This is a beautiful four bedroom; three and a half bathrooms villa located at the shoulder of Las Bambuas Golf Course in Ciudad Jardin de Gurabo, Puerto Rico If you love Golf If you love golf this is the perfect place for you. This beautiful Golf Villa is located in the shoulder of Las Bambuas Golf Course in Ciudad Jardín Country Club and Resort, right in front of hole # 9. We even include a complimentary nine hole round of golf per day for two for every night you stay with us. The Villa is in perfect condition with gorgeous views to the golf course. Las Bambuas Golf Course The Las Bambuas Golf Course consists of nine holes at a par 36. Those who have been golfing for many years will find it the ideal challenge with bunkers and water hazards creating obstacles that need to be overcome but it all seems worth the effort when looking at the beautiful landscape that the course has been built Add to this the exquisite scenery and you have an awesome day of golf ahead of you. The course has a yardage of 6630 for gold and 4858 for red. The slope is 69/67. Las Bambuas Golf Course has greens consisting of Tif Eagle Grass, adding to your unique golfing experience at Ciudad Jardín Resort and Country Club. If you don’t love Golf that much This villa includes many other amenities to enjoy like 4 tennis courts (we provide racquets and balls), 1 basketball court and our beautiful resort type pool. Each bedroom has air conditioning. In the master bedroom there is a 55” Plasma TV with Cable TV, Apple TV and Netflix access. In the family room there is a 60” LCD TV with DVR, Cable TV, Netflix (accessed from the TV), Xbox 360 (with some games) and DVD movies for you to enjoy. The kitchen includes everything you may need and more with high end appliances. There are 3 terraces, one in each floor with a gas BBQ in the first and third floor terrace. The office includes a PC, printer and wireless internet access and basic office supplies. You can accommodate a queen size inflatable bed in the office area if you have unexpected guests. There is air conditioning in every room and office and in the living area as well. If you like to exercise, don’t worry, we have you covered, the Villa also have a small gym in the property that includes a treadmill, a spinning bike, dumbbells and a very nice weight lifting machine. Casual, rustic and relaxed atmosphere located in a friendly, peaceful gated neighborhood for a truly authentic local experience. Restaurants, supermarkets, main highways, gas stations, local bars and shopping malls are just around the corner. You will fall in love with the natural environment of the patio and pool area, an habitat for certain species of birds, coquies and doves... our daily guests. Only 20 minutes from San Juan, 40 minutes from El Yunque rain forest and beautiful Luquillo beach with our famous "Kioskos" local food. Fifty minutes aprox. from Seven Seas beach and the natural reserve Cabezas de San Juan in Fajardo as well as the Bioluminescent bay and the ferry to Vieques and Culebra islands. We hope that you enjoy your vacation here. Please read our rental agreement. If you rent the property you agree to our rental agreement. SHORT TERM RENTAL AGREEMENT The residence located at Road 189 intersection road 931, Valle Borinquen #6, Navarro, Gurabo, P.R 00778, for duration of the Rental Term for the total Rental Fee and other good and valuable consideration as described herein. OCCUPANCY Guest agrees than no more than six(6) persons shall be permitted on the property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. Pets are not allowed , No Events celebration allowed during this Rental Term. CONDITION AND USE OF PROPERTY The property is provided in "as is" condition. Rental Agent shall use its best efforts to ensure the operation of all the amenities in the Property , such as internet access, satellite or cable TV access, pool, air conditioning or electrical appliances. Rental agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, decks, gas grill, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest's own risk. When leaving any room , You MUST TURN OFF all air conditioner units. Leaving room doors open while the air conditioner is On is NOT permitted and it may cause damage to the units and the power system of the house may fail. NO re-arrange of furniture is permitted inside or outside of the house. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the property and keep the Property in clean and sanitary condition at all times. The Property is on a well and septic systems. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything than toilet paper. No feminine products should be flushed at any time. If it is found that feminine or any other products have been flushed and clog the septic system, you could be charged damages of up to $250.00. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. There is no daily housekeeping service. Garden and pool cleaning will be once a week. Additional request of service will be charge and paid at the moment of the service . DEFAULT If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest's property and belongings and leave the property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. ASSIGNMENT OR SUBLEASE Guest shall not assign or sublease the Property or permit the use of any portion of the Property by the other persons who are not family members or guests of the Guest and included within the number of and permitted occupants under this Agreement. