The SpacePrivate bathroom with shower/tub. Take time to relax in the soft tub after a bike ride through the local vineyards and apple orchards or after a 10 minute walk to the local, well reviewed Taft Street Winery for wine tasting. Make sure to take time in the evening to sit on the wraparound deck, take in the beautiful view and enjoy the sunset behind the distant hills. Much of the house is eco-friendly, with cork floors, wool carpets, and 100% cotton towels and bedding. Although tight, a third guest could stay on floor with a blow up aero bed. Guest AccessGuests have access to: full kitchen, living room, soft tub (it's an older unit but does the trick!), and bikes. The house sits on .75 acres and guests have access to the half of it while our neighbors enjoy the other half. Interaction with GuestsI travel a lot and many days I'm completely out of the house. Half of the week I have my three children. (Who are lovely, by the way, but I know some people prefer a quieter situation :) My kids are 15, 12, and 8 years old. There is no problem with us if you arrive late at night because we are very sound sleepers. But we are up and about around 7am (and the Airbnb room shares a wall with the kitchen). Generally speaking, my kids are here Wednesdays, Thursdays and every other weekend. Please inquire if you have more questions! The NeighborhoodA coveted Sebastopol neighborhood. Maybe it's the open sky, the view, the rural feel, the nearby working family farm, the apple orchards, the vineyards, or perhaps it's the long narrow single lane road approaching the property... The SpaceOpen bean ceilings, wood clad windows, hardwood floors, redwood panels, skylights, almost wrap around decking, lutron lighting that creates many lighting scenes at the touch of a button, sub zero fridge, wolf range, granite counters, copper sink, wood stove all combine to make a very pleasant stay. Guest AccessThe house is on three private acres. Guests have access to any part of the property below the upper driveway.The street view shows the meadow by the road but the house cant be seen. Interaction with GuestsWe do not live on the property so I don't get to see my guests. Guests are welcome to stroll the acre of property to the west which includes a seasonal pond, extensive gardens and native plantings. Interaction with GuestsWe live in the main house on the property and will be generally available for walk-through. The cottage is private from the main house, however, so if you want privacy, you will have it. Complete instructions are provided in the cottage. Instructions for key and directions will be emailed to guests in advance of stay in case we are not available on arrival. We are happy to act as tour guides and concierges for your visit, or to give you the privacy you are looking for. The NeighborhoodWe experience the best of west Sonoma County's two worlds. Casa Ramona is walking distance to excellent restaurants, the best pub in the county, a coop art gallery, antique store and wine tasting. But...if enjoying the natural world appeals...we are located on a rural bike/walk trail, on a no-outlet street and overlooking acres of open bottomland along Atascadero Creek. This means birds (list available on request), spectacular sunsets, lovely vistas and quiet. It's a short drive to the beaches of the spectacular Sonoma County coast, the Russian River, the quaint villages of Occidental, Freestone and Bodega, upscale Healdsburg and many wineries. Getting AroundAlaska Airlines flies directly into Santa Rosa, a 15 minute drive from here. We HIGHLY recommend flying here and renting a car at Sonoma County Airport. Alaska has partners that may work with your mileage programs. Even if it is more expensive to fly here, it may be worth the avoidance of the traffic from the airport, through the city to here. If flying into SFO or Oakland, there is an Airport Express bus to Santa Rosa.There is also bus service from Santa Rosa to Graton. If you want to explore the county, however, a car is probably the best. Other Things to NoteWe are required to charge 9 percent County of Sonoma Transient Occupancy Tax (Certificate #1267N), and the tax is due on check in. Please bring cash for 9% of the Airbnb total. There will be an envelope in the casa for the tax. We have lived in the main house on this property since 1987 and have both been in Sonoma County since the 1970's. If there is something you are interested in, we probably know something about it. We have one cat on the property, but he is never in the casa. Kitchen is stocked with coffee, tea, oil, vinegar, salt and pepper, sugar and honey and well equipped for actual cooking. An optional breakfast basket for two can be provided for the first night