The Space2nd floor 1 bedroom 1960's apartment, fully furnished. Full kitchen and facilities. Separate master bedroom, car park. White couch in lounge also converts to bed for a child or additional person or couple 32" flat screen TV. Ipod docking station. DVD Located in Glen Iris. Glen Iris Train station is approx 100 metres from the apartment so a few minutes walk. Glen Iris is 13K from the CBD. Glen iris station is 100 metres from apartment and High St Tram is 200 metres from apartment which will take you in to the CBD, Prahran, Malvern etc . The apartment is North East facing with leafy outlooks. You literally wake to a sunrise from the east facing bedroom window and balcony and other windows are north facing. The outlook is extremely green and private. The property is surrounded by bike and walking tracks of Gardiners creek Glen iris. The gardiners bike track will take you most places in Melbourne also if you are a cyclist. Internet is available and upon request I will include 1 gig for stays under 1 week and 3 gig for stays of 1 week or more, and after that you can top up if need be. Please note it has an unrenovated older style kitchen and bathroom though photos are entirely accurate. Guest AccessEntire apartment. A short tram ride to Cabrini Hospital, stops at hospital. Other Things to NoteCheck in after 2.00pm. Check out by 2.00pm

The SpaceOur home is bright and airy with a simple spacious layout. There is a generous kitchen with induction cooking that flows into open plan dining and lounge. For relaxation, or just too escape the kids, there is a separate sitting room with tv and fire place. Central heating and refrigerated cooling throughout the house ensures a comfortable setting all year round. Remote control access gate and fully fenced yard with trampoline ensure safety and entertainment. Guest AccessFeel free to enjoy everything in the house. wi-fi, Foxtel, Bose speaker, child friendly gated backyard, trampoline and basketball ring. There is also an elliptical trainer and a small selection of weights. Interaction with GuestsI am always nearby should you need assistance. Otherwise I'll leave to enjoy the house in peace and quiet. The NeighborhoodClose to everything! 1 minute walk to a tram that will drop you off in the heart of the City. Across the road are the Harold Holt pools. (URL HIDDEN) Our neighbourhood is lovely clean and safe. We have great access to public transport and are also in close proximity to fabulous shopping precincts including Chadstone shopping center, (URL HIDDEN) High St, Armadale and Chapel St Prahran, both accessible by the number 6 tram. Getting AroundClose to everything! 1 minute walk to the number 6 tram that will drop you off in the heart of the City and Melbourne University. A block walk to Gardiner train station on the Glen Waverly line, leave the train at Richmond station for all the great Melbourne sporting facilities, MCG for cricket and football, Rod Laver and Hisence arena for the Australian open and concert venues and AMMI park for rugby. Or continue to the city (approx 15 minutes) to Flinders St station and the Arts precinct including Hamer Hall, the fabulous theatres of the arts center and the National Gallery of Victoria. 3 easily accessible links to Citylink (Toorak rd, Burke rd and High St) take you to the City, the Mornington Peninsula, Great Ocean Road and Phillip island. Guest AccessBedroom with built in wardrobe with full length mirrors, clean kitchen and bathroom. Lounge room adding kitchen with windows and comfortable couch. Interaction with GuestsWe are out a lot as we work long hours but always available via mobile phone. Check in is easy to organise as our hours are somewhat flexible :) We are always happy for a chat and like hanging out but happy to leave you be too! The NeighborhoodGlen Iris is really nice. There are tennis courts directly behind our house with parks and running/bike tracks very nearby. There is a great cafe at the end of the street too. Super easy access to the city and public transport. Getting AroundSo close to public transport! Train station across the road takes about 17 minutes to get to the city! Tram outside the house goes to Melbourne Uni through the city and past the Alfred Hospital. The entrance to the Monash Freeway is super easy to access too.