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any cost, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest herby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may sustained by Guest on or near or adjacent to the Property, including any common facilities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest's own initiative, risk and responsibility. ENTRY AND INSPECTION Guest shall allow access to the property for purposes of repair inspection, pool and garden maintenance. Rental Agent or any employee shall exercise this right of access in a reasonable manner and by mutual agreement for the benefit of Guests. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice. UNAVAILABILITY OF THE PROPERTY In the event the property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of the Rental agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this agreement. CANCELLATION POLICY 50% refund if cancel before four weeks the start of the trip. If a Guest decide for any reason to arrive after the day of the duration of the Rental Term or leave the Property before the Rental Term duration , No Refund will proceed for any unused portion of the rent. STORMS If there is a storm or hurricane and the states or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area "and/or a Mandatory evacuation order has been given for a Tropical Storm/Hurricane Warning" area of residence of a vacationing guest, The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest's rental of the property. GENERAL PROVISIONS This agreement contains the entire agreement between the parties with the regard to the rental of the property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. We're about 15 minutes away from the nearest grocery store, Costco and Sam's Club are 20 minutes away, El Yunque is 1 hour and San Juan is 45 minutes from our home. There's a nice park near the river where people fish and kayak, small bakeries, and a few restaurants nearby. We'll gladly give you directions to our favorite places if you ask! Getting AroundThere is no public transportation nearby, but the house is 15 minutes from the freeway that leads to San Juan and beyond. Other Things to NoteThis house is a bit away from the city. You will have to take a windy road about 15 minutes into the mountains. It can be nerve-wracking your first time, but once you get used to it there is no problem.

      If you love Golf If you love golf this is the perfect place for you. This beautiful Golf Villa is located in the shoulder of Las Bambuas Golf Course in Ciudad Jardín Country Club and Resort, right in front of hole # 9. We even include a complimentary 18 hole game for two for every three nights you stay with us. The Villa is in perfect condition with gorgeous views to the golf course. Las Bambuas Golf Course The Las Bambuas Golf Course consists of nine holes at a par 36. Those who have been golfing for many years will find it the ideal challenge with bunkers and water hazards creating obstacles that need to be overcome but it all seems worth the effort when looking at the beautiful landscape that the course has been built Add to this the exquisite scenery and you have an awesome day of golf ahead of you. The course has a yardage of 6630 for gold and 4858 for red. The slope is 69/67. Las Bambuas Golf Course has greens consisting of Tif Eagle Grass, adding to your unique golfing experience at Ciudad Jardín Resort and Country Club. If you don’t love Golf that much This villa includes many other amenities to enjoy like 4 tennis courts (we provide racquets and balls), 1 basketball court and our beautiful resort type pool. In the family room there is a 60” LCD TV with DVR, Cable TV, Netflix (accessed from the TV), Xbox 360 (with some games) and DVD movies for you to enjoy. The kitchen includes everything you may need and more with high end appliances. There are 3 terraces, one in each floor with a gas BBQ in the first and third floor terrace. The office includes a PC, printer and wireless internet access and basic office supplies. You can accommodate a queen size inflatable bed in the office area if you have unexpected guests. There is no cable television in our twin bed guestroom, however an array of DVD options and complimentary WiFi is available. Guest AccessGuests will share the house with our family. The home is nestled in the misty mountains which offer both the tranquility of the countryside and easy access to nearby popular sites. We are surrounded by nature, including breath-taking sunrises; peaceful sunsets and the soothing sounds of local wildlife including birds, beetles and the tiny Coqui frogs. Getting AroundThere are taxis, car rentals, buses and public transportation throughout the town. Public transportation between cities is conducted in privately owned buses or mini-vans, called "guaguas.” The "guaguas" or "carros publicos" usually stops in each town's main plaza, carrying 10 to 14 people. Públicos are a good way of getting around, but be prepare to wait for the car to fill up, which may take from 10 minutes to few hours. Uber has recently come to San Juan as well. In addition to public transportation some cities provide "Lineas". Lineas are private taxis you share with three to five other passengers. There are more than 20 companies, each usually specializing in a certain region. Most will arrange door-to-door service. Our grandfather, who lives down the street, owns his own taxi and can arrange a pick up and/or drop off if you would like to utilize his services. Other Things to NoteOur home is not equipped with central AC, however, our mountain top location, open layout and cool breezes lend for a refreshing comfortable feel.
