The SpaceThe Birdhouse in Hancock, NY Our property, home to The Birdhouse, was purchased in 2006 to house a bevy of thirty something dreams. The Bakery in Hancock, NY opened downstairs in April 2012. Somewhere along the way The Birdhouse* was born. *So named by locals due to the lack of a roof and the feathered friends who took up residence for a long while. Furnished with salvaged treasures and comfy beds -- The Birdhouse is a sustainable adventure. Three guest suites (as of Spring 2016), each with a full kitchen and a private bath, provide guests an unusual respite in the Catskills. PLEASE NOTE EACH SUITE IS A SEPARATE RENTAL. We will send a special offer to you if you are looking for both, or all three suites. After an extensive 5-year renovation and restoration The Birdhouse in Hancock is happily outfitted with a geothermal heating system, energy star rated/energy efficient appliances and fixtures, non-toxic finishes, low-flow faucets, Watersense toilets, restored 100 year-old floors, original moldings, reclaimed doors, and recycled furnishings. There are some good spots to eat. Some antiquing and a winery nearby. A smokehouse as well, reviewed by Anthony Bourdain. And the beautiful Delaware River is a 5 minute walk. Scenic, hiking nearby. Local food adventures. And a bakery downstairs. Please note they are closed most of the winter, but yourare invited a few miles away to their other location in Starlight, PA. Please note we are located in a small river village. There is a bus that goes to Hancock, NY. Via car: 2 1/2 hours form NYC via major highways. Great stopover on the NYC to Toronto drive. SUMMER 2016- The Birdhouse is offering weekend suites for $500 per suite for a three night stay. Cuckoos Quarter's is a large one bedroom with a queen, two twins and a rollaway bed. The large living room connects to an open plan kitchen with new appliances, soapstone counters and a table that seats 8 easily. The spacious bath includes an original clawfooted tub rescued from the building. The SpaceGuests can relax along the river, enjoy a snooze in the hammock or just grab a book and watch the leaves turn....If you are lucky, you can see some of the many Bald Eagles nesting along the (URL HIDDEN) the winter, Ski nearby at Elk Mountain. 25 minute drive! Guests have access to the entire house with the exception of the master which would be available under certain circumstances. Guests are alone in the house The neighborhood is filled with quaint restaurants, bars, a bakery, supermarket, liquor and a movie theater, all walking distance. The SpaceThe first floor has an open floor plan with nice views from every window. Kitchen is well stocked for cooking. Vey comfortable with three couches and lots of games and music. The upstairs bedrooms are spacious, clean and perfect for couples or families. Master bedroom has king bed and toddler bed with a private deck. Second bedroom has queen bed and river and mountain views. There is a sleeping loft with a full futon and finished basement with twin bed for additional sleeping options. Guest AccessSteps right in front of the house lead down to the river, where there is excellent swimming and fishing. Guests may also have access to ping pong table in the garage, charcoal grill and working sauna in the basement. The NeighborhoodThe western Catskills is a great area for swimming, skiing, hiking, fishing, and canoe or kayak floats on the Delaware River. The Village of Hancock has a number of restaurants, an excellent bakery, groceries, drug store, movie theater, bowling alley, yoga, and an outdoor store. There is a farmers market in the summer months. Cute towns like Deposit, Roscoe and Callicoon are a short drive away. Getting AroundThere is a Coach Bus from NYC's Port Authority twice daily which is a 15-20 walk from the house. By car, it's 2.5 hours from Manhattan and 3 hours from Brooklyn. Other Things to NoteIn response to reviews in summer 2015, we added DSL wifi and wireless internet fall 2015. Sauna in the basement.