We are social and happy to give you directions on where to hangout in Melbourne. Between two of us we speak English, Cantonese, Mandarin, also some Japanese and Spanish. The NeighborhoodGlen Iris, south-east of the city, is leafy, well-established and ideal for those who don't need neon lights right on their doorstep. There is great public transport, gorgeous period homes and lots of quaint pockets to explore – just a mere 10kms from the CBD. Getting AroundThe apartment is just metres to the new Gardiner Station and two tram lines (72 & 6) as well as bike path to the CBD. Direct train to Richmond station and short talk to the MCG. Tips for things to see, ways to get around, and anything else you might want to know. You only have to ask! Other Things to NoteWe have two cats and a dog. They will not go in to your room as long as you keep the door closed. One of the cats is a little grumpy, but the other (the grey cat) is quite friendly, feel free to pet him and have a cuddle. Our dog is very friendly and loves people, and since she is a little bit of a grandma, quite quiet.

The SpaceThe house is a two storey family home with two distinct living areas. Downstairs, in the older part of the house, there is a formal sitting room, bedroom with king size bed, shower room, laundry and "gym" (with a running machine, ergo rower and exercise bike as well as gym balls and a few (light) free weights). In the gym, there is also a large screen TV and casual bean bag chairs. At the back of the house is a new extension with an open plan kitchen/living/dining area which overlooks the garden and solar heated pool. Inside there is a fold up table tennis table that is easily setup and in the rear garden there is a large Springfree trampoline. Upstairs is the Master Bedroom with ensuite, two Double Bedrooms, two Single Bedrooms (both with pull out single trundle beds) and the Main Bathroom. Both the bathroom and ensuite have generous baths. The house is heated throughout with hydronic heating and cooled with ceiling fans. This is an ideal house customised for relaxing with family and / or friends, with plenty of activities to keep children entertained whatever the weather. For the very young guest, there is a porta cot, high chair and change mat, for no extra cost. At the front is a lawned area and off street parking (although there are no parking restrictions on the road in front of the house). With all the amenities and a pantry stocked with all the basics, this house is ready for you to move in and start your holiday! Guest AccessGuests will be able to access all rooms within the house with the exception of one room. This is detailed as hatched on the attached house plans. The NeighborhoodMalvern East is a quiet residential suburb 10km from the Melbourne CBD. Two minutes walk from the house is a delightful group of shops, cafes, bakery, chemist, bar and restaurants as well as the No. 5 tram to the city. Also nearby are the grassy areas of Central Park and Hedgely Dene park, with a children's playground and relaxing walks through beautiful gardens, where you can also feed ducks. A ten minute drive away is Chadstone shopping centre - the largest shopping precinct in the southern hemisphere. Boutique shops, cafes and bars can be found a short drive away in Chapel Street. With easy access to the freeway, this area provides the starting point to explore the sights of Victoria in all directions. Getting AroundCar: The journey to the City will take around 15 minutes via CityLink. Tram: (No. 05) to Melbourne University goes along Wattletree and St Kilda Roads. This departs to the City only a 2 minutes walk away with a journey time of around 40 minutes. This also goes past the Glenferrie Rd shops and Chapel Street. (Shops, Restaurants and Bars) Train: Malvern, Darling and Glen Iris stations are also nearby.

