The SpaceThis home is my own personal little treasure decorated with love to provide guests with the opportunity to either entertain or have some well deserved R&R or both! I hope you enjoy it as much as my previous guests have. Lodging includes downstairs portion of a two floor cabin. On this floor is one bedroom with electric fireplace, one bathroom with claw foot tub & heated floor, living area which has space for a queen sized air mattress (which I can provide), private porch off bedroom with hammock & shaded futon along with use of the side yard which has chaise lounges, picnic table & chiminea. Please note, the kitchen would be a shared space. But other than that, house has two separate entrances and chances are, our paths would not cross which would allow for your full privacy. House is situated in a cliff overlooking Orange County's largest lake - Greenwood Lake & the Sterling Forest Mountain. Perfect location for New Yorkers looking for a city reprieve as well as travelers interested in a well rounded NYC get away where both country and city can be found within a 1 hour 40 minute bus ride. House has water & mountain views but it also is surrounded by trees which affords plenty of privacy and a great hideaway for bird enthusiasts. Greenwood Lake is only 41 miles north west of the George Washington Bridge but fills all the senses with the country life. No car needed is NJ Transit bus 196/197 brings you back and forth to NYC in 100 minutes. An additional transit option is NJ Transit / Port Jervis Train Line to Tuxedo station (approximate 60 minute ride). From there, a taxi is a 15 min ride. Lake and mountain views are all season. The Appalachian Trail can be accessed in a 5 minute car ride or the more daring hikers, the AT can be accessed via a steep access trail behind my house. So just ask for the details and you can be on your way! Summertime affords seasonal blossoms with lavender bushes which attract a variety of butterflys. My rose garden is a work in progress that I refuse to give up on! Iris's & peonies bloom in the earlier part of the season. Greenwood Lake hosts free concerts and events at our town beach every weekend during the summer. This allows for a wonderful & inexpensive night out. If you want to exude even less effort, concerts can always be heard from chaise lounge chairs in yard while warming your toes in front of the chiminea. The lake is home to many largemouth bass, muskies, and smallmouth bass in addition to Chain Pickerel, Yellow Perch, Bluegills, and Walleye. There are also good populations of catfish. It is rated among New Jersey's top 3 Largemouth bass waters. Experienced boaters can rent pontoon boats from South Shore Marina. And if ice fishing is your thing, it is a favorite Winter sport here. For winter enthusiasts, Greenwood Lake is surrounded by three family & fun friendly ski lodges: 1. Mountain Creek - Vernon NJ - 15 miles 2. Tuxedo Ridge - Sterling Forest NY - 5 miles 3. Mt. Peter - Warwick NY - 3 miles Greenwood Lake is part of the town of Warwick which offers the small town shopping experience of a main street filled with boutiques, antiquing, cafes & independent book stores. The SpaceGreat Getaway in your very own private cabin only 1 hour from NYC House is situated on a private road on a hill which offers great privacy and peace and quiet surrounded by trees. Perfect location for New Yorkers looking for a city escape as well as travelers interested in a well rounded NYC get away where both country and city can be found within a 1 hour car ride. House has a great yard that includes lounge chairs, table and propane bbq grill surrounded by trees which affords plenty of privacy and a great hideaway for bird enthusiasts. Recently installed an outdoor heated shower. Really fun to shower outdoors! Greenwood Lake is only 41 miles north west of the George Washington Bridge but fills all the senses with the country life. The Appalachian Trail can be accessed in a 5 minute car ride or the more daring hikers, The lake is walking distance from the house, However the beautiful Public beach that allows BBQ's and swimming is a 3 minute Car ride from the house. The house has 1 queens size bed in a private cozy bedroom , there is also a very comfy pull out bed in the couch in the living room. For additional guests we have a private room located 15 feet from the cabin. The guest house includes two beds and 1 pull out couch. Summertime affords seasonal blossoms with lavender bushes which attract a variety of butterflys. Enjoy the deck, private yard, outdoor fire pit, and grill. Indoor comfort includes wood burning stove, sofa, TV with built in DVD player, Ipad for netflix, classic books and board games. The SpaceThe main part of this house was built as a hunting lodge. It retains much of the original rustic charm but has been updated with traditional furnishings and antiques. It has been scouted as a photo site for Ralph Lauren and housed Hollywood actors during the filming of THE MAGIC OF BELLE ISLE in the summer of 2011. Guests have access to all rented spaces and amenities on the property except that running water in the bath house is turned off in winter. Also, the property includes a carriage house that is not currently offered for rent. When the downstairs is rented alone, the host may stay and access the upstairs from the main staircase through the living room. The host retains access to the waterfront and carriage house at all times and may perform reasonable maintenance on the property whenever necessary. The house is in a residential lakeside community with a mix of full time, seasonal and weekend neighbors. There are many natural features to visit in the surrounding area including Sterling Forest, Harriman State Park, the Hudson River and the Appalachian Trail. Kayaks, sailboats and paddle boards may be rented from local vendors. Warwick has a public golf course and riding stables. There's a water park at Vernon, NJ and historic attractions in Warwick, Monroe, and West Point. In winter, Sterling Forest, Mount Peter and Vernon Valley/Great Gorge all offer skiing and snow boarding nearby. The Renaissance Faire and Warwick Applefest are annual events that attract many visitors. Woodbury Commons claims to attract more visitors than the Statue of Liberty, Empire State Building, and UN combined! The area is accessible to the public by train from Penn Station or bus from the Port Authority Terminal in New York City but, once here, visitors without vehicles may find it difficult to get around, so it's a good idea to rent one in advance. Four wheel drive vehicles are recommended in winter. In summer, the area is ideal for biking, though Mount Peter will present a definite challenge. There is ample parking at the house. There are some nice restaurants in the area, particularly, Italian and German, but most local places tend to be casual and simple. The police are vigilant about drinking and driving. Warwick shows movies at a drive-in and has a bowling alley. All the surrounding communities have farmers' markets. Sugar Loaf features a number of galleries and specialty shops. But mostly, this is a place to enjoy relaxing at home. The SpaceThere are 6 bedrooms now, and this house now sleeps 12!! There are only 12 people allowed in the house at any time, please. One of the bedrooms has a futon on a futon frame as a bed, which we love and is very comfortable, and we were advised to inform you all of this. One of our guests actually broke one of the beds and then wrote a critical review of a broken bed, but we obviously fixed all of that and got a new bed so please disregard any reviews about broken or unsatisfactory beds, or other negative comments. Other Things to NoteLet it be known that this house is not an empty "rental"-type place with nothing in it. We live at this house at least 1 or 2 days a week so while every room has closet space reserved for guests, you may find another closet filled with our personal things. We have condiments in the door of the otherwise empty fridge. YOU ARE WELCOME TO USE THE CONDIMENTS AND SPICES ETC. FOR COOKING, and many of our guests love this convenience. 1 or 2 guests have complained that the house is not like a totally empty rental condo or a hotel room, but we believe this is precisely what airbnb offers that is different from renting an empty condo or hotel room(s). Nevertheless, we feel now we must tell people of this fact.

