A beautiful modern 1 bedroomed annexe with canal views available all year round. The property is hidden away along side the canal and is very peaceful. The new kitchen is fully functional and on arrival of stay tea/coffee/milk and bread can be provided. There is a private garden for the property where you can sit on the canal side and enjoy watching the long boats pass. There is a Chandlery opposite called Thorn Marine, where with forward planning you can hire a long boat and take a trip along the canal. The property is a 5 min walk to the nearest bus station which takes you to Warrington from here Chester, Manchester and Liverpool are all within a 30 minute train ride, and London is an easy 2 hour train ride away. Stockton Heath is a vibrant village and only a 10 minute walk away. Stockton Heath is a traditional village centre with a modern twist. It has around 35 food and beverage venues in an area no larger than 0.55 square kilometres catering for up to 1,800 visitors on a busy night. The village has a strong sense of place with many community events, cumulating in the annual festival and walking day. Stockton Heath provides a strong night time economy and a refreshing alternative to other larger centres. We do live in the adjoining house and have a beautiful natured black Labrador who is very friendly.

It has all the mod cons you could ask for and has a cosy feeling wherever you are, yet is spacious and modern making it a great mix of quaint and functional for hosting friends, big family meals, movie nights in or just time to recharge your batteries. You wouldn't know it as all you can hear are the birds but, it is 10 minutes form M56/M6 and 5 minutes form A49 making it very easy to find and commute from. It is also 15 minutes from Manchester Airport, 30 minutes from Liverpool Airport, 30 minutes from the Trafford Centre and 30 minutes from Old Trafford Football and City's stadium, making it a great location for making the most of your get away. The cottage comprises of: Covered front entrance leading to an entrance hallway and stairs, with a coat and shoe cupboard under the stairs. To the left you have a large lounge with log burning fire place, big comfortable sofas for 6 and views of the canal. Through the lounge you have an office and sitting space with large desk to work at and double doors leading to the garden. A modern toilet and basin and a separate room with washing machine and dryer and sink to wash any boots after a days walking is also here. To the right of the front door you enter the open plan modern kitchen diner with another lounge and then an orangery attached with large dining table which is perfect to sit and have a morning coffee. The large kitchen has all the mod cons and if requested beforehand I am sure I will be available to provide breakfast at a small additional fee to cover costs. Upstairs you have the master bedroom available, if there is more than two people wanting to stay then another bedroom will be available out of the two below however these two bedrooms have to share a bathroom. Master Bedroom has a king size bed with vanity mirror and dressing table leading to an ensuite that has a toilet, basin and walk in shower. There is a large balcony to look at the garden and the canal. If there are needing more than one room you then have a main bathroom with a deep bath tub, toilet, basin and separate shower. Bedroom 2 has a king size bed large vanity mirror and dressing table with hanging space and views of the front garden. Bedroom three has plenty of garden views with two single beds and hanging space, perfect for two children or can be pushed together for a couple to share. There is a large drive way for three or four cars and the road that the Cottage is on is not a through road therefore you are not overlooked in any direction and there aren't any cars driving by at any time of the day, just plenty of dog walkers and runners. Guest AccessDuring your stay you will have access to most if not all rooms within the house downstairs and your bedroom upstairs. If you would like to add breakfast to your stay and this is possible for me then I will do my best. There is a washing machine and dryer you can use if you need. Sky Tv is in both lounges downstairs and there is good wifi if you want to watch your laptop in bed. Access to the kitchen for making food should be basic and at a minimal if possible please. Interaction with GuestsI will be on hand to help, guide and cook where needed. I have two small and very happy and friendly Jack Russells that live with me but not upstairs and the house is clean daily so I hope you don't even notice they are there. Stockton Heath is bursting full of coffee shops, restaurants, nice bars and cute shops for homeware and for clothing and little bits, there are also plenty of day spas and hairdressers as well as supermarkets. You are 10 minutes from the M56/M6 and 5 minutes from the A49 meaning it is also great for people needing to commute to work but wanted somewhere to stay that wasn't a hotel. Warrington town centre and station is also 10 minutes away. For anyone staying for work, we have had people stay at the cottage because it is close to Runcorn Industrial estate for technology and science. People working in Warrington, Manchester, Knutsford and Liverpool. For Old Trafford, The Trafford Centre, Event City and for concerts and shows at The Lowry, Manchester Arena and The Albert Hall.