Our place is only 2 years old and built with all of today's modern luxuries in mind. It is a stroll to a huge variety of restaurants and a 3 minute drive to the biggest fashion shopping precinct in the southern hemosphere, Chadstone. House Rules: -Credit card details will need to be provided upon arrival as security deposit. -Smoking is not permitted in the apartment. If you smoke in the apartment, you authorise us to deduct from your credit card or otherwise recover from you, $300 to apply towards having the furnishings deodorised. -Each apartment comes with 2 full sets of keys and, if applicable, a remote for parking access. You agree to notify us immediately if you find there are not at least 2 full sets of keys and, if applicable, a parking remote. In the event, you return the apartment to us without the above, you agree to pay $300 to cover key / parking remote replacement. -Unless an early check-in is arranged, check-in is from 2pm. Note, we make every effort to ensure apartments are prepared for check-in by 2pm. However, unfortunately from time to time exiting tenants fail to comply with the requirement to check-out by 10am. Where this occurs, as a matter of practical reality we may need to delay the check-in time to allow time to properly prepare the apartment after the late check-out. -Our phones are turned off after 9pm. If you think you may be arriving after 9pm, you must notify us of this in advance so we know to keep our afterhours phone on. Unless you have arranged for a late check-in, we will not be responsible if you have difficulties checking in after 9pm. -Unless a late checkout is arranged, check-out is before 10am. -Our Call Centre operates from 9am to 6pm Monday to Friday. In addition, we are contactable for emergencies on Saturdays, Sundays and public holidays from 10am to 9pm and on weekdays from 6pm to 9pm. We are not contactable between 9pm to 9am each day. -You are not permitted to cook in the apartment any dish likely to leave a long lasting odour in the apartment. This is for the benefit of future tenants. You agree that if you do we are entitled to, and will, charge you an amount of $300 to cover the cost we will incur in having the apartment deodorised. -As we do not have a physical reception, we are not able to store luggage for you proir to your check-in time or after you check-out. -You authorise us to recover from you any loss we incur as a consequence of damage caused by you or your guests to the apartment or the furnishings in it. If you have provided credit card dails to us, you authorise us to deduct up to $1,000 from your credit card for this purpose. (1) you will immediately be evicted from the apartment without any entitlement to any refund of any amount paid in respect of your accommodation, including for any period after the date of your eviction; (2) you authorise us to immediately deduct up to $1,500 from any credit card the details of which you have provided to us for the purposes of deducting any other amount in respect of your accommodation; (3) you will not take any step to challenge the deduction referred to in number (2) above via the issuer of the card, other otherwise; (4) you will owe to us a debt of $6,500 less any amount we deduct from your credit card under (2) above which you will pay to a bank account nominated by us in full within two weeks of the date the Disruptive Behaviour occurs; (5) if you fail to pay the debt referred to in (4) above within the time frame referred to in that clause, we will, without question, instigate legal proceedings against you to recover the amount; and (6) the $6,500 referred to above is a GENUINE PRE-ESTIMATE of the loss we will incur if you hold any type of party, or any loud gathering, in the apartment, even a small party, or a small loud gathering, including mainly the loss which will result from the damage the Disruptive Behaviour does to our reputation among our other guests, the occupiers of other apartments in the building (if any), neighbours, the relevant Owners Corporation (if any) and local Council and our ability to continue conducting our business via the apartment having regard to action which might be taken against us by any one, or more, of the above mentioned persons either as a consequence of your Disruptive Behaviour on its own, or as a consequence of your Disruptive Behaviour taken in conjunction with other Disruptive Behaviour which has occurred previously to your Disruptive Behaviour, or which may occur in the future.

The SpaceThe apartment is beautifully restored and is situated in a quiet, lovely neighbourhood. Thick walls provide good soundproofing from neighbours and the high ceilings and wood floors make for a cooler climate even during hot days. Screened windows can be left open for a cross breeze without annoying insects and the master bedroom has its own dedicated aircon unit. Guest AccessGuests may use the back yard and BBQ equipment and there will be at least two bikes for loan at any given time. Myki cards for public transport are also available with at least $5 pre-loaded in order to get you to the nearest stations. Wi-fi is also provided in house. Interaction with GuestsI'm new to this so I'm happy to let guests take the lead on how much interaction they'd like. I understand that some people are private and others are less so, so I'm happy to play it by ear. The NeighborhoodThis neighbourhood is heaven. It's full of trees and birds and there is very little traffic going by, however it is just minutes by foot, bike or public transport to some amazingly good shops, bars, restaurants and entertainment. It's also a very quick fifteen minutes into Flinders St station by rail so having a good time in the city is as easy as. Getting AroundPublic transit is no more than 10-15 mins at he furthest walk from the apartment. That takes you to Gardiner Station for the train, but there are tram stops in both directions just a couple hundred metres from our front gate. Other Things to NoteI've only moved here within the last month after living abroad in Vancouver. I haven't had a chance to buy all of the mod cons available in many places such as a TV or computer but there are plenty of other options for entertainment nearby.