of your stay with organic home baked bread, fruit, housemade jam, chocolates, our granola, yogurt, fresh eggs. The SpaceThe house has two bedrooms that look out on the gardens. The master bedroom has a queen bed, and the second bedroom has a double bed with a wide screen TV with chromecast, no cable. (It is disguised by a roll-down map of the world). There is a well-equipped kitchen and laundry room. Water in the house is delicious, purified well water. Enjoy lots of games and books to read, a piano in the living room and access to high speed internet and WiFi. Guest AccessWander in the gardens or orchard in the back. The NeighborhoodThe house is located in apple country, outside the small town of Sebastopol. It is very easy to find in a quiet, tree-lined neighborhood across the street from a Christmas tree farm. Apple orchards and vineyards are within walking distance. Getting AroundThe quaint town of Graton is half a mile away. It has an art gallery operated by local artists, an antique store and a variety of restaurants including the Underwood Bar and Bistro, rated as "number 4 of America's 50 Most Amazing Wine Experiences by the Food and Wine Magazine." In Sebastopol, there is a large variety of popular restaurants. We also have over 40 wineries, including the top rated: Merry Edwards, FEATURED IN JULY 2014 ISSUE OF SUNSET MAGAZINE and just 0.2 miles from the house! Graton Ridge Cellars, FEATURED IN JULY 2014 ISSUE OF SUNSET MAGAZINE and 0.6 miles from the house! Red Car Wine Company, 0.3 miles away. Iron Horse Vineyards also featured in July 2014 issue of Sunset Magazine and 3.6 miles from the house! Other recommended wineries in Sebastopol include: Lynmar Iron Horse Taft Street Cahill Dutton-Goldfield (one third mile from house) Scherrer Freeman Marimar Enjoy several hiking trails close by, or drive on scenic country roads directly from the house to a variety of attractions. There is a gorgeous half-hour drive through the town of Occidental to the ocean. The Russian River Steelhead Beach is 5.6 miles away. Drive ten minutes farther to visit Armstrong Redwoods State Natural Reserve where you can walk through a forest of trees that are hundreds of years old. Historic Healdsburg, with its central plaza, shops, restaurants and wineries is also a scenic 25 minute drive away. The 9-hole Sebastopol Golf Course is a little over a mile away. There is a variety of grocery stores in Sebastopol. My favorite is Andy's, a fruit and vegetable stand that also carries other food. It takes 3 minutes to drive there. Other Things to NoteMy sweet, affectionate cat, Daisy, roams the property. Because of her, I don't allow guests to bring pets.

This wine country home offers the visitor the unique experience of staying in and among vineyards, in a beautiful estate-like home. Our guests will be impressed with the privacy of the home as they approach via a driveway through vineyards. There is a circular turnaround area for convenience, or parking at the side of the home. Large double doors mark the entry, and hardwood floors are throughout the downstairs part of the home. The formal living room, with two oversized soft sofas, fireplace, wingbacked charis, game table and armoir set the mood to the left of the entry. To the right is the office/library with sleeper sofa and 1/2 bath just across the hall for convenience. Continuing through the entry you come to the family room and kitchen area. A large sectional sofa and wood burning stove are set amidst French doors looking out to the vineyards beyond. Just off the family room there is a large gourmet kitchen with island, gas range top, large side by side refrigerator, dishwasher and all small appliances for our guests including blender, coffee maker and toaster. There is also a small dining area or breakfast nook just off the kitchen that looks to the vineyards for your easing into the day with your first cup of coffee. Continuing left through the kitchen you come to the formal dining room. This is a grand room with large heavy draperies, and wood table. There is ample seating here for all 8 guests to have a formal dinner or catered affair. Walking upstairs, three bedrooms are individually decorated, each having a queen size bed and full bathroom, and the master furnished with pillow top mattress, and a large master bathroom that has a sunken jacuzzi tub, separate shower and double sink area. Olivet Ranch is furnished beautifully and tastefully fitting it's estate like qualities, and gives each two guests a private sleeping area and bathroom. We have gardens and an orchard that we share with our guests if they so choose. In the pasture we have 3 alpacas and 2 Nigerian Dwarf goats, fun for our young and young at heart to feed.