    The SpaceSet in the upper Delaware Region of the Catskills this historic School house is the perfect place for a magical relaxing or activity getaway weekend in the country with a medium to large size family or friends group of up to 16+ .The property is located in a picturesque hamlet and the garden is fenced in on three sides and secluded from the village by a border of trees on all sides so bring your pet .We have a fire pit and charcoal barbecue and there is a patio on the front lawn next to the main stairs which are also a popular gathering place for guests Also a great location for a photography shoot, music video yoga group or retreat. Discounts available for smaller parties .Now with updated stainless kitchen and new gas cook stove .Furnished in a unique rustic upcycled schoolhouse theme , the rental consists of two floors with 4 very large suit like rooms ,bathrooms and lobbys totaling about 5000 sq ft on two floors .We have a nice yard with large play field and garden and hope to offer some organic produce to guests this year including fresh eggs .The floors have two 800 sq/ft suites each with bathroom kitchen kids room and lobby . The north top room {Red room} is set up with a large kitchen , gathering area and loft bed plus full pullout sofa . The south top room {Blue room}currently serves as media room with the record collection and flat screen with dvd and vhs pl;us HDMI inputs and sirus XM radio ,it has 2 singles and one queen plus full pullout sofa bed.Also on the top floor is the "kids" room with 2 singles. In the north lower room we have a pool table and 2 queens with a pull down sofa .The south lower room{ music studio} is available for band rehearsal and jamming with a full drum kit and guitar amps and baby grand piano. Recording also available {contact for details}and has 1 queen bed .We have a library in the top lobby with books on a wide range of topics of general interest and a collection of games .All rooms have double function and can be made private for separate activity by closing the door .We heat almost exclusively with wood and all rooms also have stoves and heat exchangers ,our winter rentals went very well and we are open all year round .Set on one acre with a large lawn area and bordered by 2 rushing streams the house is only one half mile from the Delaware river where swimming boating rafting and fishing access is available and one mile from Hancock where all shops and services are available.We also have a 12 acre wood lot available for camping and there are many local hiking trails in the village .There are 2 golf coarses within 5 miles and recreational boating is now allowed on the pristine Cannonsville reservoir just 6 miles away. The town of Calicoon is about 20 miles away and there are many antique and craft stores in Walton.Bethel Woods is about 30 miles south if you want to see a show We have good cell reception for all major providers and WiFi in all rooms All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of ten people and there is a nightly surcharge of $25 for extra guests up to 16+ Guest AccessEntire house and grounds including use of music studio and exclusive access to upper 2 floors {excluding basement workshop and bunker apt. This also allows us to provide immediate attention to guest questions and provide assistance if needed When not rented do we occupy the upper areas and have a cat who also works as a mouse patrol officer and thinks he owns the place. Now that the gas fracking has been banned for the time being we can all continue to enjoy the wonderful unspoiled Upper Delaware region . The east and west branches of the river meet in Hancock and fishermen and river riders will be happy that the pristine water will not be in danger or polluted for the time being. The small town of Hancock just 1 mile from the property has all services including supermarket laundry and country dinners .There are two golf courses and hiking trails by the river .

The rental consists of two floors with 4 very large suit like rooms ,bathrooms and lobbys about 5000 sq ft on two floors,The top floor has two 800 sq/ft suites , bathroom kitchen kids room and lobby with the north room set up with a large kitchen and gathering area and the south room as TV room and bedroom There is another large room with pool table and separate music studio downstairs. Set on one acre with a large lawn area and bordered by 2 streams the house is only one half mile from the Delaware river where swimming boating rafting and fishing access is available and one mile from Hancock where all shops and services are available We also have a separate 12 acre woodlot which is available at no charge for a camping and hiking base for guests who really want to see the trees..There are 2 golf coarses within 5 miles and recreational boating is now allowed on the pristine Cannonsville reservoir just 6 miles away. The town of Calicoon is about 20 miles away and there are many antique and craft stores in Walton.Bethel Woods is about 30 miles south if you want to see a show We have good cell reception for all major providers and hi speed INTERNET . Also just installed a nice 46 inch TV for those cozy nights around the telly All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of ten people and there is a nightly surcharge of $25 for extra guests up to 16 . Thanks to all our guests who enjoyed the house and those already booked for this year History: The Cadosia Schoolhouse is a three storey brick structure built in the 1920's, containing all the original woodwork. This was the second schoolhouse on this property, the first one was built in 1867. Purchased in 2001in derelict condition the house has been extensively restored almost single handedly and is heated almost exclusively with wood . The Hancock area was once a popular vacation destination and many traces of the O&W railway can be found in the area largely unchanged since that time The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long. Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have a library of books and vinyl records, also Cd's and Cassette tapes. We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites. As you enter the property you will see there is nothing around but the wilderness, follow the mile long drive way to our secluded cabin on our private lake. Where you can enjoy fishing for a wide variety of northeastern fresh water fish such as bass, trout and perch. The lake is not the only place you will find for great fishing our property is less than 5 miles from the West Branch of the Delaware River. You are with in 15 miles of 2 small country towns where you can go antiquing, pick up some groceries or get a bit to eat. Plan a day trip to Elk Mountain and go skiing or snowboarding.               Please see the revised rates , this is a luxury home on the Delaware river with close proximity (5 miles) to: French Woods Camp, 4 miles to camp Equinunk. We provide enough room for up to 3 families. I do require a four night minimum stay during visiting weekends. Our home is in excellent condition and I care to make your stay as enjoyable and as luxurious as possible. Amenities include full legnth lap pool, Gourmet kitchen, 5 Bedrooms; including 4 twin beds, two Queens, one full, and a bunk bed, We can comfortably sleep 11. The pool is surrounded by horticulture including cone flower, iris, hibiscus, lemon mint, and lily. The kitchen is well thought out and generously entertains several couples under the reclaimed beams and gas fireplace. The wolf stove and Silestone counters are magnificent. The fishing out in front of the house is epic. (Catch and release only) Don't forget the Delaware is one of the most promenant trout fisheries in the North East. Guide available at request for you. You can also barbq under the stars and enjoy the convenience of the pool house, compete with tiki-bar, lounge chairs and Teak sun chairs.
