The SpaceThis house has 5 separate bedrooms that can be rented with 2 persons only per room. Additional guests must rent additional rooms. Each room has a private bath. Guest AccessGuest have access to most of the house and grounds. There is even a child's playhouse for your little ones. Interaction with GuestsThe owner and his 'people' are available to cater to your every need or leave you to your privacy. The NeighborhoodOur cross roads is called Michaux named after the family who settled the area in 1699. There many historic houses surrounding the house including the wonderfully restored Saint James church which is available for weddings and functions from a non-profit foundation. Getting AroundPublic transportation is not available. We are located approximately 45 minutes from RIC airport in Richmond and an hour from the Charlottesville airport. Williamsburg is about slightly over an hour. Other Things to NoteIt's hard to describe but everyone feels very much at home here and the house has a gentle and welcoming feeling for all visitors and friends.

The SpaceMy home is very quiet and is in the heart of horse country. Backroads that gently curve make you feel like you have stepped back in time. A lot of bicyclists covet this area for the rolling hills provide a good workout. All of this, and only 6 miles to Short Pump Town Center, one of the premier shopping venues in the Richmond area. Short Pump Town Center provides fine dining, entertainment venues, and fun night life. Adventure to the historic center of Richmond, or simply enjoy a show at the comedy club nearby. Guest AccessThe basement has a movie theater type room with an oversized wifi-ready Smart TV for a casual night if you want to sign onto Netflix. I also have a Nordic Track Elliptical and some workout equipment. There is also a bonfire pit outside for those who want to roast marshmallows. A piano is also in the basement should you feel the urge to play. The NeighborhoodThe best part of the neighborhood is the quiet country living, yet 6 miles from Nordstrom, Macy's and Cooper's Hawk Winery. Goochland County is the 10th wealthiest county in the nation (per capita) and the village of Manakin Sabot is the crown jewel of Goochland. If you go for a short bike ride, you will past no less than a dozen horse farms, stables, arenas and barns. Other Things to NoteThis is a rent-by-the-room listing. I live in the home, so the $68 per night for one person is not the price to rent the whole house. I've had a few of those inquiries. . . Is $68 for the hole house? . . . uummm. . . no. Sorry to disappoint.

The SpaceThe "Rosalie" apartment is an in-law wing of the main house on Clover Hill Farm ( A 115 acre horse farm just 7 miles from the Goochland Courthouse ) The farm belonged to my Great Aunt Rosalie and Uncle James Ball It was renovated in 2010 with refinished floors, new windows, a bathroom makeover and a new lower level kitchen and dining area making it self sufficient from the main house. The main house "The James" a 4 bedroom cape cod style house is also available for booking. I renovated it for privacy and comfort for my use as a vacation home from my working farm near Bel Air, Maryland. A farm manager and family help me maintain the smooth flow of guests visiting the "Rosalie and James". Nearby Powhatan State Park and the James river offer a great spot for outdoor adventure off the farm or head east to Short Pump in Richmond for shopping choices ad infinitum. I am happy to share this unique and lovely setting that I find so relaxing with others. I hope you'll consider a stay at my farm for your lodging needs in the Richmond area. Guest AccessThe apartment is a 800 square foot wing to the main house. Enjoy the privacy of your deck and side yard. Meander around the farm's field edges and pathways. When visitors are in the main house the front yard and side patio are off limits. Interaction with GuestsI am available by phone for any questions during your stay. Addtionally there is a Farm manager on the premises 24 hours for unforseen needs I can't solve over the phone. The NeighborhoodYou'll need a car to get around but finding the basics is just a 8 minute trip into Goochland. Restaurants/ library/ Community College and a local Y meet most needs. Want to cook at home then the Gourmet Butcher or local Food Lion can help you stock up with everything you need. Like state parks then head to Powhatan State Park only 10 minutes away adjacent to the James River this 1800 acre hidden jewel will delight. Getting AroundI love that the farm offers 3 distinct routes to Richmond or Charlottesville . Scenic River Road - (Route 6) to the west end. I-64 for freeway travel to points East or West or Broad Street Route 250 for local eateries and shopping in both Directions. Also you can easily travel across the James River on 522 for adventures south of the James or if highway travel is your choice Interstate 288 for further Southern destinations. Other Things to NoteCell service can be spotty. The lower level entrance has a small frog that is like a tiny doorman, please if tiny creatures scare you don't rent this space. Book both The Rosalie and The James and accommodate 8 or more .