      The SpaceGarden Cottage is a dream get away, especially for a family. This cottage is kid friendly and is has toys and games. The cottage has its own kitchen and dinning area, a full bathroom. We are just 10 minutes north of downtown Sebastopol. You're close to great nature, bike trail, great restaurants, and the coast. The property is part of a community with two other houses. Please remember this is my country cottage home and a virgo doesn't live here, so it's clean with a lived in feel. You may find some dust and cobwebs so please don't book if you need the place looking like a hotel. Also there are two 5 mo old kittens with a litter box. Part of the low rate is to keep the kibble in the dish and be fine with a country house. Furnished One Bedroom Cottage sleeps up to 5 people, plus separate large canvas cabin with twin bed. * New double bed and additional twin loft bed in bedroom. * Fold out couch double bed in living room, it's fine for my 70 yr old mom. * Linens included (pillows, bedding, towels, etc.) * Kitchen is fully furnished with dishes, utensils and a variety of condiments, help yourself. * Teas available * Washer and dryer facilities available * Internet is from neighbors, so not strong signal, don't rely on it.       YOU JUST FOUND YOUR HAVEN ON THE HILL.When folks come to visit, they never want to leave. This is why we created The Birdhouse. Now, it can be yours to enjoy. Located one hour north of San Francisco, smack-dab in the middle of the world famous Sonoma County wine country. We are 20 minutes from the beautiful Pacific coast or the magnificent redwoods at Armstrong Woods. The Sebastopol area is bursting with world class wineries, restaurants, art, music, and so much more. The Birdhouse at FancyNest Farm is perched among the pine trees with sweeping western views of the vineyards. This light-filled, one bedroom home is perfect for your next relaxing vacation in the wine country. Describe the 750 sf.ft., two-storied, one bedroom house, please...The main living area is open and spacious with 17' ceilings and ample seating. We want you to feel at home with thoughtful design touches that go beyond the normal vacation rental. Of course we have WiFi and TV, but there is also a nook specially designed for reading. The living room is connected to the dining and kitchen area, making it easy to keep the conversation going. The sofa pulls out to a 4 1/2 inch queen memory foam mattress. The reading nook even has double size bed great for kids. The true highlight of the room is the bank of western facing windows...and the ever-changing view. What about the kitchen... We have stocked the cabinets as if we were staying there; all that you need to cook an excellent meal as if you were home. Your basic condiments and spices are on hand because we would want that if we were on vacation. We included a microwave, toaster oven, coffee maker and grinder, espresso machine, crock pot and a dishwasher. The glass dining table has four mid-century chairs that mom bought back in '64 plus that great view. The sliding door off the kitchen opens to the multi-tiered deck which has an outdoor table, chairs and umbrella. The charcoal grill is at the ready in case you bring back oysters from Tomales. Or veggies from the many farmer's markets. The Bedroom...Without exception, everyone who walks into the bedroom is enveloped by serenity and peacefulness. We invested in a top of the line memory foam mattress, (waterproof and bedbug proof encasements for your ease of mind) excellent sheets, high quality feather pillows and lovely down duvet and sea foam green blanket. We installed our incredible collection of oil paintings depicting images of San Francisco from the 50's, 80's and 90's. This original work was made by the Owners, Nancy Irish and her mother, Pat Irish Amez, as well as Pat's sister, Diana Creber. Sit on the comfy chair with reading light or outside on the balcony overlooking the pool. A beautiful wooden dresser has a mirror and lighting. The large closet houses an iron and board for your convenience. Talk about the pool and hot tub?A path on the western side of the building leads you to the pool and hot tub, which is shared with the property owners. The pool is passive heated during the spring, summer and early fall months. The hot tub sits on a lovely perch where you will enjoy the amazing views. This is a place where you can further unwind and relax. What else is there? There is ample parking for two cars. Last comments...The property is 2 1/2 acres. Casual gardens spaces are interspersed with Mother Nature herself. We have many apple trees and a small vegetable garden. The greenhouse is a work in progress. World class wine tasting is within walking distance in the renowned Sonoma country. -- Four tasting rooms are in easy walking distance. The location is perfect for a wide variety activities, beside wine tasting, excellent restaurants, Bodega Bay is 20 minutes away, Walking and biking paths connect Sebastopol to Forestville and Santa Rosa. The Russian River is 10 minutes away for summer fun or a hike through the redwoods. Within walking distance is Underwood, a favorite restaurant and cocktail bar. All Reservation deposits and any and all monies, including lease related payments for the full rental amount, cleaning fees, security deposits, additional cleaning services, pet removal fees, extra trash removal fees, security call out fees (for disruptive behavior), special shipping fees for left property, etc., if any, will be added to your sub-total of amount due and payment shall be made through Airbnb. In accordance with Airbnb policies, no direct cash payments will be made to ZRGH (moxie333llc), or to any of its Representatives and/or it's Property Manager. 