Pease note, since this house is in a cliff, there is not direct lake access with the house. The Master Bedroom & Bath are downstairs and are in the lower portion of the guest house. The stair case going to the Master Bedroom is steeper than average which can make it difficult for the elderly or young to ascend/descend. If your goal is to have privacy from the aforementioned, than it is a great spot as the upstairs only has two steps which can easily be managed. If your goal is to have privacy from the aforementioned, than it is a great spot! I think the people who enjoy this home the most are those that want to be near the wineries, lake, hiking trails but can then come home and grill, read, relax and take a fantastic nap in a glorious hammock or oversized papasan chair or super comfy sofa or futon. People who love to watch storms are in for a treat! Great viewing areas on both levels. Families who want to spend family time together but then also have enough space to retreat to their own R&R, love the coziness the house has to offer. House is not suited for large/loud parties as it can only accommodate 3 cars. Please note, house is precious but it is also not perfect. You will not find granite counter tops or stainless steel appliances but you will find everything you need to cook & host a fantastic dinner. Perfect for a writer, musician, couple looking to get away, yoga, ski, foodies looking for a big gourmet kitchen to cook excellent meals with local ingredients and wine from The Warwick Valley & outdoor enthusiasts of all ages. Light a cozy fire & put your feet up after a long day of apple picking, hiking, skiing, biking or wine tasting:)) Enjoy the Winter Carnival on 2.15.14 right down the road! Celebrate at our authentic month long Oktoberfest every weekend in October just 1/4 mile down the road at a waterfront German restaurant. Located in Greenwood Lake , a cute, country village of the beautiful, bucolic Town of Warwick. Enjoy al fresco dining on our outdoor deck and enjoy watching the boats and sea planes go by. Lounge out on our outdoor sectional sofa and dream the day away. We have a paddle board shop just 1/2 mile down the road that rents by the hour, 1/2 day and full very reasonable. The Appalachian trail runs behind our house and there are several entry points nearby. Bring your dog down to a little secluded (B Beach) where you can launch non motorized boats and play fetch. Marinas rent pontoon boats. Spectacular sunrises and sunsets are just an added treat:) 1 bedroom has a queen size bed, dresser and no lake view but a babbling brook that runs outside the window for a tranquil sleep. The other bedroom has a couch, dresser and a queen sized bed with amazing, sweeping waterfront views and sunrises outside your window. 20 min to Warwick Valley Winery, 10 min from 2 family friendly and affordable ski resorts ( Mt. Peter & Tuxedo Ridge) and 1/2 hour to Mountain Creek in Vernon, NJ. A car is great for exploring the countryside however, a taxi service in the village will get you to most places nearby for $10-20 per trip! Other Things to NoteDog & Family friendly. However, not entirely toddler friendly as we have an open, floating staircase to the second floor with no railing and no real yard to speak of except a little area suitable for a dog. However, we do have plenty of open space for kids to run around between the 1500 square foot open floor plan and massive enclosed front deck on the main floor. We also have private beach club with life guard on duty and a white sand beach that everyone enjoys!

The community of Greenwood Lake has a nine mile long lake. It is fed by springs and brooks. The lake covers two states, New York and New Jersey. The Dutch came from New Amsterdam around 1689 and settled in the Dutch Hollow area of Greenwood Lake. Greenwood Lake was a popular place for vacationers from the New York City area in the late 1800’s and the early 1900’s. Vacationers came to Greenwood Lake by way of the Erie Railroad and horse and buggy. Once they got to Greenwood Lake, steamboats met them at Sterling Forest. The names of the steamboats were Montclair, Anita, and Arlington. The largest was the Montclair. It could hold 200 passengers The Montclair was a double-decker steamboat with a paddle wheel on the side. When autos became popular, the steamboats became obsolete. An important event that happened in Greenwood Lake was the first successful delivery of mail by rocket on February 23, 1926.     