The SpacePeaceful setting halfway between Richmond and Charlottesville. Guest AccessFull bathroom, well-stocked kitchen, washer/dryer, limited WiFi due to rural location. Interaction with GuestsEvery guest if I am home: if I'm out of town, my husband welcomes guests. We try to meet our guests needs for privacy and space. The NeighborhoodWe have a farm next door, woods across the road and wonderful neighbors beside us. We love the trees, the quiet, yet we have Parrish grocery just up the road for gas and anything else we run out of. Goochland is 10 minutes away with restaurants and shopping. Short Pump is 20 minutes east and Charlottesville 35 minutes west. Grayhaven Winery is minutes away and we often attend their events. Getting AroundWe are located in a rural area without public transportation. Shepherd, however, drives for Uber! Other Things to NoteWe do not have unlimited WiFi, which is just not available here. We do offer a WiFi hotspot, just please be mindful of our data limits.

The SpaceThere’s plenty of room for the entire family and all your friends! The screened-in porch, basement, and other parts of the house have beds beyond the 3 main bedrooms for added flexibility. On the cabin’s top floor, you’ll find the comfortable master bedroom with king-sized bed. The balcony just outside the master bedroom has 3 twin-sized beds. Even though the basement is unfinished, it offers 2 double futons that each convert into a bed for 2, as well as a queen-sized bed. In addition to the beds throughout the cabin’s 2 main floors and basement, this property also includes extra sleeping arrangements in the “lodge,” which is separate from the house and connected by a wraparound deck. The “lodge” offers screened rooms on top of one another - these rustic rooms don't have heat or air conditioning, but tend to stay cool regardless of the season. Because the upper lodge wraparound windows only have screens with no actual glass, you can hear the peaceful sounds of the crickets and frogs as you drift off to sleep! Everyone in your traveling party will love spending time out by the property’s private outdoor salt water swimming pool available in the summer months, featuring a built-in bar with ice chest, shelving for various beverages or mixers, and electricity for lighting - everything you need for an unforgettable night time pool party is here! A commercial ice machine is provided in the basement for large groups, as well as a chest freezer and another side-by-side refrigerator with freezer, in addition to the fridge in the cabin’s main fully equipped kitchen.     The main house at Clover Hill is divided into two rentals . The Main house "The James " and the In - Law apartment " The Rosalie" both rentals are combined in this listing for up to 12 . The farm was acquired by my great Uncle James & Aunt Rosalie downsizing in 1950. I continue the family tradition of keeping up the old farm buildings in hopes to pass the peaceful farm and its 115 acres of rolling hay fields and horse pastures onto another generation. In 2015 I renovated both houses with guest rental and family gatherings in mind. The James the 4 bedroom, 2 bath main portion can sleep 8, Its wide open living dining area, sun porch and outside patios makes it suitable for a couples retreat or family get together. The Rosalie is a one bedroom one bath self sufficient apartment on two levels giving you privacy and freedom from the rest of the house. The large west facing deck is a favorite spot for sunset hour. The Rosalie's separate rear drive retains the privacy and detachment of both spaces.The nightly rate for this listing is for 8 ( 6 in the James and 2 in the Rosalie ) additional guests are $20 per night / pre guests. Well behaved pets are allowed but must be mentioned at booking. They may not be left alone unsupervised, unless crated and never longer than 2 hours. Pets must be in a flea preventative program.