4. Maximum Stays. Under no circumstances can your occupancy exceed 23 consecutive calendar days. You agree to vacate by the checkout time of your last scheduled day and if you have not vacated as agreed you waive all rights to process and you will be responsible for any and all expenses, including and not limited to legal fees, litigation related costs, cleaning fees, damages, replacement costs, repair costs, insurance premiums and payments, and/or security call out fees, for forcibly removing you and your possessions from the premises beginning on the first day following your last scheduled reservation date. This may include forfeiting your possessions if you do not remove them by the agreed day and time for vacating the premises. 5. Security Deposit. This deposit will be refunded in whole or in part in accordance with Airbnb’s policies. 6. Maximum Overnight Occupancy. The maximum occupancy for the rental property is four (4) persons, including children (no children under age 10). The number of guests must be pre-approved by ZRGH. If you bring in extra overnight guest(s) without prior approval and payment, this will be a violation of this agreement and such action constitutes an immediate Guest Cancellation and you will be charged an additional penalty fee of $150.00 per guest. Subletting is strictly prohibited. 7. Visitors. A visitor is an occupant in the rental property that is not staying overnight. The total number of persons permitted in a rental property including visitors is 150% of the maximum occupancy for the property (6). Any visitor staying overnight is considered an un-approved guest and subject to Paragraph 6 above. Any occupancy for daily use in excess of the maximum number of visitors is a violation of this agreement. 8. Quiet Enjoyment. I understand and agree that the Property is for my quiet enjoyment and I am ultimately responsible for my guests and visitors behavior. ZRGH is in a residential neighborhood with noise restrictions requiring that all outside noise must cease by 10:00 P.M. In the event that violations of this agreement and the Rental Policies causes the Property Manager to go to the Property this will constitute a “Management Call Out”. The first Management Call Out may be considered a first and final warning before an eviction with no monetary refund issued. If your violations are deemed significant by the Property Manager, you may requested to vacate the premises immediately and your Security Deposit shall be applied to the additional costs incurred as a result of early termination of your occupancy, including but not limited to the costs incurred with the Property Manager. 9. Excessive Wear and Tear; Damage. You are responsible for rental charges for the full duration of the reservation and for any damages, breakage, excessive wear and tear, and/or cleaning costs, to the rental property incurred during the rental period, by You or your Guests, even if a security deposit has been paid. 10. Agreement to Comply with This Agreement and House Rules. You and your Guests and Visitors must comply with all of the House Rules. Failure to comply with the Agreement and/or House Rules and any reservations made under false pretenses may result (a) in loss of all your payments made to ZRGH and (b) possible removal of you from the rental property, in addition to all other remedies available to ZRGH. 11. Right to Enter and Inspect. ZRGH/moxie333llc and/or its Representatives have the right to enter and inspect the Property without prior notice at any time to enforce the terms of this rental agreement and/or House Rules. 12. Assumed Risks for Jet Bath Tub. You assume all risks related to the use of any provided jet bathtub, including any illness or injury, to you, your guests and/or visitors. Neither ZRGH nor its members, representatives, nor the Property Manager, shall be responsible to you for any use made by you of the Jet Bath Tub as it is provided for your voluntary use and convenience only. 13. Mechanical Failures. Moxie cannot guarantee against mechanical failure of electrical service, congested plumbing, water supply, heating, hot tubs, audiovisual equipment, computers, television, appliances, cell phone connection or Internet access. Please report any inoperative equipment to the Property Manager immediately. The Property Manager will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of such items. 14. Rental Availability Change. Moxie reserves the right to cancel reservations and refund payments without liability to Moxie if the rental property unexpectedly becomes unavailable or uninhabitable. 15. Listing Information. Information regarding the rental properties is believed accurate but cannot be guaranteed. Particular furnishings and amenities are subject to change without notice. 16. Legal use only. You agree to utilize the property and its contents for legal purposes only and to commit no crimes of any nature anywhere on the property. Further you guarantee that no crimes of any nature will be committed by your guests and/or visitors. You also specifically agree that there will be no use of recreational or illegal drugs of any kind by any person and that no such drugs shall be brought onto the Property. 17. Acts of God. Moxie shall not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God. 18. Indemnifications and Hold Harmless. You shall indemnify and hold harmless the owner of the rental property and Moxie and their respective members, employees and/or representatives for any liabilities, theft, damage, personal injury, cost or expense whatsoever arising from or related to any claim or any litigation which may arise out of or in connection with you and your invitees’ and visitors’ use and occupancy of the rental property, or the failure of you and your invitees or visitors to observe the Rental Regulations. 19. Property Rental Owner is a Third Party Beneficiary. You agree and acknowledge that the owner of the rental property is a third party beneficiary of your obligations, representations, warranties and limitations on liability under this Agreement and that the owner of the rental property shall be entitled to all rights and remedies that moxie333llc may have under this Agreement. 