 miles by car) Getting AroundPrivate parking on site. Often people flying in to National airport (36 miles) or BWI airport (31 miles) will rent a car to get here, but for a small fee, we have occasionally picked up/dropped off a guest who doesn't drive. Public Transport: for those taking a bus from NYC to Baltimore, there is $2 public transportation to Annapolis (Bus Route 14) and there are $30 Annapolis taxis that will bring you here, or the new C-50 bus will bring you from Annapolis to Galesville, 2 miles away. I can arrange pick you up, with advanced notice. Once you're here, use kayaks or bicycles to get around the neighborhood. Other Things to NoteBed and Barn? Our horse is not for rent, but we have a space for you to bring your own horses(limit 2). This place has a medium dog, a hungry horse, a wayward goat, a shy sheep, a handful of chickens, and one elusive cat. Owner lives on site.

The SpaceThis is for a lawn rental for weddings or other celebration parties. Parking is limited to 70 cars. The price is $30 per person for up to a 6 hour lawn rental. Overnight arrangements MUST BE MADE SEPARATELY, either by booking individual rooms or a whole house rental. How it works: Overnight accommodations must be booked separately. This particular listing is for a 6 hour lawn rental only. You get the lawn, beach access, and ground floor amenities, which include, living room, dining room, porch, kitchen, and one bathroom. There is no upstairs access and there are no exceptions. Our lawn rentals can be for 10-30 people indoors or out, or as many as 150 people outdoors. (Tent and Port-a-Potty rental recommended for large groups) We start the booking price for 10 guests at $30 per person ($300) plus a $300 refundable cleaning fee for a total of $600. A few weeks before your scheduled event(or sooner if you'd prefer) we will request your final count of guests and change your guest count to reflect this. We'll multiply your final head count by $30 and include the $300 refundable cleaning fee. At that time, we'll send you a reservation alteration request reflecting the total amount you will pay for the lawn rental. Airbnb will take into account that you've already prepaid $600 plus your service fees and they'll subtract that from your new total cost. This is what you'll be charged by Airbnb. My reasons for not charging more sooner, is that we don't receive any money until the morning after your event, so I would assume you'll want to hold onto your money as long as possible. This allows you more time to save up and plan ahead. Remember, this is for a 6 hour lawn rental only, but we recommend overnight accommodations, which may be reserved separately. With a lawn rental only, you may arrive to decorate at 8am on the morning of your scheduled merriment for advance set up and decorating. We’ll allow several hours after your party to clean up and clear out. However, that said, we recommend staying overnight here to allow you more time prior to set up and after to clear out. For example, for a Saturday event, by reserving overnight accommodations for Friday, you'll be able to begin set up Friday morning and move into your rooms by 1pm Friday afternoon. By reserving Saturday night accommodations, you will be able to wait until daylight on Sunday to finish your clean up from the event during daylight hours, which increases your chances of getting your $300 cleaning fee refunded to you. If your party is for more than 30 guests, a port-potty must be rented, but remember, there is only one bathroom on the ground floor. If your party will be drinking, they will need an extra potty and a designated driver. If you’re renting individual rooms (we can accommodate up to 5 guests) or the whole house rental (for up to 14 guests), this is a separate transaction. Cleaning Fee: When you arrive, we’ll do a walk through, and we can discuss things you’ll need, or things you’ll want moved out of the celebration area (for example, a large 2 person swing might be used, or may not be not wanted in the background of photos). At the end of your stay, when you’ve finished cleaning up, at noon, we’ll do a walk through again to be sure you’ve gotten everything back in order. There will be an extra $100 BFCU Fee (a $100 Bodily-Fluid-Clean-Up Fee) for each instance of vomit or feces on any surfaces beyond the inside of our toilet bowl. Trash/recycling should be picked up and placed in the back of the farm truck (clear bags for recycling, black bags for garbage). If this is done and looks good to me, I’ll give you a congratulatory hug and request a final alteration request through airbnb to charge you $300 less. You’ll receive a notification from Airbnb that I want to take less money from you, and you’ll probably want to accept, of course. :) Guest AccessFor lawn rental, you will have access to the lawn and 1st floor bathroom for guests. Parties with more than 30 guests will require a Port-a-Potty. Upper levels of the home are strictly for overnight guests only. Interaction with GuestsI can be available to help park cars and to make sure that guests know where to go. Once the ceremony has begun, I try to stay out of the way and keep out of your photos. The NeighborhoodIt's a quiet neighborhood, and the neighbors would like to keep it that way. They reserve the right to complain about excess traffic, loud music, and littering. Please respect our neighbors. (Don't poke the hornet's nest) Carpool, take a shuttle, obey the speed limit, take your garbage with you. Please ask that guests do not arrive early, only to leave again because they're too early. This doubles traffic on our peaceful street. Getting AroundCarpool, take an arranged shuttle, obey the speed limit, take your garbage with you. Please ask that guests do not arrive early, only to leave again because they're too early. This doubles traffic on our peaceful street. Other Things to NoteThe house only accommodates 14 overnight guests and these reservations are booked separately either with whole house rental or up to 5 guests in individual rooms. Guests may swim, play on the beach, or take kayaks out. There is no lifeguard on duty.