The SpaceCome and stay at our beautifully renovated home in the heart of the Village of Greenwood Lake. We are located in a quiet cul de sac off the main street in Greenwood Lake. There are 3 bedrooms upstairs and one comfortable family room downstairs that is convertible to a 'master bedroom' with a sofabed and private bathroom. The house comfortably sleeps 6, with additional trundle beds to make room for little people- please contact host if you would like to have more than 6 people and please include all infants and children in the number of guests. There are 2 pack and plays available for the youngest family members. The yard is fenced in so little ones and dogs are safe. Just be careful to keep the hot tub covered when unsupervised. Wake up in the morning and stroll over for a morning coffee at the local café or diner. Or begin your morning relaxing on the deck - the hot tub is right there. The large deck right off of the kitchen is perfect for barbeques! There is a brand new gas grill and a fire pit. Check through our small garden in summer and see if anything is ripe for picking. Rent a boat, pontoon, kayak or paddleboard at a local Marina and go out on the nine mile lake for some fishing, lounging or to watch the sun dip down over the low mountains ringing the Lake. Drive 10 minutes to Warwick to the local drive-in for a movie, to the many wineries or up the mountain to the award winning (#2 on TripAdvisor ranking for best ice cream in USA) Bellvale Farms Creamery for a sinfully delicious ice cream treat overlooking the beautiful Hudson Valley.     The SpaceThe house is a beautiful 3 bedroom on a quiet street. The views are incredible. Watch the sunrise and sunset from the deck. There are sliders from the living room and bedroom to the deck, and sliders from the downstairs bedroom to the lake. You can swim and fish from the boat dock. Also, the house is a one minute walk to Thomas Morahan Park public beach. On Saturday nights you can sit on the deck and hear the concerts. The deck also has a great view of the Fourth of July fireworks. You can also walk to the village. You’ll love the place because the lake right outside the front door and its a clean, well stocked suite.. this place is great for couples, solo adventurers, and families (with kids). Breezy Point Inn and Restaurant is right next door and Willow Point Marina is next to them. The Helm restaurant- the best in Greenwood Lake, is just a 1/4 mile up Jersey Ave and the village center is just a mile further.

        The SpaceThe Guest House is a cozy, approximately 750 square foot, 2 bedroom, 1 bath, ground level apartment attached to the main house (for parties of 2, only 1 bedroom will be made available). There is a separate entrance and you will have on site parking and lake access via our private, lakefront docks (located across the street from the house and approximately 200 feet away) for your stay. There are 2 bedrooms with windows, closets and hangers (one bedroom faces the back and one faces the lake), a large living room with a very comfortable, sofa sectional, laptop workspace and Apple TV. The full-sized, windowed bath has a tub and separate sink area. Essentials including bath and beach towels, soap, shampoo, hair dryer, iron and first aid kit can be found in the linen closet. The eat-in-kitchen has an AC, microwave, refrigerator, electric stove, coffee maker, toaster oven, pots, pans, china, silverware, mugs, glasses and a country table for 4. Guest AccessTravelers will have access to the Guest House apartment (1 bedroom for parties of 1-2, 2 bedrooms for parties of 4-6), the driveway for parking and access to our private docks located across the street from the house and 200 feet down the road. Here, you are welcome to use the docks, picnic tables, sandbox, bbq and fire pit. Interaction with GuestsThe Guest House and the Main House are attached and share a lot, so there will always be someone close and available during your stay. Getting AroundYou can get to Greenwood Lake by car, bus, railroad or via NJ Transit. There are car service companies to get you around the village. Other Things to NoteCOOKING There is no gas in Greenwood Lake. You can grill, cook on an electric stove or microwave. I am not a big cook, and kitchen "stuff" may be limited, so let me know what you need and I'll accommodate you as best I can. WATER I choose not to drink the water because it's hard and not to my taste. You may want to bring bottled water for your stay. SEPTIC SYSTEM We are on a septic system, so the ONLY thing that can be flushed is the obvious and toilet paper found in the house. No outside tissue or toilet paper, sanitary products, baby wipes, condoms, or anything else can be flushed...just toss it all in the garbage. DRIVING The roads were scary to me at first and there is a strict 25 mph speed limit on the roads in Greenwood Lake...15 mph at night (no lights). No drinking and driving please! That goes for driving on the lake as well (there are Lake Police and USCG)...always have a life jacket (available in the house) on your kayak, boat, paddle board. LIFE ON A LAKE There are lots of creatures big and small near the lake. I'm a city girl, so I find the gnats most annoying...they are attracted to light and they can even enter screens. Bring lots of bug spray and keep the windows closed at night. I also eat by Citronella candlelight if I am eating outdoors in the evening. There are also deer and bears, so all garbage must be contained properly (no food should be left outside). Lake Life is still TOTALLY worth it.