20. Governing Law; Venue. This Agreement and all transactions contemplated by this Agreement shall be governed by, and construed and enforced in accordance with the laws of the State of California. Any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of record of the State of California in Sonoma County. 21. LIMITATION ON LIABILITY. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL moxie333llc OR THE RENTAL PROPERTY OWNER BE LIABLE TO YOU OR ANY OTHER PERSON FOR ANY INDIRECT, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES OF ANY CHARACTER. THIS INCLUDES THOSE ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR RENTAL. The bathroom has a shower. The unit has heating and AC, as well as fans, large windows for lots of light and views of the vines and oaks. It was originally the hay loft for our horses, sheep and llamas, then the office for my consulting business, and now remodeled to a guest unit. The NeighborhoodOur property is about 3.5 acres, located in a rural mixed agricultural setting with many vineyards, wineries, and a few equestrian centers. We are on a quiet private lane with scattered homes, but it is just a short 10 minute drive to Highways 12 and 101. Getting AroundParking is in the garage below the unit. Sonoma county is not noted for its public transit but it does exist. The nearest bus stop is at the corner of Guerneville Rd and Willowside Rd across the street from Hansel's Wine and Bistro. Soon we will have the SMART train that you can take as far south as San Rafael. There are a number of local cab companies. UBER is operating in Santa Rosa based on my last web search. Other Things to NoteWe are in the Russian River wine region, close to numerous vineyards and wineries, and micro brewies, yet only about 5 minute drive to shopping, banks, gas stations and other services.         The SpaceStairs up to a wide, wraparound verandah take you to the lower level, which has a large country kitchen, pantry, formal dining room, living room, and half bath. The dining room opens to the verandah; the kitchen opens to the rear deck. Also off the verandah, there is a bedroom suite with its own entrance, full bath, mini-kitchen, and sitting area, that also opens to the rear deck. Upstairs from the main living area, there is one master suite with private bath, two other bedrooms and one hall bathroom. The green bedroom has its own little deck with seating. The verandah has comfortable seating areas and a seasonal hammock. The rear deck includes an outdoor kitchen, dining gazebo, and loungers. To the side of the house, a short path leads to the spa and the two-story "tower," with exterior stairs up to one bedroom suite with full bath, then more exterior stairs to another bedroom suite with full bath. Surrounding the house, there is gorgeous landscaped garden with another dining set, more seating, sculpture, and amazing views of vineyards as far as the eye can see. Easy drive to Santa Rosa, Sebastopol,and the Russian River at Forestville. The main house is approximately 4000sf. There are neighbors, but they're usually not too close, and you can expect the kinds of activities typical of any neighborhood. There are a range of dwelling types, and you might rub elbows with a 5th generation River resident, a Silicon Valley scion, and a Generation of Love retiree on the same block. The Russian River is a vacation destination year round, and most homes are built on roads running parallel to the River or Creek with mountains close on both sides, so there are varying degrees of noise from the roads, the River, residents and other visitors. Many roads are narrow (some may even wend and wind a bit), without much street lighting, so it's best to arrive in the daylight, if possible, and please download and use our directions. GPS, online mapping and cell service are not reliable in this area.         The SpaceThe watertower itself has a bedroom with queen bed, kitchen and full bath on the main floor. You access the second floor by using a steep, ladder like stairway that requires you to duck so you don't hit your head. The upstairs is a sitting room with a couch and tv. You can access a private balcony from the second floor. The bedroom, kitchen and bath are situated on the main floor so if you are not comfortable climbing stairs you can still access what you need. Guest AccessWe would be happy to show you around the farm including the gardens, chicken coop, pasture, barn, horse riding arena and to meet the friendly animals. You stay in the watertower includes a private backyard and balcony. You have shared access to the swimming pool and picnic area with horseshoes, available from 10am-9pm. We have two Frisbee golf baskets and Frisbees for you to use in the pasture on request and when the animals are not using the pasture. The NeighborhoodThis property is in the heart of Sonoma County wine country. Many wineries are within close driving distance. We are centrally located in the Russian River Valley and we can assist you in finding maps and making plans. We are about 30 minutes from the coast and very close to shopping and dining in nearby Forestville and Sebastopol. This property was a 30 acre apple farm over a hundred years ago. The buildings now sit on a 3 acre parcel with the original house, barn, watertower and outhouse. The property is private and peaceful, located off a one lane country road. Other Things to NoteThe farm experience has a lot to offer. The baby goats love to jump in your lap and get hugs. You can watch the goats play from your kitchen window and balcony. Enjoy waking up to the sounds of the farm. Although the rooster crows are not like clockwork, you may hear him in the morning (or anytime during the day). The hens cluck when one of them is laying an egg and the goats can give out a holler at meal times. The farm produces fresh eggs, fruits, vegetables and herbs when in season which we are happy to share with you.
